An outdated 50,000-square-foot bottling facility was transformed into the new corporate offices for MEC². The renovations, completed in less than four months, included a new roof, a repositioned the entryway and a full complement of exterior and interior finishes. Mars Super Markets – Bel Air Merritt Construction Services
Delivered on-time and below cost, the Mars Super Markets project was a 45,000-square-foot renovation of an existing grocery store in Bel Air, MD. The project required replacing the concrete slab to accommodate the refrigeration and drainage requirements. The framing had to be carefully planned in order to accommodate the prefabricated insulated panels. Structural modifications had to be made for the HVAC and refrigeration equipment, and electrical and gas services.
Emerson Corporate Commons is part of a 570-acre master planned community and is surrounded by 215 acres of permanent open space. The park is located at the intersection of I-95 and the park’s dedicated ramp, off Route 216. Consisting of seven class A office buildings, from 60,000 sf to 164,000 sf, Emerson totals over 900,000 square feet of multi-story office product.

Four years ago, Caves Valley Partners assembled a design/build team of Brasher Design Architects and Chesapeake Contracting Group, to transform the abandoned One Investment Place into Towson City Center. The building was completed gutted to its frame and an all-glass curtain wall façade and common areas were installed. It is now a 100% leased modern high rise with a LEED “Silver” certification. The building is home to tenants such as Towson University College of Health Professionals, Towson University WTMD Radio station, Mile One Corporate Headquarters, Caves Valley Corporate offices and other corporate tenants.

BCP Investors, the development entity for the project, is a partnership between local developers Mark Sapperstein of 28 Walker Development, Doug Schmidt and Neil Tucker of Chesapeake Real Estate Group and David Strouse ofBirchwood Capital Partners. As a partnership, the developers were able to leverage their strengths in leasing, design, development and financing to transform a former oil refinery into a vibrant urban shopping destination.

This sale transaction represents the single largest distribution warehouse sale in Maryland by square footage — nearly 1.2 million square feet and it’s a great success story of the I-95 North industrial market for Weeks Robinson, the seller. Bought as a vacant 600,000-square-foot warehouse during the Great Recession, Weeks Robinson saw the promise of the asset, and consequently leased it to Restoration Hardware and doubled the size of the property, which has provided hundreds of jobs for Cecil County.

The single-story 24,480-square-foot 100-percent leased office building has achieved LEED Gold certification for its energy-friendly features including: high-efficiency HVAC units, a state-of-the-art storm water management system, low-VOC paint and adhesives, energy efficient motion sensor light fixtures, and dual flush and waterless plumbing fixtures to conserve water.

AJBP6 is a LEED Gold certified office building that was constructed with a great deal of environmental considerations. Tilt Wall construction, like any system, technique or component of the construction process is ever only a piece of a larger set of considerations. For its part Tilt Wall is a site performed method and thus, unlike its cousin precast construction, requires no truck trips to move the finished product to site thus reducing embodied energy and fossil fuel consumption. Resource planning can result in higher use of local materials for forming and working the concrete as well as potential reduction of land fill trips and waste.

Social Security Administration is a 538,000 rentable square foot, Class A development in Baltimore City. Adjacent to the Reisterstown Plaza Metro station and near the Social Security Administration’s Headquarters in Woodlawn, MD, the project will be 100% leased to the SSA for a 20-year lease term. The project consists of two office towers joined together by a 7-story glass atrium.
The Shops at Canton Crossing delivered 325,000 square feet of retail space in less than 14 months from the construction start date. Formerly an industrial site, the buildings adhere to the City’s Green Building Code and were designed to fit with their surroundings. National retailers such as Target and DSW are complimented by local operators, such as Mission BBQ offering a wide-range of goods and services to the growing business and residential population of Canton, and beyond.
St. John Properties is proud to have constructed more LEED-certified buildings than any other developer in Maryland. Twenty-one St. John Properties buildings totaling over 1 million square feet of space have earned LEED certification from the USGBC. The buildings, which have all been constructed in Maryland since 2009, are contained in five different counties, with 20 of the 21 the projects having earned either Gold or Silver certification.

St. John Properties has long been recognized as a leader in the R&D/flex market, but it has taken it to a new level by constructing LEED-certified flex buildings. The company's new building at 5965 Exchange Drive in Eldersburg is LEED-registered, and features white TPO roofing membrane, double pane insulated glass with low-e and argon filled cavities, and many more features that reflect a focus on sustainable building.

This sale transaction represents a large scale office and retail sale in Towson, and one of the few sales by St. John Properties in recent history. Its purchase by Greenfield Partners represents an opportunity to increase occupancy and refresh the property's standing as one of the best suburban office parks in the greater Towson area.

Merritt’s Schilling Green II project transformed an outdated warehouse site into a 126,000-square-foot showcase for sustainable commercial real estate development. Designed to adhere to the park’s general aesthetic and achieve a LEED Platinum designation, special attention was paid to resource conservation, air quality and energy efficiency. Anchored by lead tenant, EA Engineering who occupies approximately 50%, the building has proven to be a financial success, even in a down-market.
Heath Design Group redesigned this 42,000-square-foot warehouse building to include offices, an indoor athletic training center and warehouse space. Selective demolition was required to provide ADA compliant access and upgrades to the roof and the exterior envelope were also necessary to reimage the building per the owner’s requirements and result in very low energy usage throughout the complex.

This bright 240,000-square-foot facility reflects a team-driven response to the needs of an international manufacturing company, specializing in the manufacturing of mass transit components. Knorr Brake Company, LLC and its parent, Knorr-Bremse Group of Munich, Germany, assembled a team to create a unique facility, addressing every facet of an environmentally conscious and efficiency-driven occupant.
David Strouse of Birchwood Capital Partners obtained and negotiated financing for the project, which cost in excess of $105 million. BCP Investors envisioned an urban shopping destination that would cater to the surrounding community. With the use of a mixture of materials including glass, corrugated metal paneling and brick, Brown Craig Turner Architect Firm was able achieve an aesthetic contemporary design to compliment the center’s urban setting. This project has won already tonight. To date the 325,000 square foot shopping center is 99% leased.

The Towson City Center is another repeat winner tonight. The redevelopment plan called for a complete overhaul of the existing building by reusing the structure, while replacing all of the building systems and the entire building skin, to create what is effectively a brand new building. The project was completed in late July and is currently on target to receive LEED-Silver.
