2014 MCOA Board President

Congratulations to the new MCOA Board Members Barry Burgoyne, Diane Dahl, and Katy Doran! Their terms will expire in De-cember 2017. The new MCOA Board Members participated with the MCOA Board and Finance Committee in the review of the 2015 Operating and Capital Budgets meeting. With approval of the budget we can now announce the 2015 fee schedule. The HOA increase will be 3.5%, the same percentage increase as last year and the Activity Fee will remain at $1,000 for next year. BJWSA has raised the water rates which will be passed on to MCOA Members. MCOA has invested more than $250,000 in capi-tal improvements of Water Oak the last two years which accounts for a comparable increase in sewer charges. When the fee notices are mailed next week, you will notice a few changes to golf related fees, which are some of the recommen-dations from the Golf Club Board: * The ten pack for guest green fees will be $500 plus the appropriate taxes and will not expire at the end of 2015. This new fee structure will not apply to ten packs purchased in 2014. We hope this will encourage more guests to play at Moss Creek rather than at a nearby public course. As we approach the holiday season, I wanted to remind everyone that guests are not allowed until 10:30 a.m. to accommodate Members’ demand for early tee times. * The cart rental charge for nine holes will be reduced from $18.00 to $14.00. * Locker and club storage fees will be reduced slightly to encourage more usage. If you did not attend the Special Meeting and presentations on Tuesday, October 21, 2014, a copy of the full presentation and slides are available on the Moss Creek website under the “Member Central” tab. The following are a few of the highlights of my presentation: * Earlier this year, the Marketing Committee recommended and the MCOA Board approved hiring CCL Branding to create a li-brary of videos describing the features of Moss Creek for the website. At the Special Meeting, Members were able to preview the new introductory video. In addition, a number of the MCOA staff and Members were also interviewed on film and those video clips highlight the Moss Creek lifestyle and feature many of the activities we offer Members. The rotating videos will be added before the end of the year to encourage potential home buyers and area realtors to come take a look at all Moss Creek has to offer. * Members were provided with a summary of all the costs for the Gatehouse Project:

The Board continues to hear from Members who believe the costs were too high. Please understand that the cost of the new building accounted for less than half of the total project cost. There were sizeable costs related to roads, curbing and landscap-ing; and we have made a significant investment to improve the security throughout the Community with new video technology that is part of the new facility. Because of the increased technology which allows live feeds across Moss Creek to the Gate-house, the 2015 budget includes a number of additional cameras to increase the protection of Moss Creek facilities and assets. With the new Gatehouse, Moss Creek has gained: * Improved first impression of potential home buyers and our guests. * Improved security in Moss Creek by having multiple live feeds from all the facilities to Security in the Gatehouse. * Improved visibility and thus safety for cars turning to and from Moss Creek Village and Administration. * By locating the Gatehouse further back, we have allowed more room for cars turning into Moss Creek from 278, especially at peak times.

O’fishially Awesome October

As the pavers are installed, we hope that they will sufficiently slow down the traffic exiting Moss Creek so we do not have to rein-stall the speed bumps. If you see the light change to the green arrow as you pass the Gatehouse, there is insufficient time to safely make the turn. We recommend a speed limit of 10 mph beginning on the curve in the Pecan Grove.

The rest of the Special Meeting presentation reviewed the projects which have been completed since I joined the board in 2012 (Greens and fairway grass on the South Course, Boat Ramp, Refurbish of Waste Treatment Plant #2, and Gatehouse), as well as several smaller projects. These projects cost Moss Creek almost $2 million and were completed without borrowing any new money because the projects were planned to coincide with cash flow generated from certificate income from property sales. We have benefitted from an improved real estate market, strong home sales, and the construction of new homes over the last several years.

For Moss Creek to continue to be an attractive Community, we must maintain all the facilities and infrastructure. Most projects take several years from identification on the Long Range, through the planning process, and finally construction. The large projects involve experts such as surveyors, land planners, engineers, and architects and include discussion and review by the Finance Committee and different Boards over several years. Large projects are not approved until a comprehensive plan is developed, as well as a thorough financial analysis.

With the 2015 budget now in place, the 2014 Long Range Plan can be finalized. Peter Carlson, Chair of the Long Range Planning Committee, will make his presentation on Monday, November 10 at 5:00 p.m. at the Clubhouse. At the same time, because the two projects are closely aligned, Chuck Eberly, Chair of the Master Plan Task Force, will also make a report on the new Moss Creek Mas-ter Plan. By having this as a separate meeting, we will have more time for questions and answers about those specific committees and their projects. We hope you will all attend. The Clubhouse is not usually open on Mondays, so there will be no meal service, but the bar will be open for drinks before and after the meeting (4:00 p.m. ‒ 7:00 p.m.).

Community News

At the Membership meeting on October 21st, I reported that we have preliminary plans and a cost estimate for making improvements to the two causeways on Moss Creek Drive. I reported that the engineer’s estimate of the cost to con-struct bulkheads along both sides of each causeway was nearly $2.2 million. At the time of the meeting, our plan was to make the improvements in two phases, with the north causeway as phase one in 2015. Since the Membership meeting, our Board and Finance Committee met to finalize the operating and capital budgets for 2015. At that meeting, the Board decided to move phase one to 2016 in our capital plan rather than do the project in 2015. Several factors led to the de-cision. The consensus of Board and Finance Committee Members was that more time should be taken to evaluate both the scope and timing of the project. This will also allow us more time to plan how best to finance the project. Finally, the group determined that with several other projects scheduled for 2015, it would be very difficult to successfully complete all of the improvements with the causeway project on the schedule as well.

Our transition at the Fitness Center took an unexpected turn last week. In my recent letter to the Membership, I ex-plained that we had decided to accept Active Private’s offer to modify our agreement and terminate our contract with Active Private at the end of this year. When we discussed with the owners of Active Private the option of parting ways at year end, they assured us that they would continue to provide full staffing for the Fitness Center through December 31, 2014. Contrary to our understanding, and without any notice, their staff failed to show at the center on Friday, October 24th. We learned later that morning that the owners have filed a lawsuit against Moss Creek and Becky Morgan, the former manager. I cannot go into any specifics about the lawsuit in this column, but I will say that we believe that their allegations are baseless. In the meantime, our staff, led by Suzanna Johnston, has stepped in to keep the Fitness Cen-ter open and operating. We have lined up teachers to lead some of the exercise classes, and arranged personal train-ers for Members who wish to continue with their training program with a new personal trainer. We have accelerated our recruitment efforts for a new manager and staff for the center, and you will see some new faces in the Fitness Center beginning as early as this week. To reiterate what I said in my letter, we ask for your patience and understanding as we work through this transition. This latest move by Active Private, to walk away from their commitment to the Members at Moss Creek, reinforces in my mind that our decision to part ways with them was the right decision, and we will be much better off in the long run.

At the October Board meeting, we had a discussion about landscape maintenance in common areas adjacent to the rear lot lines of homesites. A question was raised in this regard at the recent Membership meeting, and the ARB has re-cently addressed individual situations related to maintenance of these areas. We have literally hundreds of situations at Moss Creek where a residential lot abuts a strip of common property, including many along the golf courses, lagoons and marshland. We rely on property owners to do routine maintenance in these areas, much as we rely on owners to maintain the area between the road and the front property lines of lots. Property owners are required to follow the same regulations in these areas that are spelled out in our Declaration of Covenants & Restrictions and our ARB Guidelines & Procedures pertaining to landscaping on private property. Special regulations apply to lots along the golf courses, la-goons and marsh areas, and I would encourage Members to review the Declaration of Covenants & Restrictions, the ARB Guidelines & Procedures and the Rules & Regulations to become more familiar with how they apply in your specific situation. Please keep in mind, also, that approval of MCOA is required prior to any landscape improvements or clearing of trees or underbrush on lots or adjacent common areas.

Have a wonderful November and Thanksgiving holiday.

Director of Golf Maintenance

My article this month is about service and dedication to Moss Creek. The two gentlemen that represent that at Golf Maintenance are brothers. Many of you know them, John Henry Edwards and Corne-lius Edwards. I have had the pleasure of working with both of these gentlemen for the past fifteen years here at Moss Creek. I have learned a lot from both of them and continue to be amazed at their work ethic. I can tell you that this does not happen a lot in my profession. They have a positive outlook and effect on everyone they come in contact with on the crew and in the Community. Please help me thank John Henry Edwards for 35 years of service and Cornelius Edwards for 25 years of service. We are truly blessed to have them part of Moss Creek.

Rally for a Cure The 2014 WGA hosted Rally for the Cure that was played on Sunday, October 5, 2014 on the North Course. There were 96 players in the field and it was a beautiful day! The format was Two Best Balls of Four Shambles with Stableford scoring. Iue Cho, Hal Bell, Jim Vogel and Joy McGavisk won the overall low gross with 71 points. Paul Schulz, Steve Welpott, Joy Gibbons and Sally Kaminski won the overall net with 104 points. Congratulations to tournament chair, Katy Doran, and her committee for their long hours of work planning and organizing this spectacular event. Thank you to all of the

players in the event and the Members who participated in the dinner, raffle, and silent auction to raise funds for this wonderful charity.

Fall Lawn Care

With winter rapidly approaching, you're probably not spending much time thinking about your lawn. But autumn, with its cooler temperatures and occasional rainfall, is the ideal time to prepare your lawn for next spring. Many homeowners think lawns need less care in the fall because the grass grows more slowly. In fact, just the opposite is true. During this time of year, grass is busily absorbing energy, moisture, and nutrients in preparation for a long, dormant winter. Give it a little atten-tion now, and you'll be rewarded with a lush, healthy spring lawn. 1. Keep on Mowing 2. Aerate the Soil 3. Rake the Leaves 4. Fertilize 5. Weed Control

The fall is moving by quickly and two new champions have been crowned. October hosted the Men’s and Women’s Club Championship Tournaments. Both events are single elimination Match Play events. A stroke play qualifier supersedes the tournament to determine the seeding in the Championship bracket and matches are played with no handicap. Congratulations to Suki Brainard for winning the Women’s Club Championship and Bob Fulton for winning the Men’s.

Thank you to Carmela and Paul Juenger for chairing the Annual Mixed Member-Guest Invitational, and to all of the Members who participated. It was a great event and the weather could not have been more perfect. This tournament is a great opportunity for you to spend three days with friends or family show casing the golf courses and all of Moss Creek’s amenities. Start planning now for next year!

Congratulations to Head Professional, Tom Logue, and the Honors Cup team for winning the 2014 Honors Cup competition on Monday, October 27 at Callawassie Island. The Honors Cup is an annual Ryder Cup style competition between the top 12 HHI PGA Chapter professionals and the top 12 HHIAGA amateurs. Tom won his morning four-ball match 3 & 2 with his partner, Josh May from Dataw Island. Tom made four birdies and one eagle in the morning match. Tom shot 35-32 in the afternoon to win his singles match over Tate Hoising-ton one up.

Do your wedges have the right bounce? Bounce is your friend when it comes to wedges. The key to good wedge play is selecting the proper bounce in your higher lofted wedges to match your swing type and the conditions in which you typically play. Choose wedges with medium bounce for versatility or choose wedges based on the typical course conditions in which you play. For firm conditions choose a wedge with less bounce. For soft conditions, choose wedges with more bounce. See a staff professional today to determine if you have the right wedge selections in your bag!

As we enter the USTA off-season, this is the perfect time to start an off-court training program that will benefit your on-court tennis game. A weight and stretching program designed specifically for tennis can make a big difference. Some of the more important areas for tennis players are the upper back, shoulders, and core. It is also important to remember to work on your balance. Many errors in our shots can be traced back to improper balance during the shot. A good off-court training regime will help you avoid injury. It's definitely worth your time and energy to train off-court to become better on the court.

This month I would like to address our new Members and maybe refresh our seasoned Members about the gate pass system. If you change your pin number on-line, make sure that you use this new pin number when phoning in guest, visitor or contractor passes. Contractors know that there is a gate fee and many times (if they don’t have a decal) will just mention the address they are heading to, purchase a daily pass, and proceed. However, if there is a contractor that you, the Member wishes to pay for through charge to your Member account, you need to advise Security in ad-vance. I have included the contractors definition from the Rules and Regulations which defines a contractor. As you can see, it also includes contractors providing estimates.

Contractors Upon scanning and verification of a valid driver’s license, a contractor is an individual or company that has been author-ized entrance into Moss Creek to provide services for a Member, Rental Guest, or MCOA for which a fee is paid, profit, or compensation realized, including submittal of an estimate to perform work.

In order to prevent confusion for contractors at the gate, advise Security at the time of the call so we can ask if you would like to conduct a Member-charge should they not pay for a daily pass. Having a contractor working with a guest pass could subsequently result in a major fine issued either to the contractor, Member or both.

Should you have any questions, please do not hesitate to

send me an email ([email protected]).

Clubhouse News

Well, I guess the old adage, “Time flies when you are having fun,” must apply to Moss Creek in the Fall. I can’t believe that we are going to start making our way into the home stretch of 2014. We will actually be decorating the Clubhouse in less than a month and in two months it will be 2015. I know I am getting ahead of myself, so let me slow down and take a deep breath.

As many of you know, we have begun doing theme dinners on the second Wednesday of every month. In November on the 12th, we will be having a Greek Buffet. Please come and sample some of Chef Lenny’s creations. He will be having Greek style stuffed flounder, lamb Moussaka, Baklava, stuffed grape leaves and more.

I would also like to mention the big holiday events that are coming up. We will of course be having our annual Thanksgiving Day buffet. As of this moment, we are sold out of the 2:30pm seating and have limited spots for the first seating. Please make reser-vations early, to ensure that you will be able to enjoy this event with us. Next in line, is our two-day Member Tree Lighting in which we already have 385 names submitted. We will begin notifying Members by November 5th of the status of reservations. The un-forgettable Dinner Dance is on Saturday, December 13th. We will be having “The Fabulous Classics” perform, as well as a won-derful dinner created by our culinary team. Last, but not least, we will again be turning Moss Creek into a casino for New Years Eve. Please get your forms in by Wednesday, November 12th. The lottery will be held on Friday, November 14th.

As many of you know, we have a new Administrative Assistant to help strengthen our Clubhouse team with myself, Mario, Chef Lenny, Sous Chef Scott and Dining Room Supervisor Crystal. Chelsea Lavender has joined our team and has written a short bio. I hope everyone gives her a big Moss Creek welcome as we expect great things from her.

It is my pleasure to be writing you and I am so thankful to have joined the Moss Creek team as the Administrative Assistant in the Clubhouse. My desk is located to the right as soon as you enter the Clubhouse doors, if you ever need anything please stop in and see me. A little about myself, I spent 4 years in the United States Marine Corps as a Logistics and Embarkation Specialist and got out in 2012 as a Corporal of Marines. Since then, I have had the pleasure of being a stay at home mom of two wonderful little boys and running the home front. I felt like the time was right to enter back into the work force where I was offered and took the position with Moss Creek. I believe I will be an asset not only to the employees of the association, but also Members. I look forward to meeting and getting to know all of you.—Chelsea

Again, I want to thank all the Members for supporting the Club and am looking forward to a wonderful 2014 Holiday Season.

Bake sale proceeds donated to the MC Marines Charity Fund.

Most of you that host par-ties have some good “go to” meals that you know can please a crowd, but when it comes to dessert, you might be a little weak in the knees. That’s where this recipe comes in. It’s elegant. It’s rich. It’s delicious. But for some, the most important thing is: It’s easy! Have fun taking credit for this one over the next couple of months. Show your originality with some different garnishes such as pirou-ette cookies, biscotti crumbs, fresh berries, and so on.
