The original house was built in the 1400s and was renovated and extended in 1896 by the descendants of same family who built it. Since then, it has only changed ownership a handful of times. Recently, the house was sympathetically restored retaining many period features with modern day living. The entrance porch with inner door in oak, leads to a sitting room with original flag stone flooring, exposed wooden beams, a window seat, stone mullion windows, delightful Victorian oak staircase to the first floor and plenty of original oak storage cupboards. The generous sized drawing room has three large windows looking over the delightful grounds, two window seats and a large inglenook fireplace with multi burner stove. The study with quarry tiled floor has a stable door for access into the grounds. The dining room is both impressive and spacious with original parquet flooring installed in 1896, two large stone mullion windows, a window seat, and the original inglenook fireplace where Charles II famously cooked a large joint of meat. Leading from the dining hall, you pass through a second hall way with a door into the herb garden, a utility room containing plumbing for a washing machine, tumble dryer, a sink and ample storage, a cloakroom with W.C. and basin and into the a substantial and really spacious kitchen. This room creates the most fantastic family kitchen and is superb for entertaining. Worcester, but it’s also a sanctuary for wildlife. We regularly see and hear muntjac and red deer, moorhens, ducks and herons as well as kingfishers, woodpeckers and buzzards. We don’t hear or see traffic at all. King’s Lodge is its own, quiet world. We moved here with our young daughter five years ago. My parents came to live with us around a year after we came here from Hampshire and have integrated happily into village life. They both volunteer for work in the friendly village shop one day a week, my Stepdad has become involved in parish council planning. They both love the space, peace and freedom of the extensive garden and grounds of the house and they have lots of friends in the village, meeting in the Masons Arms, our village pub, or the village hall as well as neighbours’ homes. The village is a truly friendly place to live and we have been made to feel very welcome here. We have lovely memories of family Christmases, get-togethers and dinners in the house, which comfortably accommodates up to 12 people. My parents want to spend the rest of their lives in this village. We will be moving away from the area but we’re aware that it’s unlikely we will ever find such a beautiful house again. The best thing about it is that it’s a warm and cosy home as well as an impressive house in which to entertain friends and family.”*

First FloorThe master suite is a magnificent area, one vast double bedroom with an ornate wooden vaulted ceiling, two beautiful windows with window seats and delightful views of the grounds and surrounding country side and the original period fireplace. OutsideKings Lodge is accessed down a long gravel driveway lined with Lime trees. Long Marston is a pretty village which lies between Stratford upon Avon and the Cotswolds. The village has a 14th century parish church, thriving community-run village store and a traditional popular public house with skittle alley. There are plenty of lovely villages and market towns surrounding Long Marston with Stratford upon Avon, Chelthenham and Evesham all very close by.

Stratford-upon-Avon is internationally famous through being the birthplace of William Shakespeare and home to the Royal Shakespeare Theatre attracting almost four million visitors a year who come to see its rich variety of historic buildings. Stratford is also a prosperous riverside market town. There are numerous fine restaurants, inns, bars and coffee shops. There is a good choice of public and private schools and excellent sporting and recreational amenities. These include golf courses, swimming pool and leisure centre. Evesham is an historic riverside market town with excellent boating and marina facilities as well as several leisure activities available in the area including, rowing, tennis, etc. The beautiful riverside town boasts a wealth of pubs, restaurants and shops.

There are excellent transport links with the close by M40 providing access to Birmingham to the north, London to the south and the national motorway network. Warwick and Leamington Spa are less than a 25 minute drive and Birmingham International airport is under 30 minutes. There is a direct line train service to London from Evesham, Honeybourne, Leamington and Warwick Parkway. The Cotswolds are within striking distance of the town. The area offers access to a wide range of state schools, including Pebworth First School, Stratford Girls’ Grammar School (Ofsted rating outstanding) and Stratford upon Avon School, together with a good selection of independent schools including Stratford Prep.
