Docket PC17-030-DP Mainstreet Transitional - The petitioner is requesting approval of a Development Plan to be

known as the Mainstreet Transitional Facility. The subject property is currently zoned MF and is 16 acres. The subject

property is located north of Central Boulevard, East of Eagle Church and West of CR 700 E. The petitioner and property

owner is MC Whitestown, LLC. The project engineer is CEC Inc.

History

• The subject property received zoning approval by the WPC and Council in early 2015.

• The WPC approved the concept plan and development plan in 2016

• The developer and property owner changed overall layout that warranted new development plan approval through WPC.

Proposed Development

The subject property is approximately16 acres and is located north of Central Boulevard, East of Eagle Church and

West of CR 700 E. The petitioner, MC Whitestown, LLC is proposing to develop this site to include 8 buildings, 12

units each for a total of 96 units. Access will be from the recently constructed access road from Central Boulevard

and may extend to CR 700 E with future development.

Sidewalks and ample greenspace will be provided throughout the development. Public utilities and drainage will be

provided and improved for the site.

Compliance The proposed development plan is in compliance with the standards of the Whitestown Zoning Ordinance. Landscaping

and lighting plans have been submitted and revised for compliance.

Technical Advisory Committee Comments TAC met on 7/18/2017.

Staff Comments This petition is to approve the revisions from the approved Development Plan petition, PC17

Staff Recommendation Staff recommends that the WPC approve the development plan known as Mainstreet Transitional Development Plan.
