RERA UPDATE
RERA is the biggest thing to happen in the Indian real estate sector and we hope that it will infuse more and more confidence in the buyers to buy their dream homes. RERA is not something new in case of TDI Infratech where we have been following the set norms long before they were even formulated and which eventually has helped us win the trust of over thousands of stakeholders. At the outset, I welcome this much awaited implementation of RERA, which should bring huge relief to homebuyers as well as regulate the real estate sector of India.

The regulatory bill (RERA), has been able to arrest the uncertainty in the real estate sector, vis a vis the investors and end users. The regulator has given a lot of clarity and made real estate dealings more transparent there by bringing the confidence in the investors and the end users. Once the confidence sets in completely with it’s proper implementation, the market is bound to grow at a steady pace. With RERA implemented in full scale now, developers are sure to find it encouraging towards building a better image for the sector. The impacts are certainly going to be visible for both buyers and developers soon.

GST- no additional burden on buyers
Real estate industry in India in the recent past has seen a phenomenal growth, not just in the Tier 1 cities, but even Tier 2 and Tier 3 cities and towns. The industry is in the cusp of increased regulations, with bills such as the Real Estate (Regulation and Development) Bill, pending for approval in the side lines. GST is another development that will have a significant impact on this sector.
Presently, home buyers pay service tax and VAT on purchase of residential units when booked prior to their completion. There are also various elements of non-creditable tax costs, like excise duty, customs duty, CST, entry tax, etc paid by the developer on his procurement side, which is inbuilt into the pricing of the units. All these tax costs add upto anywhere between 22%-25% of the price of the units. The proposed GST should replace these multiple taxes with a single tax and should also ensure smooth flow of credits through the chain. Hence, it is widely expected that GST should reduce the construction cost in the hands of the developer and thereby aid in reducing or atleast maintaining the current level of prices in the real estate sector.
Overall, GST appears to be a benefactor for the real estate regime, primarily in light of the expected free flow of credit, which should translate into an increase in margin in the hands of the developer.

At TDI, we believe in giving back to the society from where we have flourished our business and expanded.CSR indeed plays a laudable role in serving the underprivileged section of society. It is a sustainable bonding that we share towards the people of the region where we operate from. Over the past years we have implemented several initiatives in consultation with NGO and Gram Panchayats. On 25th june 2017, Health checkup camp was conducted at TDI City Kundli for providing free health care facilities as it is the mostly neglected among weaker section. We time to time setup health camps at our working sites where free check-ups and medication is provided. We have been highly active in providing possible relief at the time of national calamities. A step forward towards a clean and healthy environment, on the occasion of the World Environment Day on 5th June 2017, was celebrated at TDI Mall where numerous saplings were planted in the surroundings. TDI Infratech makes this winter warm with its noble initiative of Blanket Distribution Drive. Thousands of blankets were distributed at TDI City, Panipat. The warm smiles swept away the coldness in the air.
