By Teresa Gouldie, Social Chairman We’re really excited aboutwhat this newsletterwill enable ustodointhecomingmonthsinpromotingsocialgroupswithinourneighborhoodandinestablishingnewones.Asmanyofyouknow,westartedquiteafewgroupsseveralyearsback,someofwhicharestillgoingstrong.Theinitialconceptofmatchingpeoplewithsimilarhobbiesandinterestswithintheneighborhoodseemedtogatheralifeofit’sownwithtremendousinputandcreativeideasfromoursocialcommitteeatthetime.However,withoutaconsistentwaytomaintainthesegroupsbyreachingnewpeople,dispersinginformation,andannouncingmeetings,itwashardforthecontactpersontokeepitgoing. Now,withanongoingmonthlyavenueofcommunicationthroughthisnewsletter,wecangetinfooutconsistentlyandwearelookingforwardtothegroupsgrowingandflourishing. Inobservingthegroupsthatarestillactive,welearnedthatmanypeople in our neighborhood really dowant to get to know oneanotherbetterand,oncegiventheopportunity,theyexchangemanygreat ideas and formmany lasting friendships. We’rehome to agreatgroupoffriendlypeople,asevidencedbyallthe“smiles”and“hellos”asthewalkersandjoggerspassbyeachother.However,mostresidentsdon’treallyknowmanyoftheirJesterneighborsandwouldliketohavetheopportunity.Whynottrytomatchpeoplewithsimilarinterests,exchangephonenumbersonlikestreetssowecankeepaneyeoutforeachother’sproperty,shareideasthatimpactourneighborhood,getparentsofchildrenwithlikeagestogether,etc.?Whynothighlightamultitudeoftalentsthatourresidentspossessthatcanbeabenefittoall?Whynotjusthavefunandenjoyeachother’scompany? That’swhatthesegroupsareallabout,andtheirsuccessdependsentirely on your participation. We can capitalize on each otherstalents,experiences,andinterests,andhaveagreattimeingettingto know each other. Manyyearsago(myboysarenow22and24!),Ibelongedtoababysittingco-op.Hourandhalfhourcardswereissued,andwebabysatforeachother’schildrenandwould“pay”eachtimewiththecards.Itwasgreatfun!Therewerelivelymonthlymeetingswherewegottoknoweachotherandcomparednotes(andstories!)onraisingourchildren.Wediscoveredthatweallfacedsimilarchallenges.Onewasthatweoftenneededabreaktorunanerrandfor just an hour or an hour and a half, andmany times itwasdifficulttofindasitterforthatshortatimeperiod.Themembersoftheco-oplivedclose-byandprovidedawaytosolvethatissue.Periodically,wehadspeakersatourmeetingscoveringtopicsthatwererelevanttoallofus.Thosememberswithexperiencewerealwaysabletoofferguidanceandadvicetothenewmothers.Welooked forward to thesemonthlyget- togethersand friendships

Canyon Ridge/Ladera Bend Some of our homeowners are askingwhat is going on at theentrancetoJester,onthewestsideofJesterBlvd.Manyknowaboutthedevelopmentandwantupdatesontheproject.So,herearetheupdatesasofearlyDecember. “LaderaBend”isanupscalecommercialdevelopmentwithamixofofficeandretailspace.Theofficeswilloccupy170,000squarefeetinthreebuildings,theretailspaceinonebuildingplusseparatesitesforaparkingstructure,abankandarestaurant(s). 2222CONAand the developers beganmeeting the summer of2005 to help ensure the best possible outcome.Both sidesmademanyconcessionsduringthenegotiationsandcontinuetomeetanddiscussenhancementstothedevelopment.Previousmessagesfrom2222CONAexplainedthetroublesomeissues,especiallythefastfoodlanguagedefinitionand the fast fooddrive-through lanes.Wearehappytoreporttherewillbenofastfooddrive-throughlanesandwehaveprotectionsinboththepublicandprivaterestrictivecovenantsregardingthetypeoffoodestablishmentsallowedinLaderaBend. Thereisoneremainingissuethatshouldberesolvedshortly,thesidewalk connecting the Jester neighborhood toLaderaBend. InearlyAugust,theCityofAustin,2222CONA/Jesterrepresentativesandthedevelopersmetatthesitetodeterminethebestplacementofthesidewalk.AllagreedthesidewalkshouldbeontheeastsideofJesterBlvd.duetothechallengingterrainonthewestside.ThepropertyownersneedanotherZAP(ZoningandPlatting)meetingtochangetheplattoremovethesidewalkrequirement.Arearesidentswillreceivenotificationofthehearingdate. Constructionwillbeginshortlyafterreceivingfinalapprovalsfromthe involved agencies.The construction is scheduled to completeapproximately 18months after start.We ask Jester residents tohelp usmonitor the project for subcontractor non-compliance ofenvironmentalrules.Ifyouseequestionableconstructionactivities,pleasenotifya2222CONAmemberlistedbelow. Canyon Ridge/The Hillside “TheHillside”is thecondominiumdevelopment locatedonthenorth side of 2222west of LaderaBend.This project receivedapprovalseveralyearsagoand2222CONAwasnotinvolved.Somehomeowners recentlyaskedabout theproject sowewillgive thedetailsavailable. TheHillside iscomprisedof101upscalecondosandwillvaryfromsinglefamilyhomestopairedhomes,toasmuchas6-homebuildings.Pricerangesshouldhavebasepricinginthe$210-$215persquarefootrange,withhomesfrom1,400to2,400squarefeet.Somehomes,theonesonthehill,willhaveviewsofdowntown.The

TxDOT Expansion Plans for the 2222 Corridor There are severalTxDOTprojects currently in construction orbeingplannedforthenearfuture.TheconstructionworkatthetopofTumbleweedHillistheadditionofacontinuousturnlanefromMcNeiltotheoldTumbleweedRestaurantdriveway.Constructionisscheduledtocompletein3–6months.Thisshouldbethelastworkdoneonthisportionof2222forsometime. TheLakewoodBridge/Ramp–thelastpublicmeetingwasfairlycontentiouswith very differing opinions from several groups ofconcernedresidentsandneighborhoodassociations.TherewillbeadditionalpublichearingsandwewillkeepyouinformedviaouremailalertifthedatesarebetweenWarblerpublications. The engineering study of the 360/2222 interchange shouldcompleteinmid-December.Thestudyistodeterminethescopeofinterchangeenhancements,shouldafullinterchangeorcontinuous-turn interchange be constructed.After a presentation toTxDOTmanagement,2222CONAwillbebriefed.InlateFebruaryorearlyMarch,publichearingswillbeheld.Youwillreceiveanotificationofthehearingdates.Atthissamemeetingthe2222Corridorstudy,completedlastyear,willbepresented.Thereareseveralconfigurationsunderconsiderationatthistime.
