Dovercourt Laneway Houses

CLIENT: Private ClientLOCATION: Toronto, OntarioCOMPLETION: 2018

This urban infill project adds three new residences to an existing semi-detached residential flag lot with a vacant parcel at the rear laneway. The concept was to design new laneway housing off the laneway, with mews entry from Dovercourt Road. Special attention was paid to sensitive integration of new residences into the urban fabric of the existing area as expressed in building material, massing and detail. Front yard greenspace, covered porch and private garage for each unit is provided on-site. Large expansive windows strategically located ensure an abundance of natural light into the main living areas. Collaboration with an urban artist for laneway murals was incorporated into the design of the project to curtail graffiti and contribute to the laneway culture.

Arch Lofts

CLIENT: Windmill Development GroupLOCATION: Toronto, OntarioCOMPLETION: 2018

Arch Lofts is a 43 unit condominium project. Originally a Methodist church in 1913, this adaptive re-use development consists of the renovation and addition of new Vestry building to a heritage designated church. Extensive restoration was required to preserve the existing heritage features of this distinctive neighbourhood landmark consisting of corner bell tower, multi- sided turret, pointed arch and stone details. In contrast the interior is characterized with crisp modern details and generous living spaces.

The project is targeting LEED Platinum status including geothermal heating and cooling. Achieving this goal will make Arch Lofts the first multi-residential condominium in Toronto to be awarded Platinum status.

Spring Hill Condominiums

CLIENT: Spring Hill CondominiumsLOCATION: King City, OntarioCOMPLETION: 2010

The Residences of Spring Hill is the first multi-storey seniors condominium in King City. With over 135 suites, the development is also the first Green Globe certified condominium in York Region consisting of geothermal heating and cooling, and rooftop photovoltaic panels.

Terraces at Eglinton City Towns

CLIENT: Nascent DevelopmentsLOCATION: North York, OntarioCOMPLETION: 2019

The Terraces of Eglinton development consists of new six modern townhouse blocks on a vacant lot with a total of 35 units. Considerable effort has been made to distinguish the block designs from each other while maintaining consistency in material palette and reoccurring design features. The mainly brick exterior is complemented with fibre cement wood panels for durability and warmth. The scale and massing of the blocks are comparable to the neighbouring homes while establishing a new street presence and contributing to the residential housing stock in the neighbourhood. Large grouping of windows create design impact at street level and ensure an abundance of natural light. Each of the units have at grade parking and three floor levels with either outdoor space at the rear or private rooftop terrace.

Authentic Lofts

CLIENT: Authentic LoftsLOCATION: Toronto, OntarioCOMPLETION: 2016

Originally constructed in 1912 as a brick and beam industrial building for the iconic Irwin Toy factory, it was later largely converted to an urban mixed-use live-work complex. This project consists of converting the left over vacant office space into five two-storey boutique lofts overlooking the lake, the city and the community of Liberty Village. The units were designed to be very generous with floor areas ranging from 2,400-2,900 sq ft, ceiling heights up to 20 ft, window heights reaching 14 ft and private roof top terraces.

Cathedraltown Courtyards Condominiums

CLIENT: King David Inc.LOCATION: Markham, OntarioCOMPLETION: 2019

The Courtyards is comprised of two five-storey mixed-use condominiums located within the Cathedral Precinct of Cathedraltown in Markham. Prominently situated on either side of the cathedral, it is the first phase of what will become a European style piazza that will surround the magnificent Cathedral of the Transfiguration. Each building consists of 103 residential units and 12 ground floor commercial and retail units. Each building features a green roof and private landscaped courtyards.

DeSavery Residences

CLIENT: Jourdan Group Inc.LOCATION: Toronto, OntarioCOMPLETION: 2014

Perched on the crest of two intersecting streets, the DeSavery Crescent Residences respond to the scale, material and colour of the houses around them with a modern interpretation. Large groupings of windows reinforces connection to the street and presents a bold statement. The houses are organized around a central open stairwell creating warm light filled spaces through out the house.

Amalfi Condominiums

CLIENT: Armour Heights DevelopmentsLOCATION: Vaughan, OntarioCOMPLETION: 2006

The Amalfi Residences are located in the City of Vaughan and completed construction in 2006. This low rise 100 luxury adult lifestyle condominium complex is situated along on the ravine in the Village of Maple. In response to the existing homes to the north, the building has been pulled back to create a large landscaped courtyard. Providing additional privacy for the preexisting homes and forming a major feature for the new residents, the design of this building sustains a traditional town scale of three stories in height. The project was awarded the Urban Design Award by the City of Vaughan.

Joseph Caricari PARTNER, ARCHITECT

As a founding partner of Caricari Lee Architects, Joseph facilitates collaborative design with clients and consultants creating buildings that are efficient relative to site, program and systems in a thoughtful composition of light, form and materials. Joseph also focuses on all aspects of developments assisting clients to ensure successfully executed projects.

MEET THE TEAM

David Lee PARTNER, ARCHITECT

David’s professional experience has spanned nearly 25 years. He is a graduate of the University of Toronto architectural programme where he was the recipient of an award and 3 scholarships for academic excellence. He apprenticed and developed his skills as an architect at various respected architectural firms, including Montgomery Sisam Architects, Fentress Bradburn Architects Canada, AJ Tregebov Architect and Taylor Smyth Architects. His professional work is diverse with a broad range of experience in retail, office, industrial, residential and heritage projects.

David is a founding partner of Caricari Lee Architects and is LEED certified. He has a flair for design and is responsible for the adminis-tration of various projects in the office.

Robert Santo SENIOR PROJECT MANAGER

Robert has been interested in architecture since high school, where he won a com-petition to design a cottage for one of his teachers. Assisting his father with the con-struction of their family homes and working for a construction company for two years, has provided Robert with practical and theoretical knowledge of building construction. With over 30 years of experience, he has been involved in a wide variety of projects in the public and private sectors as an Architectural Technologist, Job Captain and Project Manager.

Robert has worked on a variety of industrial, commercial, institutional, hospitality, pharma-ceutical, recreational and residential projects.
