achieve proficiency expectations, in English and in Spanish, the student must strive to
take advantage of all content and language resources.
2. Familiarize yourself with the content/language rubrics that are included at the end of
this module. These rubrics will be used to evaluate the 30% of language component and
the 70% of the content component of the activities completed throughout the course.
Each activity evaluated will indicate the specific language rubric that will be used. In
case of questions, please ask your facilitator.
3. All students will familiarize themselves with the APA Publication Manual (6th Edition)
guidelines for content, citations and references to be used in all written projects such as
essays and audiovisual group presentations.
4. All individual or group projects must be completed as outlined in the project guidelines
and submitted by the due date.
5. Attendance is mandatory, and being punctual reflects a professional ethic. The
facilitator will register the student’s performance for both in every workshop.
6. Read and internalize the Student’s Course Guide, which can be found under the Course

a) Ingresos aumentaron 3 %
b) Gastos disminuyeron 1 %

Portfolio Template.

1. Actividades en español
c. Lea cuidadosamente el siguiente caso:
a. Leaf Corporation is a global information technology (IT) service
provider with profit centers across several countries. Its core
business is IT hardware and software, and operating IT facilities in
small/medium organizations generally with revenues in excess of
$50m per annum. Recently, Leaf was invited to bid on a contract for
IT services, which includes the provision of a help desk, hardware

solutions, and software solutions for a multinational corporation.
They are asking you to develop a price model where they are able to
flex the pricing and perform any number of “what if” scenarios.
incluye:
i. Ingresos
1. Pagos fijos y variables
2. Riesgos
ii. Costos directos
1. Servicios operacionales
2. Gastos de personal
3. Costos de administración
4. Costos de las instalaciones
5. Costos de IT
Digital.

2. Activities in English
b. Using the information obtained from the Leaf Corporation case study, prepare a
report that discusses the importance of model specifications while constructing a
model. Bring your report to class and be prepared to discuss it with your
classmates.
D. Actividades de Aplicación durante el taller/Application Activities during the Workshop
1. Actividades de Aplicación en español
2. Application Activities in English
a. The facilitator will administer the final evaluation. The evaluation will consist of
a case study where students will analyze the financial model used in a company.
Students will evaluate why that particular model was used in the specific company
scenario and determine if best practices were used.
b. Students will write their self-reflection about the main challenge they faced during
class, emphasizing the personal challenges they have had to overcome to achieve

all the activities of the course. The facilitator may choose another topic that
promotes individual self-reflection.
c. Access the Digital Performance Portfolio folder of the previous workshop in
Blackboard and upload the graded documents or artifacts that correspond to
Workshop Four. The facilitator will indicate the weekly graded works to be
included in the digital portfolio, including the weekly self-reflection.

APPENDIX A
Congratulations! You are the new Project Director. The CFO of the company has asked you to head up
an exciting new project: setting up a mobile phone factory as part of your company’s expansion into
overseas markets. Some preliminary work has already been done, and the following is some
information about the project.
The project development costs are estimated to be $1 million. This amount will be paid up front
and includes land acquisition costs, local planning costs, and one-time fees payable to the local
electricity, water, and telephone companies for bringing these utilities on site.
Construction will last two years and will cost $1 million per year.
For the purpose of this case, the factory’s activities (that is, postconstruction) will run for eight
years. This is known as the period of operation.
Your company will sell the factory at the end of the eighth year of operation and has prudently
assumed for now that it will get only the amount that it initially invested.
During the operation period, the project will incur two types of costs (known as operating
costs): fixed operating costs, estimated at $1 million per year, and variable operating costs,
estimated at about $15 per mobile phone handset.
Preliminary market studies suggest that the factory should manufacture about 12,000 handsets
during the first year of operation. Thereafter, production should grow at 5 percent per year.
In terms of financing this project (that is, providing the capital required for the project), your
company will use a combination of its own money (this is known as equity, and investing this
money in the project makes your company a shareholder of the project) and money borrowed
from a bank (this is known as debt). The debt/equity ratio is assumed to be 2:1 (that is, two-
thirds of the capital is debt and one-third is equity).
Page 56

Also the bank is flexible concerning the repayment of its debt as long as the overall debt
service coverage ratio is at a minimum of 1.2 times (this means that for any given period, the
cash available to pay interest and principal, known as debt service, must be greater than or
equal to 1.2 times the debt service for that period). Basically, the bank wants to ensure that
there is enough (or, more precisely, 20 percent more than enough) money in the project to
cover the interest and principal payments for any given period.
The drawdown of debt and equity is assumed to reflect the annual timing of construction costs.
All costs are assumed to be incurred evenly over the year.
Bank interest is 5 percent per annum.
Inflation is assumed to be at 3 percent per year throughout the investment horizon period, that
is, for the next 10 years.
Your company has negotiated and the bank has agreed that, because of the lack of income
generation during the construction period, bank interest incurred during construction will be
added to the principal outstanding on the bank debt (this is known as a roll-up). This means that
the project will still incur interest during the construction period, but it will not have to pay that
interest. Instead, the interest that is incurred but unpaid during construction will be rolled up or
added to the balance of the debt outstanding at the end of each year during the construction
period.
For the purpose of this case, you are asked to work on a semiannual basis and to aggregate the
model’s semiannual results into annual results.
