EXPANSIVE PASTURE AND WILDLIFE MECCASitting in the northern portion of the famed Flint Hills,

this is a great example of a property that has to be seen

in person to truly appreciate. The 515.2 +/- acres consist

of outstanding native grasses, springs, timbered draws,

and a healthy, diverse population of Kansas wildlife.

Unlike many larger tracts of land, this property boasts

seclusion like no other with very limited road frontage,

providing a sanctuary for the deer, turkey, and upland

birds that call it home. In the easterly draw, Deep Creek

runs on and off the property while a spring at the north

end of the west draw winds down and eventually feeds

into Deep Creek a few miles away. The spring has a

visible bubble and hasn’t ever gone dry throughout the

tenure of the seller’s ownership. This creek is the sole

water source for cattle.

The property is fully fenced and has two main cross-

fences, one running east and west in the middle of

the farm, and one running north and south, separating

the roughly 80 acre chunk in the northeast corner. The

property was burned most recently in April 2020 and

the current tenants have done a great job managing

the stocking rate. There will be 50 mother cows on the

ground for the 2020 grazing season and will be pulled

in mid October. Following the two track road through

the cool season grass bottom on the east side of the

property at the entrance, you follow across Deep Creek

and head to the main pasture, which provides some of

the best views around.

The property is bordered on the north and west sides

by Jeffrey Energy Center’s Unit 2, which allows archery

and muzzleloader hunting with written permission

obtained at the guard house, except during open rifle

season. This area is extremely well known for large

deer and a great turkey population. Cresting the ridge

running through the center of the property while you

head west, you come to overlook the wooly west draw,

which is littered with deer sign. The mixed hardwoods

and cedars provide great cover and food, and the

terrain change provides for a unique habitat with steep

banks and bluffs. The shady meandering creek didn’t

disappoint and produced some fresh morel mushrooms

as well. While touring the property, my dog pointed four

coveys of quail along with six woodcock throughout the

draws. With year-round water, good fencing, seclusion,

and a phenomenal location, this tract caters perfectly to

cattlemen and hunters alike.

Utilities are available at the road and with some work

could provide some of the most beautiful build sites

around. This piece sits just 3.4 miles north of 24

Highway, 10 minutes from St. Mary’s, 36 minutes from

Manhattan, 41 minutes from Topeka, 1 hour 39 minutes

from Kansas City, and 2 hours 40 minutes from Wichita.

Joey Purpura is a native Kansas Citian and 2010 Rockhurst High

School graduate. While studying for his degree in agricultural

business from Kansas State University, he worked part-time at

a ranching operation to gain an understanding of the cattle

business and was a Sigma Phi Epsilon member. Joey went on

to work as a commodity trader at the 41st largest privately held

business in the U.S and #3 largest in KC, eventually moving to

Idaho. When it comes to trading corn, DDGs, barley, canola

meal, soybean meal, wheat, cottonseed and wheat in many

different geographies Joey has a wealth of information for

you. Also, Joey had a hand in starting a dairy feed program

and coached kindergarten girls’ tee ball while he was trading

commodities in Idaho. He sees his time there as a fantastic

learning experience, but wanted to return to his Midwest

roots and moved back to the area. If you’re interested in land

Unlike a lot of avid hunters who grew up hunting and fishing

with family, Joey’s love of all things outdoors and fly fishing was

self-driven. He’s a member of the Quality Deer Management

Association (QDMA), the NWTF (National Wild Turkey

Federation) and MOKAN Trout Unlimited. Throughout high

school and college, he filmed for the Outdoor Channel’s show

“Heartland Bowhunter.” He introduced his dad and brother to

the sport and willingly shares his knowledge with his clients

and takes every opportunity to listen to what they know and

want. He left a great career in commodities to do something

he truly believes in – connecting buyers and sellers with the
