Minnesota CRS Chapter - President’s Message

We've all heard the saying, "may you live in interesting times". And as we end 2014 and begin a new year, that saying is especially meaningful to your leadership team at the Minnesota Chapter of the Council of Residential Specialists (CRS). CRS is experiencing significant changes on the national level, filtering down to its Chapters. These changes should make the Council stronger and better able to meet the needs of CRS designees. At the Minnesota CRS Chapter, change means we're getting back to basics, returning to and reinforcing the mission of providing top-quality education, valuable networking opportunities and superb professional resources to our members. Along with returning to the basics, we plan to rededicate ourselves to the goal of serving our members in all parts of Minnesota. Part of that effort will be greater attention to presenting CRS events and education not only in urban and suburban areas, but also outside the Minneapolis & Saint Paul metropolitan area. The Minnesota CRS Chapter belongs to members from all parts of the state. In 2015, you'll notice a continued and expanded commitment to recruit members outstate and to promote the benefits of CRS membership across Minnesota. The Council of Residential Specialists in Chicago has crafted the blueprints for these major changes and now it is up to us at the Chapter level to roll out the new CRS. I can't think of anything more rewarding than being part of this transition. WHY REAL ESTATE? WHY CRS?

I made a commitment to have a career in real estate. In order to do that, I had to be licensed in the State of Minnesota and follow the standards of professionalism as well as continuing education. The challenge was, “How Do I Start?” First it was choosing a broker that I felt comfortable with and fit my style, and create a business plan with yearly goals. I sought out a successful agent, who was my mentor for the first six months. I established a “farm” and was consistent with staying in touch even to this day, to establish a client base. Of course, we have family and friends we hope will be part of our client base. The result was business transactions which lead to repeat business and referrals. That meant SUCCESS. I made a commitment to be involved in an organization that recognized top agents. In order to do that, I had to have a designation. The challenge was, “How Do I Get Started?” I completed my transactions and/or classes. I chose CRS and started networking with members locally and across the country. The result was incoming and outgoing referrals. That meant MORE SUCCESS. YOU, as CRS members, need to become active to realize the benefits of the MN Chapter and the National Council. Attend meetings, educational seminars with national speakers (some offer continuing education credits), fund raisers, conventions, etc. to make the networking payoff. YOU also need to encourage other agents to become part of CRS and add to the SUCCESS of their career. Let them know, they can be involved while getting their designation. The return on your investment from a financial perspective is incredible. Why not be with the “Best of the Best?” Both have been excellent for my SUCCESS. Minnesota CRS Chapter – CRS of the Year Sandy Maxwell, CRS, Minnesota CRS Chapter

Board of Directors

Our 2014 Minnesota “CRS of the Year” comes to us with a big heart and a long history of helping others in need. She has been a licensed REALTOR for 25 years and a contributing member of the Minnesota CRS Board for over two years as our Secretary. She has been very active within her brokerage as past co-chair of their advertising committee, a board of directors member and currently a co-manager of her brokerage’s Fridley office. Her tenacious drive to get the job done comes from her military upbringing, as her husband was a career military man for many years. She spearheaded the annual Susan B. Komen participation event with Counselor Realty and is a breast cancer survivor herself. This past year, she set up the Minnesota CRS Memorial Blood Drive at our state association office, exceeding our goal for blood units collected. We are most proud of the successful golf tournament she put together this past summer for the Minnesota National Guard which raised over $25,000. We are delighted to name Sandy Maxwell as the 2014 Minnesota CRS of the Year. Thank you Sandy for all your time and effort given to the Minnesota Chapter, Council of Residential Specialists (CRS).

Ice Dams – Causes and Cures

Many of us who have lived through one of Minnesota’s most famous seasons have experienced firsthand or heard the horror stories of the damage that Ice Dams can cause to our homes. Ice Dams are the result of heat loss from our homes and freezing exterior temperatures. When heat loss occurs from our homes interior, it heats the roof (above 32 Degrees) and melts the snow on its surface. As the water flows down and hits a cooler section of the roof (below 32 Degrees), it freezes and proceeds to build dams which results in pooling water and damage to our homes. The good news is that there are a few simple steps that we can take to help avoid this from happening. Ensure that there is adequate insulation (current building standards are a minimum of an R-44) and proper ventilation (un-impeded air movement from soffit vents to roof/ridge vents) to help regulate attic temperature and avoid hot spots. •Ensure that heat is not escaping into the attic space through unsealed attic scuttles, recessed can/light fixtures or any holes in ceiling. •Ensure exhaust fans are properly vented to the exterior and insulated in the attic space. •Use a Roof Rake to remove accumulating snow. •Install Heat Tape at troubled areas/gutters to allow water to properly drain. By adhering to these few simple rules/recommendations, you will greatly reduce any chance of having to spend your time and money dealing with the ice on your roof when it could be better spent on the lake.
