Dear Friends of Seabury,I’m amazed as I reflect back on 2015. It has been a whirlwind of activity and change but most significantly, it was a year of investment – in campus infrastructure, in community outreach and in the strength of Seabury, both today and for years to come. Our infrastructure investment included:
• PhaseAofourthree-phaserepositioningandexpansionstrategicplanisnearingcompletion.Thisphaseoftheprojectincludedcompleteredesignofthemainentranceandadministrativeoffices,expansionoftheCreativeArtsStudio,refurbishing ofthe4thand5thfloorcommons,anewsalon/spa,anew“pre-function”spaceandanexpandedkitchenandbistro;
• InstallationofemergencygeneratorsthatwillprovidefullpowertoSeaburyintheeventofapoweroutage;• NegotiationofanagreementwithGEtoinstalltwosolararraysatSeabury;• ExpansionoftheNorthGamingAreatoincludeapickleballcourtandexpandedparking.
Our community outreach investment included broadening Seabury’s participation in the local community through:• ParticipationintheChamberofCommerceGrubCrawl;• HostingtheBloomfieldRotary’sWineandBeerFestival;• ProvidingsponsorshipstotheConnecticutHistoricalSocietyandHartfordSymphony;• Repurposinghouseholdappliances,cabinetryandotheritemsthroughHabitatforHumanity’sRestoreinBloomfield;• Donatingindustrialkitchenequipmentandofficeequipmenttoothernot-for-profitsthroughLeadingAgeConnecticut.
SeaburycontinuestomaintainflourishingoccupancyacrosstheLevelsofLiving.Aswelooktowardthefuture,maintaining thislong-termstabilityanddesirablemarketpositionforSeaburyrequiresthethoughtfulplanningbeingdonetoday.Tothisend, we have focused efforts on:
• ExpansionofSeaburyAtHomeintotheNewHavenmarket,whichhasbroughtnewpartnershipstoenhanceservice andprogramofferings;
• ThepurchaseoflandinSimsburyatPowderForestforpossiblefuturedevelopmentasasecondcampus;• RobustpresalesofunitsintheSouthWing,the68-unitapartmentwinginPhaseBofourrepositioningandexpansion,
duetobreakgroundthisspring.Asofthiswriting,42unitswereunderqualifieddeposit.Clearlytheword‘whirlwind’isaproposfor2015.IwouldberemissifIdidnotoffermysincerestappreciationand gratitudetoouramazingresidents,staffandBoardfortheirsupport,patienceandparticipationduringSeabury’s transformation. Preparingtowritethis,myfifthandfinalannualreportasthePresidentoftheBoardofDirectors,Icannothelpbutreflect not only on the past year, but on my nine years as a member of the Seabury community. In 2007, the economy wasflourishingandsowasSeabury.AnewbuildingwasdesignedfortheBrown’sGreenhousepropertyandalongcametheGreatRecessionof2008,cancellingthoseplans.July2009broughttheEastWingfire,andinAugust2011ouronlyCEOtothattime,JohnMobley,passedandthenweallsufferedthroughtheOctobersnowstormof2011.Whilenoneofthese events were in any way welcome, they collectively displayed the strength and camaraderie of both the residents and staff. I truly believe that Seabury emerged as a stronger institution from these travails. In February 2012, Seabury brought onboardRickHeath,ourcurrentCEO.Withagraduallyimprovingeconomy,Seaburywasonceagaininapositiontocontinueitstraditionofbeingaforward-lookinginstitution.
Toprepareforthemuchneededimprovementstoourexistingfacilities,Rickputtogetherateamofoutside professionals and current staff that impressed the investor community so much that we were able to obtain financing at a very favorablerateandbringininvestorsthathadneverpreviouslyinvestedinseniorlivingcommunities.Thefirstphaseoftheseimprovementswillbecompletedsoon.ThefinancialsareontrackandtheadministrationandBoardareactivelyplanningonthestartofthenextphases.
TheBoardcontinuestobeconsciousofthefactthatSeaburyisafaith-basedinstitutionwithahistorydatingbackto1876.TheBoardisprimarilydedicatedtoourcurrentresidentsbybeingproperstewardsoftheinstitution’sassetsandfinances.ItfullyintendstoensurethatSeaburywillmaintainitshistoryofgrantingtheresidentsthehighestqualityoflifewhile also positioning itself for future success.
I retired from the board having served my time limit. I have been privileged and humbled to be a member of one of the mostcommittedboardsthatanyonecouldimagine.Itiswell-positionedtocontinuetoprovideexcellentgovernanceledbyitsnewpresident,GaleMattison.Additionally,myheartfeltthankstotheentirestaffofSeabury;theycontinuetoamazeme.Fornearlyeveryoneitisnotjustajob,butapassion.
AttheAnnualMeetingoftheMembersinNovember,werecognizedthemanycontributionsofthosedirectorswhowereleavingtheirpositions:TheRev.PaulBriggswhoresignedwhenhiswife,alsoanordainedpriest,tookacalltoaparishinNewJersey,andPriscillaVietswhoalsoresignedduetoanout-of-statemove.Wewelcomedthreenewboardmembers,Rev.GeorgeRoberts,Rev.Erl“Puck”PurnellandMarnieMueller,Ph.D.Theiradditionwillinsurethe continuedvibrancyandcommitmentofSeabury’sBoardofDirectors.

Once again in 2015, Seabury demonstrated its capacity to innovate, stay on the cutting edge of industry direction and enhance life for people who live here now and those who will be here in the coming years.
Workingwithoneeyeonthefuture,TheSeaburyAtHomeBoardofDirectorsandtheSeaburyCharitableFoundationannouncedthedevelopmentofajointLimitedLiabilityCorporation(SeaburyatPowderForest,LLC).ThisLLCwasformedtopurchase15acresoflandat200PowderForestDriveinSimsbury,Connecticut.Eachcorporationwillassumehalfthedebt,whichissimply the transfer of a cash investment to a land investment. It is important to emphasize that this land is for possible future development, which will not beactivelyinvestigateduntilPhasesBandCofSeabury’scurrentexpansion planarecompleted.ThispropertyprovidesSeaburytheopportunityto expanditsmissionintotheFarmingtonValleyandreducetheriskof outside competition in that market.
Seabury’sPhaseAoftherepositioningprojecthasremainedonscheduleandaddedorenhancedcommonspacesforourresidentstoenjoy.WhileourCulinaryDepartmentwastemporarilydisplaced,theyreturnedtotheirspace in December to find the bistro near double in size, with the addition of severalexcitingfeaturesincludingapizzaovenandafiredeckfor made-to-orderdelicacies.
AlsoenhancedwasHearthsideParlor,providinganupdatedsocialspaceformorningcoffeeandpre-dinnerdrinksforourresidents,whocanenjoy themselvesbothintheparlor,aswellasontheexpandedterracethatextends tosurroundtheMainDiningRoom.Additionally,residentswillbenefitfromtheexpanded,multipurpose“CreativeArtsStudio”aswellastherelocatedandrenovatedbank,mailboxes,andthenewsalon/spa.Thesalon/spaoffersafullmassagetherapysuiteandwillsoonofferafull-servicesalonexperience.While“ACutAbove”willremaininserviceforresidents,thenewsalon/spaspace will provide another stylish and convenient space for Seabury residents and memberstoenjoysalonservicesonthegroundlevel.
Lookingahead,PhaseBwillbringtheadditionoftheSouthWing. Withagroundbreakingceremonyandthestarttoconstructionplanned forSpring2016,theSouthWingwillbringwithit68newapartment homes, a satellite fitness center, and a new underground parking garage.
Additionally,thePhaseBexpansionincludesa225-seatchapel/auditoriumforevents and performances.
PhaseCwillincludetheexpansionofourHealthServicesareas,includingthe additionofaprimarycaresuite,anexpandedclinicandrehabarea,aswellasnewone-bedroomandtwo-bedroomassistedlivingapartmentsandskillednursingunits.
ThispastyearhasincludedgrowthbothofSeabury’scampus,aswellasits community.Residentsandstaffhaveseenthechangesgofromblueprintsonapagetonew,functionalspacebeforetheireyes.Thenewmainentrancewillboast a welcoming central lobby and inviting space for incoming visitors.
AmongsomeofthenewmembersofourcommunityareourSeaburyAtHomeNewHavenmembers.TheSeaburyAtHomeNewHavenprogram,launchedin2015,hastakentheservicesofSeaburyAtHometoapopulationin NewHavencountylookingtobenefitfromlifeplanningathome.Informationsessionsbeganinthefallof2015,andhavecarriedinto2016.SeaburyAtHomeisexcitedtoshareitsmissionwithabroaderpopulation,andcontinuesto remain on the leading edge of the industry.
Otherimprovementshavecomeaboutonourcampusaswell.AsofJanuary1,2015,Seaburybecamecompletelysmoke-freeintheinterestofpromotingourvisionofWellnessforLifeonalllevels.Inanothercampus-wideinitiative,Seabury gained full generation for the entire site, meaning that even in the worst ofweatherresidents’livesandstaff’sworkwillnotbeinterruptedbyunexpectedlossofpower.Wehavealsoenjoyedanotheryearwith“BestofHartford”statusforourcommunity—makingourtimeontopofthelistaseven-yearrun.
Indeed,inthebeginningof2015,thesnowandcoldseemedendless.Residentsendured through a rich variety of available programs. Storytellers, plays, musical acts, and the ongoing activities of clubs and committees helped to stave off winter weariness.BetweenFebruary’sMardiGrasluncheonandMarch’sGreatGatsbyDinner Dance, Seabury residents kept festivities going from winter into spring.

On another adventure in October, Seabury residents took an autumntriptoNewHampshiretoexploreNewEngland’scovered bridges. Fall foliage and historical structures spotted thecountrysideandourSeaburyleafpeepersenjoyedtheBerkshireweatherandbucolicscenery,andevenstoppedtotake “selfies” in front of some of the structures.
InNovember,agroupofSeaburymembersandresidentscametogethertorecreate12iconicHollywoodscenes—including classics like TheSoundofMusic,SomeLikeitHot, and Singin’intheRain. Our theatrical talent on campus continues to be a great source of Seabury spirit. Thecalendargotsomuchattention,itevenwounduponWTNH’s“CTStyle”andintheHartfordCourant.Alsothisyear,thefirstfolkdancinggroupwasformedbyresidents.“TogetherWithMusic”folkdanceensemblegottogether in increasing numbers to celebrate this tradition andgetsomeexerciseatthesametime.Inanotherexcitingdevelopment,residentsinitiatedanewGamingCommitteetobeimplementedin2016.Withtheadditionofthe pickleballcourtattheHilltopGamingArea,thisgroup will have plenty of sporting to do in the coming year. SeaburyhaspartneredwithSFCS,aleading,nationallyrecognizedfull-servicearchitectural,engineering,andinteriordesignfirm.They specialize in the senior living, higher education, andcivic/publicmarkets.SFCShassuccessfullyplannedanddesignedover800seniorliving,educational,andhealthcareprojectsthroughouttheUnitedStates.AtSeabury,wehavealreadyseen the impressive design that has been accomplishedinPhaseAofourrepositioning,and are looking forward to the construction of theSouthWingandPhaseCofthisproject.
SinceMarch2015,depositorshavebeen making a commitment to live in the South Wing.Aswemoveinto2016withover60% of the apartments under deposit, present and future Seabury residents can begin to see physical progress happening before their eyes. Itwasanotherspiritually-richandfulfillingyearinthe SeaburyChapelandCenterforSpiritualitycommunities.Amongotherhighlights,ourChaplaincyinternship program continued into its fourth year and we were graced by two wonderfully caring and generous chaplains-in-training—TaniaBouteneff,aClinicalPastoralEducationstudentatHartfordHospital,andMelinaDezhbod,aSocialWorkstudentatSt.Joseph’sUniversityanda postulantforordinationintheEpiscopalChurch.We congratulateTaniaforbecomingamemberofthechaplaincystaffatHartfordHospitalandaredelightedthatMelinawillcontinue with us for several more months, ministering to with Seabury residents and staff.CindySenk,ourDirectorofFitnessandWellness,andChaplainRobertBergnerledaverysuccessfulhalf-dayyogaandmeditationretreat.Joinedby19SeaburyresidentsandSeaburyAtHomemembers,thegroupspentaSaturday
morning practicing breathing and walking meditation and avarietyofchair,matandstandingyogaposes.Wereceived tremendously positive feedback from retreat participants and plan to host another retreat soon.Finally, music continues to be an integral part of spiritual ministryatSeabury.Alongwithourregularmusic programming involving residents and staff from all areas oftheSeaburycampus(andbeyond),themarvelous Meadowlarks,achoirofresidents,staff,familyandfriends of Seabury’s memory care campus, had the thrill of making aprofessionalqualityrecording.Saving the most awesome for last, a flash choir of Seabury staffmembersRickHeath,PegeenSullivan,HeatherStanton,TiffanySmith,MattMcGowanandguestsbroughtdownthe house at the closing event of this year’s conference of the InternationalCouncilonActiveAging.

SeAbuRy | at the meadowsAllacrossthecontinuum,Seaburysawgrowthandsuccess in2015.SeaburyMeadowswasnoexception.InJuly,JenniferS.Cavallaro,M.S.,C.D.P.joinedSeaburyMeadowsastheDirectorofOperations&Services.Jenniferbringsmorethan15yearsofexperienceworkingwitholderadultsandisaCertifiedDementiaPractitioner,trainedbytheAlzheimer’sAssociationtofacilitatesupportgroupsforthosecaring for individuals impacted by dementia. In October, she put her skills to work and began a monthly caregiver supportgroupatSeaburyMeadows.Thesupportgroup provides emotional, educational and social support for caregiversofthoselivingwithAlzheimer’sorrelated dementias.DuringNationalFamilyCaregiverMonth,SeaburyMeadowshostedanOpenHouse&InformationSession.Caregiversenjoyedalightsupperduringa
presentation on balancing caregiving responsibilities while practicingself-careatthesametime.Caregiverswerealsogivenatourofthecommunitywhileresidentsenjoyed a music program.ForthefirsttimethisNovember,familymembersofMeadowsresidentscouldenjoyapre-Thanksgiving dessertbrunch.Thesocialwaswellreceivedbybothresidentsandfamilies.Additionally,amonthlyfamilynightisnowinplaceforresidentstoenjoyentertainmentandculinarytreatswith their loved ones. Family night proves an opportunity for residents,familiesandstaffofSeaburyMeadowstoshareingoodmusicandgoodcompany,enjoyingtimetogetherasacommunity.Residents,familiesandstaffofSeaburyMeadowscanshareingoodmusicandgoodcompany,enjoyingtimetogether as a community.

InFitness&Wellness,therewereseveralexcitingnewdevelopments.TheBalanceLifeTeam/FitnesscollaborationgavewaytotheSeaburyTeamAthleticsandRecreation(S.T.A.R.)ProgramtoencouragemoreFUNinfitness and to offer more opportunities for residents and staff to interact with games,competition,andfitnessactivities.Duringtheprogram,36participantsin four different sports came together for an average of nine participants per event.IndividualswhoenjoyedtheprogramcamefromIndependentLiving,SeaburyAtHome(SAH)andSeaburystaff.StaffandresidentvolunteersalsocametogethertoincludeBrewerandDavisandMeadowsresidentsinthe walkingprogramsbyholdinggardenwalks.Thewalkingprogram accumulatedmorethan2,450miles—enoughtotravelcrosscountry! Poolvolleyball,anotherpopularS.T.A.R.event,playedaweeklygameonFridaysthathascontinuedintothenextseasonofS.T.A.R.Residentsandstaff who played pool volleyball averaged five games of volleyball per hour. Cornholetookthecampusbystorm,andthebeanbagtossingsport continuedtobeanindoorfavoriteinthewintermonths.Residentsenjoyedgames together in every area of campus, and embraced the opportunity for some friendly competition. In table tennis, the season culminated with a tournamentwithDickMartindalebecomingourfirstS.T.A.R.Table Tennischampion.
TheFitnessandWellnessTeam’sworktocollaborateacrosscampusalsoextendedtothemeditationretreatcollaborationwiththeCenterforSpirituality. In addition to all of their work with other departments, fitness classes,andS.T.A.R.,TheFitnessandWellnessCenterhasmaintainedanaverageof42-50personaltrainingclientsperweek,includingIndependentLiving,SAH,AssistedLiving,SkilledNursingandstaff.Groupexerciseclassesareongoing(27perweek)forresidentsandstaff,offeringawidevarietyofoptions for class formats.
TheRunningMamas,aSeaburyfun-runninggroupcontinuestoexpand.ManyoftheMamasranvariousracesthroughouttheyear.TheMamasarenowtrainingfor2016events,includingahalfmarathon!ManyoftheracefeesgotosupportlocalcharitiesinConnecticut.Asalways,FitnessandWellnesscontinuestokeepmovinginto2016!

The New Kitchen Space and Working through Transition Forthetransition,theCulinaryDepartmentmovedtoatemporaryfieldkitchenfromAugusttoDecember.Evenwhiletemporarilydisplaced,theCulinarystaffproducedbreakfast,lunchanddinnerfortheSkilledNursingandHealthcareresidents,buffetdinnerfortheMainDiningRoomandmanyassortedgrab-and-gomeals,salads, sandwiches, soups and desserts for the Marketplaceeveryday.
Culinarystillmanagedto“wow”residentsandthe community with a variety of events that were cateredoutofthetemporarykitchen.Theeventstheyprovidedincluded:Mondaynight“DinnerontheTown”featuringlocalrestaurants,aMemorialDayholidaycookoutforresidents,RotaryClubofBloomfield“BeerandWineFest,”FourthofJulyholidaylunch,SeaburyAtHomememberget-togetherdinnerandhorsd’oeuvres;amarketinginformationsessionwithdinner and a resident ice cream social.
ManypiecesofequipmentfromtheMainKitchenweredonatedtoin-statenon-profitfacilities in need of stoves, ovens, refrigerators andmanymoreitems.Theestimatedvalueofthedonatedequipmentwasapproximately$20,000tosupport our commitment to social accountability.
TheCulinaryDepartmentmovedintothenew kitchen on December 5th and promptly catered theGingerbreadBrunchforthefamiliesof
Seabury employees on a happy Saturday in December.OnDecember10th,theAnnualBoardPartyfor300guestsbroughtaflurryofactivitytotheMainDiningRoom.The CulinaryDepartmentcontinuedthetradition of creating impressive presentations and producing beautiful food all while decorating theMainDiningRoom,TopoftheStairsandHearthsideParlorinawhimsicalholidaytheme.
WiththeCulinaryTeamnowintheirnewspace,the Seabury community is looking forward to the epicureancreationsthatwillcometousin2016.

TheFoundationalsofundedthepurchaseof10MoveMorLowerBodyTrainersfortheFitnessandWellnessCenter.Focusedonbuildingandretaininglowerbodystrength,flexibilityandagility,thisequipment
will be a wonderful tool in our fall prevention program. TheFitnessstaffwillbeworkingwiththeMoveMorresearchers as well, conducting two studies – one on the impact of the lower body strength training on overall balance, and one on pelvic floor strengthing to improve contintence.
TheFoundationremainsstronginitscommitmenttoprovidingBenevolentSupporttoSeaburyresidentsinneedthroughnofaultoftheirown.ThroughAugustof2015,Seaburyprovided$260,932inBenevolentSupport.Sustaining our charitable status by providing benevolent support is key to fulfilling our mission and important in maintainingSeabury’stax-exemptstatus.
