New Seminar Building for Robinson College at Adams Road, Cambridge

1.0 General Report Activities carried out since the last report No 10 circa 4 weeks ago:

Scaffold struck from Plenary to reveal the rooflight and acoustic treatment.

Progressing 2nd Fix Mechanical and Electrical all areas.

Plasterboard complete.

Installing ceilings progressively.

Handrails fitted to staircase.

Progressing decorations all areas.

Wall & floor tiling to kitchen, toilets and main foyer – protection laid.

Main kitchen completed – subject to advised snagging.

Carpentry 2nd fixing all areas.

Flooring to plenary perimeter areas complete.

External windows and doors complete.

Re commenced filling and paving to courtyard and side elevations after quiet time stopped most activities.

Power and gas onto building – using temporary water.

AHU plant and external condensers final connections.

Brickwork to bin store progressing

Surface water connection in the road in progress.

2.0 Programme

Anticipated contract full completion incorporating the revised external works programme due to the quiet time has previously been advised as Monday 20th July 15.

Attached a further revised programme (Ref Rev D) with some reality in the current close out programme as requested.

We are working with the college to accommodate the furniture deliveries from 6th July and installation of FF&E items.

If internal possession of the works is allowable and practicable we will of course make this happen.

Alex Elliot (Barnes Site Manager) is joining Chris on Thursday to help with the final push and provide continuity when Chris is on holiday – see section 11.0.

3.0 Design & Planning Report

Planning Submissions have been made against all outstanding conditions: 10 (drainage), 11 (plant noise) and

12 (kitchen extract). Due to be determined by 15th June 2015.

Building Control Manifestation (by others) to be installed prior to Practical Completion.

Design Progress Design team continue to resolve minor outstanding issues including plant screening details, external

works, etc.

Meeting held in order to resolve blind operation methodology.

BS to confirm manual over-ride switching arrangement proposed is acceptable.

Awaiting confirmation from Snelling that the blinds can be operation via the AV system outside of the ‘scene’ setting.

4.0 Weather Report

In the past month no time has been lost to inclement weather.

Total time lost overall is 131 hours.

5.0 Health, Safety & Environmental/Local Neighbours /Considerate Constructors

We can report that we have had no further accidents or environmental incidents in the last reporting period.

The F10 and the Construction phase Health & Safety Plan are in place.

Method statements and risk assessments are in place for all construction activities and we request these for a minimum of 1 week before a contractor starts on site for review.

Toolbox talks are taking place on a regular basis by Chris Deverson and logged at our Head Office.

Barnes SHEQ Manager’s report dated 11-06-15 is attached to this report. Issues that we raised are being actioned.

Neighbour relationships – External relations remain very good, but the noise issues relating to quiet time have strained student relationships.

6.0 Quality & Materials

RHp carrying out weekly inspections and resolving quality issues with Barnes team and supply chain.

Snagging and sign process to be agreed.

7.0 Incoming Mains Services

Mains / Infrastructure Works Gas

New supply from Adams Road connected to meter position on 3rd April 15.

Diversion off Sylvester Road installed and re connected to college buildings.

Reinstatement completed.

Electric – Mains cable now installed into building and connected into new mains panel.

Water – Supply pipe installed to boundary - connection organised but date not acceptable, currently chasing an alternate date.

BT – Diversion works completed.

Virgin Media - Crossover scheme received and instructed. Agreed we can deal with this under our own works.

S278 works – Currently on hold until after the 5th June 2015 embargo. Arranged for 24/25/26th June. Note highways are meeting on site 16th June to review details including amount of path surfacing.

Foul water – existing infrastructure adapted for building use.

Surface Water - connection in Adams Road – delayed due to noise restrictions – booked for after 9th June 15 – commenced 15th June for three days.

Metering Client organising new gas meter – installed 14th May 15.

Last Contract Instruction received was CI 18 dated 16-06-15

Valuation No 10 to be carried out.

10.0 Manuals Training & Handover Procedures

Barnes to provide O & M manuals prior to Practical Completion – agreed on one hard copy + CD on completion, plus one cd to Martin Mills.

Currently compiling and updating with our supply chain and consultants.
