Nationwide predicts there will be a 'modest acceleration' in house price growth going forward. How to make viewing properties effective!

It can be the exciting part of the home-buying process, but it can quickly become tedious and time-consuming. But viewing properties effectively can make finding your dream property a reality.

Know what you want

Before viewing any properties, make a list of requirements. Whether it’s the size of the garden, amount of off-road parking or a certain area. Be prepared to compromise on some of your requirements, but make clear what cannot be compromised from the outset.

Do your homework

Don’t waste your time viewing unsuitable properties. Look at the property specifications and ask yourself if it suits your requirements.

Take a look at the surrounding area. Walk around and talk to other people living in the same street if you can, to get a real feel for the area you could be living in.

The first viewing

Once you’ve found a property that interests you, arrange to view in daylight hours.

This way you’ll know how much natural light gets in, as well as the view from each window and any potential problems.

Have measurements of your biggest items of furniture and check they will fit in the property.

You need to be focused when viewing a property for the first time.

Ask questions

Don’t be afraid to ask direct and probing questions. Before your viewing, put together a list of questions you want to ask, such as deposit for rental or reason for selling.

Don’t arrange too many in one day. Not only is it tiring, but it can become easy to forget aspects of certain properties.
