Born and RaisedNew York City. New Canaan, during theschool year. Nantucket in the summers.

How I developed my style of photographySlowly, from the age of 14, when myfather gave me a little “darkroom” kit.He was an accomplished (if unheralded)photographer in his own right, and hisinfluence directed me towards a tool forexpression that I otherwise wouldn’t havethought I had.

Shoots I currently enjoy the mostNature and travel.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beE.B.White (d. 1985,) whose ways with thewritten word remain fluid, simple andthunderously imaginative. All that truthand wit must have expressed itself in hiscountenance.

Advice I would give to a photographerjust starting outUnderstand (really understand) the insev-erable relationship among shutter speed,depth-of-field and film (or sensor) sensi-tivity. Know your tools, start out simply, and pay attention to what you seethrough the lens: 95 percent of your mis-takes are not the camera’s fault.

Why photography is important to meGrowing up as a verbal and social stam-merer, the veiwfinder was a tool I discov-ered to help put order and calm into myworld. This idea still holds true now, andit made a late-bloomer out of a non-bloomer.

If I could re-live a day of my life againThe day I met my wife.

ROBBENCHLEY

First Day of Spring, Great Point. Weather is the great trickster on Nantucket, and in this case many things came together all at once (luck being amongthem) a passing snow squall, changing light, a lonely lighthouse and a dashing figure — a kind of confluence that doesn't happen all too often.

How I developed my style of photographyBy getting my bachelors in Photographyand studying with some great instructorsalong the way. I've been fine tuning eversince.

Shoots I currently enjoy the mostAnything outside using natural light ornew location.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beNo one in particular, a complete stranger would be ideal.

Advice I would give to a photographer just starting outPut the flash away and find the light. It's always out there.

Why photography is important to mePhotographs are memories, and memories are priceless.

If I could re-live a day of my life againThe first time I met my wife.

JORDICABRE

Finding an image that represents Nantucket was not easy. How do you express what matters to you most? Family, community, work, friends. I settled on an image taken close to where we live. The image for me in my opinion says what Nantucket has worked hardest to protect,

the open space that we like to get out in and enjoy.

How I developed my style of photographyI studied photography from the time Iwas 13 years old. Early on, I discoveredthe works of amazing portrait photogra-phers, such as Avedon, Leibowitz andNewton. My Eureka moment was when Isaw a photograph of Avedon’s, which hesnapped a couple seconds after a groupportrait, when the family had relaxedand let down their guard. The real lookson their faces showed me that those arethe important moments to photograph-the candid and unposed moments in lifewhen people are being themselves.

Shoots I currently enjoy the mostI really enjoy photographing weddings. Iget to use many of the aspects of pho-tography that I enjoy — macro details, emotions, landscapes, fun portraits, andmaking the couple look fantastic. Bonus— I get to hang out with the couple andtheir families on their happiest day! Therewards in doing a great job for them are endless.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beThom Yorke, from Radiohead. He has an amazing look and his photo-graphs are always moody. I would shake him up and photograph himhaving fun with his child out of his element, like at an amusement park.

Advice I would give to a photographer just starting outStudy. Don’t jump into paid work just because you have a camera.Learn by assisting. Take classes. Read the manual. Also, alwayscarry spare batteries and a change of pants.

Why photography is important to meBecause we moved around so much growing up, photographs were myway of marking where I was at a certain age. They are a chronicle, amemoir of my life. The photographs I have of my grandparents, that aremost important to me, are the ones where they're laughing, interacting, skiing or standing in front of their favorite car. I take care to photographpeople in their element, as they really are amongst their family andloved ones, not simply staring into my lens. I love to photograph chil-dren in their homes, and portraits on location, for that reason.

If I could re-live a day of my life againI don’t think I’ve lived that day yet! Possibly my upcoming wedding.

As much as Nantucket has amazing history, beautiful scenery and an endless supply of friendly folks, myfavorite thing about our island is what a perfect place it is to raise my daughter. Having moved aroundthe world quite a bit when I was young, I truly appreciate this serene environment and safe community

that my girl is able to grow up in. Our beaches are the perfect place for any kid to grow up near, especial-ly a kid like mine who loves all those creepy crawly sea critters. She is my muse and my favorite model.

Born and RaisedI spent most of my youth growing up onthe Maine Seacoast in a tiny little towncalled Kittery Point.

How I developed my style of photographyMy love of the moving and still imagestarted when I was around 10 years old.As I shoot both motion pictures as well asstill pictures, I would have to say my styleis constantly evolving. But, if there is oneconstant, it would be the use of painterlylight. My mother was a painter and had astrong artistic influence on me. I love theworks of the Old Dutch Master paintersand I find myself lighting with that singlesource of warm, low angle light; the typeof light that we encounter in the earlymorning or the late afternoon.

Shoots I currently enjoy the mostI love the shoots that you can walk awayfrom knowing that I have nailed theimage that I had in my mind going intothe assignment.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beI’d love to photograph Jay Gatsby sailing on Long Island Soundaboard a Herreshoff sailboat like the Reliance … I love thattime period from the turn of the century through the 1920s.

Advice I would give to a photographerjust starting outAs Lucy Bixby, a fellow photographer andfriend of mine once said: ”shoot whatyou love”… and I would add, shoot it alot. Keep shooting and don’t be afraid totry different techniques. Especially intoday’s digital age there is no reason whyyou can’t pick a subject and get out thereand shoot in every type of light MotherNature offers us. To me, this is the bestway to learn, just get out there andshoot.

Why photography is important to meI love communicating visually, and I cannot draw or paint to save my life.

If I could re-live a day of my life againI think any day that our three children, their significant others and our threegrandchildren are all together here onNantucket. Without a doubt, this is whatlife is all about for us — being togetherwith family, especially here on Nantucket.

Born and RaisedI was born in the North East of England, which is where I lived until I was 21. I thenventured out to the USA, starting inCincinnati, and moving on to Floridabefore making Nantucket my home

How I developed my style of photographyI guess I slowly developed it. Taking photoshad always been a passion of mine frombeing very young. My photography pas-sion has now spilled over to includevideography, and I love both mediums.

Shoots I currently enjoy the mostI love to photograph people. So, wherev-er the people are, then that's where I amhappiest shooting.

Advice I would give to a photographerjust starting outTake your camera everywhere with you —great shots are everywhere around you.And practice, practice, practice.

Why photography is important to meI have two main reasons why photogra-phy is important to me and they are:1) I am capturing/documenting/preserv-ing moments/expressions/stages in otherpeople's lives that I am honored to do.2) I am in my element when I am behindthe camera, be it photographing or film-ing. It is what I am meant to do. It feedsmy soul and makes me very happy.

If I could re-live a day of my life againThere are so many I could pick for somany different reasons. I picked this par-ticular day, because it was one of themost significant days in my life. It was theday I became a US citizen. My brotherwas there with me in a room full of 750people from all over the world, all thereto become citizens. It was very moving. Itwas the end of an era for me, and a bril-liant start to a new one. So, now I havedual nationality.

Born and RaisedI was born in Malden, MA, and grew up inMalden, went to college in Boston andearned degrees in History and Literature.

How I developed my style of photographyAs a photojournalist my developmentwas learn by doing and watching otherphotographers and asking questions. Ialso studied the style of Pulitzer Prizewinning photographer Stan Grossfeld ofthe Boston Globe (who is also a friend)and my good friend and mentor GregMironchuk. I was originally a forensicphotographer and was educated at theForensic Photography School, Mass StatePolice Academy, Framingham, MA.

Shoots I currently enjoy the mostI have always enjoyed sports photogra-phy and believe that is my strongest suit.Unfortunately I don’t get to shoot sportsall that often.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beErnest Hemingway and George Harrison

Advice I would give to a photographerjust starting outLearn the basics, Don’t rely on your auto-matic cameras. Not everyone with a point& shoot camera is a photographer. Studythe masters. Ask questions.

Why photography is important to meAs a photojournalist (and a history major)I’ve always considered myself a documen-tary maker. I’m no artist but I am a histo-rian. I’ve always been interested in pre-serving events for future generations tostudy and enjoy and feel as a photojour-nalist that is what I have done.

If I could re-live a day of my life againI would re-live my wedding day. Or theday my son was born. Or the night I sawThe Beatles perform at Suffolk DownsRaceway. Because nothing has been asexciting as those events in my life.

Born and RaisedI was born in Brooklyn, and lived inJackson Heights, Queens.

How I developed my style of photographyMy style has evolved over the yearsfrom early days with the camera as ateenager capturing our pets, and thenavoiding “the petting” parties of ado-lescent dance days, to being on theother side of it with my photographerDad documenting my growing up fromday one. Coming to Nantucket in the1960s was a deciding factor in myevolving as a portrait photographer.Creating and directing the Children’sGallery on Old South Wharf (1965-1971) allowed me to hone my innateand intuitive gift for photography byhaving a ready crew of kids to capturein the act of creativity. When theGallery closed, I re-invented myself asBeverly Hall Photography — took tomy bicycle, found a studio and set upshop. My first ads said, “Wanted: Yourchild, $50 for a rewarding portrait.”

Shoots I currently enjoy the mostThe photo sessions (“shoots”) I enjoy most are by available light(overcast or foggy days are best) capturing the action and reac-tions of people engaged in celebration of all kinds.

Some have said you know you are on Nantucket when you see her. I consider her my gift from the photography gods and hesitate to divulge any more information about her.

She invites each of us to feel the welcome and wide embrace of the sea and sky. She beckons us to rejoice in our being here and being who we are.

Born and RaisedI was born at the Naval Hospital inQuantico, VA, and raised inRoanoke, VA. I am still growing upin Nantucket, where I have livedsince 1978.

How I developed my style of photographyPhotography has been a significant partof my life since I was sixteen. Shoots I currently enjoy the mostNantucket in fog or snow.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beThomas Jefferson.

Advice I would give to a photographer just starting outNever loose the memory of thequality of film. Treat digital pho-tography as if it were film, taking

care and respect to every frame. Be adeptat all styles.

Why photography is important to meIt is an insular profession, and each imageI make allows me the ability to find order. We live chaotic lives, and I love the peaceit gives me. Everything in my life is apotential picture. That is the way I look atthings.

Born and RaisedI was born and raised in Columbus, GA.,and lived in Chicago, Virginia andConnecticut before moving to Nantucketin 2001.

How I developed my style of photographyMy style of photography is Nantucket-driven. We have wonderful scenery andfabulous light, especially at the marginsof the day. And this light is what I havetried hard to capture over the past fewyears. Learning to do so has shaped howall of my photographs develop.

Shoots I currently enjoy the mostSolitary landscapes — me, my jeep, anisland scene, a dramatic sky at sunrise, and no one else in view. Nothing feelsordinary on this island.

Advice I would give to a photographer just starting outI don’t know that I have the experiencenecessary to be giving advice, and thefirst thing that comes to mind is some-thing of a cliche — “just get out and takepictures.” But, that’s what I would say.Get out. Take a lot of photos, and payattention to the composition, light andcamera settings that result in the picturesyou like best.

Why photography is important to meFor me, photography has evolved fromhobby to obsessive creative outlet. I can’tpaint or write poetry, so I use my cameraand my computer to feed the obsession.

Shoots I currently enjoy the mostI enjoy photographing people. He was only 14 when theship set sail, and while reading about him inthe book, I kept thinking, “I wish there werephotos of this boy after he’d been rescued andsurvived such a tragedy.” My father is a fisher-man and I have always had a profound respectfor seafaring people. I love photographingpeople in their element, and I believe portraitsof Thomas Nickerson would have truly illus-trated the hardships of the whaling industry.

Advice I would give to a photographer just starting outMy advice to photographers who are startingout is to always remain open to learning moreand to making connections within the field. Ihave had great experiences with the amazing

When asked to pick out one of my photos that to me epitomizes Nantucket, I immediately thought of this image. It was taken right after sunset at Jetties Beach during a family photo session. I love the carefree feeling of the image with the girls chasing the seagull and running on the sandbar.

It reminds me of many days I spent down at Jetties Beach as a child. Growing up on Nantucket I always felt thankful to have a connection to the land and especially the beaches around me. It’s a truly special place.

Born and RaisedBorn in Western MA, I visited Nantucketfor the first time at the age of onemonth. I was destined to return forincreasingly longer visits until ultimately, Ifound myself dwelling here year-round.

How I developed my style of photographyMy “style” of photography is constantlyevolving as my life roles in the worldevolve and the seasons come and go.

Shoots I you currently enjoy the mostI find a way to enjoy any kind of photog-raphy I pursue, as the differences allowme to explore many types of availablevisions and share what I find with others. My child is a creative muse for and withme. My creativity is my inner child want-ing to see, express, and share the excite-ment of discovery.

Advice I would give to a photographer just starting outKeep your eyes open, but remember thatserendipitous eyes-away-from-the-viewfind-er moments can also become eye-openers.Be open to possibilities and experiment.Communicate with others who share thisinterest. Have your camera accessible andready. Enjoy the seeking and seeing.

I chose this image because of the familiar location representative of our island's little

yet large place in the world. In the past, pursuit of whales guided Nantucket Whalers

into the far reaches of the world. In our present, the tide has turned Nantucket into

a global community. Gardiner's Corner used to be a photography shop run by

Marshall Gardiner, who was a photographerwell-known for hand-coloring black and white

photographs. The color in this photo-image is more intense than he would have used

and more selective in its application. I chose to allow the bright colors of the future to

permeate the black and white surroundings of the past to represent how we on Nantucket

try to balance and blend our present needsand future promise with preservation of

our heritage. This is one of a series of photographs I am working on featuring

my “Little Nantucket Whaler.”

Born and RaisedI was born in Westport, Conn., and grew upall over the world. While Nantucket wasour family’s home base since I was in thirdgrade, we traveled each year to spend timein such places as Spain, South America, andCalifornia to name a few.

How I developed my style of photographyI believe that like any art form the style ofa photographer is grown, is fluid anddynamic and changes throughout the pho-tographer’s life. While there can be “eure-ka” moments where things come togethertechnically and artistically, I believe it is aslow and gradual development of style.Although I have been shooting about 30years now, my style is still evolving.

Shoots I currently enjoy the mostI enjoy shooting my own children and theirdevelopment and childhood. Portraits ofother children are also a lot of fun if thefamily allows me to be creative and do theportrait without a preconceived vision ofwhat it should look like.

If there were one person —dead, imaginary, or alive —that I could photograph, itwould beMy dad who died in 1987. I

think my own family photographs are themost important to me. That’s why I believethat everyone should have their family pho-tographed on a regular basis, as time fliesby and kids grow up and people pass on.

Advice I would give to a photographer just starting outIt’s an extremely tough field and highlycompetitive. A lot of photojournalists arechanging over to shoot weddings andportraits. This emphasizes my belief thatfamily photos are still very important. With the digital age and the media usingmore laymen's photos the industry hastaken a hit. I would suggest upcomingphotographers have a back up plan as faras making a living.

Born and RaisedI was born in Salem, MA, I grew up inMarblehead, Foxboro and Nantucket.

How I developed my style of photographyI spent a lot of years learning about andexperimenting with composition, shape, texture, and light, but I think it was onlyafter I started shooting for newspapersand that all became secondary to the ideaof chasing down shots that tell a story thatmy photos became more interesting.

Shoots I you currently enjoy the mostI thoroughly enjoy scouting out and shoot-ing the scenes I use to create my fine-art 360degree panoramas, but I think getting goodcandid shots of people doing things thatthey love is what I enjoy the most.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beKurt Vonnegut

Advice I would give to a photographerjust starting outFirst, thoroughly learn the stuff theyteach you then try to forget it all.Second, challenge yourself to capture the most interesting imagesyou can using only really cheap, crummy equipment.

Why photography is important to meProbably because I've got lousy hand to eye coordination andcan't really draw or paint very well.

If I could re-live a day of my life againProbably a day from that first summer after high school, beforereality hit. Life was fun, sleeping was optional, I basically lived atthe beach, and my office was the lunch counter at the ’SconsetBook Store. A steady diet of sandwiches, ice cream, Fritos andbeer was healthy enough, and anything seemed possible.

MARKMATTOON

Trying to epitomize Nantucket in a single photo is not easily done. I walked and biked all over theisland with my cameras, trying to find such a shot, but none really measured up to the assignment. Then, while going through some old images, I realized that this one from 1987 fit the bill as well as

anything I have. Sun streaming through fog over the ocean, footprints in the sand, a happy dogrolling around in the grass and a house slowly losing its battle with erosion. The fact that it is

grainy black & white and taken from the scan of an old damaged negative seem fitting as well.

Born and RaisedI’m pretty sure, at age 46, I am still growingup. Born in Hartford, CT. Grew up in Bristol,CT and Singapore.

How I developed my style of photographyI bought my first SLR camera when I was13. I was living in Singapore with my fami-ly and was blown away by other culturesand had to record my experiences on film.I was very timid and portraits scare the hellout of me. Over the years, I developed astyle (more of a personality style) to over-come these fears. My portraits are oftenabout my interaction with my subjects andless about technical and esthetical aspects.

Shoots I currently enjoy the mostPortraits. Intimate portraits or big commer-cial shoots with lots of people to direct. Ilove the challenge of blocking out thewhole world and ‘focusing’ on the one per-son sitting in front of my camera. Once thatconnection is established, it’s absolute bliss.

If there were one person — dead, imaginary, oralive — that I could photograph, it would beHands down, Steve Martin. Nobody’s coolerthan Steve Martin. I’m still hopeful it willhappen.

Advice I would give to a photographer just starting outDon’t rely on PhotoShop. Learn to problem-solve behind the camera. Learn to use youreye and camera. PhotoShop should be viewedas a last resort. I am incredibly grateful thatPhotoShop didn’t exist when I began mycareer. I’m a better photographer for it.

Why photography is important to meI have a horrible memory. It helps meremember what I did yesterday. Seriously, itkeeps me creatively sharp. I am photograph-ing all day, everyday — even when I don’thave a camera in front of my eye.

If I could re-live a day of my life againToday. Today gets me out of bed in the morn-ing. I approach everyday with the thoughtthat I will have my greatest accomplish today.

KITNOBLE

In the 200 plus days of filming “Nantucket by Nature” this was one of my most memorable afternoons. Pure magic.

Born and RaisedI was born in Westerly, RI, and grew up in asmall summer community along the shore.

How I developed my style of photographyI developed my style over time, and I amstill developing and perfecting what Iwould like my style to be. I see life inimages, even though I might not alwayshave a camera in my hand I am always tak-ing photos. It is now how I view my world.

Shoots I currently enjoy the mostI enjoy the large variety of things I get tophotograph. The subject changes depend-ing on the time of year it is — food, wed-dings, and portraits, mostly, but I amalways up for a challenge. I can’t really sayI enjoy one type of shoot more than theother, because I honestly love it all.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beChuck Close or Audrey Hepburn

Advice I would give to a photographer just starting outShoot until your finger falls off, then shootsome more. Digital is free, take advantageof it. The best way to learn anything isthrough practice and love.

Why photography is important to meDocumenting the most important things inpeople’s lives is very important to me,because in the end all we have is our mem-ories. Images are our instrument for reflec-tion and memories, and I feel honored todocument these moments for my clients, family, and friends. No matter what theoccasion or subject matter.

If I could re-live a day of my life againIt would be the day I met my husband, because that moment changed my life for-ever. I have told the story so many timesthat it has become his story and my story. Iwould like to get the story “straight” as towho approached who first (Laughs).

Born and RaisedI was born in Hartford, CT, but didn’tstay long. My family lived all over theplace with two of the main stretches inMiami, FL, and Deerfield, MA. I supposethere could be two places with morecontrast, but I had a pretty good rangeof activities growing up in two very dif-ferent places.

How I developed my style of photographyI have been drawn to simple perspec-tives long before I understood photog-raphy, so a camera was a natural wayfor me to keep them when I saw them.Style is a changing thing; even if inslow, small increments — it moves foreverybody.

Shoots I currently enjoy the mostMore and more I enjoy the architectur-al work, because I'm learning to appre-ciate the technical aspects, but nothingbeats a walk in a beautiful place with no watch.

If there were one person — dead, imaginary, or alive — that I could photograph, it would beI haven't felt pulled into portrait photography, but I do enjoywhen a good shot turns up of the people close to me. It's theunexpectedness that I love most, so it's hard for me to choosesomeone on this side of that moment.

Advice I would give to a photographer just starting outRead less about it and just use your camera. No person and nobook can tell you what you see and how to look for it.

Why photography is important to mePhotography is a way for me to capture an experience, lock itdown, and be able to remember it with (or without) everythingthat was taking place in that moment.

How I developed my style of photogra-phyI remember the first photograph Itook. It was with my Dad’s old Yashica. It was a young girl holding a redumbrella. The light was reflecting off apuddle making her face glow. I washooked!

Shoots I currently enjoy the mostI enjoy elopements the best. There issomething so romantic about runningoff to Nantucket, hiring a photogra-pher and getting married on the beach!

If there were one person — dead, imaginary, or alive — that I could photograph, it would beKatherine Hepburn for all the obvious reasons — beauty, talent,

style. Plus, I would love to hear her voice in person!

Advice I would give to a photographer just starting outMy advice for anyone just starting out is stop dreaming about itand put yourself out there.

Why photography is important to mePhotography still makes my heart race. When I get the shot I waslooking for, it is a little bit of magic.

If I could re-live a day of my life againI think It would have to be my wedding day in Marblehead, MA.It just didn’t last long enough. Lucky for me I have some incredi-ble photos!

Born and RaisedI was born and raised in a small townoutside of Buffalo. When I was young,we spent summers on Lake Erie. Mygrandparents built a tiny cottagethere. My extended family was therewith us. I loved all being together. Myfavorite days were spent swimming, riding my bike to the candy store, play-ing tennis, scavenger hunts, bingo, andbonfires on the beach.

How I developed my style of photographyMy style of photography grew out ofmy wanting to document my children’slives. I had four stepchildren and thentwo children of my own. Watchingthem interact is magical. I wanted tocapture that magic for them to keep. Ilove the candid images that capture amoment or feeling more than thestaged portrait.

Shoots I currently enjoy the mostMy favorite shoots are when I am able to photograph a family,or children, or a bride and groom behaving the way they normal-ly would without me there. Just letting me watch, and findingthose special moments that happen without direction.

Advice I would give to a photographer just starting outJust keep shooting — photograph as often as you can.

Why photography is important to mePhotography is important to me because I feel it is such an amaz-ing gift to be able to document a person’s day, week, summerand allow them to have these special moments to keep. I findthat the glimpses I have captured of my children’s lives seem tobe what they remember most because we can visit the photo-graphs again and again. They can still evoke the same feelings.

people I have worked with thus far. I wouldalso place importance on constantly photo-graphing new things, people and places. Ibelieve you learn the most when you arephotographing in new situations and outsideof your comfort zone.

Why photography is important to mePhotography is very important in my life as itallows me to share my vision with others.Whether it's a wedding, a family portrait ses-sion or documentary work I believe it is impor-tant to capture moments that tell a story. Most

of my early photography on Nantucketinvolved working with different nonprofits. Iwas creating images that helped them withfund raising and creating awareness. Afterseeing how photography could directly helppeople I knew it was important to continuethis work. I recently returned from a photog-raphy workshop in Guatemala where I dedi-cated the majority of my time to photograph-ing Casa Jackson Home for MalnourishedInfants. All of the images were given back toCasa Jackson so they could use them to createawareness and help with fundraising. To me,this exemplifies the impact, power and impor-tance of photography.

If I could re-live a day of my life againI would love to re-live the day I photographedmy first wedding. I was living in AmbergrisCaye, Belize and I had been introduced to thiswonderful local wedding planner, IraidaGonzales. She saw me taking photographsaround the island and she asked me to photo-graph a wedding for a couple who needed aphotographer for their destination wedding. This was the day I realized how much I enjoyedphotographing weddings and capturing such aspecial day. I remember feeling inspired andexcited to pursue wedding photography.

Kaizer, from page 39

Advice I would give to a photographer just starting outShoot, shoot, shoot — often and moreoften. Things are different with digitalsince it seems limitless. But, back in filmdays it was more expensive and extrava-gant to shoot spontaneously. And fre-quentl. Take risks. Be bold. And, get closer.Communicate and relate. Or, as E.M.Forrester said: “Only connect.”

Why photography is important to mePhotography is important to me because it’sthe vehicle through which I see my world —the way I communicate what I think andfeel. For the most part, though that ischanging with age and after 45 years ofdoing it, as a Rilke quote says: Work of sightis done (though not quite!) Now, to do heartwork on the pictures inside.” (or somethingto that effect) Photography has given me away to relate to people in a way that a nor-mal social exchange could not.

If I could re-live a day of my life againThat’s a very “Our Town” kind of question.Emily tried and it didn’t work out quite theway she expected. She relived a birthday, but the nostalgia overwhelmed her becauseshe saw that folks don’t really see eachother, don’t appreciate what they have untilit’s gone. Hard to remember the carefreedays of youth, but I loved my 60th birthdayparty at seminary in 2001.

Hall, from page 36

Why photography is important to meFor me this comes back to my point about cre-ating and preserving memories as peoplegrow and change and later pass on. The pho-tographs I take at weddings or portraits will

live much longer than the individuals. Theywill be passed on generation to generation. This is an all important gift I can offer myclients. I have had many people come back tome to order pictures of certain family mem-bers that are no longer with us. I have giventhem that person in photographs.

If I could re-live a day of my life againThe day my son was born 18 and a halfyears ago, because he’s graduating fromhigh school this year and I feel the time haspassed way too quickly.

STATE of t

hemarketAnalysis, observation and interpretation of the Nantucket real estate market

Where is the market right now? After a greatly improved last four months

of 2010, the sentiment in the marketplacestill trends toward the positive. Overall themarket right now is increasingly active, andthis should translate to an increased numberof sales. Accordingly, for the first fourmonths of 2011, the year-over-year transac-tion volume is up over eight percent (91 vs.84 sales in 2010). However, the dollar vol-ume in the same comparative period is actu-ally a little over 17% down ($112.6 million

Where is the market right now?Nantucket is in a recovery mode. As a

resort market, we are dependent on the dis-posable income and financial success of thepeople who vacation here. For that reason,Nantucket tends to parallel the financialmarkets. The Dow Jones Industrial Averageis a good measure. The Dow had a straightupward run for ten years and so didNantucket. Then in the fall of 2007, theDow started a seventeen month decline tothe first quarter of 2009; since then it has

Where is the market right now? There is optimism in the air quite differ-

ent from last year at this time. The amountof rental activity so far this year is up signif-icantly from the same period last year andthis has historically been a precursor of salesmarket activity.

The data for the first quarter shows thatthe level of activity was the same as last yearbut that the dollar volume was down, reflect-ing the impact of foreclosures . When welook at the totals from all of last year we were

Page 66: NAREB Property Journal, Spring 2011

ANALYSISvery pleased to see that over 300 propertiestransferred, up significantly from both 2008and 2009. We believe that we are on a recov-ery trajectory and that 2011 will exceed 2010in both number of sales and dollar volume.

What’s your take on when we’ll feel thefull and lasting effects of any recoveryon Nantucket?

While an island, we are not insulated fromthe overall effect of the national economy andas we begin to see a recovery; that creates apositive impact here on island since we arebasically a second home market that dependson the activity from people on the mainland.Historically Nantucket has been slower to feelthe effect of the impact on the mainland andquicker to recover. As a result it is my viewthat it continues to remain a great time to buyon Nantucket as it has been since late 2007.While the number of properties for sale is

high, this gives a buyer plenty to choose from.Buyers are more informed than ever aboutcurrent market conditions, and many sellersare more realistic about today’s economic con-ditions.

What is the state of the rental market?

As I noted earlier, the rental market hasbeen very strong so far this year with most ofthe most desired time already fully booked. Itappears that rental activity is up between 25 to30% over last year. There is still good availabil-ity in the shoulder seasons.

What kind of properties are selling now?

Very simply, those that are fairly priced forthe nature of the property and its location.

What neighborhoods do you think areundervalued now? What neighborhoodsdo you think best retain their value overtime?

Waterfront, strong water view, luxury prop-erties and those that have been updated.

Are you seeing any movement in thesale of land, either up or down fromprevious years?

The sale of land always follows after thestart of the pick-up in the sale of houses wheneither there is not as much choice in availablehouses or the type of house is not available. Here on island there is not much land left dueto the wonderful efforts at preservation ofopen space so in my view it is less of an indi-cator of market movement than it might be inother markets. Finally, here on island in manycases it is less expensive to buy an existinghouse now than to buy land and build.

been climbing upward. Nantucket experiencedthe same drop and recovery. Because real estatedecisions are often deliberated over time, we donot always experience an exact parallel to actionsin the financial markets. We have seen buyers, who were serious in 2010, defer their commit-ments to this year. At the same time, sellers haveadjusted their price expectations to make deals. We think that the number of Nantucket proper-ties sold is on an upward trend.

What’s your take on when we’ll feel thefull and lasting effects of any recovery onNantucket?

Full recovery is hard to predict. Corporationshave taken the difficult steps to substantiallyimprove their balance sheets — less debt, moreworking capital, and improved earnings, notnecessarily by increasing market share but bycost reduction and increased efficiency.Individuals have tightened their belts as well, with credit scores up on conventional loansfrom 720 in 2007 to 760 today. Americans areasking their governments (Federal, State andLocal) to do the same. If governments can do

what individuals and corporations have done, itis our view that recovery will continue and at afaster pace.

What is the state of the rental market?Rental data is not published as is sales data,

so it is difficult to quantify, but there is a gen-eral consensus that this year will be strongerthan the last three years.

What kind of properties are selling now?About half the market is under $1 million,

which tends to be year-round residents. Over$1 million tends to be second home buyers. These buyers come from all over the world, butmostly the United States. Our buyers are notonly hedge fund or Wall Street managers, butalso doctors, lawyers, business owners, and pro-fessionals in general. First, everyone wantswaterfront, but that is not always affordable.Second, they want views. As we have moreinterior properties than those on the water andwith views, these properties are the majority ofsales. Decisions are made based on affordabili-ty, availability, and timing.

What neighborhoods do you think areundervalued now? What neighborhoods doyou think best retain their value over time?

We don’t see undervalued neighborhoodsbecause the Nantucket market adjusts quickly forrelative value. If there is an undervalued situation, itis usually related to the seller’s need to sell and/or thecondition of the property. The most sought-afterareas of recent are Town, Cliff, Brant Point, andSconset. Nantucket does not have one perfectneighborhood; each has its advantages. Becausethere are subtle differences to neighborhoods, buyersneed the help of a local broker who can help thebuyer find the best property to suit his requirements.

Are you seeing any movement in the sale ofland, either up or down from previous years?

Similar to recent years, we have seen landsales and those sales where the existing house isnot used representing roughly 10% of the mar-ket. However, buying land takes a buyer that iswilling to plan and construct a new home. Notall buyers have the time or inclination to under-take such a project, especially from a distance.Land buyers are both users and investors.

vs. $135.8 million for 2010). This most likelyreflects the fact that buyers are taking advan-tage of the reduction in prices across all of theprice ranges in the market. The pending salesdata is encouraging – almost 50 under con-tract now, with a number of mid to high-endresidential house and land listings in the mix.

Including residential homes, land, and to alesser extent commercial properties, there arepresently 515 properties actively for sale onNantucket. Therefore, in the coming monthsit will be important to pay attention to therate of inventory absorption even as moreproperties come online from bank re-salesand from the normal high season influx ofnew properties for sale. This could have aneffect on whether market prices will begin torise modestly and whether asking prices willcontinue to firm up. In some areas of theisland and across some price ranges we areactually starting to experience some supplyconstraints so that should bode well for pricesas we go forward.

What’s your take on when we’ll feel thefull and lasting effects of any nationalrecovery on Nantucket?

Since second home buying is fueled by dis-cretionary income, any recovery in the capitalmarkets and any increase in consumer confi-dence could only lead to further recovery in ourown market. Confidence in the job market, particularly among the crowd that traditionallycomes to Nantucket, is also important. Also, recovery in the off-island urban and suburban“feeder” areas to Nantucket will translate into alarger supply of visitors and should ultimatelyincrease the demand for island property.Hopefully, this increase in activity will trickledown into all areas of the Nantucket economyespecially the retail and service sectors.Whatever the case, this is not a v-shaped recov-ery curve, but a long u-shaped one, so the fulland lasting effects of a recovery are still a waysoff. On-island I think that the recovery will beonly truly felt when we have more equilibriumin the marketplace as it relates to property valuestabilization in “local” neighborhoods and tojob creation for the year-round population.

What is the state of the rental market?Year-over-year demand for summer rentals is

much improved. People seem to feel better aboutspending money, and the recent hard winter inthe northeast and in many other areas of thecountry make a Nantucket vacation even morecompelling. Even though there is probably morerental inventory because of the recent overhang ofproperties for sale, in general there seems to beless negotiating going on this season. The goodproperties are probably oversubscribed for theprime period of late July through the first fewweeks of August, but there are still plenty of goodproperties available in June, mid-July, and lateAugust. As has become the norm, there are still alot of last minute calls for one and two-weekrentals. Also, in some cases the owners have got-ten more accommodating in terms of allowing apet and occasionally in adjusting open rentaldates to better suit a tenant’s schedule.

What kind of properties is selling now? There are really two markets right now on

Nantucket and each are trending in differentways. For lack of a better term, the more local

neighborhood market has yet to stabilize, whereas the traditional second home neighbor-hoods have probably just turned the corner.Regardless, properties that come to market wellpriced or that have been reduced to a good offerprice over time stand the best chance of sellingmore rapidly. Good finished product and themore turnkey properties are in demand. It’snotable that the bulk of the sales in the past yearwere either properties priced under $1.5 million orthe very high-end properties in prime oftenwaterfront locations. The best property or two inevery other price range was also being cherrypicked by buyers. It’s notable that in the last 4months or so that a lot of the market interest hasfocused on properties between $1.5 million andhigh $2 million or even low $3 million. The bankshave also started being more realistic in pricingtheir re-sales and listening to short sale offers sothey are starting to move now as well. The cashbuyer and qualified buyers with previouslyapproved financing are still definitely in the dri-ver’s seat so to speak; but also recently many banksare starting to lend more easily on residentialproperty, and the rates are still historically low.

What neighborhoods do you think areundervalued now? What neighborhoodsdo you think best retain its/their valueover time?

I’m not sure that any one neighborhood isparticularly undervalued at present (unlikeperhaps Tom Nevers was in the S & L crisis 20years ago), but there does seem to be goodopportunities still in many areas of the islandand in many different price segments of themarket. There is a lot of inventory in certainareas so that could present a good opportunityfor a buyer. Moreover, I think that there is aparticularly good opportunity in the localneighborhood and the “starter” summer homemarketplace. I believe that the areas with tra-ditional low inventory retain their value themost and are the most resilient in terms of aquick recovery. These areas usually have closeraccess to the water or are within easy distanceto desirable amenities. Cisco, Dionis,Monomoy; the Cliff, Brant Point, and primein-Town locations; Sconset village; and theestate areas in the east end of the island espe-cially fit this bill. Waterfront in most areas isusually a bankable commodity.

Are you seeing any movement in the saleof land from previous years?

The number of land transactions has definitelybeen rising. In 2008 and 2009 land sales wereespecially suppressed by the increasing inventoryof houses for sale, whereas in 2010 the number ofsales started to rise once again. If one includessales where the houses were moved off the lot orrazed, there were 46 land sales in 2010 as opposedto 35 in 2009 and 32 in 2008. Nothing like the100 plus sales in the mid-2000s boom years; butstill, as such, land sales in 2010 constituted around12% of the total market. Using the same criteria,in the first four months of 2011 there has been 10sales, plus there are 11 pending sales.Consequently, land sales made up 11% of the first4-month sales and constitute a whopping 23.4%of the total sales now pending! Indeed one mightsay that recently the patient buyer has beenrewarded by taking advantage of the outsized dropin land prices combined with a more competitivebuilding cost environment. There are even somespeculative builders that have cautiously comeback into the land market. For good future value,a prime focus should be on land in those betterareas with low housing inventory for sale now.
