I recently had the opportunity to sit down with Scott
McGillivray and talk shop. A portion of the interview appears on
pages 21-24. Among the many interesting things about Scott is his
in-depth understanding of why it makes sense to renovate. The
reasons for renovating are many. First, there are the investment
angles. Perhaps you are preparing your home for resale or are
considering building an income suite. Such renovations revolve
around calculating the return on investment (ROI). But there is
much more than dollars and cents when it comes to reasons for
renovating.
Scott also talked about the emotional and practical reasons for
renovating. For some, a growing family, the need for a home office
or a desire to make the home more eco-friendly are valid reasons to
renovate. There is tremendous value in renovating because quite
simply, this is the home you love. You want to see it reflect your
personality and interests. Making your home a place of solace after
a long day of work is worth a great deal. So is making your home a
welcome space for guests when entertaining.
Along these lines do we see the St. Vital family that is
featured on pages 38-42. They were presented with the all too
familiar scenario, do I stay or do I move. After visiting a number
of nearby listings they realized that they loved their
neighbourhood, schools, parks and shopping. It was just that their
1979 era home was in need of a new layout, new finishes and really
a totally new look and feel. After a four month renovation their
bungalow time travelled from 1979 to 2015. From an ROI investment
standpoint this family did very well. But, much more than that,
their house now feels like home.
Scotts positive, proactive attitude is also noteworthy. If it
makes sense, go for it! If you have a good idea, dont sit on it
forever or the output will be zero. In order to see progress, a
homeowner, or potential homeowner, needs to do some due diligence
and then proceed with executing the action plan. This is where
teaming up with professional renovators, designers and suppliers
will make your life a whole lot easier. Surround yourself with
skilled pros that know how to turn your dreams into realities. The

1. Know your projectFully understand your own project before you
solicit for quotes. Whether you hire trained professionals or
design everything yourself, it is imperative that you know the
majority of details so you can clearly communicate this to your
contractor. Document the project so there is a common outline
between all parties involved. This will help catch all the little
added details that can fall off during an involved project.
2. Gather quotesThis seems obvious, but get at least three. Im
always amazed at how little homework clients do. Often its just "a
friend of a friend" who takes on the project! Create a document
that clearly outlines the project and your expectations. Supply the
same document to all contractors who are quoting. This allows you
to compare the quotes "apples to apples".
3. Choosing a contractorCost, timing and capabilities are all
factors when choosing the right contractor, but key attributes that
are often overlooked are communication and trust. You are
entrusting your contractor with your home and your hard earned
money, so you need to have a great working relationship with this
person. You dont have to be best buds and you may not share a pint
with them, but they must instill a level of professionalism and
trustworthiness with you. Ask yourself: do you really want to give
this guy a chunk of money and the keys to your house? Get
references and call them, ask everything. Any contractor can fi nd
beautiful imagery and say he built it.
Talk to previous clients and ask them about their project.
4. Big PictureBefore starting a project, think of your house as
a whole. Assess your plans and what you would like to achieve with
the house for the time you'll be there. Then prioritize and budget.
Having a clear picture of the future of your house will allow you
to prioritize your project more effectively. It wouldn't make
sense, for example, to fi nish your kitchen when the only access to
the basement project you're planning next is through that beautiful
kitchen you just fi nished.
5. Be realisticRegardless of the size of your project, your
contractor should do their best to manage it effectively. However,
our industry is rife with pitfalls.

The stuff happens rule applies rampantly. As long as your
contractor reacts appropriately and effectively, stay calm. A good
contractor will communicate the issues and the proposed solutions.
Getting wound up at every little bump will only make everything
more stressful for you. Trust your contractor.
6. Should I stay, or should I go?Picture this: you're in the
basement with your family, huddled around a card table eating a
microwaved dinner and washing dishes in the bathtub, while the guy
you gave $200,000 to reno your house works noisily above you. Is it
worth it? It is important to have a clear understanding of the
implications a reno will have on your life and daily routine.
Renovations are messy and they can inconvenience you in a major
way. Weigh the pros and cons of the money saved by staying in the
house and the quality of life gained by moving out. As a general
rule of thumb, and depending on the size of the project, I prefer
clients to find somewhere else to stay during a project. Visit
often, but the added turmoil in your life just doesnt warrant
staying in your house.
7. ProfessionalsKnow when you are over your head. Use the
appropriate professionals to help develop and design your project.
Yes, they add expense to the job, but the end result is usually a
better product built more efficiently. They are aware of all
industry rules and regulations and can also bring newer, more
creative ideas, products and best practices to the table.
8. Realistic BudgetI have never seen another industry where the
average Joe thinks they know the costs involved. Whenever a friend
brags to me how little their project cost was, I wonder how well it
was done and how long it will last. You will never get a contractor
back to a job if there are issues with money. Be realistic with
your budget; good work costs money. There is nothing worse than
spending a lot and not getting exactly what you want. Budget
accordingly and understand clearly what you are getting for your
money.
9. Payment ScheduleMake sure the payment schedule outlined in
the quote from your contractor is amenable to both parties and
doesnt leave you exposed. Pay a deposit, installments once critical
stages have been completed and then insist upon at least a 10 per
cent holdback to ensure deficiencies are dealt with. Do not make a
deal with your contractor to do the job at a lower price for cash!
Not only is this practice illegal, there is no paper trail to cover
you if the project should need any sort of litigation.
10. TimingAll quotes should come with timing guidelines. Your
contractor should follow these stringently. However, if you're
nearing the end of your project when the fine finishes are being
applied, it makes no sense to rush things for the sake of a few
days or a week. Rush the framing, rush the drywall, but when the
expensive tiles are being applied or that $1,000 light fixture is
going in, know when to give a little breathing room.
11. Project SprawlOnce a contractor is in your house, there is
always the inevitable "Hey, while you're here..." Projects can grow
in scope quite quickly. What began as adding pot lights to a

1. Know your projectFully understand your own project before you
solicit for quotes. Whether you hire trained professionals or
design everything yourself, it is imperative that you know the
majority of details so you can clearly communicate this to your
contractor. Document the project so there is a common outline
between all parties involved. This will help catch all the little
added details that can fall off during an involved project.
2. Gather quotesThis seems obvious, but get at least three. Im
always amazed at how little homework clients do. Often its just "a
friend of a friend" who takes on the project! Create a document
that clearly outlines the project and your expectations. Supply the
same document to all contractors who are quoting. This allows you
to compare the quotes "apples to apples".
3. Choosing a contractorCost, timing and capabilities are all
factors when choosing the right contractor, but key attributes that
are often overlooked are communication and trust. You are
entrusting your contractor with your home and your hard earned
money, so you need to have a great working relationship with this
person. You dont have to be best buds and you may not share a pint
with them, but they must instill a level of professionalism and
trustworthiness with you. Ask yourself: do you really want to give
this guy a chunk of money and the keys to your house? Get
references and call them, ask everything. Any contractor can fi nd
beautiful imagery and say he built it.
Talk to previous clients and ask them about their project.
4. Big PictureBefore starting a project, think of your house as
a whole. Assess your plans and what you would like to achieve with
the house for the time you'll be there. Then prioritize and budget.
Having a clear picture of the future of your house will allow you
to prioritize your project more effectively. It wouldn't make
sense, for example, to fi nish your kitchen when the only access to
the basement project you're planning next is through that beautiful
kitchen you just fi nished.
5. Be realisticRegardless of the size of your project, your
contractor should do their best to manage it effectively. However,
our industry is rife with pitfalls.

The stuff happens rule applies rampantly. As long as your
contractor reacts appropriately and effectively, stay calm. A good
contractor will communicate the issues and the proposed solutions.
Getting wound up at every little bump will only make everything
more stressful for you. Trust your contractor.
6. Should I stay, or should I go?Picture this: you're in the
basement with your family, huddled around a card table eating a
microwaved dinner and washing dishes in the bathtub, while the guy
you gave $200,000 to reno your house works noisily above you. Is it
worth it? It is important to have a clear understanding of the
implications a reno will have on your life and daily routine.
Renovations are messy and they can inconvenience you in a major
way. Weigh the pros and cons of the money saved by staying in the
house and the quality of life gained by moving out. As a general
rule of thumb, and depending on the size of the project, I prefer
clients to find somewhere else to stay during a project. Visit
often, but the added turmoil in your life just doesnt warrant
staying in your house.
7. ProfessionalsKnow when you are over your head. Use the
appropriate professionals to help develop and design your project.
Yes, they add expense to the job, but the end result is usually a
better product built more efficiently. They are aware of all
industry rules and regulations and can also bring newer, more
creative ideas, products and best practices to the table.
8. Realistic BudgetI have never seen another industry where the
average Joe thinks they know the costs involved. Whenever a friend
brags to me how little their project cost was, I wonder how well it
was done and how long it will last. You will never get a contractor
back to a job if there are issues with money. Be realistic with
your budget; good work costs money. There is nothing worse than
spending a lot and not getting exactly what you want. Budget
accordingly and understand clearly what you are getting for your
money.
9. Payment ScheduleMake sure the payment schedule outlined in
the quote from your contractor is amenable to both parties and
doesnt leave you exposed. Pay a deposit, installments once critical
stages have been completed and then insist upon at least a 10 per
cent holdback to ensure deficiencies are dealt with. Do not make a
deal with your contractor to do the job at a lower price for cash!
Not only is this practice illegal, there is no paper trail to cover
you if the project should need any sort of litigation.
10. TimingAll quotes should come with timing guidelines. Your
contractor should follow these stringently. However, if you're
nearing the end of your project when the fine finishes are being
applied, it makes no sense to rush things for the sake of a few
days or a week. Rush the framing, rush the drywall, but when the
expensive tiles are being applied or that $1,000 light fixture is
going in, know when to give a little breathing room.

always the inevitable "Hey, while you're here..." Projects can grow
in scope quite quickly. What began as adding pot lights to a

I SPENT A LOT of time at the recent Home Expressions Home and
Garden Show at the end of March. The expertise that was at that
show was incredible and I learned from the pros. Therefore, I
wanted to share some of the highlights here.
Scott McGillivray from the HGTV show, Income Property, had the
crowd mesmerized with his presentations on Friday and Saturday. He
was enthusiastic, personable and generous with his time. He spoke
of the merits of buying property, renovating the homes and then
renting them, not only to pay for the renovation and the mortgage,
but also to maintain a valuable asset. Although he didnt speak
against those who flip, he made it very clear that keeping
ownership and reaping a steady income stream from renting was his
preference. It avoids capital gains taxes on something that isnt a
primary residence and homes continue to increase in value.
I was particularly pleased to hear him espouse the virtues of
hiring a RenoMark renovator. He said that the RenoMark Code of
Ethics was a consumers assurance of quality and that we all should
be insisting that whoever we hire to work on our homes adhere to
these values.
In speaking with a number of renovators, the need to plan a
renovation well in advance was emphasized. Winnipeg is the
renovation capital of Canada. More people here renovate than
anywhere in the country. We have the 3rd oldest housing stock,
behind only Montreal and Halifax. We take great pride in making our
homes look good.
You cant just decide on a Monday that you want to commence your
project on Tuesday. Quality professional renovators are in demand
and have busy schedules. Some of the ones that I spoke to at the
show are booked through this summer already. Planning needs to
commence months before the actual project begins. Even the
do-it-yourselfers need to check with the Planning Property and
Development Department to see if they require a permit for their
project and a licensed professional to do some of the work.
Fortunately, PP+D has an excellent web site that answers many of
these questions.
The Realtors (Manitoba Real Estate Association and Winnipeg
Realtors) had an interesting booth with lots of
electronic and personal information available. I talked with a
number of realtors about maximizing the value of a home, which
rooms generate the best return, trends in purchasing relating to
numbers of bedrooms and bathrooms, how a nice yard can enhance
presentation value, popular neighbourhoods and a variety of other
information that can only come from a professional realtor.
The good people at the Manitoba Food Processors Association
taught me through their Buy Manitoba program that it doesnt cost
any more to buy smarter and better with local products. Innovative
high quality products come from Manitoba and we should be proud
that we produce some of the best food products in North
America.
As a matter of fact, that same philosophy applies to our
renovators, builders and home product suppliers. We have the best
right here and should continue to promote it.

Number four on my list would be hardware & fixtures. Door
hardware, cabinetry hardware, faucets and light fixtures are huge
and what I love about this is that these are the weekend warriors
DIY projects that you can really do on your own.
Number three I would say would be the bathroom. The bathroom is
the second most valuable room in the home. And again there are
different levels you can go with. There is the toilet/vanity swap
out which is fairly simple or you can do the full gut job which
obviously takes more work.

getting an all custom kitchen done. Maybe you have to source out
some more affordable appliances. You kind of have to play to the
strengths of your home. If you start spending more than 10% of the
value of your home you are going to have a diminishing ROI on your
investment. So you know, with a half million dollar house a $50,000
kitchen is pretty reasonable. Anything less than that you are going
to be making money on it. Anything more than that and you might be
spending too much.

also allows more people to qualify for purchasing the home because
if you have two homes that are the same price, both are $500,000
lets say this one has a legal income suite that brings in a $1,000
a month, that is considered qualifying income to the new buyers. So
they might not be able to be financed for this property, but they
might be approved for financing with the one that includes an
income suite. Same neighbourhood, same home, just that this one has
a legal income suite. So that extra $12,000 a year allows them to
qualify for a mortgage. It basically brings more players to the
table if you are in a resale situation.
HDR: I can tell you that there are a lot of Income Property fans
here in Winnipeg. Tell us what we can expect in the balance of
Season 10 and beyond.

and what I love about this is that these are the weekend warriors
DIY projects that you can really do on your own.
Number three I would say would be the bathroom. The bathroom is

out which is fairly simple or you can do the full gut job which
obviously takes more work.

HDR: I had to ask because it looks like you guys are having an
absolute blast.
Scott: Well, thats because we are good actors. Yes, its fun. Its
intense. Yknow its funny because you get a guy like Bryan and its
weird because hes even uglier in person than he is on television.
And Paul is even shorter in person than he is on TV. So, its really
odd hanging out with them, y know people are yelling and heckling
at them (laughs).
Actually, we do have a lot of fun. Almost too much fun. Its
almost like we are not working when we are doing that show because
its like a boys trip that lasts too long. Have you ever been away
with your buddies and you are like, oh I wish we were going home
today and not staying two more days. Thats kind of how it is with
them. Its like this was good the first few nights, I cant believe I
have four more weeks of it though. But we have fun.
The good news is we are all passionate about what we do. We are
so invested in the show and the contestants and we are always
pushing the production and the network to make it bigger, take it
further, let us see more people. That is what actually got us to
Winnipeg in the last round, right, because we didnt go to Winnipeg
the first few years, and we were like, were stopping in Winnipeg.
So that was awesome.
HDR: When was it in your life that you realized that this is
something that you were good at, that this was the path you were
going to take?
Scott: Well, I didnt say I was good at it (laughs). Well, I
would say two things. In University is when I realized that
investing in real estate was what I wanted to do. I was a
business student and I did a project on student rentals. I found
the business model that worked and started buying and fixing them
up. I used my student loan to purchase a rental property which I
lived in and then rented out to my friend. And this was way better
than being a tenant and then I started to grow the business model
and that was it.
I focused full time on real estate investing from the age of 21
to about 27, 28. When I was 27, a friend of mine worked on a TV
show and had asked me to come and help because I was a licenced
contractor at that point from all of the renovations I was doing on
my rentals and she asked me to come and help. Shes like, our hands
are tied and we need a guy to come and help with construction and
our contractor bailed.
So I went to help on this show, it was Debbie Travis Facelift
and I had no idea what was going on. I had never heard of this
show, I had never watched any reno shows. And they camera
interviewed me and I just had fun with it and then ended up asking
me to do a whole bunch of episodes and then when they said they
were interested in possibly doing a show I told them what I was
doing for a living. I said this is how I do it, I do rental spaces
and thats when they were like, alright well give it a shot. And we
started shooting it, and I guess I was 29 28 actually I started
shooting Income Property when I was 28.
I know, I watched the first episode recently and I was like, wow
its been awhile. Its a long running show. Its a very rare and
blessed experience to be able to run more than ten seasons, right?
But its also exhausting.

THE LAUNDRY ROOM gets a lot of wear and tear, but is often the
most neglected room, design-wise! For my latest project, I wanted
to showcase the laundry room, and how it can be designed as a
functional and fashionable space.
Clean, simple colours.I chose washable gloss white cabinets and
applied a coat of CIL Wexford Fog on the walls. The simple colour
palette created a calming effect in a usually chaotic room. I added
in greys and stainless steel touches throughout the room for a more
unisex overture. The laundry room isnt just the womans domain!
Who doesnt need more storage?I turned to Cutler Modern Living, a
company that makes cabinetry in Canada and sells through Lowes
stores (cutlermodernliving.com). The upper cabinets are used to
store and hide away detergents, extra towels and cleaning supplies,
keeping the space organized.
Make room for countertop space. Dont overlook counter space!
Make sure you have enough room to deposit dirty clothes, apply
stain treatments and fold
clothes. Choose a countertop that will hide dust and dirt; I
used one from Belanger Laminates, a Canadian company who creates
laminates that mimic raw stone. Multiple fl ecks of colour help
hide messes and add an industrial element to the room. Laminate has
come a long way in recent years; its stunning how you can now get
it to look almost identical to stone, but at a fraction of the
price.
A well-oiled machine needs a good engine.What is a laundry room
without gorgeous appliances? For this makeover I chose Whirlpool
Duet Steam Front Loaders in Chrome Shadow. Not only are they
stunning, they are also a homeowners dream. They keep clothes
looking newer longer and have amazing features that make caring for
clothing simple. The washing machine does all the work for you,
determining your load size, adding the right amount of detergent,
even steaming and removing wrinkles.
Laundry sinks can be stylish! Dont forget about the sink, which
is an integral part of any working laundry room. I wanted to fi nd
a faucet that was both stylish and that makes life easier. I chose
a Delta faucet which you can simply touch anywhere on the spout or
handle with your hand, wrist or forearm to start and stop the fl ow
of water. If your space doubles as a mudroom, this sleek faucet is
not only visually appealing, it is also a great solution to easily
clean up muddy hands after gardening or washing up when arriving
home from school, work, sports or after taking the dog for a
walk.
The little touches.The laundry room doesnt have to be a room you
dread heading into. I wanted to make it a place that was functional
and stylish and with a few touches from Bouclair Home the look was
achieved I added a great piece of artwork, a bowl for keys, and a
multitude of great baskets to keep the room in tip top shape.
Everything is out of sight and organized but very easy to
access.
Make sure you give your laundry room some love to create a room
that works for your entire family. Who knows, you just might enjoy
doing the laundry.
