The first quarter of 2010 is already over. The optimism that started the year’s forecast was tempered with a relatively slow start in sales across the metro. A relatively uneventful first quarter had much to do with a reduction of available inventory being held back by the banks. Going forward, we’re experiencing a frenzy of first time homebuy-ers positioning themselves for the looming tax credit deadline next month. Loss mitigation departments have been scrambling to perform and improve their short sale processes and the FDIC is factor-

ing a role in REO inventory as they have taken over several institu-tional banking firms and their assets. Nuances are occurring every month in the industry and

they impact both consumer and REAL-TORS. As I look back at how most REAL-TORS did their jobs a few years ago VS today, I’m re-affirmed of the fact that no one person can really be effective in this indus-try without the support of effective, local training; collaborative mind-sharing; men-toring, networking and taking the initiative to learn more each and every day. The most successful agents have learned that; “You do not become successful doing certain things; you become successful doing things in a certain way”. Great agents focus on doing things effectively to a point that their competition won’t bother competing. That effective effort makes that agent irreplace-able which in turn may be the difference between success and mediocrity. I’m particularly excited to see the growth and improvement of our three morning mas-termind groups who meet on Mondays, Tuesdays or Wednesdays from 8:30 -9:15am. Each morning mastermind session

is open to anyone who wants to grow their business or needs more support. I’m also excited about the newest office of 14 agents planning to merge with us in April. This group of agents will bring an incredible Nexus of cultures, languages and enthusiasm. Additionally, I’m also excited to be moving forward with a team of proven and established producers who want to be aligned with our Nexus here in the Anoka area and the southern Twin Cities areas. Oh by the way, we’ve ordered more yard signs. I switched brokerages about 6 months ago and moved to EXIT REALTY NEXUS. At the time, I had been toiling with short sales being difficult and/or not closing. I took advantage of our weekly training sessions, in par-ticular the Mastermind Sessions. Within 1 month, I closed 4, that’s right, 4 short sale transactions that I had pretty much given up on prior to coming to EXIT. I thought they were dead deals! I have learned a lot regarding the foreclosure market including the short sale process and under bid sheriff’s sale situations. With all this great information, I have been able to become a resource to help people know their options in regards to foreclosures and short sales so they can make the best

decisions. Whether it is success-fully closing a short sale, or find-ing the correct sheriff’s sale bid amount on their mortgages and informing them of their new rights and options, I am able to do more for my clients. Thanks to knowing how these options work, I have even been success-ful in helping people receive funds at closing and save a fore-closure on their record. What a relief for my cli-ents; and, they now have peace of mind since this is huge for future credit purposes! It minimized the amount of time it will take for them to purchase another home. I am also currently helping people in these situations

is divided into 5 one-fifth shares so that the owner of each share gets to use the property for 10 weeks per year. Since it’s a condo, all maintenance and upkeep is handled by the on-site Management company. Since most families won’t use all 10 of their weeks every year, you can make your condo available to the

front desk. They can rent the unused weeks to skiers, golfers, wedding parties and corporate events. Since it is deeded property it is eligible for mortgage financ-ing. Since it can be catego-rized as second home own-ership, it gets preferred tax treatment and second-home deductions from the IRS. Consult your financial advisor or accountant for details.
