SHORT-LISTED AND WINNING DESIGN PROPOSAL FOR A DE-VELOPMENT LOCATED ON THE FAMED AB-BOT KINNEY BOULEVARD IN VENICE, CA

T H E AK H O T E LP R O P O S A L
THE FUNDAMENTAL PURPOSE OF THIS PROPOSAL WAS TO PRESENT AN IDEA OF WHAT A PLACE COULD BE - RATHER THAN FORCE A PRECONCEIVED NOTION OF WHAT IT SHOULD BE. THE UNDERLY-ING ETHOS OF THIS IDEA IS THAT A NEW HOTEL IN VENICE SHOULD BE OF VENICE NOT JUST IN VENICE. FROM MATERIAL TO LAYOUT, FROM AESTHETIC TO VIBE, EVERY ELEMENT MUST SPEAK OF VENICE. THE HOTEL PROPOSAL THEN BECAME A CONGLOMERATION OF LIFESTYLE PHO-TOS, MATERIAL SAMPLES, AND MOST IM-PORTANTLY: A LESSION IN HISTORY AND SURROUNDING CONTEXT; ALL THE WHILE STRESSING COMMUNITY AND STAKE-HOLDER INVOLVEMENT. ULTIMATELY THIS PROPOSAL WON THE COMMISSION OF A 70,000 SF MIXED-USE HOTEL ON ONE OF THE MOST FAMED STREETS IN ALL OF LOS ANGELES AND THE WEST COAST.

This project and “research stati on” to not only showcase a 25-year commitment to environmentally conscious design,
but to also act as a positi ve example for the surrounding community by creati ng a zero net energy solar powered and
carbon neutral architecture fi rm. The building is a creati ve adapti ve reuse of two existi ng buildings, formally a Taco
Stand and a Mexican Market, on a prominent corner in Santa Monica, CA. Unifying the two buildings to create a sin-
gular statement, the scope of work remained within the original footprint and saved over 90% of the original structure
and turned the site from 100% impervious to 100% pervious.
The main architectural interventi on and innovati on, is an elevated aluminum clad roof monitor, which fl oats above the
bow truss ceiling, which was exposed. The roof monitor serves three primary functi ons: to provide for a fl at roof to
accommodate the “Open Energy” integrated building photovoltaic roofi ng membrane, as a daylight harvester which
uses the white cool roof to refl ect diff used daylight into the space off its aluminum ceiling and as a solar chimney with
four thermostati cally controlled actuator windows that regulate natural venti lati on and passive cooling.

This project’s re-imagining of western design retains the warmth and materiality of traditi onal building styles in Jack-son Hole, while creati ng a simplifi ed form consistent with to-day’s lifestyle and uti lizing available technologies.
The building uti lizes a walk-up concept for the residences similar to fl ats and town homes found in the most vibrant, walkable neighborhoods throughout the world. Raising the living area above street level creates a separati on between public and private areas. Two commercial spaces are located at the corners of the building and are situated at ground level to provide a connecti on to the public areas they serve.
The materiality will rely upon local sources including wood and stone to create harmonious compositi ons of texture and form. Juxtaposing interesti ng and innovati ve materials, in-cluding concrete, stone, glass and wood, maximize the honest expression of structure and materials.
Emphasis on integrati ng the structure into the natural en-vironment has defi ned the project from its incepti on. The outdoors will be being brought into the urban development through the creati on of unique green spaces and ample decks and rooft op areas as well as through the extensive use of win-dows and an open fl oor plan. The design emphasis celebrates the natural environment, makes the natural environment a design focal point and provides ample transiti on for residents to the outdoors despite it’s downtown setti ng.
This project has deconstructed the condominium formula of a central elevator bank and long public hallways, and replaced it with semi-private elevators and vesti bules. Residents have the convenience of elevator access within steps of their un-derground parking and terminati on points at any of the three fl oors above. Eliminati on of a central corridor permits win-dows on opposing sides of each residence, resulti ng in natural light fl ooding the space throughout the day.

The Mullin Collecti on Automoti ve Museum is a complete interior re-design of an existi ng 45,000 square foot, typical ti lt-up concrete warehouse, transformed into both a public and private automo-ti ve museum holding the world’s largest collecti on of Bugatti and French race cars of the 1930s. While the interior houses the arti facts; the design of the exterior preludes with a large entry canopy made of replicated windshields, large graphic art screens and a corner signage component made of stainless steel and LED lighti ng. The building’s many sustainable green-building features include roof monitors for daylighti ng and natural venti lati on, a solar photovoltaic roof, a green roof with a new elevator pent-house and wind turbines. Interior programmati c elements include a theater, gift store, private club, archives, offi ces, as well as several display areas for cars and automoti ve arti facts such as furnti ure.

Taking its cues from nearby barns and Thacher’s Western ethos, this dormitory design makes the most of a magnifi cent setti ng, drawing on natural venti lati on and natural light to maintain a strong connecti on with the outdoors. The new
structure promises faculty members and students alike a comfortable living space that embodies and illuminates the envi-ronmental ethic taught through Thacher’s Camping Program. In additi on to incorporati ng many sustainable elements, the
new structure will make use of building materials salvaged from its aging predecessor, an energy-ineffi cient and expen-sive-to-maintain dormitory completed in 1950.

The house makes use of its small lot by separati ng the typi-cal single object building into two parts, “fl oati ng” the main house, in refl ecti ng pools on the front, and the subsequent courtyard created between the two buildings. The front water court, starts at an eleva-ti on equal to the fi rst fl oor and spills over a waterfall at the en-try, which is ti led in variegated shades of Blue Mosaic ti les.
The exterior is clad with a rain screen fabricated from Par-klex wood panels which form oversized 24” wide x 96” long brick like panels that dissolve at the courtyard and provide edited views beyond and within, and screen the voids creat-ed where the bridge that connects the two buildings spans the courtyard. The Parklex panels wrap from the exterior in the same module and joint spacing as the exterior, into the kitchen and powder room to create a monolithic and solid wall. The Parklex panels part and give way to a tall hidden door panel that works within the grid patt ern and spacing at the courtyard to fl oati ng concrete slabs as a walkway over the water court for an alternate side entry.

This project sits on a ti ny lot in Venice, California abutti ng an alleyway, heavily tres-passed as a walking route to the Pacifi c Ocean just off of famed Abbot Kinney Blvd. The home was commis-sioned buy a Hollywood di-rector who was interested in maximizing the natural light, venti lati on while creati ng a dramati c interior space.
The structure is “split” (hence the name), down the length of the two buildings running down the middle and pulled apart to create a con-ti nuous frameless glass skylight, which, creates a visual line of sight while providing abundant nat-ural light from the center to all interior spaces.
The central stair is fabricated to al-low for open risers and a stepped stringer to make a fl oati ng open riser with treads of 2 in. thick hard-wood. The stacked stair leads to a conti nuous skylight with operable skylights that are thermostati cally controlled to work as a solar chim-ney to exhaust out hot air and fun-nel cool prevailing ocean breezes into the home. The house is enti rely passively naturally venti lated and solar hydronic radiant heated.

This residence was designed specifi cally for a cli-ent that needed ADA accessible and special ac-cessibility requirements due to a medical condi-ti on. Careful att enti on was given to all surfaces, hardware, heights, etc. so that future and cur-rent accesssible needs would be met. The house is a one story structure with low slope ramps to compensate for changes in grade on the site. Sustainable materials and designs were incor-portated into the house including pervious pav-ing, drought tolerant landscaping, FSC certi fi ed woods and bamboo, as well as solar thermal heati ng and solar photovoltaics.
