Th e team at My Property Preview is still grinning from the big win we had last week. We can now offi cially call ourselves an award-winning publication. One of Julie Gatehouse’s fabulous cover stories, as featured in MPP during 2009, picked up a gong at the annual Real Estate Institute of Queensland’s annual awards for excellence in Brisbane last Friday. Th e win was for Best Real Estate Report, 2009. It was a tough category and we beat some heavy competition including Th e Courier Mail and Channel 10, which made the win all the more humbling yet hugely rewarding. It was just another feather in the cap for Julie, who just fi nished launching her fi rst book of memoirs about local icon Steve Irwin. Th ey say that winners are grinners and I can certainly tell you that we are all smiling here in the MPP offi ce.

OOPS.This goes out to all of those readers with an eye for detail who picked up the typo in our feature on Buderim land last week. As correctly mentioned a number of times throughout the magazine, the land on top of Buderim sold to the council for $8.75 million, however, one of the pull quotes in the story said it sold for $85 million (we all know Buderim is special, but not that special!). Quite a large difference! Apologies to those who were attentive enough to notice and were wrongly informed, and to the council, which probably received an abundance of phone calls from locals querying the price – just like we did.

If you’re one of the many Coast home owners who have no mortgage, you may be living on a lot of untapped equity. But what is equity and how should it be used? MPP investigates.

It’s been a good 12 months for Australia’s mortgagees. Interest rates dipped to record lows in the wake of the global fi nancial

crisis (the offi cial cash rate, set by the Reserve Bank of Australia, bottomed at three per cent in April last year), and while rates are heading up again now, they are rising slowly and will take months, perhaps even years, to reach levels home owners got used to at the beginning of the decade.

It’s easy to forget, though, with all of the talk of interest rates, that many home owners are unaff ected by the Reserve Bank’s monthly reassessment of the offi cial cash rate. According to the 2006 Census, which is complied by the Australian Bureau of Statistics, a huge 34.2 per cent of Sunshine Coast home owners have no mortgage. Th ey don’t watch the newsin anticipation of rate rises. Th ey have no monthly repayments, no debt on their home.

Excluding renters and other tenured types of properties, 62.9 per cent of Sunshine Coast home owners either fully own their home or are paying it off . More than half of these home owners are debt free. More home owners on the Sunshine Coast own their home outright than owners in Queensland and Australia as a whole (30.4 per cent of Queenslanders and 32.6 per cent of Australians enjoy the same level of fi nancial freedom).

And with outright home ownership comes one very coveted fi nancial advantage – equity. SunshineCoasters who no longer pay off a mortgage are living not just in a debt-free home, but in an

mortgage and as the property value appreciates. In economics, home equity is sometimes called real property value.

So, what should you do with the equity in your home?

While you could just sit back and enjoy a debt-free life, you can access this equity by borrowing money against your home. While this means taking out another mortgage – and therefore giving up your debt-free existence – if you use the money to buy more property or other investments, you are increasing your assets and potentially giving yourself an extra income. If you do decide to access your equity, it is strongly advised that you don’t use the money for purposes other than investment or consolidation of other debts you may have accumulated. Th e rule of thumb is to use the cash only for investment purposes.

Darren Steinhardt is from Infocus, a national fi nancial planning business. In relation to building up an investment portfolio, Darren says, “I would always suggest that clients take a diversifi ed approach to investment. Th is process starts with a fi nancial plan that considers the client’s needs, what they are hoping to achieve in the longer term and what resources they have to meet these goals. Typically this will result in an investment portfolio that contains property, together with shares, fi xed interest and even cash investments.”

While there are many types of loans available to investors wishing to access their home equity, Darren’s advice is simple. “It depends on circumstances, but as a general

rule those with additional capital should repay non-deductible debt, investment loans should therefore be interest only.”

Equity loans are most commonly off ered as a line of credit loan. Th is allows you to withdraw funds up to a set limit at any time. You may be able to draw the initial equity loan either as a lump sum or in stages as stipulated by your lender, but you are not obliged to draw out and use all this money. However, should you experience times of fi nancial stress, through a job loss or other unforeseen event, you will have access to funds that you can draw on to cover your debts and living expenses.

Generally, a line of credit is an interest-only loan. Interest rates for these types of loans are usually higher than for standard variable home loans.

Th e lending rules for equity loans are similar to other home loans. Brenden Brial is the owner/manager of the Bank of Queensland Mooloolaba. “Equity loans are subject to the same lending criteria as any other home loan,” he says. “On a standard residential property and without mortgage insurance, a bank will lend

up to 80 per cent of the value of your property. Most banks today will want to see that the total of your loans can be repaid on a principle and interest basis over a 30-year term at an interest rate around two per cent above the current variable rates.

“If using this equity to purchase an investment property, we can take into account the rental income generated from the purchase. It is more diffi cult to rely on income from other types of investments. In this case we would need to be sure the customer could repay the debt with no reliance at all on the investment income.”

Th ose who are still making mortgage repayments (28.7 per cent of Sunshine Coast home owners), still have some equity in their homes, and that amount depends on how much they owe to their home loan provider and the value of their property. Th anks to a steady increase in property prices over the past 10 years, many home owners still have access to a substantial amount of equity,

even if they haven’t yet paid off their loan in full.

Home equity is the market value of a home owner’s unencumbered interest in

their real property – that is, the diff erence between the

home’s fair market value and the outstanding balance of debts on the

accountants advises potential investors to educate themselves about the fi nancial implications before using their equity to invest. “Before using the equity in their home, a prospective investor should take into account their income and how safe that income is, their age and years until retirement, and their risk profi le should the investment turn negative – for whatever reason,” he says.

MPP asked Darren, Ian and Brenden for their advice on a simple scenario.

Back in 1996, John and Mary purchased a home for $142,000 (the median house price for that year). Over the past 14 years, the couple has worked hard to pay off the loan and has just $50,000 left to repay. Th ey are both in their mid-50s so have a few years of work ahead of them. John and Mary’s home is now worth $450,000, providing them with access to a substantial amount of equity. Should they access this equity?

Darren says, “Congratulations John and Mary for making a sound investment – a return of 8.6 per cent per annum. Given that most people will need at least half a million dollars to fund a reasonable retirement (the average superannuation balance in Australia today is a little over $67,000), John and Mary have got some work to do. It is unlikely regular savings will be suffi cient to fund the shortfall so there is defi nitely a case to borrow funds to invest. Seeking professional advice would be my fi rst recommendation.”

Ian is cautious about Mary and John using their equity, given the couple’s age and impending retirement. He advises they do their research so they don’t drain the equity in the roof over their heads, should the outgoings on the investment property rise while they’re in their retirement.

How much do the experts suggest John and Mary borrow? “As a general rule, lenders will advance funds up to 80 per cent of the value of the home in total,” Ian says. “Hence if accessing the equity in the home then the existing mortgage plus additional funds drawn down in the new loan should not exceed 80 per cent of the value of the house.”

Our banker agrees. “Eighty per cent of $450,000 is $360,000, less their home loan of $50,000,” says Brenden. “Th is gives them accessible equity of $310,000 conditional upon their ability to repay the loan under their bank’s policy guidelines.”

Darren advises his clients to commit to no more than 70 per cent of their income on everyday costs and expenses. “Some of the most successful people I know tend to ensure their day-to-day expenses never exceed around 70 per cent of their income,” he says. “Th is includes the weekly shopping, car repayments and the home loan. Of the remaining income, 10 per cent should be directed to the early repayment of debt, 10 per cent towards their future, and 10 per cent on having some fun.”

What type of loan would Brenden suggest for John and Mary? “A line of credit loan,” he says. “It would be prudent to have any income generated from the investment directed to the investment line of credit and continue to pay down their home loan as quickly as possible. If John and Mary used the full $310,000 at the current variable rate, they could expect to pay approximately $1592 per month. Remember, they will pay interest only on what is owing and the only requirement with most lines of credit is that the balance remain under the limit [in this instance $310,000] at all times.”

Our experts all stress that home owners should consult their fi nancial advisor, accountant and home loan provider to discuss all the options available and ensure they are making the right decisions for their circumstances.

If you lock into a fi xed-rate loan for a set period, you won’t benefi t if interest rates are cut, but if offi cial rates rise, yours will not. Generally, fi xed interest rates are higher than variable rates – this is the price you pay for knowing exactly what your payment is each month.

Fixed-rate home loans off er the security of a regular repayment amount, but they are for the fi xed term, usually one to fi ve years. So, if interest rates drop, your repayments will remain the same. But if rates go up, you’ll benefi t as your repayments will stay put. Remember, though, that fi xed-term loans usually charge an early termination fee or administration charge if you pay out the loan earlier than the agreed period.

Most standard variable loans feature the option to accelerate your payments. Th ey also off er additional features such as off set, redraw, split-loan capacity, variable repayment schedules and portability. But variable-rate loans are subject to market forces. If rates go up, so does the amount you repay. Some variable loans don’t allow extra payments to be made on top of the minimum payments – be sure to choose the right one for you.

Many home buyers opt for a split-loan arrangement – with part of the mortgage fi xed and part variable. You can hedge your bets with a split variable/fi xed loan. You get the advantage of early repayments, redraw and mortgage off set, without exposing your entire loan to fl uctuations in interest rates. Remember that if you exit your loan early, penalties will still apply to the fi xed portion of the loan.

Don’t select a provider and loan based on interest rates alone. Ask yourself, do I want to be able to pay off the loan sooner without penalty? Is a redraw facility essential? What about split-loan options? Off set accounts? Loyalty discounts? Do your homework.

Make sure you know all of the conditions, fees and charges associated with the fi xed and/or variable loan you’re considering. Th ere are lots of them and they vary depending on the type of loan and the lender.

Whether you’re looking for a variable or fi xed loan, shop around. Take time to look at mortgage comparison websites such as www.cannex.com.au, and speak with providers about their loan options and features.

A milestone at the time, seven years later this is no longer unusual.

Th e incoming property owners with a million-plus to spend are most oft en farmers no longer subject to the vagaries of the weather to eke out a living on the land, but cashed up and now looking for a lifestyle that doesn’t include getting up at 4am to milk the cows.

David says, “Many million-dollar purchases are made by families who have sold up their farming and grazing property of hundreds of acres to move closer to town on smaller 50- to 70-acre lots. Th ey still like to run a bit of cattle.”

Land prices in the region are increasing – reportedly by more than 12 per cent last year – as acreage properties become harder to fi nd.

“People are buying property at today’s prices with the intention of moving up to the hinterland permanently down the track,” David says.

“In the meantime, they use them as their holiday place or their weekender.

“We have two properties currently listed at just under $3 million. Maleny is certainly changing.”

Matthew Guillemet is from SCR Property and sells in the area from Beerburrum to Eudlo. He says the Mooloolah Valley has been presenting million-dollar properties for the past 20 years.

“In the hinterland areas, most of the value is in the land and the infrastructure. You might have a million-dollar property with a house on it worth $250,000.

Matthew says there is a rule of thumb when it comes to million-dollar-plus properties in the rural hinterland regions and they fall into four categories.

“Th ere are the bed and breakfast accommodation facilities, and properties with some commercial value.

“Th en some big acreages where the value is in the land rather than the house. Th ere are some big houses on smaller sites of about 10 acres, with a swimming pool and shedding and other infrastructure, which increases the value.”

“Along the railway towns from Glass House to Mooloolah, properties with equestrian facilities have always bought a high price. Again, this is most oft en because of the infrastructure that comes with stables, fencing, irrigation, water collection and

storage, and sewage-treatment facilities.“Th en there are always the properties

with the ‘million-dollar view’. We had a vacant 11-acre block with some spectacular 360-degree views that was on the market for $1.5 million,” Matthew says.

To emphasise the land value in the hinterland, Matthew points to his agency, which has a 90-acre site listed for $1.6 million.

“No house on it, just land, but it has subdivision potential,” he says.

And Matthew is seeing an emerging luxury market in the hinterland. “Th is is becoming a chic area.

“A lot of people still working in Brisbane are moving here, because they can commute to work easily, without the hassles of traffi c, and come home to enjoy the peaceful lifestyle the Sunshine Coast hinterland has to off er.

“Th ese are upper management executives and they are seeking million-dollar properties. We are seeing a bit of the ‘Mc-Mansion’ trend, but more along the lines of architect-designed, relatively plain homes rather than the executive or beach-style residences.

“We are also seeing the inclusion of granny fl ats in the new luxury properties being built here.”

“Outside, they tend to be modest and not too fl ashy. But inside, the homes are luxury-plus with granite benchtops, ensuites, spa baths, lovely Italian gloss tiles and more.

“When it comes to million-dollar-plus hinterland properties, it pays to remember the house is not necessarily representative of the total value – it is usually just a portion, with the majority of the value in the land, “says Matthew.

Spread it: Put a layer of the paving sand on top of the compacted road base and use a creed rail or suitable rigid straightedge to bring the paving sand to the desired height. Make sure the area has a slight fall away from adjoining buildings.

Craving to pave

Pave it: You are now ready to pave. Start paving from a front or leading edge as you want to use full pavers along the most visible edges, with joins or cuts along the least noticeable area. Use a non-marking rubber mallet to tap the paver into place.

Cut it: Use a brick saw or angle grinder with a diamond-tipped blade to cut any pavers to fi t the area.

Top it: Once the pavers are in place, sweep the mortar or sand and cement mix over the top to fi ll in the gaps between pavers.

Whether you’re building a new house or renovating your current one, once the job is

done you will probably be left with a number of pesky bare patches of dirt. Ignore it at your peril – this dirt will eventually erode or end up inside your home, that is if it doesn’t become overrun with weeds. Th e easiest way to form ground cover is with lawn and there are basically three main ways you can establish it:

By seed: Th is is by far the cheapest way, but it takes a long time before lawns grown from seed become established.

With sprigs: Seedlings or sprigs can be planted at intervals, but again this takes time to network and establish.

With turf: Rolls of lawn can be laid at almost any time of the year and it is quite an easy job to do. Here are fi ve steps to laying turf:

Step 1 Th e fi rst thing is prepare the soil and eliminate all weeds from the area before the lawn is rolled. It is much easier to get rid of weeds in the early preparation stage before the lawn is fully established. If you are using a weed killer, be sure to spray at least two weeks before you start laying the turf.

Step 2Th e soil needs to be built up and completely level in order to eff ectively lay the turf and have it establish properly. An organic sandy mix is ideal, but pure washed river sand can also be used to build up the soil. Th e levelling stage requires a rake, a level and a whole lot of patience. Remember, though, that this is a crucial stage to getting a great-looking lawn that isn’t going to be bumpy. Turf is usually around 2.5 to three centimetres thick, so take this into account when placing it alongside paths or edging.

Ground workGot patches of dirt at your place? It’s time to join the turf club.

Before mowing: Test the grass to see if it can be lifted. If it can, it hasn’t had enough time to bond with the soil and mowing is likely to pull up the lawn and damage it. Wait until the roots have established in the soil below. The fi rst mow shouldn’t be too short. Just take the top off to encourage new growth.

Step 3 Apply a pre-planting organic fertiliser and spread evenly over the area. You are now ready to lay the turf. Be sure to get it down it as soon as it’s delivered. Lay the turf along the paths and edges fi rst, so that there are no small pieces that will dry out on the perimeter of the lawn. Press the ends and sides of each roll fi rmly against the adjoining one – the tighter the join, the better. Make sure the roll ends are not all level with each other – this could create a line in the fi nished lawn. Stagger the ends of the turf so they don’t align.

Step 4 Water is essential to getting a lawn to establish quickly and

maintain a good colour. Th e water also helps to settle in the lawn. It triggers the fertiliser and helps with the rolling. Once the lawn is laid it needs to be watered straight away and every day aft er for at least a week.

Step 5 Th e fi nal step is to roll. Rolling squeezes out any air pockets between the turf and the soil, and fi rms down the turf to create that essential bond between the roots of the grass and the soil.
