JAMES AVENUE PUMPING STATIONMuch of downtown Winnipeg was threatened in 1904 when a fire raged out of control at James Ashdown’s Main Street hardware store. The domestic water supply, fed by artesian wells, proved inadequate to fight a fire of this scale. Untreated Red River water was pumped into the domestic supply in a desperate attempt to increase water pressure and though the fire was extinguished, resulted in the contamination of the city’s water supply. This led the way to the construction of the James Avenue High Pressure Pumping Station.

Opened in 1907, the James Avenue Pumping Station was built to house the massive generating and pumping equipment required to run a high pressure water system for fighting fires in the downtown area and was designed to be serviced by the city’s rail system. The building, which has been vacant since 1986, was purchased by our client in 2015 and is being developed into a mixed-use development.

Three mixed-use buildings connected to the pumping station will be built on the east and west ends of the parcel. Connected at street level through alleyways and overhead walkways, the buildings maintain views of each other and create a tight urban-scale environment that corresponds to the thriving mixed-use neighbourhood. The development scenario allows for the great pump hall - a well-preserved example of the “golden age” of machinery - to be physically showcased, free on all sides and newly accessible to the public. Capped at 6 storeys in height, the new development consists of rental apartments, commercial use located at ground level, and structured parking in order to reactivate the contemporary site. Intelligent zoning and innovative connections between the historical building and the new program will strengthen the relationship between tenants and visitors and that of their local architectural history.
