RUN CONDITIONS - SCHEDULED:
THE UNIT SHALL RUN ACCORDING TO A USER DEFINABLE TIME SCHEDULE IN
THE FOLLOWING MODES:
• OCCUPIED MODE: THE UNIT SHALL MAINTAIN
• A 74°F (ADJ.) COOLING SETPOINT
• A 70°F (ADJ.) HEATING SETPOINT.
• UNOCCUPIED MODE (NIGHT SETBACK): THE UNIT SHALL MAINTAIN
• A 85°F (ADJ.) COOLING SETPOINT.
• A 55°F (ADJ.) HEATING SETPOINT.
ALARMS SHALL BE PROVIDED AS FOLLOWS:
• HIGH ZONE TEMP: IF THE ZONE TEMPERATURE IS GREATER THAN THE
COOLING SETPOINT BY A USER DEFINABLE AMOUNT (ADJ.).
• LOW ZONE TEMP: IF THE ZONE TEMPERATURE IS LESS THAN THE
HEATING SETPOINT BY A USER DEFINABLE AMOUNT (ADJ.).
DEMAND LIMITING - ZONE SETPOINT OPTIMIZATION:
TO LOWER POWER CONSUMPTION, THE ZONE SETPOINTS SHALL
AUTOMATICALLY RELAX WHEN THE FACILITY POWER CONSUMPTION EXCEEDS
DEFINABLE THRESHOLDS. THE AMOUNT OF RELAXATION SHALL BE
INDIVIDUALLY CONFIGURABLE FOR EACH ZONE. THE ZONE SETPOINTS SHALL
AUTOMATICALLY RETURN TO THEIR PREVIOUS SETTINGS WHEN THE FACILITY
POWER CONSUMPTION DROPS BELOW THE THRESHOLDS.
ZONE SETPOINT ADJUST:
THE OCCUPANT SHALL BE ABLE TO ADJUST THE ZONE TEMPERATURE HEATING
AND COOLING SETPOINTS AT THE ZONE SENSOR.
ZONE OPTIMAL START:
THE UNIT SHALL USE AN OPTIMAL START ALGORITHM FOR MORNING START-UP.
THIS ALGORITHM SHALL MINIMIZE THE UNOCCUPIED WARM-UP OR COOL-DOWN
PERIOD WHILE STILL ACHIEVING COMFORT CONDITIONS BY THE START OF
SCHEDULED OCCUPIED PERIOD.
ZONE UNOCCUPIED OVERRIDE:
A TIMED LOCAL OVERRIDE CONTROL SHALL ALLOW AN OCCUPANT TO
OVERRIDE THE SCHEDULE AND PLACE THE UNIT INTO AN OCCUPIED MODE FOR
AN ADJUSTABLE PERIOD OF TIME. AT THE EXPIRATION OF THIS TIME, CONTROL
OF THE UNIT SHALL AUTOMATICALLY RETURN TO THE SCHEDULE.
FREEZE PROTECTION:
THE UNIT SHALL SHUT DOWN AND GENERATE AN ALARM UPON RECEIVING A
FREEZESTAT STATUS.
RETURN AIR SMOKE DETECTION:
THE UNIT SHALL SHUT DOWN AND GENERATE AN ALARM UPON RECEIVING A
RETURN AIR SMOKE DETECTOR STATUS.
SUPPLY FAN:
THE SUPPLY FAN SHALL RUN ANYTIME THE UNIT IS COMMANDED TO RUN,
UNLESS SHUTDOWN ON SAFETIES. TO PREVENT SHORT CYCLING, THE SUPPLY
FAN SHALL HAVE A USER DEFINABLE (ADJ.) MINIMUM RUNTIME.
ALARMS SHALL BE PROVIDED AS FOLLOWS:
• SUPPLY FAN FAILURE: COMMANDED ON, BUT THE STATUS IS OFF.
• SUPPLY FAN IN HAND: COMMANDED OFF, BUT THE STATUS IS ON.
• SUPPLY FAN RUNTIME EXCEEDED: STATUS RUNTIME EXCEEDS A USER
DEFINABLE LIMIT (ADJ.).
COOLING STAGES:
THE CONTROLLER SHALL MEASURE THE ZONE TEMPERATURE AND STAGE THE
COOLING TO MAINTAIN ITS COOLING SETPOINT. TO PREVENT SHORT CYCLING,
THERE SHALL BE A USER DEFINABLE (ADJ.) DELAY BETWEEN STAGES, AND
EACH STAGE SHALL HAVE A USER DEFINABLE (ADJ.) MINIMUM RUNTIME.
THE COOLING SHALL BE ENABLED WHENEVER:
• OUTSIDE AIR TEMPERATURE IS GREATER THAN 60°F (ADJ.).
• AND THE ECONOMIZER (IF PRESENT) IS DISABLED OR FULLY OPEN.
• AND THE ZONE TEMPERATURE IS ABOVE COOLING SETPOINT.
• AND THE SUPPLY FAN STATUS IS ON.
• AND THE HEATING IS NOT ACTIVE.
GAS HEATING STAGES:
THE CONTROLLER SHALL MEASURE THE ZONE TEMPERATURE AND STAGE THE
HEATING TO MAINTAIN ITS HEATING SETPOINT. TO PREVENT SHORT CYCLING,

• PREFILTER CHANGE REQUIRED: PREFILTER HAS BEEN IN USE FOR MORE
THAN 2200 HRS (ADJ.).
RETURN AIR TEMPERATURE:
THE CONTROLLER SHALL MONITOR THE RETURN AIR TEMPERATURE AND USE
AS REQUIRED FOR ECONOMIZER CONTROL (IF PRESENT).
ALARMS SHALL BE PROVIDED AS FOLLOWS:
• HIGH RETURN AIR TEMP: IF THE RETURN AIR TEMPERATURE IS GREATER
THAN 90°F (ADJ.).
• LOW RETURN AIR TEMP: IF THE RETURN AIR TEMPERATURE IS LESS

OCCUPIED MODE: THE SUPPLY FAN WILL CYCLE ON WHEN THERE IS A CALL FOR
HEATING, COOLING OR IF THE FAN IS NOT IN THE "AUTO MODE". WHEN THE AVERAGE
ROOM TEMPERATURE IS ABOVE THE COOLING ENABLE TEMPERATURE SETPOINT 72
°F (ADJ), MECHANICAL COOLING WILL BE ENABLED TO MAINTAIN THE ROOM COOLING
TEMPERATURE SETPOINT. WHEN THE AVERAGE ROOM TEMPERATURE IS BELOW THE
HEATING ENABLE TEMPERATURE SETPOINT 70 °F (ADJ), THE GAS HEATER WILL BE
ENABLED TO MAINTAIN THE ROOM HEATING TEMPERATURE SETPOINT.
UNOCCUPIED MODE: THE SUPPLY FAN, COOLING AND HEATING WILL BE OFF. IF THE
AVERAGE ROOM TEMPERATURE FALLS BELOW THE NIGHT SETBACK TEMPERATURE
SETPOINT 60 °F (ADJ), THE SUPPLY FAN WILL START AND THE GAS HEATER WILL BE
ENABLED UNTIL THE ROOM TEMPERATURE RISES TO 5°F ABOVE THE NIGHT SETBACK
TEMPERATURE SETPOINT. IF THE AVERAGE ROOM TEMPERATURE RISES ABOVE THE
NIGHT SETUP TEMPERATURE SETPOINT 80 °F (ADJ), THE SUPPLY FAN WILL START AND
MECHANICAL COOLING WILL BE ENABLED UNTIL THE ROOM TEMPERATURE FALLS TO
5°F BELOW THE NIGHT SETUP TEMPERATURE SETPOINT.
OVERRIDE MODE: THE THERMOSTAT OVERRIDE BUTTON WILL BE AVAILABLE TO
OCCUPANTS TO CHANGE MODE TO OCCUPIED DURING UNOCCUPIED HOURS. THE
THERMOSTAT SET POINT SLIDER WILL BE AVAILABLE TO OCCUPANTS TO MOVE THE

PART 1 GENERAL
1.1 GENERAL PROVISIONS:
A. FURNISH ALL LABOR, MATERIAL, EQUIPMENT, TOOLS AND
TEMPORARY POWER REQUIRED TO COMPLETE THE INSTALLATION OF
THE ELECTRICAL SYSTEMS.
B. OBTAIN ALL PERMITS, INSPECTIONS AND APPROVALS AS REQUIRED
BY THE LOCAL AUTHORITIES HAVING JURISDICTION (AHJ). ALL
ASSOCIATED FEES SHALL BE PAID BY THE CONTRACTOR AND/OR
CONSTRUCTION MANAGER. COORDINATE WITH THE CONSTRUCTION
MANAGER.
C. ALL MATERIALS, EQUIPMENT AND SYSTEM APPURTENANCES OF THE
ELECTRICAL SYSTEMS NECESSARY FOR ITS PROPER OPERATION
AND INSTALLATION, BUT NOT NECESSARILY STATED OR SHOWN ON
THE DRAWINGS SHALL BE PROVIDED BY THE ELECTRICAL
CONTRACTOR AND BE INCLUDED IN THEIR SCOPE OF WORK AND BID.
D. THE ELECTRICAL CONTRACTOR SHALL FULFILL ALL REQUIREMENTS
OF THE CONTRACT DOCUMENTS AND SHALL COMPLETE THE
IMPROVEMENTS SHOWN IN THE CONTRACT DOCUMENTS. ALL
SYSTEMS SHALL BE PROVIDED AND PROVEN TO BE FULLY
OPERATIONAL AND FUNCTIONAL.
E. WORK SHALL BE IN ACCORDANCE WITH ALL OF THE FOLLOWING
MINIMUM APPLICABLE REQUIREMENTS OF THE LATEST GOVERNING
CODES. FINAL APPROVAL OF ALL WORK SHALL BE IN COMPLIANCE
WITH THE AUTHORITIES HAVING JURISDICTION. WHERE THERE ARE
CONFLICTS WITH CODES AND OR AUTHORITIES HAVING
JURISDICTION, THE MOST STRINGENT SHALL APPLY AND BE
IMPLEMENTED.

2. INTERNATIONAL BUILDING CODE (IBC)
3. INTERNATIONAL MECHANICAL CODE (IMC)
4. NATIONAL FIRE PROTECTION ASSOCIATION (NFPA)
5. AMERICANS WITH DISABILITIES ACT (ADA)
6. LOCAL CODES AND AMENDMENTS
7. NATIONAL ELECTRICAL CONTRACTORS ASSOCIATION (NECA)
8. OWNER'S CONSTRUCTION STANDARDS
9. BUILDING STANDARDS
F. MATERIALS AND EQUIPMENT SHALL BE NEW AND SHALL CONFORM TO
THE FOLLOWING CURRENT APPLICABLE INDUSTRY STANDARDS:
1. NEMA (NATIONAL ELECTRICAL MANUFACTURER'S ASSOCIATION)
2. ANSI (AMERICAN NATIONAL STANDARDS INSTITUTE)
3. UL (UNDERWRITERS LABORATORIES)
4. IEEE (INSTITUTE OF ELECTRICAL AND ELECTRONIC ENGINEERS)
5. IPCEA (INSULATED POWER CABLE ENGINEERS ASSOCIATION)
G. PRIOR APPROVAL REQUESTS: ALL PRIOR APPROVAL REQUESTS FOR
EQUIPMENT AND MATERIALS SHALL BE SUBMITTED FOR ENGINEER
REVIEW PRIOR TO BID IN ACCORDANCE WITH THE CONTRACT
DOCUMENTS. UNLESS NOTED OTHERWISE, PRIOR APPROVAL
REQUESTS SHALL BE SUBMITTED TEN DAYS PRIOR TO BID.
H. CONTRACTOR SHALL REVIEW ALL DOCUMENTS, PRIOR TO
SUBMITTING BID PROPOSAL, INCLUDING, BUT NOT LIMITED TO,
