Since 1999, Columbia Interiors has fit-out over 150,000 sf at 88 Black Falcon Avenue in the emerging South Boston Seaport District. The building, owned by International Airport Centers, was originally built over 100 years ago and was used by the shipping industry for storage and support space. To meet the needs for more commercial office space, the shell was competely renovated and an elevated parking addition was built to provide office, retail, parking, and warehouse space for new tenants. To-date we have fitout space for the following clients:

Since 1997, Columbia Interiors has renovated over 250,000 sf of Class “A” office space, restaurant space, and base building common areas at 101 Arch Street at Downtown Crossing in Boston’s Financial District. The building, famous for its second floor lobby above a street-level retail area, was built in the 1980’s. To-date we have fitout offices for the following clients within this high-rise office tower:

Columbia Construction provided preconstruction and construction management services for Dassault Systèmes’ New American Corporate Campus. The scope of work included the complete build-out of the 175-185 Wyman Street Corporate Campus in order to consolidate all of Dassault’s Massachusetts office and R&D locations to support 225,000 SF of office space for nearly 800 employees.

As a world leader in 3D and Product Lifecycle Management (PLM) solutions, Dassault’s new headquarters will support their cutting edge technologies, calling for 10,000 sf of high-end Data Center and Computer Lab space as well as a Media Room to display their products and services.

Due to the cutting-edge technologies DS employs, complex mechanical and electrical building systems were installed to support the company’s business functions. Systems were designed with a duplication of critical components to assure no downtime and included standby generators and an uninterruptable power supply system, as well as a flywheel backup system. The overall energy use in the building is 29% lower through a combination of high-efficiency roof-top units and boilers.

The project earned a LEED Gold rating and utilized BIM technology as well as DS Software for design and construction.

NOVELL, INC.Waltham, MA

Cost: $7.2M

Columbia Interiors served as Construction Manager for Novell’s Massachusetts Operations Consolidation. Gensler was the architect for this two floor fit-up totaling over 100,000 sf. The project highlights were Novell’s CEO office,executive offices, common areas, a board room with video conferencing, ademonstration room, a seminar room, and training rooms.

Also included were two data centers, consisting of Inergen and pre-action fire suppression systems, uninterrupted power source (UPS), stand-alone climate controls systems, and waterfall data management systems. High-end finishes were used throughout, such as sliding curved glass panel walls, Anigre wood custom movable partitions, custom Anigre wood doors, lacquered wall panels, perforated metal ceiling panels, and curved pre-dyed decorative plaster walls.

The two floors were constructed simultaneously, with the fifth floor complete in only 12 weeks, and the third floor in just nine weeks.

PARTNERS HEALTHCARE - SCHRAFFT CENTERCharlestown, MA

Columbia Interiors served as Construction Manager for an aggressive office renovation/consolidation for Partners HealthCare at their Schrafft Center property in Charlestown, MA. A total of 185,000 sf of office space was renovated on three floors. The project was undertaken in an effort to centralize Partners’ Finance Department, by consolidating seven offices on multiple floors for approximately 800 people.

The project included a new ceiling system at 12’ elevations, new office pods, data centers, kitchen/cafeteria, and new finishes throughout. Each floor was constructed simultaneously to minimize the construction schedule, as well as lessen any disruption to other tenants as the building was fully occupied during construction. Due to the complexity of the existing building structure, and that all Mechanical, Electrical, Plumbing, and Fire Protection systems were being upgraded, construction logistics were carefully coordinated in order to work around the existing building infrastructure and systems.

Columbia has been working with Partners HealthCare for a number of years, and this is the fourth project Columbia has completed to-date.

This project was completed in 16 weeks.

ATHENAHEALTH - BUILDING 311Watertown, MA

Columbia Interiors was the Construction Manager/General Contractor for Phase I of this 110,000 sf fit-out for athenahealth’s new Corporate Headquarters in Watertown. The project is highlighted by “Athena Street,” a radius communication corridor that snakes along the 900-foot length with several “neighborhoods” of open and private office space. The majority of the office area is open-to-structure and features 24’ high spaces and exposed building systems, including cable management systems, indirect/direct pendant lighting and variable air volume HVAC. Other support areas include conference rooms, technology labs, help labs, print rooms, pantries, team rooms, quiet rooms and new restrooms.

A new roof-mounted natural gas back-up generator, floor-mounted computer room air conditioning units and a pre-action fire protection system serve the new 1,200 square-foot data center, which has the infrastructure to double in capacity. Four Local Area Network (LAN) Rooms are scattered throughout the space and are served by 24/7 ductless split systems.

The entire 110,000 square foot project was completed in just 20 weeks.

BROAD INSTITUTECambridge, MA

Size: 17,000 sf

Columbia Interiors served as Construction Manager and General Contractor for Broad Institute’s 17,000 sf fast-track renovation of their offices in Kendall Square. This Class A office building, located at Five Cambridge Center, is owned and managed by Boston Properties.

Construction included the upgrade of the entire 13th floor, which features Teknion’s Altos® architectural wall systems. The project’s scope included new power for Broad’s five rack servers, installation of new tel/data, the re-commissioning of five existing Liebert units, upgrades to existing restrooms, modernization of conference rooms including the installation of A/V systems, and the build-out of a new kitchen/café. A focal point of the open lounge area is a serpentine table with specialty canopy lighting directly above.

In line with Broad Institute’s interactive and highly collaborative work culture, all perimeter office walls were covered with Idea Paint, a dry-erase surface product.

MICROSOFT CORPORATIONCambridge, MA

Size: 21,000 sf

Columbia Interiors served as Construction Manager for the 21,000 sf fit-out for the New England Research & Development Center (NERD) space for Microsoft located on the 8th Floor of One Cambridge Center.

Utilized as a research and software innovation campus for Microsoft’s Cambridge operations, this project included many specialized finishes and systems. Teknion style walls were installed, along with open concept cubicles. Columbia also built-out a number of conference rooms, collaboration areas, and a kitchen area. In addition, high-end custom millwork, including curved Lightblock acrylic panels were installed in the new elevator lobby while the interior core walls throughout the office featured custom Mosaic Wall Tile.

TEKNIONBoston, MA

Columbia Interiors built-out a new showroom for Teknion, a leading international designer, manufacturer and marketer of office systems and related office furniture products.

With showrooms located worldwide, Teknion’s Boston location is their latest “signature” showroom. Positioned in the heart of the chic Fort Point Channel District, at 263 Summer Street, Teknion will be able to provide their cutting-edge product to many corporations that have offices in the area.

The scope included the complete demolition and interior fit-out of 7,000 sf As a furniture manufacturer who practices responsible and sustainable manufacturing processes, this showroom reflects Teknion’s green mission. The space was designed and built to be environmentally friendly, earning a LEED Silver rating.

Green Building Elements All demolished drywall, metal studs and wood were separated and recycled. Use of new lamp technology for all light fixtures called mini metal halides,

which have a 52.2% efficiency. Teknion’s manufacturing plant is Greenguard Certified. Use of products from rapid renewable sources. Site selected due to its proximity to mass transit and Logan Airport, as well

as water taxi. Use of products with a high percentage of recycled content.

BENTLEY MOTORS, INC.Boston, MA

Columbia Interiors served as Construction Manager/General Contractor for the fit-out of Bentley Motors’ new North American Headquarters. As part of a strategic realignment of its regional operations, Bentley Motors repositioned their leadership team to Copley Place, an upscale mall complex located within the historic Back Bay community.

This 14,000 sf fit-out included floor-to-ceiling custom glass partitions, a hickory flooring walkway feature, custom millwork, stainless steel accented office entry, kitchenette area, mechanical shades, new finishes, lighting, power and HVAC distribution.

Columbia Interiors worked closely with Neumann Smith Architecture, Allegro Interior Architecture and CB Richard Ellis to create a finished product that exemplifies the superior quality of the Bentley Motors brand.

303-333 WYMAN STREETWaltham, MA

Columbia Construction provided construction management services to Hobbs Brook Management for renovations to their 303-333 corporate campus. The three story facility is approximately 165,000 sf in size, and consists of two adjoining buildings containing a variety of office space, conferencing facilities, a servery and cafeteria, along with a fitness center.

Special features of this project included the installation of a new curtain wall on the outside of the building, along with a new front entrance in order to make it a more prominent feature of the site. Additionally, within the 303 Building, a new 3-story atrium with monumental staircase was constructed.

Work also involved the demolition of existing base building and core areas within each building, and the installation of all new building equipment, systems and finishing. Both buildings received upgrades to exterior landscaping, including new sidewalks, along with new lobby areas and new bathroom facilities on each floor. In addition, the TPO-type roof of the 303 Building was completely replaced, meeting FM Global and 190 Standards. All work was done while the campus was occupied, phased and coordinated in a way to minimize disruption and maximize life-safety.

Columbia Interiors served as Construction Manager for the 25,000 sf fit-out of this new conference center for Hobbs Brook Management. The facility includes: individual large and small classrooms; large and small conference rooms; pantries; a food preparation area; a servery; and a dining area. The conference rooms are equipped with surround-sound and have teleconferencing speakers and internet connections hardwired into the tables, while the classrooms are equipped with movable partitions and state-of-the-art audio/visual systems with recessed screens and projectors, all supported by a series of server and communication rooms. Unique features include a curved wall in the hallway custom finished with a textured metallic bronze paint and outfitted with rectangular brushed stainless recessed lighting. Brushed aluminum-clad columns in the cafeteria reflect and maximize the natural light from the windows opposite them. Three-quarter height partition walls in the hallway, used to define break areas, are perforated to add architectural interest and allow a continuous view from space to space. The executive boardroom features a custom-designed curved laminate presentation cabinet with dry erase board, encompassed by a curved semi-circle conference table and punctuated by a built-in cylindrical Anigre podium.

PALM RESTAURANTBoston, MA

Columbia built-out new core/shell retail space on the lower level of the One International Place office tower in order for The Palm Restaurant to move to this new location. Work also includes the $3 million restaurant construction.

With 8,300 sf of space, the Palm restaurant will seat more than 300 patrons. It will feature a large main dining room, along with a private dining area. There will also be an outdoor dining deck overlooking Boston’s Greenway.

Special features of the space include custom millwork for the bar and wall fi nishes, as well as tile and stone fl ooring and granite bar. Large chandeliers will hang from the ceiling, along with other customized lighting elements scattered throughout the space. The dining room walls will be decorated with over 200 caricatures and cartoons featuring many famous faces, which is a notable feature in all of the Palm restaurants.

All new building systems accommodate the new space, along with dedicated bathroom facilities. Additionally, a new state-of-the-art kitchen will be constructed, fully equipped to serve the needs of this celebrated steak-house restaurant.

The restaurant will be the fi rst major sit-down dinner restaurant in the massive One International Place offi ce complex, and add to a growing number of fi ne-dining establishments in the Rose Fitzgerald Kennedy Greenway area.
