TheBoulderGroupispleasedtoexclusivelymarketforsaleanewconstructionsingletenantnetleasedWalgreenspropertylocatedintheChicagoMSAapproximately12milesfromdowntownChicago.The14,820squarefootWalgreensisscheduledtoopeninJune2014.Thispropertyreplacesapreviouslysuccessfulmid-blockWalgreenslocationwithstrongstoresales,furthersolidifyingWalgreens’commitmenttothisneighborhood.TheWalgreensfeaturesalongtermabsolutenetleasewith20yearsofleasetermremaininguponcommencementandelevenfive-yearrenewaloptions.Theleasealsofeaturesrarerentalescalationseverytenyearsthroughouttheprimarytermandineachrenewaloptionperiod.ThepropertyislocatedinadenselypopulatedareaatthesignalizedintersectionoftwoprimaryChicagothoroughfareswithintheEvergreenParkneighborhood.
