CSI DESCRIPTION: SCOPE OF WORK QTY

1 Division 01 - General Requirements:

Side walks XContractor to power wash all exterior concrete after project is

complete

Siding XContractor to clean with either degreaser of 50/50 bleach and

water mixture.

Pavement Markings XContractor to re-stripe all spaces and paint all previously painted

parking and sidewalk areas

Curbs X Replace missing or broken speed bumps

2 Division 02 - Site Work

Demolition

Guestroom X

Contractor to remove all items not being reused and place in

contractor provided container or dumpster. All other items are to

be placed in the center of the room and wrapped in visqueen to

keep safe and free of debris.

Contractor to ensure all sprinkler heads are protected during

renovation. Any heads with overspray will be the responsibility ofthe contractor to replace, at the contractors cost.

EVAC Signage XRemove, repair door , paint door Intown specs. Manager will

reinstall after painting

Floor Door Stops X Remove and dispose of existing floor mounted stops

Old Paint X Remove any old paint from window and window lock.

Drapery XExisting drapes and drape rods to be reused. Owner to remove and

store drapes. Owner to reinstall drapes, contractor to install rods.

Bathroom X

Contractor to supply all labor to remove and dispose of vinyl

flooring, lighting, mirrors, hardware, vinyl base, etc. Contractor to

place carpet in tub with fibers down to store toilet and otherhardware to remain. Contractor to tape and visqueen entire tub

area during renovation.

Bath Tub Caulk / Paint XRemove existing caulk and old paint from perimeter of shower /

tub unit

Water Closet X Remove and place in tub during renovation

Phones X Property to remove, store and reinstall existing phones and cords.

Window Sill X Furnish and install new window sill

Counter / End Splash / P'lam Backsplash X

OSCI:

Contractor to cut 2 back splashes OR 5 (24") side splashes per

sheet. Fully adhere side and bask splashes to kitchen walls.

Contractor to cut out top for sink and burner installation.

Wire Shelving - Vinyl Coated X

Contractor to install 16" deep wire shelf with side and back

supports under cook top. Height is established with existing

garbage cans plus 2".

Cabinet Doors X

OSCI first floor only , reuse all other doors on second and third

floor. Place as directed any doors on the 2nd and 3rd floors with

the 1st floor doors as directed by the ITS PM.

Kitchen Counter Skirts & Drawer Fronts X OSCI first floor only.

Registration Desk X

Contractor to furnish and install new wider opening at registration

counter for ADA counter top to match existing. Replace trim,

drywall and texture to match adjacent walls.


7 Division 07 - Thermal & Moisture Protection

Entry Threshold X

Remove during flooring installation. Re-install with new White

Lightning 3006 Elastomeric Caulking, Color: Gray. Install at

underside of threshold prior to setting. Caulk both sides where it

meets door frame at exterior.

Door Sweeps X

Remove existing and install owner supplied door sweeps on entry

door only. Ensure there is not light showing under door when

closed.

Drapery Rods XContractor to reinstall drapery supports, rod and Wall bracket

hook. Supports are to receive 3 hex head screws each.

Bath Wall Door Stop X

Contractor to remove existing stop and reinstall with anchor after

painting is complete. Contractor to ensure all paint (old or new) is

removed from hardware.

Vanity Mirror X OSCI, install 5" above vanity / splash and centered above faucet.

Closet Door Roller Stop XOSCI roller door stop with contractor provided screws, lock

washers and nuts. Install per ITS specifications.


9 Division 09 - Finishes

Drywall Prep X Prep and patch all surfaces to receive new paint/texture.

clean and re-install plastics covers.

A/C Wall Sleeves XContractor to paint PTAC Sleeves with Krylon Appliance Paint,

color is white.

Hood Vent XContractor to remove, clean and paint all sides of hood vent. Re-

install after painting

Switches, Outlets, Coax, Phone, Cat 5, GFI XClean all outlets (new and existing) after painting; Remove and

install new jumbo cover place

Flooring

Carpet - Guestrooms & Front Office X

Contractor to prep floor to accept new OSCI direct glued

carpeting. Contractor to install OS transition strips where carpet

meet vinyl flooring. Contractor to ensure all miters are tight andinstalled after base. Do not trim base around transition strip.

Pad - Front Office XContractor to furnish and install two layers of mildew resistant

padding.

Vinyl Flooring (Entry, Closet, Kitchen, Bathroom) X

Contractor to prep floors and install Mapei Primer L; float floors

with a self-leveling compound and install OS vinyl sheet goods.

Trim all edges to walls.

Carpet Base X

Contractor to prep wall to receive new OSCI carpet base. Base is

to be glued to walls minimizing the use of staples. Corner are to

be turned so that binding wraps the edge. Clip seam as to ensure

piles are even.

Vinyl Cove Base:

Entry, Closet, Kitchen, BathroomX

OSCI 4" vinyl base. Ensure all inside and outside corners are

tight. Caulk any gaps along top of base.

OSCI 4" vinyl base. Ensure all inside and outside corners are

tight. Caulk any gaps along top of base.

Tub Strips XContractor to install OS 60" vinyl tub strips. Tub strips are to

receive additional adhesive caulking prior to installation.

Room Number Signage X

Owner supplied and contractor to install (number will go on wall,

install on latch side of door). Install signage 4" from edge of

frame and 60" AFF.

Misc. Exterior Signage X OSCI misc signage, 12 pieces.

ITS Logo X OSCI front office logo

Toilet Paper Holder XOSCI - 18" AFF centered between toilet tank and vanity/vanity

support.

24" Towel Bar XOSCI, install on wall behind bath door, 48" AFF and centered on

wall.

Vanity Sink Supports X

OSCI, Contractor to supply any spacers necessary to make up for

gap between support bracket and under side of vanity. Attach

base of support to sill plate of wall on top of vinyl wall base

supply lines. Contractor to ensure all tags are removed from supply
