LETTER OF EXPLANATION

REQUEST:The applicant is requesting a variance for:West Side Set Back: 4 mooring/lift piles 2' into setback with boat lift attached to two of thepiles.East Side Set Back: 10' x 20' Platform extending 12' into 15'setback, 3'x 16' finger pierextending 15' into setback, 1 lift pile 15' into set back and boat lift in 15' in setback, 2 boat liftpiles and boat lift extending 12' into 15' set back.

LOCATION AND DECRIPTION OF SITE:The subject site consist of 7, 689 SF of land and is located on the South side of Shore Road, 357'East of the intersection with Laurel Pl. It is identified as Lot 51R in Block 1 ofCarrollton Manor.The site is waterfront lot on the Severn River and lies entirely within the Chesapeake BayCritical Area designation as LDA. The property is currently improved with a single family home,driveway, and bulkhead.

REQUESTED VARIANCES:There is no existing pier on this property. The adjacent property 687 Shore Road to the West,has a variance approval and Anne Arundel building permit issued along with the MDE licenseVariance 2017-0230-V AAC permit #802351448, MDE license 17-PR-1139. The reason Imention this is because the existing pier at 687 extends is in front of 689 and is going to beremoved and constructed in front of 687 but going into the setbacks. (This construction mayhave been started and completed by the time of this hearing). The property owner would liketo put in a 6' x 90' pier with one 3' x 16' finger pier, 10'x20' platform on the end of the pier and4 mooring/lift piles, 3 boat lift piles and two boat lifts inside the extended property lines.Requesting the following variances:

18-2-404(b0 ofAnne Arundel County Code requires that private piers or mooring pilings shouldbe located at least 15 feet from the lot line extended. East side: Platform extending in to 15' setback 10' x 13' platform, 3' x 15' finger pier and 3 boat lift piles two boat lifts. West Side: 4mooring/lift piles 2' into 15' set back with boat lift.Approval of the variance will not alter the essential character of the neighborhood and will notimpair the appropriate use or development of adjacent properties, as the proposed platform,piles, lifts and finger pier will not impede navigation to the abutting properties.
