Maintenance - a tailored approach from Liftec

33 CAVENDISH SQUAREWorking to Dunbar & Boardman maintenance requirements, Liftechave been commissioned to maintain the ten lifts at the premiumoffice building at 33 Cavendish Square, W1. The tailoredcomprehensive maintenance contract includes four high risepassenger lifts, four low rise passenger lifts and two goods lifts.

All the lifts are traction driven, using gearless drives for the passenger lifts andgeared drives for the goods lifts. The control systems for both geared and gearlessdrives come from specialist USA based control systems manufacturers, Swift Futurafor the passenger lifts and Kollmorgen for the goods lifts.

Liftec undertake regular monthly servicing to all of the lifts following the Dunbar &Boardman schedule for property management provider, GVA Saxon LawManagement.

Liftec “can do” for East London Line

EAST LONDON LINE NORTHERNSECTION EXTENSIONAt the end of 2007 Liftec were asked by Balfour Beatty Carillion, inconjunction with Transport for London (a joint venture) to design andinstall 11 lifts for the northern section of the East London Line, withthe addition of a sample lift at our Dartford office to demonstratethat the lifts would fully meet the requirement of the detailedspecification including carrying out a safety gear test with unequalefficiency to at least 70% one side and 30% the other.

Liftec agreed to build the sample lift at our premises and the project started usingour in-house design team and tried and tested third party equipment, we had theconcept of the lift and its component parts approved by early 2008.

To ensure we could meet the requirement of the 70/30 safety gear test, Liftec fittedVG Bi-directional safety gears and carried out the test in the more extreme 100%one side and 0% on the other which, whilst still a minimal risk of happening, is apossibility if the linkage between the two blocks becomes disengaged. This test wasseen to be successful with a deflection of only 2% and made all the moreimpressive, as all parties could watch the test.

Wind pressure was a design issue, so we approached Wittur with the intention ofusing Selcom Hydra doors; these would fully drive the doors to the closed positionbefore releasing and locking the landing door. Selcom helped by specially designingthe doors for this project to meet our client’s specification, with release mechanismsin the doors and double clutch centre opening doors with zone locking.

Liftec chose Ziehl Abegg’s permanent magnet gearless motors and drive units whichincluded evacuation drives to recover the lifts to the exit level should there be apower failure.

Kollmorgen were chosen to produce the control panels and staff interface panels asthey had a proven MRL panel which made a good base for our requirements. Thedesign of the control panel needed to be split from the normal MRL single controlpanel and incorporate the rescue and diagnostics required for any LondonUnderground lift. Kollmorgen helped develop the staff interface control panel whichhoused the Castel lift isolator, single phase distribution board and segregatedcontrols for staff and engineer use. These allow the station staff to view theoperational LEDs and move the lift, if the safety circuit is correctly made, to floorlevel and open the lift doors. Under the cover of the engineer’s panel are furthercontrols to allow the rescue of passengers should the lift have failed due to a safetycircuit i.e. over travelled or safety gear operated. Along with switches for testing thebrake operation and reset of the over speed governor, there are also controls tomanually move the lift should all other devices have failed. This staff interface panelwas designed to match the main control panel in size and style, bringing symmetryto the landing entrance. The other remit for the design of this panel was to concealall wiring and terminal from staff and public whilst the door was open and thereforelimit any hazard.

One of the most complicated circuits for these lifts was for the lift alarm which forany standard lift is one of the easiest. There are many integrated functions that allneed to perform cohesively which required Liftec to generate two pages of circuitdiagrams. The sample lift was completed and tested by the end of 2008 andsubsequently witness testing and full design approval was carried out January 2009.

The lift was then mostly dismantled and shipped to York EMC in Castleford for EMCtesting to meet the extra requirement of the railway and underground environment.Upon passing the test, the lift was returned and reassembled at Dartford, where ittakes pride of place as a working example of our engineering ability.

Liftec started installing the new lifts at Dalston Station at the beginning of April2009 and had staggered starting dates for the other stations. Typical of manybuilding projects there were construction snagging, hold-ups and one unexpectedproblem of water ingress and support pockets missed out in the shaft. These wereall overcome with agreed solutions from Liftec and Brian Thompson the CRE forBBCJV. All lifts were completed and tested and handed over by early December2009 to the satisfaction of all parties.

Liftec quality maintenance and keen pricing keepscustomers with Liftec

LONDON SCHOOL OF ECONOMICSSince 2005 Liftec have been maintaining the 75 passenger and goodslifts for the London School of Economics. The comprehensivemaintenance agreement that follows the Gerald Honey Partnership’smaintenance specifications, services all of the school’s passenger andgoods lifts including the main campus and halls of residents.

As with many multiple lift installation, units comprise of a range of manufacturers liftsincluding Otis, KONE, Thyssen, Schindler and some from the independentmanufacturers. The range of equipment Liftec maintain includes wheelchair platformsto high speed gearless installations, traction, hydraulic and MRL type lifts.

In 2009 Liftec were asked to retender for the five year maintenance contract, whichagain was awarded to Liftec as a result of our service standards and keen pricing.

Maintenance and a fast response from Liftec

METROPOLITAN POLICEDealing with emergencies is an everyday occurrence for theMetropolitan Police; they know what they have to do and when todo it! It is with this high level of proficiency and ability to urgentlyrespond to requests for assistance that underpinned the choice ofBalfour Beatty Workplace and the Metropolitan Police whenselecting the lift maintenance provider for the North West LondonPolice Stations.

The Maintenance Contact that Liftec won comprises of 83 lifts installed across arange of Police Stations located in North West London. A Liftec Standard contractwas chosen for the visit based maintenance that the Metropolitan Police requiredfor the various KONE, Otis, Schindler and independent manufacturers lifts.

Liftec help with multi group lift modernisation

NELSON GATEHSBCMaintaining a good working environment with a reliableinfrastructure is crucial to successful businesses and was exactly thecase for HSBC who were thinking about modernising the lifts in their1000 plus employee, administration centre located at Nelson Gate,Southampton.

The project was to modernise the existing lifts which included a triplex group ofpassenger lifts, a pair of duplex lifts and the building’s simplex passenger lifts. Aspart of this modernisation project Liftec installed new control systems and drives,new AC VF gearless and geared machines, carried out the refurbishment of thedoor operating equipment and the work required to bring the lift cars up tocurrent DDA and Health & Safety standards.

Liftec were successful in winning the tender for the lift modernisation works atNelson Gate, which utilised our specialist design skills, manufacturing andconstruction resourcing. Additionally, competent Liftec project managementensured satisfactory works were undertaken on a phased basis to limit disruptionwhilst working in the fully operating building.

Maintenance and modernisation with Liftec

REGENT ON THE RIVERSituated on the banks of the River Thames in Fulham, Regent on theRiver is a prestigious residential development of 240 apartments. Themedium rise six stories plus basement linked blocks originally hadSchindler manufactured lifts installed when the building wasconstructed.

In 2001 Liftec were awarded the maintenance contract for the site and have sincethen been providing the Liftec Comprehensive maintenance cover.

Most recently and as a result of the service Liftec have been providing, the Companywas awarded the contract to modernise the nine year old lifts, of which seven werehydraulic, serving the car park and basements.

The phased modernisations were all undertaken whilst the building was fullyoccupied, so great care had to be taken to limit inconvenience to the residents andalso to avoid as far a possible, nuisance noise during the modernisation.

The modernisation project was completed to programme and specification asrequired by ILE.

Liftec helps by accommodating the old and installingthe new

THE SAVOYThe time to modernise and refurbish had arrived for the Savoy, sofor this famous London hotel a request went out to tender for themodernisation and installation of the hotel’s high quality passengerand goods lifts.

The project was for 11 new machine-room-less lifts and the modernisation of thehotel’s remaining passenger and goods lifts, which all had to be completed duringits total refurbishment.

Liftec were successful in winning the tender for the entire lift project whichrequired us to utilise our specialist design, manufacturing and construction projectmanagement skills. Our design team played a significant role in the project,helping with the design and specification needs of the bespoke new lifts thatwere being installed in the existing and the new lift shafts being built. Liftecproject managers also controlled the modernisation works on the existing lifts thatwas undertaken at the same time as the new installation work advanced. Duringthe project, Liftec followed a detailed time line to accommodate all of the othermajor contractors carrying out refurbishment works at the same time on this site.

95% lift availability and Liftec’s dedication winsmaintenance contract

LONDON BOROUGH OFSOUTHWARKFor some time Liftec has been successfully maintaining the 230passenger lifts in general needs housing and the 120 mobility unitsin private houses for Area Three within the London Borough ofSouthwark.

One of the objectives of the London Borough of Southwark was to provide theirtenants with high levels of availability of the lift(s) in the residential blocks andprivate houses that they manage. Since Liftec commenced working for the LondonBorough of Southwark, Liftec have achieved a level of 95% lift availability acrossthe entire portfolio, achieving the performance standards required for this contract.As a result of our service delivery in 2009, Liftec were awarded a refurbishmentpackage amounting to a contract value of £800K.

In June 2010 Liftec were awarded the additional Areas One and Two in Southwark,resulting in the Company now maintaining 770 lifts and 451 mobility units. Toprovide the level of service Liftec and the London Borough of Southwark aspire toachieve, Liftec have established a dedicated service department to run the contractwith a bespoke team of engineers, a contract manager and contract specificadministrators.

Liftec modernisation helps The Corporation

BBC WHITE CITYIn areas where public access is an issue, reliability and compliance tothe Disability Discrimination Act 1995 are key to a satisfactoryperformance.

With this in mind when Liftec tendered for the modernisation of the ten existing liftslocated at the BBC’s prestigious White City offices, great care was taken to ensurethat specifications and time frames could be met to allow the modernisation to beundertaken without major disruption to the full operational building infrastructure.

The project covered passenger, fireman’s and one passenger/goods lifts with thereplacement of control systems and drives including AC VF gearless and gearedtechnology. Additionally, the modernisation included the refurbishment of the dooroperation equipment and the lift cars to bring them up to current DDA and Health &Safety standards.

Liftec’s experienced and specialist design team, worked on the project whichincluded manufacturing and construction resourcing, completing the works on aphased basis, and of course working in a fully operating office environment.
