Do you need mortgage life insurance?Mortgage protection can be a good idea, if for instance you have a condition or illness that might make it difficult to get insurance otherwise.Q: I am a single, 70-year-old with a reasonable mortgage of $115,000. I have no family and no dependants. I find that the life insurance on my mortgage is too expensive. Do I need mortgage life insurance anyway? What for?—Katerina

A: I’m glad that you noticed the life insurance you’re paying on your mortgage, Katerina. Many people don’t even know if their mortgage is insured or not in the first place. Click on your mortgage when online banking or check your most recent mortgage statement and you will most likely notice a reference to your mortgage being protected or insured or potentially not protected or not insured.

This insurance coverage is typically a combination of life insurance and disability insurance. In the event of death, the life insurance component of the policy pays off the outstanding mortgage. In the event of disability, the disability insurance component of the policy makes your regular payments. Banks are prohibited from selling most types of insurance in their branches other than life and disability insurance on credit products. The Canadian government has purposely done this to encourage competition in the insurance industry (primarily to ensure low premiums) as well as to avoid tied selling (needing to buy insurance in order to get approved for a mortgage). When you sign the multitude of papers the bank puts in front of you to get a mortgage, the financial adviser may ask you to initial a document to either insure or not insure your mortgage. My guess, Katerina, is that you initialed that “yes,” you wanted mortgage life insurance, also known as mortgage protection insurance.

A number of years back, I got a mortgage and specifically opted out of mortgage life insurance. Not long after, I realized that my mortgage was “protected” with mortgage insurance that I had said no to in the first place. So sometimes, you end up with mortgage life insurance even when you don’t want it!

Katerina, mortgage life insurance is more expensive than most group or individual insurance coverage. So you’re probably right—it is likely pretty expensive compared to other insurance alternatives. Sometimes mortgage life insurance is a good idea. For example, if you have a condition or illness that might make it difficult or impossible to get life or disability insurance separate from your mortgage. But for you to have insurance when you are retired and don’t have any beneficiaries, Katerina, is questionable. I’d say that most average Canadians should be considering insurance solely as a risk management tool. That is, if there is a financial risk of you becoming disabled or dying either to you being able to provide for yourself or for your beneficiaries financially, you should consider insurance.

If you die, Katerina, with no family and no beneficiaries, the insurance serves only to provide a larger estate for you to leave to friends or charities. I’d say the cost of you incurring expensive insurance premiums at the age of 70 on an expensive mortgage life insurance policy is not even remotely appropriate.

Mortgage life insurance is profitable for banks. And it’s profitable for the financial advisers who get you to buy it. They’re often bonused on making sales like mortgage life insurance. Financial advisers are not fiduciaries. In fact, they’re sometimes not even financial advisers because they’re not really advising you on your finances. Most financial advisers are salespeople who work for a company and get paid to sell stuff. In this case, a financial adviser who is paid to sell things like mortgage life insurance got you to buy something that you don’t need. And because they’re not a fiduciary and don’t need to put your interests before their own, there’s nothing legally wrong with what they did—just morally wrong.

The financial industry is awash with questionable morals. I’d say this is an unfortunate case of someone putting their own financial interests ahead of yours. I’d also say that the bank is at fault for not having appropriate compliance oversight to question why a single, 70-year-old with no family or beneficiaries would benefit from mortgage life insurance.

I don’t like knocking the financial industry publicly, because it contributes to the distrust that exists of financial advisers. But maybe if enough people raise enough of a fuss in cases like this, consumers, companies, regulators and governments might help to ensure that financial advisers start to advise people on their finances instead of opting to line their own pockets.

PLEASE NOTE: Mortgage life insurance may sometimes be expensive compared to other alternatives, but that doesn’t mean you should go cancelling your mortgage life insurance after reading this article. First you should determine, potentially with the help of a professional, if you need insurance and how much. Then consider your alternatives. JUNE REAL ESTATE MARKET STILL SIZZLINGThe REALTORS® Association of Hamilton-Burlington (RAHB) reported 1,877 sales were processed through the RAHB Multiple Listing Service® (MLS®) System in June. Sales were 8.8 per cent lower than the same month last year yet were still the second highest sales on record.

There were 2,213 properties listed in June, a decrease of 12.9 per cent compared to June of last year. “June sales may have been lower than last year in June,” said RAHB President Kim Alvarez. “but they were still outstanding. Last June sales set an all-time record; this year, all property sales were 25 per cent higher than the 10-year average and the second-highest on record.” Seasonally adjusted* sales of residential properties were 9.2 per cent lower than the same month last year, with the average sale price up 12.7 per cent for the month. Seasonally adjusted numbers of new listings were 12.1 per cent lower than June of 2015.

Seasonally adjusted data for residential properties for the month of June, 2016:

Actual overall residential sales of 1,787 units were 9.8 per cent lower than the same month last year. Residential freehold sales were 7.4 per cent lower than June of 2015 while sales in the condominium market decreased by 20 per cent.

The median price of freehold properties increased by 15.3 per cent over the same month last year while the median price for condominium properties increased by 18.8 per cent compared to the same period. The average price of freehold properties showed an increase of 13.6 per cent compared to June of last year; the average sale price in the condominium market increased by 12.1 per cent when compared to the same period.

Average sale price is based on the total dollar volume of all properties sold through the RAHB MLS® System. Average sale price can be useful in establishing long term trends, but should not be used as an indicator that specific properties have increased or decreased in value. “Listing inventory is still way down, with just a little over a month of inventory in the residential market,” noted Alvarez. “With the average days on market at 22 in the freehold market – which is one of the lowest in recent years - buyers would be well-advised to use a REALTOR® to help them navigate through this fast-paced market.” The average days on market decreased from 29 to 22 days in the freehold market and from 30 to 27 days in the condominium market, compared to June of last year.

What Every Canadian Should Know About Home Insurance PoliciesHome insurance policies can vary widely in many ways, including what losses are covered, how much the deductible is, and the coverage limitations. Understanding your home insurance policy thoroughly can help you decide which policy is the best to protect your property and your family. Here are the basic components that make up most home insurance policies:

DwellingThis part of your home insurance policy covers the structure (your house), as well as attached structures and fixtures. This could include decks, porches, garages, etc. You need to ensure that this part of your policy remains up to date – as the value of your home can change annually, and if you add any items that increase the value of your home (decks, air conditioning, dishwasher, etc.) then you may need to adjust your coverage.

Additional StructuresThis portion of your policy covers any structures on your property that are detached from your home, such as garages, patios, fences, and storage sheds. However, outbuildings that are used to house a business or are used for business purposes won’t necessarily be covered under your typical home insurance policy.

Personal PropertyOne of the most vital parts of your home insurance policy is coverage for your personal items. It is important to take note of whether your policy covers your property for replacement cost or actual cash value. In the case of a claim, replacement cost will allot you the total cost to replace the items affected, whereas actual cash value policy will only pay out the value of your item, pro-rated for age, use and condition. If you have items in your home that are out of the ordinary and particularly valuable (i.e. art, electronics, jewelery, bikes, etc) you’ll want to ensure that your policy covers these items. If they are valued beyond

the limits outlined in your policy, most insurance providers will allow you to add additional coverage for these specialty items.

Loss of UseIf your home is uninhabitable after a claim, then loss of use insurance will help your family manage while your home is being rebuilt or repaired. Hotel expenses, meals, and incidental expenses are covered by this portion of your home insurance policy, typically for a specified period of time or to a maximum dollar amount.

EndorsementsThese are individual additions to your policy and can provide extra coverage. Common endorsements include:

• Guaranteed Replacement Cost: Provides the policy holder with the full replacement cost of their home. Home owners can also choose endorsements that provide 20% or more additional funds in case there are extra costs for the new/replacement construction.

• Inflation Protection: Matches the payout of your insurance policy to appropriate inflation.

• Scheduled Items: Allows you to declare particular items of value that may not normally be covered under a regular policy, or increases coverage of these items. Can include possessions such as art, rare collections, firearms, and computers.

• Secondary Residence Insurance: Covers another home, cottage, or residence that your family regularly uses.

• Additional Theft Coverage & Forgery Protection: Gives the homeowner added protection from theft of items in an automobile, trailer, or other personal vehicle, and protects from forgery and credit card theft.

Choosing Perils CoverageMost standard policies are referred to as comprehensive – meaning they cover all perils except those which are specifically excluded. Many times you can have additional perils covered for a cost. However, if you are looking to save money on home insurance, then considering a basic or named perils policy might help you to do that by allowing you to name which risks you would like covered – like fire or theft, while excluding all other risks.

Once you fully understand the components of home insurance, you’re in a prime position to examine your own home insurance policy and make an informed decision. You can adjust your coverage to better meet your needs, or look for cheap home insurance by getting quotes from different providers. Either way, you’ll be able to rest easy, making sure that you have the coverage you need, and feeling confident that you’re paying an appropriate premium for the protection you have.

On November 1, 2012, Ex-pert Mortgage launched the“85-Alive” program in Ontario.The concept was simple: aslong as you had a pulse, Ex-pert Mortgage would provideyou with a home equity loan,up to 85 per cent of the valueof your property. No job re-quired. Bad credit, OK.

The reason why ExpertMortgage could offer a “noquestions asked” lending pro-gram, while the major bankscould not, is that they repre-sent over 200 private lenderswho lend strictly on propertyvalue. These subprime lendersspecialize in mortgage clientswho have had some bad luck,and need a helping hand untilthey get back on their feet.

The program has been sosuccessful that Expert Mort-gage can barely keep up withthe volume of calls. To helpfund this unexpectedly largenumber of borrowers, it haspartnered up with dozensmore private lenders.

Licensed Mortgage Agent Rashida Riel Expert Mort-gage’s “85-Alive” representa-tive for the Golden Horshoe Region, says, “We’re seeing mostly homeowners behind on mortgage and property taxes. The banks are refus-ing to restructure their loans. Many of these people have lost jobs due to the bad economy... or they’re self-employed. Unless you are a perfect applicant, the bank doesn’t want to talk to you.”

But not everyone condonesExpert Mortgage’s easy lend-ing criteria. A local real estateagent with 25 years of experi-ence, who has asked to remainanonymous, says, “When thismarket turns down, it’s goingto get ugly! It’s utter financialsuicide for Expert Mortgageto be giving money away soeasily to clients without theability to make payments. I’dbe surprised if they’re still inbusiness five years from now.”

Nonetheless, homeowners

like Anita P. don’t see a prob-lem with the program. Whenquestioned on how she planson making payments on hermortgage when she has noincome, Anita responds, “Wewere four months behind onour mortgage and they savedour house. My husband hasbeen unemployed for ninemonths. He won’t be unem-ployed forever. We used the85-Alive loan to pay off all ourdebits. We also had $25,000left over that we put in thebank for emergencies. And tomake life easy, they worked itout so we have no mortgagepayments for 12 months.”
