Architects designed social things for people, living in mass housing. Today, most of contractor companies,sailing house in mass housing, sales policies go around social areas in mass housing. These policies come an attractive for people because lack of close social areas in their enviroments. In this paper, pleasure of social areas in mass housing researched living of people in theese houses. Pleasure is measured by a question; people can use social areas effectively or not. On the other hand question of companies sales policies realistic or not can be answered on example of InCity mass housing in Ataşehir. 1

mass housing.

housing, sales policies go around social areas in mass housing.
These policies come an attractive for people because lack of
close social areas in their enviroments.
In this paper, pleasure of social areas in mass housing
researched living of people in theese houses. Pleasure is
measured by a question; people can use social areas effectively
or not. On the other hand question of companies sales policies
realistic or not can be answered on example of InCity mass
housing in Ataşehir.

INTRODUCTION
Mass housing practices ,in Turkey, started with following mass
housing examples in industrialized countries in same period.
Bahçelievler Yapı kooperatifi, occured by single and twice
houses, designed like western mass housing by Prof. Jansen in
1934, Ankara. (Bölen,1997). After 1950’s, migration from rural
areas to big cities is increased house needing. In 1980’s
amount of mass housing production increased rapidly. Today, the
number of mass housing continue increasing.
There are some requirements for mass housing. Although all mass
houses plan’s schemas are not same they try to supply some
actions for people, living there. Ataşehir is one of the places
that these mass houses located in Istanbul. Most of them are
located at far away from the city centres and they have
securities too. Mass houses may have outdoor social centres and
indoor social centres. First mass housing built in Ataşehir in
1977 and building mass housing still going on. Therefore,
Ataşehir can be considered as one of the oldest mass housing
area in İstanbul. InCity was building in 2006-2009 in Ataşehir.
It can be good example in mass housing practices.
Although concept of mass housing may seem good way for people,
living there, households do not be pleased always. They are

influenced by contractor in purchasing process so, sometimes
they take wrong decision.
Aim of this paper, searching pleasure of households in InCity
by asking them if they can find their hopes about social areas
before moving these houses or not. It will be made by
interviews and questionnaries about social areas usefulness,
frequency of using social places etc.. Also, documents and
archieves that is written about mass houses, environmental
psychology and designing phases will be searched; but
especially photographs that shot at the InCity .
METHODOLOGY
In accordance with the purpose and scope of the study as a
first step Methodology, what are the subject of mass housing
sales policies will be discussed. in the second stage, the
definition of mass housing in our country, Istanbul and the
development of Atasehir explained. 3. stage of the project work
which is the subject of social places Incity introduced,
discussed the results of a survey conducted according to.
MASS HOUSING
A mass house is a hosting a number of activities in certain
limits, in trying to meet their own needs as much as possible,
a phenomenon occurring in many structures. Family members,
without damage, within the limits of each of these needs can be
resolved.
Public housing, housing production partnership, housing or
housing co-operatives, such as banks, public or private

organizations, and a large number of the family to meet the
need for housing, large-scale housing and placement can be
summarized as an attempt. (Unutmaz,1989)

Mass Houses in Turkey

Despite differences in the processes of historical and social
development, public housing applications in Turkey repeats
mistakes of Western countries. Introduced in the 1980s as a
result of mechanized mass production of the high-rise public
housing produced after the Second World War, anonymous,
monotonous housing schemes are no different. On the other hand,
has recently started to spread around the walls of the villa-
style public housing applications and remain divorced from life
as a result of urban social and spatial areas are poised to
become problem areas. At present, the problem of public housing
dwellings, digital level, efforts to resolve the housing
problem is no longer valid, and supporting social life, enhance
the quality of life of urban development scheme should be
clearly visible and should be dealt with within the framework
of the urban living environment (Bölen, 1997).
Mass Houses in İstanbul
Istanbul, for our country, both culturally and socio-
economically and geologically very important position. Over the
years, our city who have migrated, the migration continues to
be. As a result of this migration, population growth in the
city has been an unexpected speed. Against population growth,
began to adequate housing needs to be met in various ways. On
the one hand, in order to have low-cost housing, and
Cooperative housing is being built, the other hand started to
squatters. When we look at the present day, public housing

preferred different reasons. low-income people, while preferred
for low-cost, high-income people are preferred because they
want social blessings and luxurious life. Preferences, this
difference is due to the change in types of public housing and
public housing are concentrated in certain areas. Büyük
Çekmece, Sarıyer, Küçük Çekmece, Tuzla, Ümraniye, Eyüp,
Esenler, Beykoz, Beşiktaş, Ataşehir are the locations that we
see mass houses mostly in Istanbul. (Töre, Som, 2009). In this
paper, a mass house In City in Ataşehir / Istanbul will be
examined.

CASE STUDY – ATAŞEHİR- INCITY
Ataşehir, located in Istanbul's Kadikoy locality and is divided
into east and west by road. Established on an area of 4.3
million m2 and the construction of a public housing project is
still ongoing. This region consists of approximately 20,000
housing units and 1000 units from work. Although away from the
city center, you need all kinds be recovered, and sometimes
considered a quiet area.

Location of Ataşehir
In recent years, the region continues to rapidly increase the
number of public housing. In general this is a very social
activity that hosts the public housing complexes. Atasehir
region, has had a certain density of population and as a
result, shopping centers, businesses and independent social
spaces has been increased. As a result, this region became a
center now.
In this study, in 2006, the construction of which was completed
in Ataşehir Incity project will be investigated. other, such as
public housing, given a lot of thought to respond to social
needs Incity project, whether it is really as efficient as the
sales period is said to be seen. measured in a variety of user
satisfaction studies. How satisfied are users of services
within the sales policies that promised observed.

has many social mass housing project. these social spaces,
indoor and outdoor swimming pool, tennis court, basketball
court, fitness center area, children's play areas, a sauna, a
steam room and spa, club house, nursery and jogging, cycling

pool is often used in summer and an indoor pool is preferred in

8 people frequently, sometimes 14 people, 6 people in general
are using the swimming pool, 19 person does not use any time.

sport for learning so the number of people, playing tennis is
less than another sports.

beauty and calmness. Incity has a spa center but it is not used

These areas, in accordance with other social areas, so popular

There is no special areas for gardens and parks in Incity.
There are some spaces in these complex and these spaces call
garden or park. These spaces are used more than the other
areas.

are using the parks and gardens, 12 person does not use any
time.

CONCLUSION
As a result, social areas in Incity said to be very low
utilization rates. Although, a lot of people are exposed to the
sales policy about social areas, they do not prefer use these
areas in daily life. research in the social area of 11, 2 of 19
them are used the most. these areas, it consists of open
fields. Housewives, even the most walking trails, parks and
gardens used. The reasons for choosing to live on this site, in
general, is security. Parents say that children can play a
garden comfortably. Without the need for social space may be
preferred to ensure the security condition. People pay for
social spaces, not used. A first reception step, in the same
way, this interest is paid for. As a result, the market-
oriented social spaces public housing today, the biggest
mistake made. Contractors, must be more responsive to these
spaces, which are quite costly.
