BALTIMORE RED LINE
The proposed Red Line is a 14.1 mile, east west transit line. MIMAR PONTE MELLOR provided design services for the Security Square Mall and Highlandtown Stations. MIMAR PONTE MELLOR also provided architectural, planning, structural, and civil engineering as well as quality control services for numerous other stations. We provided 3D rendering for all 19 Red Line stations.

SUITLAND MANOR DEVELOPMENTPrince George’s County, MD
MIMAR PONTE MELLOR was commissioned to provide master planning concept themes for this major redevelopment project. The Suitland community plan outlines a vision for a 33-acre redevelopment project, which includes the proposed 22-acre Suitland Manor project site, owned by the county and 11 acres by private developers. MIMAR PONTE MELLOR developed a mixed-use, urban town center, where a combination of new offices, retail and entertainment venues, and high and mid density housing will be developed to form a lively, pedestrian-friendly neighborhood.

HOMELAND SECURITY FEDERAL LAW ENFORCEMENT TRAINING CENTERAs architect of record, MIMAR PONTE MELLOR discovered and rectified problems with the original design through review and evaluation of previously prepared Design Development Documents and redesigned as necessary.
MIMAR PONTE MELLOR as Prime, lead this civic project from inception to all phases of design and post construction services. Amazingly, the construction phase of this project was completed with change orders of less than 1%, and the project received credits for more than the change order amount.

MIMAR PONTE MELLOR was responsible for all work relating to the expansion, addition of two floors and alterations of the facade facing the main terminal. The top level of the garage was developed as an enclosed orientation lobby, providing access to various terminals through moving walkways and sky walks. BALTIMORE WASHINGTON INTERNATIONAL AIRPORT – SOUTH WEST AIRLINE CONCOURSE RETAIL CONCESSION
MIMAR PONTE MELLOR PARTNERSHIP SUCCESS MIMAR PONTE MELLOR partnered with RTKL Associates to develop designs and specifications for 140,000 square feet of new and redeveloped retail and concession space, including six new food courts.
This project included the design and planning of Concourses A/B Food Court; Mini Food Courts for the Concourses A, B, C, D and B/C/D Landside Terminal; and Retail Space for the existing B,C,D,E and B/C/D Landside Terminal.

A new 50,000 square foot Consolidated Car Rental Facility and one of the first in the U.S. to utilize an innovative “mall” approach to car rental. MIMAR PONTE MELLOR assisted Michael Baker in developing the design and production of the construction documents. Additional supporting structures include: A 6,000 – space parking garage, maintenance facilities and a car wash.
CUSTOMER SERVICE BUILDING, BWI AIRPORT, LINTHICUM, MARYLAND
MIMAR/ BAkeR planned and designed The Customer Service Building, a 50,000 SF sized facility designed for 2020, with a central atrium for a one stop shuttle. Rental car counters are distributed “radially” around the lobby in a “mini-mall” concept for parity. The project creates a multi-agency Customer Service Building that affords parity between the respective agencies with regard to customer service and convenience. The primary design concept is building efficiency and customer-friendliness; efficiency of travel and maximizing comfort from the passenger loading zones to the customer agency service space to the ready/return.
CRUISE SHIP TERMINAL Renovated Building for Cruise Ships
A warehouse was completely transformed from a dirty cargo storage area into a luxury cruise ship terminal through collaboration with STV-NY, which is one of the nation’s top 25 design firms in a number of categories.

With over 23 years of experience as a practicing architect, Mr. Ponte is active in the design and construction management of various building types. NAZARIO DEVELOPMENT – LAUREL MIXED-USE
MIMAR PONTE MELLOR delivered full service architectural and engineering design and construction administration services for the new Grant Plaza office building located in the center of the historic district in the City of Manassas, Virginia. Opened in the spring of 2009, the highly detailed, traditionally inspired brick façade is a welcome addition to the historic fabric of the old blocks near the County Courthouse. The project brought together two small city land parcels to form a solid city corner lot. The architecture expresses the corner boldly, with a partial rotunda, cornice and detailed ironwork reminiscent of building from the late 1800s/early 1900s that make up some of the older city core.
MIMAR PONTE MELLOR worked closely with the City of Manassas Architectural Review Board for approval of the design concept. The building contains retail space on the first level and office space on levels two through four. This project is the second office building in downtown Manassas.

We are worked closely with the developer, the regional planning authority and local citizens groups to understand and address relevant concerns to ensure timely approval. The project has exceeded client and lender expectations in terms of appearance, adaptive re-use of existing structural components, timeliness and above all return on investment. As a confirmation of the project’s success, the project has been leased to American University as a law and graduate student dormitory with only minor specific modifications to the original building plan.

Responsibilities of the Architect included complete site, MEP, living unit design, and interior finishes through construction drawings. Construction administration services included extensive value engineering evaluation studies, project bidding, performance analysis, life-cycle costing studies and on-going support services for construction management. Development of this project which required the conversion of an existing office building shell into a residential building, not only involved architectural issues but re-zoning and change of use requirements.
MIMAR PONET MELLOR worked with senior staff to create identity through a new logo and reinforcement of the DMI “brand” through careful repetition of interior design elements in every office location. As one of the region’s fastest growing service providers, DMI’s space needs did not keep pace with the business growth and create a flexible template that could be used at various office locations to adjust higher staffing as needed.

BALTIMORE RED LINE STRUCTURES Maryland Transit Administration (MTA)
Surface Station Scheme A TRANSLUCENT PLANES
Through simple, yet sophisticated design, the vision of this canopy is to
seamlessly blend within it’s context along the Red Line regardless of location
within Baltimore.
The use of strong vertical planes will create an identifiable presence on the
platform by establishing a gateway for customers. In contrast, the canopy will
appear to be a floating plane above with little support structure revealed.
By cladding the planes with lightweight translucent materials, from a distance it
can appear to become one with the surroundings, but upon closer inspection it
shows itself to be a more dense form.
At night, when internally lit, these translucent planes will serve as a beacon of
light identifying the station. The simple form and translucent materials allow the
form to bathe in light throughout and become a recognizable glow.

Working with Parsons Brinckerhoff and AECOM on the Red Line Corridor Transit Study, MIMAR PONTE MELLOR was involved in the schematic phase for pre-design, development of construction documents and specifications. OUR PROCESS
Design Development showing interchangeable panels for easy adjustment of bus route. We recommended that route informa-tion be placed facing passengers rather than the bus drivers.
Direction from MTA was to include a wave element that is painted on buses.
Connections to other modes of trav-el have been added to increase brand awareness for MTA. End of line destinations have been added for smaller signs to aid wayfinding.
