The Broward Center for the Performing Arts recently honored 1,400 volunteers who donated in excess of 100,000 hours of community service this year, the equivalent of an in-kind donation of more than $1 million.

Among those honored included Hollywood residents Angie Colon and Sandra Tavlin who have volunteered for 20 years, and

residents Deisy Rodriguez and her daughters, Jacqueline and Stephanie, who also volunteer at the Broward Center.

“It’s especially important to applaud the contributions that each and every one of you has made to the success of our family of theaters over the last two decades,” said Broward Center President and CEO Kelly

Shanley in his opening remarks at the event. “You play a vital role in our success by donating your time and talents and ensuring that our theaters are a place where memorable moments are made.”

Volunteers usher and serve as community ambassadors for the Broward Center and its affiliate venues, the Parker Playhouse, the Rose & Alfred Miniaci Performing Arts Center at Nova Southeastern University, the Miramar

Cultural Center/Arts Park and the Aventura Arts & Cultural Center. Volunteers commit for the entire season to one of 10 weekly time periods choosing from seven evening and three matinee performance schedules.

Make your New Year’s resolution to shed unwanted pounds a reality with the 4th annual Shape Up Hollywood challenge at Synergize!, a local heath-and-fitness studio specializing in body-fat reduction and weight management.

During the 12-week body-transformation program that begins Jan. 22 at the semiprivate training studio at 1200 N. Federal Hwy., Shape Up Hollywood participants will battle the bulge with small group training sessions at least three times a week, nutrition counseling, weekly weigh-ins, a grocery shopping tour, and unlimited email and telephone coaching.

“Shape Up Hollywood at Synergize! is an affordable, fun alternative to traditional personal training that offers all of the same benefits,” said Synergize! president Shondelle Solomon-Miles, a personal trainer, author and renowned fitness guru. “The built-in support network of fellow participants and the old-fashioned, good-natured competition make this program unique.”

Twenty-five challenge participants will be selected from the pool of applicants, with priority given to Hollywood residents and those who desire to lose a significant amount of weight. And for those who need more incentive than looking and feeling better in the New Year, the winner of Shape Up Hollywood 2011 will receive a prize package worth more than $2,000, including six weeks of continued training at Synergize!, a beauty makeover and other gifts from Hollywood businesses.

Solomon-Miles said participants can drop at least 22 pounds by following her tried-and-true program, which combines nutrition with “working out efficiently and effectively.”

Shape Up Hollywood success stories include 2008 winner Sonia Tigero, a personal chef.

“I can honestly say that before Synergize!, I was a loser – a real one – with no hope, weighing 331 pounds,” Tigero said. “After 12 weeks, I was declared the Biggest Loser – or Winner – of Shape Up Hollywood, and after 16 weeks following the Synergize! program, I had lost 57 pounds. Today, I am down a whopping 158 pounds and it feels phenomenal.”

Challenge participant Lorraine Brown said she hadn’t worked out in years before discovering the Shape Up Hollywood program in 2009 and was “badly out of shape from having my two kids.” After completing the challenge, Brown not only went from a size 16 to a size 8, but felt much healthier, was more optimistic and had more energy for her children than ever before.

Solomon-Miles called the Shape Up Hollywood program an effective weight-loss solution for people looking for accountability and to be taken out of their comfort zone.

“I believe that everyone could use some additional motivation, especially at the start of the New Year when people have likely spent the prior month or two indulging in holiday feasts,” she said. “Shape Up Hollywood is a great way for men and women to get geared up for being healthy in 2011, and to make fitness a part of their daily lives in a simple, affordable and fun way.”

During her nearly decade-long “battle of the bulge” in South Florida, Solomon-Miles has helped hundreds of Hollywood residents achieve significant body-transformation results. With a specific focus on busy women who desire to return to previous states of health and vitality, Synergize! provides a motivated community for the advancement of personal fitness levels through professional instruction, food-intake counseling, individualized fitness planning and an environment of positive fun.

“If there is one thing that I know very well, it is how to lose fat, tone your body, and improve your health and fitness in minimal time,” Solomon-Miles said.

She holds a master’s degree from the University of Miami in Sports Medicine, with an emphasis in Exercise Science, is the recent recipient of the Fitness Expert of the Year award from the American Women’s Business Association and has earned various personal training certifications, including CrossFit certification.

CrossFit is an intense exercise program characterized by dynamic

exercises such as plyometric jumps and Olympic lifts while using nontraditional weightlifting equipment.

“It’s a core-strength and conditioning program based on constantly changing functional movements to burn fat during workouts and after,” Solomon-Miles said.

The CrossFit program offered at Synergize! is modified as moderate- to high-intensity training to include all fitness levels. It features exercises such as pushups, sit-ups, squats, walking,

running, rowing and jumping rope, and utilizes equipment that includes barbells, medicine balls and kettlebells.

“There’s really nothing off limits with CrossFit. It’s a methodology of training that incorporates anything and everything,” said Solomon-Miles, who will become an official CrossFit affiliate this month. “Workouts vary every day, so it never gets boring.”

FLIPANY to host its fifth annual5K/10K run or walk in Hollywood

The fifth annual FLIPANY 5K/10K Run or Walk will take place on Sunday, Jan. 9 to raise money for the nonprofit organization’s school and community-based, free physical activity and nutrition programs that inte-grate sports, healthy eating, meal planning and cooking classes to facilitate healthy living for low-income children and families in Broward, Dade and Palm Beach counties.

The race, which takes place at the North Beach Park located at 3601 N. Ocean Drive, begins at 7:30 a.m. with a free pan-cake breakfast beginning at 6:30 a.m. The cost is $25 for adults and $15 for children if pre-registered. The $25 also pays for a nutrition class with a dietitian and chef. Participants must register by 11:59 a.m. on Jan. 7.

After the race, awards will be given to the top three men and women in 15 different age groups, ranging from ages 9 and older, and activities like arts and crafts, a Zumba Class, Yoga and karate demonstrations will also take place after the race.

On the third Wednesday of every month since 2008, Hollywood Gazette and Dave & Buster’s have hosted Party with a Purpose, a networking and fundraising event benefiting nonprofit organizations in the community, and have raised more than $10,000 for the organizations in the process. The start of 2011 will continue these philanthropic efforts for new charities, but the events will now take place on the third Tuesday of the month.

Party with a Purpose was conceived of by Hollywood Gazette Publisher, Jennifer Sandomir in 2007 as a way to connect local professionals with local residents for the purpose of getting to know a different non-profit impacting their community.

“Having served on the board of non-profit organizations, I found that almost as important as raising funds was raising friends,” said Sandomir. “Connecting with people willing to contribute time and energy is vital to the growth of any non-profit.”

The event is open to local residents, businesses and even families with small children.

“This is not your traditional business networker,” explained Sandomir. “We put residents together with business owners and non-profits. There’s a fun and relaxed synergy. People come for the networking, make a difference in the community and stay for the fun at Dave & Buster’s!”

The Hollywood Gazette promotes the event each month in cooperation with the selected non-profit while Dave and Buster’s provides the space as well as complimentary appetizers, billiards, shuffleboard and half-price happy-hour cocktails.

A raffle with door prizes donated by local businesses concludes the event with several winners each month.

Marika Guyton, founder of ABOUTU4U Event Planning and the organizer of Party with a Purpose, said the events are all about raising awareness about nonprofit organizations in the community.

“The Party with a Purpose events provide the opportunity for people to give back to their community and

provide a way to connect and build business opportunities,” Guyton said. “This year we are excited to have moved the event to the third Tuesday to accommodate the schedule of Hollywood commissioners who were unable to attend on Wednesdays because of their commission meetings. Hollywood City Manager Cameron Benson has been very supportive and attends after the meetings whenever possible.”

The events have benefited organizations like Kids in Distress, the American Cancer Society and the Boys & Girls Club. And when the Heart Gallery – a unique organization created to

increase the number of adoptive families for children needing homes in our community – had its Party with a Purpose in October 2009, the event raised more than $1,000. The Hollywood Women’s Club had its event last July, and club raised a record-breaking $2,500.

“This community is overwhelmingly generous,” said Sandomir, “people regularly show up and donate ten times the entrance fee just to support the organization.”

The events begin at 5:30 p.m. at Dave and Buster’s 3000 Oakwood Blvd. in Hollywood. 100% of your $10 admission is donated to the non-profit of the month. Come to network, stay to play!

A. There are many causes for lower back pain, but the most common rea-

son by far, in my offi ce, is the vertebral sublaxation complex. Basically, in simple terms, this condition is characterized by a misalignment of the bones of the spine. This malposition leads to muscle spasms and/or loss of strength or fl exibility of the surround-ing muscles.

The Jaycees will in turn donate all the proceeds of the event to the Avilez family. Last October, Derek Avilez, a Hollywood firefighter, was seriously injured in an off-duty accident and has since been in the hospital paralyzed and on a ventilator.

At a Joint/Special City Commission/CRA meeting on Dec. 15, the Hollywood City Commission unanimously approved the allocation of 39 additional rooms for the Margaritaville Hotel, bringing the total to 349 rooms in the 17-story building,

and approved the site plan for the Margaritaville Hollywood Beach Resort Project.

Leander Hamilton, planning administrator, said the proposed site plan presented to the City Commissioners was consistent with the criteria set forth in the Zoning and Land Development Regulations, Comprehensive Plan and

City-Wide Master Plan.“The City-Wide Master Plan tells

us exactly what we need to do to make Hollywood a place where we all want to be,” Hamilton said, “and the similarities in these site plans (the one mapped out in the Master Plan and the proposed Margaritaville plan) really are striking. We really took our time and looked everything over. This hotel was designed to be a world-class, resort-style hotel.”

The City sent out requests for proposals for the redevelopment of the city-owned, 6-acre parcel in the summer of 2009 and commenced negotiations and preliminary technical reviews with Margaritaville in May 2010. Margaritaville out-scored three other proposals, including Plant Hollywood.

The property – bounded by A1A to the west, Johnson Street to the north, Michigan Street to the south and the Broadwalk to the east – contains an east and west parcel for Margaritaville Enterprises, a Jimmy Buffett Caribbean Island destination enterprise that promotes an escapism lifestyle, to develop.

Hamilton said the west parcel, located along the Intracoastal Waterway, will contain a dock with a pavilion and public restrooms. The east side, or Oceanside, will contain the 349-room

hotel; 25,500-square-foot restaurant and retail space; 22,604-sqaure-foot ballroom; 15,500-square-foot spa and fitness area; a pool deck which will contain three pools, plus the Lone Palm Bar, the Air Stream Bar and Captain Tony’s Pizza Shack; two outdoor lawns; and a parking garage with up to 456 hotel parking spaces and up to 600 public parking spaces.

“Everything is going according to plan,” said Lon Tabatchnick, developer for the $130 million Margaritaville project. “It’s going better than I would have expected it to have gone. This is a huge undertaking, and we’ve taken the time to get it right.”

With the passing of these agenda items, the Development and Lease Agreement, along with the companion documents, will be presented next to the City Commission at the Jan. 19 City Commission meeting.

With an expert cardiac transplant team standing by and one patient waiting for a heart, Joe DiMaggio Children’s Hospital achieved an extraordinary milestone last month. Joe DiMaggio Children’s Hospital, the leading Children’s Hospital in Broward and Palm Beach, received federal approval from the United Network for Organ Sharing (UNOS) to launch a pediatric heart transplant program, clearing the path for pediatric cardiac surgeons to perform the first heart transplant in the history of the hospital on Dec. 15.

“This is a momentous occasion for our team, but it’s also great news for our surrounding communities and the patients and families we have the pleasure to serve,” said Frank Scholl, M.D., chief of pediatric cardiac surgery at Joe DiMaggio Children’s Hospital. “The establishment of this program is truly an advancement in medical care in this community, and one that will impact the lives of many children and families in years to come.”

Transplant Program is one of only two programs in South Florida, an area that serves close to 1.5 million children. There are now a total of four pediatric heart transplant centers in Florida: Jackson Memorial Hospital in Miami, All Children’s Hospital in St. Petersburg and Shands Hospital at the University of Florida in Gainesville. With this new program in Broward County, many families will benefit by having a specialized team closer to home. Prior to federal approval, statistics showed that a large number of children did not have sufficient access to heart transplant services, and many had to seek services outside South Florida and even out of state.

The approval of the program is the culmination of years of strategic planning, including the formation of a pediatric cardiac transplant team with the right mix of expertise and compassion.

Dr. Scholl, together with Maryanne Chrisant, M.D., who was hired in 2010 as the medical director of the pediatric heart transplant team, and Chris Mashburn, RN, who serves

as the director of clinical programs and lead transplant coordinator, form the core of the transplant team.

“This is a comprehensive team effort,” Chrisant said. “This child is doing well because of the amazing efforts and expertise of nurses, intensivists, perfusionists and laboratory medicine – all levels of patient care.”

The seventh annual Fairy Tale Ball “Mulan,” a two-day event filled with entertainment, golf, galas and more than 550 guests, raised almost $270,000 for the Joe DiMaggio Children’s Hospital.

Over the last seven years, the event – coordinated by the Diamond Angels and Joe DiMaggio Children’s Hospital Foundation, which raises money to help underwrite the cost of programs and equipment at Joe DiMaggio Children’s Hospital and serves as the central agency through which charitable contributions are made – has made nearly $2 million.

The majority of funds raised will support the new recently expanded Wasie NICU at Joe DiMaggio Children’s Hospital, a state-of-the-art, 64-bed facility that cares for South Florida’s most acutely ailing newborn babies made possible by The Wasie Foundation. Approximately $19,430 of the evening’s proceeds will support the Diamond Angels Family Fund, set up to benefit the families of children with life-threatening conditions being treated at the hospital.

“The Wasie NICU is a leading edge facility that helps save the lives of prematurely born babies each and every day,” said Kevin Janser, vice president and executive director of the Memorial and Joe DiMaggio Children’s Hospital Foundations.

“We are grateful to the Diamond Angels, their tireless work and to The Westin Diplomat for their ongoing commitment to this fabulous event. The impact of the dollars raised changes lives and will go a long, long way toward helping children and families most in need.”

Although she’s only 9 years old, Hollywood resident Lauren Rosenthal has already demonstrated her compassion, generosity and unwavering strength.

Born with a neuromuscular disease that affects her ability to walk, Lauren recently underwent surgery to correct the disability at Shriners Hospital for Children in Greenville, South Carolina. She spent two months in recovery, rehabbing twice a day, and after returning to Hollywood in November, she still attends rehabilitation three times a week. But instead of feeling discouraged, Lauren felt a strong desire to help other children in similar situations.

“From the beginning to the end, Shriners was so giving and so passionate,” said Karen Rosenthal, Lauren’s mother. “They did everything possible to make it feel like Lauren wasn’t in a hospital. Seeing the other children going through similar things made her feel like she wanted to give back.”

Karen said that just a few days after arriving home, Lauren tenaciously scoured her bedroom and collected books, videos, games and toys to donate to the hospital. Considering that she

could barely walk with a walker, Karen said she really admired her daughter’s determination.

In an effort to do even more, Lauren also organized a garage sale last month to raise money for Shriners Hospitals for Children, which is a health care system of 22 hospitals dedicated to improving the lives of children by providing pediatric specialty care, innovative research and teaching programs for medical professionals. Children up to age 18 with orthopaedic conditions, burns, spinal cord injuries and cleft lips and palates are eligible for care and receive all services in a family centered environment, regardless of the patients’ ability to pay, according to the hospital’s website. Their Child Life department also sets up activities throughout the day and provides gifts to patients to make their stay in the hospital more comfortable.

“Lauren set up a lemonade stand (at the garage sale), which was a big hit,” Karen said. “In spite of the cold weather, people lined up to buy lemonade as Lauren explained her experience at Shriners. It was quite moving to witness. She had a lot of fun and got a lot out of it.”

Lauren raised a few hundred dollars through her initiatives and plans to present a check to her doctor at her

follow-up appointment in February.

“I’m ecstatic that she wants to do this,” Karen said. “I’m hoping that her friends will see how hard she’s working and want to give back, too. Anyone can hold a community fundraiser, whether you’re a business executive, mother or kid. It’s a great way to give back, and I think people need to give back.”

Karen said that because of the doctors and caregivers at Shriners, Lauren will soon re-join her third-grade classmates at Nativity Catholic School in Hollywood.

“The goal is to transition her from her walker to her leg braces and then to nothing,” she said. “Her doctors have high-hope for her. They’ve made everything a nice experience for her, and when the hospital sent her leg braces by mail, they had even placed a stuffed animal in her knee-immobilizers.”

I just had to step out of my geographic comfort zone for this one. Friends from Plantation, Davie, Cooper City, Hollywood, North Miami and Boca are raving about a wood-oven Pizzeria with Italian specialty dishes that are just too good to be true. So my foodies

and I took a short trip from Hollywood to Davie and dined at Liguori’s Fired Up Restaurant.

After being seated, what to my wandering eyes did appear but a beautiful menu that sang in my ear? The Salads were great, the Meatballs divine, the Mussels and Clams were mine…all mine. The Pizza was great so we ate and we ate, but make no mistake the White Clam Pizza and I had a date. Now onto some more we ordered for four.

Stop everything… now it’s time to get real…very real. The Chicken Wing Scarpariello ($12.95) is by far the tastiest Italian Wings ever. It was loaded with Sausages, Peppers, Mushrooms, Onions, Kalamata Olives, Potatoes and more, then deglazed with white wine and red vinegar. This dish is a treat that will go on my list with the “Best Of” in South Florida. Joining the list as well is the White Clam Pizza with fresh-chopped Clams, Parsley, Garlic and Oil. John

Liguori has made this a specialty Pizza which was created by Carmine and Sheila Giardini. I call this a fabulous, flavorful meal in one that brought more smiles to the table ($15.50). Zuppa Di Mussels ($8.95) hit the spot as we dipped the remaining bread in the sauce, leaving the bowl empty as though nothing was ever in it. I’m just loving Liguori’s… it’s a red-hot fire for me. The Veal Chop Parmigiana is a 12 ounce, butterflied and pounded Veal Chop that is baked to perfection and served with Rigatoni ($18.95). You just can’t get any better than this. Everything at Liguori’s is made from scratch, from the Pizza Dough to the family secret ingredients of

homemade sauces (with imported Italian Tomatoes) and so outstanding. The Eggplant, Chicken and Veal dishes as well as the Stuffed Peppers are all seasoned to delight the palate. Sandweeeches (sandwich) require a knife and fork (oversized starting at $7.95), Wood-Oven Pizza ($10.95) is a must, and for the health conscious, you can have it with multi-grain dough, and the list goes on (I’m moving in). Pasta dishes, homemade Sauces and Pasta toppings alone are worth the trip…(only a seven-minute drive from Hollywood).

With exciting appetizers and wonderful main dishes full of flavor and love from the Liguori family, all that was left was the dessert. (Yummo.) The Italian Cheese Cake, along with the Cannoli, was more than enough, and added to the plate that was everyone’s favorite…Zeppoles, deep fried with a dusting of powdered sugar.

What made our meal even better was noticing the owner going over to each and

every table to meet and greet (how nice is that?). Service, quality, taste and enjoyment was as good as it can get. Catering keeps Liguori busy, since he customizes menus for any and every occasion (no party is too small or too big).

As a student at Dillard High School, Luctricia Welters’ love of the arts led her to pursue a dance career and perform with the acclaimed Alvin Ailey Dance Company before becoming the founding artistic director of the Jubilee Dance Theatre. Now, she is sharing her love of the arts with a new generation of students with support of the Broward Center for the Performing Arts and Broward County Public Schools.

During the “Arts Inspire…Bringing Canvases to Life” workshop presented at the Broward Center, Welters worked directly with 60 students from Bethune Elementary in Hollywood, Deerfield Park Elementary and Walker Elementary to bring the painting “Balloons for a Dime” by artist Jonathan Green to life through dance. Green, who also participated in the workshop, introduced students to the Gullah culture and heritage of the Atlantic Coast low country in South Carolina, which is the inspiration behind many of his paintings.

Prior to the workshop, Welters visited each of this year’s three participating schools as a teaching

artist and also created a study guide to deepen learning opportunities to include language arts.

Some of the students who attended the recent workshop will appear on the Broward Center stage in February with the Jubilee Dance Theatre in “Canvases

to Life” as part of the Broward Center’s

Arts Access program, which for 10 years has

collaborated with nearly 50 performing arts companies, nonprofit organizations and cultural and community groups to present all genres of the performing arts.

“Education is central to the Broward Center’s mission, and the

innovative Arts Inspire program connects talented artists in our community with our students and helps them learn about the region’s rich mosaic of cultures,” said Broward Center President and CEO Kelley Shanley. “It was inspiring to see these young students work together to bring a work of art to life.”

Continuing its mission to support the future leaders of Broward County, The Broward League of Cities (a nonpartisan, nonprofit organization comprised of elected officials from Broward County’s 31 municipal governments that promotes awareness of municipal services, concerns and accomplishments) has announced it is accepting applications for the inaugural year of the Student Ambassador Program. Offered to high school juniors who are residents of Broward County and who are attending any Broward County Public School or Charter School, the program will provide four students who plan to pursue a career in public administration, political science or other government-related field with valuable first-hand insight into public service.

The four selected students will represent their high schools at Broward League of Cities General Membership Meetings, Board of Directors Meetings and other functions pertaining to the operation of the Broward League of Cities during the Spring 2011 semester, starting in February. Under the tutelage of the Education Committee, the students will have the opportunity to meet with elected officials and learn the intricacies of governing at the municipal level.

Applications are due by Jan. 31.

“The Broward League of Cities is committed to providing students with the resources they need to pursue a career in government service, such as the new Student Ambassador Program and our Scholarship for Government Studies, now in its second year,” said Cooper City Mayor Debby Eisinger, chair of the Broward League of Cities Education Committee. “We want to encourage each student’s passion for government by offering juniors an opportunity to go ‘behind the scenes’ of municipal government. We encourage parents, teachers and friends to urge students who show an interest in government to fill out the applications.”

Last year, the Education Committee reinstituted the Scholarship for Government Studies and awarded four outstanding students from across Broward County. The available scholarships

are made possible thanks to the generous personal contributions of elected officials throughout Broward County and several League of Cities Associate Members.

All who live here in Hollywood know how lucky we are to live in the city known as the Crown Jewel of South Florida. Hollywood is not only my home but my area of expertise.

2010 has been a hot year for Hollywood and Hollywood Lakes is no exception. According to the MLS, of 73 Closed Sales 38 sold in less than 90 days. There are another 18 homes under contract with 79 remaining on the market and sales prices are stabilizing with only a handful of foreclosures selling below the $200K mark.

For traditional sellers, we need to make sure our client’s homes can sell for fair market value in a world of short sale and foreclosure “deals”. Of the 91 closed and pending sales, almost 50% were short sales or foreclosures. As a CDPE, I would like to see less foreclosures; for the sake of our neighbors as well as our neighborhoods.

For our neighbors who have found themselves upside down with

their mortgages, we are committed to helping them make the right decision among many options including loan modification, short sale, deed in lieu of foreclosure or foreclosure. It is a stressful and very personal decision and there are many reasons why a short sale is preferable to a foreclosure.

This month we will highlight Emerald Hills. As in most of Hollywood, listings receive an offer in the first 30 days IF THEY ARE PRICED CORRECTLY. Of the 21 closed sales so far this year in Emerald Hills,13 closed in less than 90 days. Currently, there are only 13 active listings remaining in the MLS with 8 more under contract including 3 short sales. Of the 21 closed sales this year, 2 were foreclosures and 4 were short sales. One property sold for over a million dollars. Many experts predict that the next “tsunami” of short sales and foreclosures will affect the higher end homes. The Greater Hollywood Chamber of Commerce is pleased to announce Jerilyn Grimm of Memorial Healthcare System as its 2010 Hollywood Business Woman of the year.

Grimm has worked as the Director of Community Relations for the Memorial Healthcare System for the past 20 years. She graduated from Broward College and FAU. Grimm has been responsible for the creation and development of the Safety Town Program, Back to School Readiness Program and worked on the Joe DiMaggio Children’s Hospital first Tour de Broward, which raised $250,000. She has received the Price Water House/South Florida Magazine’s Up and Comers Award. Grimm serves as a board member of the Weston Chamber, volunteers for the American Red Cross

and is a graduate of Leadership Broward. Grimm has changed the way hospital systems reach out to their community and deliver health care programs.

Grimm, along with 13 other extraordinary women, was recognized during a luncheon held on Dec. 14 at the Hollywood Beach Marriott.

Happy New Year! In honor of a New Year and a new decade, I wanted to share some key lessons I had this past year that had a dramatic impact in my business results that I hope will inspire you in some way. I hope you enjoy!

1. Take actions even if you aren’t sure they are the right ones. Having the results you want all comes down to taking actions. It’s better to execute the heck out of an imperfect plan than wait until you’ve got it perfect and never execute. Taking actions every day that support your priorities will generate results.

2. Stick with your commitments. Sometimes we want to give up right before we have success. I had this experience with an event I started earlier in the year called BIG Breakfast (www.mybigbreakfast.com). Luckily I have a great partner, Chris Roehm (www.blueprintsfortomorrowfl.com), who is willing to have tough conversations with me (see #5), so we could address what was in our way and make this an amazing event that continues to thrive.

3. Do one thing at a time. Focus completely and intensely on what you are working on for a set amount of time. Whether it is for 15 minutes or 2 hours, turn off the phone, stop checking e-mail incessantly and get present to what you are working on. Amazing things will happen. My good friend and business colleague Valerie Snow (www.moetiv8.com) is a great mentor to me regarding this.

4. When something or someone hits your hot buttons, it’s YOU not them. When I start making someone else “wrong” I realize that I’m missing an opportunity to have a breakthrough in my performance. This is a fun one to

explore and learn from. 5. Be willing to have tough

conversations. Every time I’ve been brave enough to deal with “what’s in the way,” unbelievable outcomes that I never could have predicted occurred. Stop having the conversations in your head and have them with real people.

6. Say what you want out loud. When you let other people know what you are up to you become accountable and more likely to do what you say are going to do.

7. Get comfortable being uncomfortable. If you aren’t doing something scary or challenging that makes you uncomfortable every so often you are missing an incredible opportunity to grow. Scott Ginsberg (www.hellomynameisscott.com) inspired me to pose this question to myself daily and more importantly take actions. (see #1) “If you aren’t failing, you aren’t growing.”

8. Read as many books as you can. Rob Slee, author and founder of www.MidasNation.com, shared an impactful story with me recently. He interviewed author and historian David McCullough and asked him what characteristic he thought separated our Founding Fathers from our current leadership, and David answered, “The Founding Fathers were all prolific readers.” Cutting out one hour of TV a night and using that time to read will change your life. Try it.

Tijuana Flats, which has more than 70 locations in Florida, Indiana, North Carolina, Pennsylvania and Virginia, opened its latest location at 3357 Sheridan St. in Park Sheridan Plaza on Nov. 15.

The Hollywood location features Tijuana Flats’ made-to-order menu, a 14-pump hot sauce bar and all the lively atmosphere patrons have come to expect from the restaurant. The 2,600-square-foot restaurant will accommodate indoor seating for 88 guests and outdoor seating for 40 guests. All Tijuana Flats locations have brightly colored wall murals, and the mural at the Hollywood location is no exception, incorporating a cosmic-space, sci-fi design along with some local sports decor.

In addition, the restaurant incorporates energy efficient equipment, taking some initial steps in becoming more environmentally cautious. They include:

• Light Emitting Diode (LED) lamps that offer substantially better energy balance than traditional incandescent bulbs

• An Energy Management System (EMS) hood which drastically reduces energy usage

• Solar powered timers in the kitchen

• Low-flow toilets that significantly reduce water usage

• Front of the house tile made from 40 percent pre-consumer recycled materials.

Two Hollywood business owners have put a unique spin on an old classic with their new bicycle business, helping the environment in the process. Reed Wallace and Camilo Carrillo opened New Age Cycles, an electric bike and electric scooter shop that provides greener forms of transportation, in Downtown Hollywood last month.

The new business offers residents and visitors the opportunity to rent or purchase electric bicycles, electric scooters, power boards (which are electric, remote-controlled skateboards) and even electric tricycles that contain baskets for purses, briefcases, groceries, etc. Each electric vehicle travels up to 20 miles per hour, has a 20-mile range without pedaling and recharges in four to six hours with a standard electrical socket.

“There’s no excuse not to get out and ride now,” Wallace said. “Our bikes can be used like a regular bike for exercise, but if you get too tired, then you can just flip a switch and cruise to your destination. You don’t have to worry about going too far.”

In addition to providing a great way to see South Florida sites, Wallace said

these electric forms of transportation are a great alternative to cars, which cuts down on both pollution and noise. Anyone who lives close to his or her work, he said, can use an electric bike to avoid traffic and the hassles of parking without getting too tired from pedaling to work.

“We are an anti-gasoline business,” Wallace said. “Our business is about being green.”

New Age Cycles celebrated its Grand Opening with a ribbon-cutting ceremony on Dec. 10, and Wallace said he believes Hollywood provided the perfect location for the business.

“There’s so much to see in Hollywood,” he said, “and it’s a good, strategic location between Miami and Fort Lauderdale. We love Hollywood.”

The business will soon offer maintenance-free fleet rentals to hotels, so guests can use electric transportation to explore the area. Guests of all ages can ride in the fresh air without worry of getting tired, overheated and regardless of their health, according to the New Age Cycles’ website. The business also offers maintenance on individually owned bikes.

“These bikes and scooters are a lot of fun,” Wallace said. “We haven’t had anyone come back without a smile on his or her face. It’s a great way to be mobile, and it’s a great experience.”

First-time franchisees and Hollywood residents Gary and Maggie Sarner own the new franchise and have four children, who they said were the inspiration for their new business.

Dear Pink Realtor,After years as a single mother I was

lucky enough to find a wonderful man. We are married now and have added to our family and are in need of a bigger house. We really want to buy a property but unfortunately my husband has very little credit and my credit is bad due to being a single mother for years. I have worked my credit score up more than 100 points but still do not qualify for a loan. We both have worked for the same company, me for 10 years and he for seven, and have a combined annual gross income of about $100,000.

We were turned down by our credit union due to credit. We were turned down by national banks due to credit. We then tried a known “bad credit” mortgage lender who told us that while they couldn’t approve us now, if we paid them $200 per person they would fix our credit so we could be approved. They would then apply the $400 to any closing costs.

My family is advising us against it, but I feel like we have no other option. Is this just a scam and if so, are there any real companies who work with credit-challenged people?

Dear Hopeful,Congratulations on how far you

have come in improving your credit. An increase of 100 points on your credit score (FICO) is huge. The next item on your agenda is home ownership, and so far credit has been holding you back. You have options, Dear Hopeful One!

While building your credit rating is important, there are other ways to home ownership. Find a trustworthy realtor (ask

for references and check them) and ask about owner financing, lease-option (rent-to-own) purchases and other non-traditional means to home ownership. You may ultimately decide to wait until you can buy with a bank loan, but there are many roads to home ownership.

With regard to your question about credit repair services, I offer the following: There is nothing they can do for you that you cannot do yourself.

The Federal Trade Commission (FTC) warns that anyone offering to do something you cannot accomplish (establish a new credit file, erase negative history, etc.) is likely a sign of a scam. There are ethical credit guidance companies out there, but the fact is there’s no quick fix for creditworthiness. You can improve your credit report legitimately, but it takes time, a conscious effort and sticking to a personal debt repayment plan. (Read more here: ftc.gov/credit.)

No one can legally remove accurate and timely negative information from a credit report. The law allows you to ask for an investigation of information in your file that you dispute as inaccurate or incomplete. There is no charge for this. Each of the nationwide consumer reporting companies (Equifax, Experian and TransUnion) is required to provide you with a free copy of your credit report once every 12 months, if you ask for it. The three companies have a central website, a toll-free telephone number and a mailing address for consumers to order the free annual credit reports the government entitles them to. To order, go to www.annualcreditreport.com or call 1-877-322-8228.

Under the Fair Credit Reporting Act (FCRA), both the consumer reporting company and the information provider (that

is, the person, company or organization that provides information about you to a consumer reporting company) are responsible for correcting inaccurate or incomplete information in your report. To take advantage of all your rights under the FCRA, contact the consumer reporting company and the information provider.

Once you know that your credit report is accurate, you can begin to build your credit rating and score.

There is no easy formula – this will take time and consistency.

The key factors in determining your credit score are (as reported by Bankrate.com):

1. How you pay your bills (35 percent of the score). The most important factor is how you’ve paid your bills in the past, placing the most emphasis on recent activity. Paying all your bills on time is good. Paying them late on a consistent basis is bad. Having accounts that were sent to collections is worse. Declaring bankruptcy is the worst.

2. Amount of money you owe and the amount of available credit (30 percent).The second most important area is your outstanding debt – how much money you owe on credit cards, car loans, mortgages, home equity lines, etc. Also considered is the total amount of credit you have available.

3. Length of credit history (15 percent). The third factor is the length of your credit history. The longer you’ve had credit – particularly if it’s with the same credit issuers – the more points you get.

4. Mix of credit (10 percent). The best scores will have a mix of both revolving credit, such as credit cards, and installment credit, such as mortgages and car loans. Statistically, consumers with a richer variety of experiences are better credit risks. They know how to handle money.

5. New credit applications (10 percent). The final category is your interest in new credit – how many credit applications you’re filling out. The model compensates for people who are rate shopping for the best mortgage or car loan rates. The only time shopping really hurts your score is when you have previous recent credit stumbles, such as late payments or bills sent to collections.

Credit scores are more important in obtaining a home loan than they have been in decades. It is actually historically abnormal to be able to buy a home with less than 20 percent down payment and very good credit. For many families, the best choice is to rent while saving money for a down payment and building a strong credit rating the old fashioned way – slowly over time.

Dear Reality,This is a question some of my clients

have been asking lately. The perception that because the economy has been weak and housing prices have declined dramatically over the past few years, houses should be close to free is a popular illusion.

The median price for a home in Florida in 1950 was $40,100; and in 1960 was $58,100 (adjusted to year 2000 dollars, according to the U.S. Census Bureau: www.census.gov). While it is accurate that homes may now be acquired for far less than they were in 2006, and in many cases for less than they cost even in 2000, an expectation of prices to return to those from the 1950s is ridiculous.

One important caveat: Severely distressed real estate can be bought very cheaply right now, and there is more of it than there has been in decades. Banks will sell houses – that have stood vacant for years, are not up to code, not safe to live in, do not qualify for financing of any kind and require professional help to be livable – for less than market value. It has always been the case that you can buy a broken item for far less than a working item. Great – if you can fix it.

I bought a four bedroom house in Hollywood for less than $50,000 last year, but it required an additional $40,000 in improvements to be livable that could not be done by an average weekend handyman. Rehabilitation of real estate is no small chore and should not be undertaken lightly.

If you compare “apples to apples” in the Hollywood real estate market, then you will find that, as with most things in life, you get roughly what you pay for. A house in perfect move-in condition, with a new kitchen, upgraded bathrooms, new roof with warranty, impact windows and lush landscaping, will cost about the same amount as a house in terrible condition plus the cost of a full remodel.
