Chapter 265. ZONING
Article IV. Commercial District Regulations
§ 265-23. B Business District.

Use regulations.
Permitted uses.
All uses permitted in the R-2 General Residence District.
Retail store.
Office, bank or other financial institution or telephone exchange.
Commercial service shops such as plumbing, heating, electric, air conditioning, upholstery,printing shops and other similar shops.
Restaurant.
Railway or motor transport freight station.
Personal service shops such as tailoring, shoe repairing, barber, beauty shop, jewelry repair,watch and clock repair, etc.
Hotel or motel.
Funeral home.
Accessory uses.
Uses customarily accessory to and incidental to the above permitted uses.
Signs as permitted in § 265-43.
Garage or parking space.
Uses permitted as a special exception by the Zoning Hearing Board.
Theater, ballroom, dance hall, or other places of amusement or commercial recreation, butnot including adult entertainment uses. All such uses permitted by special exception aresubject to the requirement that adequate off-street parking shall be provided and thatadequate screening from residences shall be provided.
No new auto-related retail operations for the sale of new, salvaged, recycled, used or rebuiltauto parts shall be permitted.
No auto-related retail operation which is exclusively for the sale of gasoline on a self-servicebasis shall be permitted.
No adult entertainment uses shall be permitted.
Lot area. There shall be no minimum lot area for uses within the B District, except that residential useor a combined commercial and residential use shall have a lot area of not less than 3,000 square feet.
Lot width. Lot width shall be dictated by the use and other requirements of this chapter.
Street frontage. Street frontage shall be dictated by the use and other requirements of this chapter.
Height. A minimum of three stories or 35 feet, whichever is less.
Front yard. A front yard is not required except when the B Business use is in the same block frontagewith a residential use; the business shall then be set back a distance at least equal to that of theresidential use.
Rear yard. A rear yard is not required; where a rear yard is provided it shall be at least five feet indepth.
Side yard. Side yards are not required; where a side yard is provided it shall be at least five feet inwidth.
Coverage. Coverage may be 100%, except that in meeting all other requirements of this chapter thecoverage by buildings may have to be reduced.
Space between buildings. For a business use or uses consisting of two or more buildings in one groupthere shall be a minimum of 25 feet of open space between the fronts, sides and rears of the buildingswithin the group.
Parking and loading. Parking and loading shall be provided in accordance with requirements containedin § 265-42.
Approval of site plans. Site plans shall be prepared and submitted in accordance with § 265-53.

Use regulations.
Permitted uses.
Any use permitted in the R-1 Single-Family Residence District.
Single-family, semidetached or twin dwelling, provided that the dwelling with which it has aparty wall in common is erected at the same time;
Two-family semidetached dwelling, including double-duplex dwellings, provided that thedwellings with which they have a party wall in common is erected at the same time.
Two-family detached dwelling, including duplex dwellings.
Boardinghouse, rooming or lodging house.
Accessory uses. The following uses may be located on the same lot as permitted uses, providedthat they are incidental to the principal use.
Home occupation as defined in § 265-17.
Private garage or parking space, provided that it is located in the rear yard and is not closerthan five feet from any street line.
A private swimming pool constructed to the standards of the Borough Building Code andconforming to § 265-44.
Signs as permitted in § 265-43.
Child day care for six or fewer children under the age of 16. Child day care for more than sixchildren under the age of 16 shall only be permitted in nonresidential zoning districts. (SeeChapter 88, Article V, Child Day-Care Facilities.)Editor's Note: Added at time of adoption of Code (see Ch. 1, General Provisions, Art. I).
Uses permitted as special exception by the Zoning Hearing Board.
Clubs and lodges operated solely for the use of members and their guests, not as a businessor for profit. Such uses must meet all other applicable requirements of this chapter and ofthe Commonwealth of Pennsylvania.
Dependent care facility when properly licensed by the Commonwealth of Pennsylvania andmeeting all other applicable requirements of this and other Borough codes and ordinances.
Lot area. The following shall be the minimum lot areas per dwelling unit permitted within the R-2District.
