When architecture firm O’Connor and Houle was commissioned to design the restoration and renovation of this heritage building in Albert Park, lifestyle was the driving force behind the brief. Priority was placed on

carving out light-filled, simple spaces for the couple and their two young children while working with the original fabric of the house, built in 1882.

"This project became about defining a spatial idea created out of the forces and limits unique to it, accepting the nature of context, as well as the changing nature of life and lifestyles," explains Annick Houle.

Often the decision to renovate or sell is the hardest to make. Whether looking to buy or redesign the current family home, the importance of spatial planning cannot be underestimated. In order to ensure the home’s future selling potential, Houle believes that "if it is correctly composed by the architect, everyone will want to live in it, to own it".

Conducting your own research through attending open-house inspections will give the opportunity to consider different floor plans and spatial planning solutions when devising a layout for your own home, or for a home that you are considering for purchase. "Not everyone can tell a good house, but everyone knows a great house," says Houle.

the past five months has seen a particularly buoyant market for

Australia’s love affair with investing in property is showing no signs of slowing, and for many good reasons.

Property has traditionally provided solid long-term capital growth and rental income can help pay some or all of the loan interest and other expenses.

But like every successful investment decision, there is a range of issues that need to be considered before you start attending open for inspections.

Set your goalSFirst you need to determine your financial and lifestyle goals. When doing this, make sure you consider your age, future work and family plans and when you would like to retire. This can help you determine whether investing in property is right for you or if other investment options might be more suitable.

Know your limitSNext it’s important to thoroughly review your assets and liabilities, as well as your income and expenses. This can help to ensure you don’t overextend yourself, and you’ll need to get all this information together before you can get your finances pre-approved.

underStand how negative gearing worKSIf you invest in property in your own name, you can generally claim the interest on the loan and certain other expenses as a tax deduction, so long as the investment generates an income.

What’s more, if your investment is negatively geared (i.e. the deductible expenses exceed the rental income) you can use the excess deductions to reduce other sources of taxable income. For this reason, negative gearing is often referred to as a tax-effective strategy. But you need to keep in mind that with negative gearing you are making a cash flow loss each year.

MONEY MATTERS

It’s therefore important you have enough surplus cash flow to cover these losses, as well as cope with any rises in interest rates. It’s also essential the property grows in value sufficiently so you can recoup the losses and end up making a profit.

ConSider your ownerShip alternativeSWhile many people invest in property in their own name or jointly with another person, there are other ownership options available. For example, it’s possible to buy the property in a family trust or company. These options could provide greater asset protection and broader tax planning opportunities.

remember property Can alSo be bought in Self-managed Super fundSAnother ownership option is investing in property through a self-managed super fund (SMSF). This could be done without borrowing money if the fund has sufficient cash available. It’s also possible for an SMSF to borrow money to buy a residential or business property by using what’s called a "limited recourse borrowing arrangement" (LRBA).

There are, however, some significant tax and other differences between borrowing in super and borrowing outside super. There are also more restrictions. For example: SMSFs are not allowed to buy residential property from a member or related party, only from the open market.

Fund members and relatives generally can’t stay or live in a residential property owned by their fund or rent it from the fund.

There are more restrictions on what can be done to

repair, improve or replace a property purchased in an SMSF with borrowed money.

A financial adviser can help you decide whether investing in property is right for you. They can also help you to arrange any tax and legal advice you may require.

Australia’s love affair with investing in property is showing no signs of slowing, and for many good reasons.

Property has traditionally provided solid long-term capital growth and rental income can help pay some or all of the loan interest and other expenses.

But like every successful investment decision, there is a range of issues that need to be considered before you start attending open for inspections.

Set your goalSFirst you need to determine your financial and lifestyle goals. When doing this, make sure you consider your age, future work and family plans and when you would like to retire. This can help you determine whether investing in property is right for you or if other investment options might be more suitable.

Know your limitSNext it’s important to thoroughly review your assets and liabilities, as well as your income and expenses. This can help to ensure you don’t overextend yourself, and you’ll need to get all this information together before you can get your finances pre-approved.

underStand how negative gearing worKSIf you invest in property in your own name, you can generally claim the interest on the loan and certain other expenses as a tax deduction, so long as the investment generates an income.

What’s more, if your investment is negatively geared (i.e. the deductible expenses exceed the rental income) you can use the excess deductions to reduce other sources of taxable income. For this reason, negative gearing is often referred to as a tax-effective strategy. But you need to keep in mind that with negative gearing you are making a cash flow loss each year.

MONEY MATTERS

It’s therefore important you have enough surplus cash flow to cover these losses, as well as cope with any rises in interest rates. It’s also essential the property grows in value sufficiently so you can recoup the losses and end up making a profit.

ConSider your ownerShip alternativeSWhile many people invest in property in their own name or jointly with another person, there are other ownership options available. For example, it’s possible to buy the property in a family trust or company. These options could provide greater asset protection and broader tax planning opportunities.

remember property Can alSo be bought in Self-managed Super fundSAnother ownership option is investing in property through a self-managed super fund (SMSF). This could be done without borrowing money if the fund has sufficient cash available. It’s also possible for an SMSF to borrow money to buy a residential or business property by using what’s called a "limited recourse borrowing arrangement" (LRBA).

There are, however, some significant tax and other differences between borrowing in super and borrowing outside super. There are also more restrictions. For example: SMSFs are not allowed to buy residential property from a member or related party, only from the open market.

Fund members and relatives generally can’t stay or live in a residential property owned by their fund or rent it from the fund.

There are more restrictions on what can be done to

repair, improve or replace a property purchased in an SMSF with borrowed money.
