Legacy Village Planned Unit Development was approved in 2006 by the Shelby Township Boardof Trustees. Since that time the following phases have recieved final approval and have begun:
Phase 1 Commercial: Bank constructed at the northwest corner of 25 Mile & Van DykePhase 1 Residential: Single Family residential has begunPhase 2 Residential: The design phase for the utility and earth work for Multi Familyresidential has begun
Prior to constructing the Townhomes along Village Blvd., Longhorn Estates, LLC concluded thatthe high density, 3-story, urban style townhomes are no longer a viable housing product at thislocation. Longhorn Estates has identified that 10-unit and 8-unit, 2 car garage, attachedcondominiums which are located within an attractive neighborhood setting and close to villagestyle retail are in demand within Shelby Township, and will be successful at this site.
The originally approved 2006 site plan has therefore been modified to remove the higher densitytownhomes and create an attractive neighborhood with the preferred housing type and villagestyle commercial development. The site plan modifications include:
186 Townhome units were removedMulti family housing was modified to incorporate more desirable 8 & 10 unitbuilding typesStreet system modified to promote better circulation and safety accessReduced density by 49 (23) units (See sheet SPA-2 for clarification)Modify site plan to increase open space by 2 acres and make it more usable forresidentsCreate pocket parks, greenways and larger community park with clubhouseModify Village Blvd. to remove small central islands and increase size of curbsidearea for trees plantingsModify commercial retail area to establish a street facing retail village experienceReduce overall square footage of commercial spaceEstablish a 5-acre land bank in order to not over build retail and better gauge thefuture market (see sheet SPA-2 for alternative development options)Maintain future phase of senior housing
See Sheet SPA-2 for modified density and land use calculations
