Fall is a great time to paint your

house’s exterior, seal all surfaces

before winter’s moisture has a

chance to do cause damage. It is

possible to spot touch up small

areas, but odds are you’ll end up

with a slightly different color

than the rest of the house, so

don’t avoid prominent area’s;

and if there is a small area that

consistently peels, there is

probably a moisture issue that

would need to be adressed first.

Look for signs of leaky gutters,

cracking caulk, and loose siding

Gutter Clean OutThe Southern regions are less

likely to have ice form in gutters,

but debris in your gutters can

easily divert water onto the roof.

This can lead to mold or rot and

will dramatically shorten the life

span of shingles and paint.

Clean gutters in the late fall after

leaves have fallen for

preventative mold and water

damage.

Trim ShrubsIn Some Southern regions, shrubs

grown year round, due to warmer

climates and mild winters. It is

important to keep shrubs, tree limbs

or vines from encroaching on house

walls and roof. Trim tree branches

that hang over the roof and keep

dense growth away from siding. As

a rule of thumb for trimming bushes

and trees, trim enough away as to

create a walking path between the

home and the vegetation.

HVAC ServiceSchedule your fall HVAC

checkup. A heat pump is

typical for Southern regions,

but there are also a few gas

furnace; regardless have units

cleaned, drains inspected, and

all electrical components

inspected.

To help conserve energy for

heat pump users, speak with

your HVAC technician about

installing a programmable

thermostat that is compatible

with unit. Inspect furnace

filters monthly, change as

required.

Caulking &

Weather StripsInspect all windows and doors for

gaps between trim and exterior that

may allow air to penetrate from

outside. Remove all deteriorated

caulk, reseal and paint. It is ok to

caulk over the old, but be sure to

remove all loose caulk and any grit

to allow new sealant to adhere.

Open all doors and check weather

stripping, if yours shows signs of

cracks or missing pieces, install new

stripping. The new weather strips

will help prevent drafts. Be sure to

remove all old stripping and

adhesive to ensure a tight seal for

new stripping.

Lawn CareStore away all lawn care tools

that may be damaged during

cold weather, hoses, nozzles,

patio accessories. Run all the

gas out of lawn care tools

mower, blower, trimmer,

edger; this will help prevent

gas from oxidizing and

causing internal motor

damage. If you opt to leave

gas in tools, add a gas

stabilizer to help prevent gas

from spoiling.

This is also a good time to

aerate your lawn, remove

annuals and plants from

gardens.
