Th e latest REIQ fi gures were released at the beginning of the week and the results show signs of a healthy bounce back for both the state and the Sunshine Coast property markets. Th e quarterly fi gures indicate a 3.4 per cent growth in the median house price over the last quarter, lift ing the Coast’s median house price to $460,000. Although the prices aren’t quite up to last year’s fi gures, they are a confi dent nod to the recovery of the market, with noted interest in the Coast’s hinterland areas such as Palmwoods and Maleny, which boasts a 16.9 per cent increase in median house prices over the last quarter. While the tree change appears to be luring buyers, it’s Caloundra that is getting all the attention of late. As our cover story on page six shows, the southern part of the Coast is undergoing a bit of a facelift , and is drawing a lot of interest from buyers with the revamp of the esplanade along Bulcock Beach. Look out Mooloolaba and Noosa, Caloundra is stepping it up.

Caloundra’s beachfront CBD has had a makeover that adds a contemporary edge to the precinct without challenging its beloved humble heart.

A new scene

The southern entrance to the Sunshine Coast has shrugged off its reputation of being a bit tired and old-fashioned, and is now ready to

give Noosa and Mooloolaba a run for their money when it comes to pedestrian-friendly, social hubs where lifestyle meets amenity. And much of this is due to the opening of Th e Waterfront boardwalk precinct at Bulcock Beach, the latest addition to its ongoing image makeover.

Bulcock, has been popular since holidaymakers, mainly from Brisbane, fi rst began staying in slung-together beach houses and blocks of fl ats along the esplanade. Th ose old fl ats have gradually been replaced by fi rst-class accommodation apartments as the popularity of central Caloundra grew.

And why wouldn’t it? Bulcock Beach, part of the Sunshine Coast coastal path from Diamond Head to Noosa, not only has some of the best views around, but also a patrolled beach and shady picnic and barbecue facilities. It also happens to be an environmental resource as part of the Moreton

Bay Marine Park, and a designated conservation area for the protection of migratory wader birds.

Th ese days, it is also a premier leisure hub.Th e $8.5 million refurbishment of the Bulcock

Beach waterfront, which offi cially opened on December 6, has been picked up by local traders, who have branded their new play space “Th e Waterfront – Caloundra’s Boardwalk”.

A joint project of the Sunshine Coast Regional Council and the fi ft h largest infrastructure project in the State Government’s Q150 program, the foreshore redevelopment has been billed as a “one in 40-year” facelift .

Work started in April and was completed right on time, earlier this month.

Extending about 250 metres along Bulcock Beach from La Promenade apartments to Minchinton Street intersections, it includes a boardwalk that extends out over the water, paths, seating and landscaping.

Further stages of the redevelopment will ultimately extend the boardwalk from Tay Avenue to Happy Valley.

“Th ere was a boardwalk there, but it desperately needed to be upgraded,” says the council’s major projects and contract manager Steve Pollard.

“Much of the funding has been spent on infrastructure, which was worn out. Th e old revetment walls were collapsing and had to be replaced and there was a lot of work underground as the boardwalk is out over the water.”

Community consultation delivered a clear message that it was important to retain the fi shing village atmosphere, which the area has historically enjoyed and that, says Steve, was achieved through the use of timber.

“As well as widening the original boardwalk we also separated pedestrians and cyclists from those wanting to go fi shing by lowering an area of the boardwalk for them,” he says. “Basically we cleaned out and replaced what was there but kept the vibe.”

Th e boardwalk also protects the Norfolk pines, which are synonymous with the area and have been heritage-listed to keep them that way. A timber-decked area protects the root system and doubles as seating.

“We have also removed the big drain away from the swimming area which has greatly improved the beach,” Steve says. “We have modernised without changing the good feel of the place.”

was made to ensure the stunning panorama – across the waters of Pumicestone Passage to the northern tip of Bribie Island and west to the Glass House Mountains towering in the distance – remained unobstructed.

Anticipating how popular the precinct will be with both locals and tourists, and determined to take advantage of their new foreshore, traders have got together to form a tightly knit group to pro-actively market the precinct.

Th ey say they want everyone to know that they are open for business and have come up with Th e Waterfront logo that they believe embodies “the vitality of the new Bulcock Beach waterfront and the neighbourhood’s regeneration”.

Spokesman Bill Darby, who is also director of the new Rumba Resort and Spa opposite, says the whole precinct is pedestrian friendly and there will

be 11 food and beverage outlets along the strip.“It will be a food and dining destination,” he says.

“We have all realised that unlike any other esplanade on the Sunshine Coast, we will all have great water views and very little between us and the boardwalk and the beach.

“Visitors will have real access to everything and will be part of the whole waterfront experience.”

Rumba is making a signifi cant contribution to the leisure opportunities. It has plenty of underground parking for customers of its dining precinct, which includes Coff ee Club, La Dolce Vita, Hog’s Breath and Penefathings, an English-style pub, as well as a convenience store.

It’s possible to sit and watch the ships head into the port of Brisbane while sipping a cappuccino or tuning into a Sunday aft ernoon jazz session.

“Th e whole area is more pedestrian friendly and having the boardwalk cantilevered out over Pumicestone Passage gives a much broader pedestrian promenade,” Bill says. “Traders have suff ered while the work was being done but we were patient and the outcome makes it hugely worthwhile.”

Bill adds that Caloundra’s time has now come.“Th e Sunshine Coast region is constantly evolving

and this is the next stage of high-quality leisure activity for both tourists and locals. We are the new kid on the block as far as attractive and a signifi cant dining and leisure destination goes. Bulcock Beach is close to both the water and Caloundra’s CBD beach. It is quite a renaissance for Bulcock [Beach].”

storey limit along the waterfront rising to 10 storeys in Bulcock Street behind, and the through street is narrow enough to discourage large amounts of traffi c.

From the beach, the view is unimpeded by high-rise towers but remains a pleasant mix of unassuming humble buildings along the foreshore.

Development style has also worked in well with the environment, enhancing opportunity rather than detracting from amenity and making it possible for more people to enjoy the area.

Rumba Resort and Spa, which opened in August, comprises 72 strata-titled one-, two- and three-bedroom apartments and has on-site management for holiday rentals. It also has all the trappings expected of a fi ve-star resort. Th ere’s a heated lap pool, a large lagoon pool and a spa, as well as a conference centre fi tted with state-of-the-art electronics. It serves equally as a wedding and business function centre, with the bonus of having premium accommodation attached.

Rumba has also found a niche with its poolside bar, where locals are dropping in for aft er-work or pre-dinner drinks before wandering through the resort to the beachfront cafes and restaurants at street level.

Bill says occupancy has far exceeded expectations since opening three months ago. “A lot of nights we are fully booked and the average since opening has been 78 per cent occupancy,” he says. “We expected 50 per cent, so this refl ects the success of this beautiful place on the beach.”

Nearby Monaco, which opens soon, is made up of 89 one-, two- and three-bedroom apartments and is a product of developers Ford and Rockliff , which has been responsible for most of the prominent residential and investment property apartments in Caloundra since 1985.

Th e company has a portfolio of more than 500 apartments, including the Renaissance and Medici at Golden Beach and the Waterford at Leeding Terrace in central Caloundra, and now Monaco which was offi cially completed this week at Bulcock Beach.

Like Rumba, potential has been quickly identifi ed, with more than 50 per cent sold off the plan. It’s an impressive result, given that many investors are only just coming back to the market aft er the recent economic crisis.

Marketing began in 2007 and more than half were sold when construction started last year. Th e fi rst residents will be settled before Christmas.

Company spokesman John Birse says Monaco is a rare opportunity to live in the centre of town – the entry is from Otranto Avenue – while being beside a beach.

Like Rumba, the $65 million Monaco is a mix of residential apartments, all of them have balconies that take in the spectacular views, and commercial space, including the Shingle Inn and Beach Bakery.

“Th ere is a lot of history in this area,” Bill says. “Th e Caloundra Chamber of Commerce is moving its Christmas twilight markets from Kings Beach to Th e Waterfront Boardwalk and next year, we will look at providing entertainment as part of the Caloundra Music Festival here as well.

“Th e traders, who have formed an association as a committee within the chamber, are also planning a regular calendar of events. We plan to take full advantage of the amenity of this area.”

On average Australia has the largest homes in the world, but it’s Brunei that takes the cake.

Recent CommSec research has indicated that, on average, Australians occupy the largest

homes in the world. But if we have the have the largest house on average, where exactly is the world’s largest residential home? Apparently it’s in Brunei. Th e world’s largest residence of any type is the Istana Nurul Iman palace, the offi cial residence of the Sultan of Brunei. It has an area of 2,152,782 square feet (which equates to approximately 200,000m2) and boasts 1788 rooms and 257 bathrooms. As well as being home to the Sultan and his family, the palace is used for all State functions and is opened to the public once a year.

One of the world’s largest private

homes is currently under construction in Mumbai, India. Named Antilia, the residence is expected to be completed soon and will be home to billionaire Indian engineer and businessman Mukesh Ambani and his family. Although little information has been offi cially released, Antilia will reportedly be the world’s most expensive home as well, with a rumoured cost of nearly US$2 billion.

According to Forbes magazine the home, which was designed by Perkins and Will and Hirsch Bedner and Associates, will be 173 metres tall, will have 27 fl oors and will feature six storeys of car parking, a ballroom, movie theatre, wine room, yoga studio, and a cool room

which is a cold chamber with man-made snow fl urries so guests can escape the Mumbai heat.

Th ere will also be a four-storey sky garden, and the home will have the largest living wall in the world, spanning the entire height of the building. Th e shape of the building is reportedly based on Vastu Shastra, a traditional Hindu system of design, and the Ambani family have requested that the interior be distinctly Indian, with most of the materials and labour being sourced from India.

Antilia is so expensive because each fl oor has a unique plan, and according to the designers, the family has requested that diff erent materials and fi xtures be used on each level.

Latest fi gures refl ect growthThe latest data from the REIQ for the September quarter shows a healthy bounce back for property prices.

Queensland’s residential property market has regained most of the lost ground over the past year

according to the Real Estate Institute of Queensland’s (REIQ) latest data. Th e September quarter median house prices show property growth in most major regions across the state, with the median house prices on the Sunshine Coast up by 3.4 per cent to $460,000 over the September quarter.

REIQ Sunshine Coast zone chair Jean Hamer said these fi gures were characterised by a growing demand from up-graders. “First-home buyers stimulated the market through the year and in the September quarter we saw a defi nite increase in the demand by second and third home buyers as they looked to properties in the $500,000 to $700,000 price bracket.”

Palms caravan park has evolved from a traditional caravan park

to a re-locatable home estate and now an active lifestyle resort.

Th e former caravan site has been cleared and in its place is Sunstone Gardens, an upmarket manufactured home complex, designed for scaled-down couples and singles seeking a maintenance-free, relaxed lifestyle.

Because the site sits within the low-density residential precinct in the Maleny Town Plan, and because its permitted use is a “caravan and re-locatable home park” the use of the premises can include amenity buildings and recreation and entertainment facilities which cater exclusively for the occupants of the premises.

Buying into Sunstone Gardens is a little diff erent than most other gated

residential community estates. While a handful are freehold with a body corporate managing the communal areas, and others are fully leasehold. Th is means that Sunstone Gardens’ residents own their villas outright while renting the site. Th e rent in this instance includes all costs of running the grounds and facilities and also includes council rates and charges. Th ere are no body corporate fees, nor does the purchaser pay land tax or stamp duty.

Because the site is rented, (even though the villa is owned) there is potential for those entitled to rent assistance under the Federal Governments Rent Assistance scheme, to substantially reduce their site rental.

It is impossible to tell from fi rst glance that these are technically, re-locatable houses. Th ey are modern, with the latest in fi xtures and fi ttings,

including ducted air-conditioning, polished timber fl ooring, stone bench tops, and the latest in kitchen technology.

Th e houses front Macadamia Drive, and are walking distance from down-town Maleny. At the moment most of Sunstone Gardens is still under construction but already a handful of the proposed 139 freestanding, two- and three-bedroom villas are complete and occupied. Th e whole site takes up 5.66 ha (14 acres) and overlooks the town of Maleny.

It has all of the facilities of an upmarket resort, but is in fact a permanent home site, a small village, within the village of Maleny.

Over the past decade there has been an increase in gated communities, which have been popular in North America for some time. Th ey off er security, and most importantly, a maintenance-free lifestyle as all the communal gardens and facilities are maintained by onsite professionals.

Marketed as on over-50s residential resort, this is a clever and aff ordable way to enjoy a hinterland tree change on the Coast without the big costs and high maintenance. Residents can buy (or sell) their villa through the onsite sales offi ce or through a local real estate agent.

The world’s retail marketsA recent global assessment of retail markets listed three Australian cities in the top 20.

Brisbane, Sydney and Melbourne are ranked among the 20 most expensive retail markets in the

world according to a new CB Richard Ellis (CBRE) report released on December 7. CBRE’s latest Global Marketview on the retail sector shows that despite a 20 per cent rental decline over the past 12 months, New York continues to be the most expensive retail market in the world. Sydney moved up the global rankings this year to seventh position, with Brisbane in ninth place and Melbourne ranked twelft h. Auckland – the only other Pacifi c market included in the survey was ranked 49th.

CBRE Global Research and Consulting Executive Director Kevin Stanley attributes Australia’s strong presence to a strengthening Australian dollar, given that the global rankings were calculated on a US dollar basis. However, despite currency movements, Kevin said prime CBD retail rents in Australia had remained relatively stable – and even increased in some

markets – over the past 12 months. He said the result was particularly strong given the “signifi cant amount of trauma” that had occurred in Melbourne and Sydney as a result of redevelopment activity, which had resulted in temporary relocations and tenant closures.

“When these new centres in the Melbourne and Sydney CBD’s are completed, there’s expected to be a boost to destination retailing and probably an increase in rents as well,” Kevin said. He also added that the low interest rates and the Federal government’s cash handouts helped keep Australia’s CBD retail markets going over the past 12 months. The trick to creating a lavish bathroom is to create a stylish look with optimum functionality, and

On the benchIf you love the look of stone but don’t want to part with the cash, acrylic may be worth considering.

With a bit of love you can bring a clawfoot tub back to life.

Stone is predominantly the benchtop of choice when creating a gourmet kitchen in the home.

But aft er dominating the scene for the past couple of decade, stone benchtops fi nally have a rival – solid acrylic.

Solid acrylic is a non-porous surface material that suits both vertical and horizontal applications. It off ers a seamless and consistent fi nish from the fl oor to the benchtop.

With acrylic, there’s no need to confuse the look with multiple materials – edge treatments, inlays, sink mountings and splashbacks can all have the same surface. Because the surface is completely seamless, it is hygienic and easy to keep clean.

If you’re a fan of stone, but not the

Antique claw-foot baths are a great way to add that shabby chic look to a contemporary bathroom, and

restoring them is not as diffi cult as you may fi rst think. Quite oft en, claw-foot tubs have been used, abused and abandoned, fi nding their way into a junkyard, paddock or shed where they are left to rust and perish. But with a bit of imagination, breathing life into these tubs can result in a talking-piece feature in the bathroom. Depending on the state of your claw-foot tub, you may need to use the services of a professional during the restoration process, but a lot of preparation work can be done yourself.

Cleaning is the fi rst major step that must be done when restoring an antique claw-foot tub. You’ll need a strong cleanser from the hardware store to cut through the grime and dirt. If the inside of the tub is in OK condition and doesn’t need any porcelain repair, than that’s a huge plus. When it comes to the outside of the tub, depending on the rust and build up of grime, you may need to hire a sandblaster or get a professional to sandblast the outside down to the original iron. However if the tub is in moderate condition, you may be able to tackle the outside and the feet using an industrial sander with an appropriate grinding pad. Remember that quite oft en, the paint used on these old tubs contain lead, so be sure to wear appropriate ventilation masks.

Advanced polymer resins make them impervious to stains and scratches and chips are easy to fi x. However, they do require some maintenance. Matte fi nishes and lighter colours require an average level of maintenance, while dark colours and gloss fi nish requires more care.

Imitate the look of stone by opting for the faux-stone fi nishes. Acrylic allows you to combine diff erent colours and patterns onto one seamless surface.

If the inside of the tub is badly chipped, stained and rusted, it’s best to get a professional to apply a new coat of porcelain. You can buy porcelain-based products that are simply poured into the tub and allowed to harden, but a professional will be able to best complete the look by using high-build coatings and special fi llers.

Once the inside of the tub is taken care of and the outside of the tub has been prepared, it’s time to paint the outside. Once you’ve chosen the look you want and applied the paint, be sure to add a coat of sealant so splashes don’t ruin the fi nish. If you don’t want a painted look on the outside, a professional can create a glossy, glass-like fi nish on the outside to match the inside. Th e feet are an important part of the whole process and can be quite costly. If they are in bad condition, they can be resurfaced, plated with nickel and resurfaced with a baked epoxy gold or chrome-like fi nish. If your

tub is missing a foot, copies can usually be remade provided the retaining slots

on the tub are still intact.

AFP Excavations and Demolition was established by Ian Michael in Maroochydore back in 1981, just as the

Sunshine Coast started to boom. High-rises along the Esplanade and foreshore began popping up and builders had to wait weeks for earth-moving machinery to excavate, clean their sites and dig footings.

Almost 30 years on, Ian is working on those same buildings as his business digressed into demolition. Ian is now demolishing many of the buildings he worked on in those early days.
