FAQs
Does the Estate have a NHBRC Certificate?Yes - the developer and contractor are registered with the NHBRC and every unit will receive a NHBRC certificate. The NHBRC inspects each unit during construction and provides the purchaser with a warranty protection against major structural defects. The cost of this is significant and will be paid by the developer.
Will there be any storage facilities?There will not be a dedicated storage facility but each unit, except for the apartments, have a single garage.
Are pets allowed?Yes - One small dog or cat will be allowed in both upper and lower levels. When first taking occupation, should the purchaser have 2 existing pets of a small breed, then special permission will be given for the additional pet.
Will my domestic worker be able to reside in the development?There are no separate staff quarters, but caregivers may be accommodated in your unit. Helpers may be employed by individual owners, however, they must first be cleared and registered with the Estate’s security officer.
What does the levy cover?The monthly levy covers the Estate running costs such as security, general road and estate maintenance, exterior building maintenance, overall landscaping maintenance, buildings insurance, common property water, refuse and electricity, communal swimming pool
maintenance, audit, provision for reserves and management of Greenhaven Estate.
Care Levy - Medwell SAThe current compulsory care centre levy is R280 per month per unit. The cost of any consumables used will be for the account of the Resident.
What precautions are there to prevent this levy becoming unafford-able?Upon the re-sale of a unit, 7.5% of the selling “profit” will be transferred to a levy stabilisation fund within the Greenhaven Body Corporate.
Who is responsible for electricity and water in the unit?Pre-paid meters for electricity will be installed in each unit and will be the owner’s responsibility. Water, each unit has a municipal connection and account in the owner’s name.
And municipal rates?As in any sectional title property, the owner is individually charged rates by the local authority.

Will I be allowed to rent out my property?Yes, but the tenants must comply with all Estate rules.
Do I have to be over 50 to purchase or rent?The Estate has been designed for older residents, those heading towards retirement or are already retired.
Can a family member purchase a property for their parents?Yes.
Can I make amendments to the plans?We encourage you to purchase the unit as is, specific variations can be made but are subject to an additional cost.
Can I get a bond to help purchase?Yes, normal home loans are available from financial institutions.
Can I upgrade my finishes?Yes, at your additional cost.
Are there any transfer costs to pay on a new property?No transfer duty costs are charged, only the conveyancer’s costs (and bond registration costs if applicable).
