01 Company BackgroundIntegral Build is the construction, fit-out and refurbishment

division of Integral UK. As such, the team are able to offer a

unique proposition of construction delivery allied with planned

and preventative maintenance delivered by in-house teams after

completion of the project. This seamless approach ensures that

all warranties are protected with installed plant and equipment

maintained to a high standard – reducing costs and allowing our

clients to concentrate on their core business activities.

Based in Bristol and with scope across the UK, Integral Build

have worked on projects within a variety of sectors and at all

levels and sizes and are capable of utilising expertise from

commercial interiors to large scale, ‘heavy engineering/

refurbishment’ projects.

Integral Build’s overall project portfolio includes a range of values

from £100,000 to £6 million. Their subsequent wide and varied

expertise enables them to draw on understanding of complex

projects and the delivery of solutions across different sectors

including manufacturing, defence, leisure, health, education

and commercial.

The Division is led by Tim Stringer, Divisional Director. His

management team consists of Commercial Manager, Dominic

Ford and Project Manager, Darran Bright. Carly Willis is the

team’s Project Lead for interiors. Their delivery team consists

of 20 employees including cost managers, technical and site

staff and administrative support.

02 Why Integral Build?In environments where close collaboration and effective

delivery is essential, Integral Build are able to provide a

proven refurbishment, fit-out and construction service.

Their close relationship with their parent company, Integral

UK, means that they are able to deliver both installation and

post installation maintenance support. Through this one stop

shop solution we can provide total assurance to our clients

that their investment is being protected and that all statutory

compliance issues are dealt being dealt with.

Particularly within complex projects involving multi-

phased delivery, co-ordination of hi-tech issues and live

environments, Integral Build demonstrate lateral thinking,

clear communications and an effective site team to result in

proper delivery and client satisfaction.

In particular, their understanding of high-security environments

is extremely good through their work on a huge number of

projects within the Defence sector as well as many years of

knowledge and understanding of the industry.

This has allowed for effective teamwork, problem solving and

good communications with all parts of the supply chain – an

essential ingredient when delivering to budget and timescale.

03 The TeamThe team at Integral Build have an excellent pedigree in

refurbishment and construction based on many years of

experience and expertise; almost every sector from industrial

to residential is represented by the senior management team

and site staff are well-versed in the vagaries of complex projects.

The management structure itself is not a hierarchical, distant

one, moreover, there is direct and relevant involvement from

all levels on all sites to reach the most efficient result possible.

One of the main aspects commented on is the team’s ability to

work together to provide effective and efficient communication

for the client and stakeholders. They are adept at constantly

thinking ahead to pre-empt problems – another essential asset

and one recognized by their clients.

3.4 Communication processes

The flexibility of the Integral team ensures excellent

communication channels with the client and supply chain

team at all times. The management structure work on

hands-on, effective integration and regular update processes

for and within client and site teams.

3.1 Industry understanding

Integral Build has an excellent knowledge of specific

manufacturing, secure, fast-track and highly sensitive live

environments. Examples include work for the MoD, Airbus

at Brize Norton as well as the internal restructuring of

manufacturing facilities for Dyson.

The team are well-versed in the complexities of provision

of full security cleared teams and the importance of good

communications at all times for effective delivery.

3.2 Commercial acumen

To have a project completed in the most cost-effective,

painless way possible is crucial for a client. The Integral

Build team can draw on many years of experience in getting

this delivery process right; ensuring full management of

costs across the supply chain, thinking laterally to counteract

commercial issues and communicating regularly and clearly

on all matters.

3.3 Quality Assurance

Integral Build are fully compliant with all the relevant audits,

classifications, requirements and standards within the

industry. As part of Integral UK they share the same high

quality standards for specific refurbishment, construction

and maintenance environments.

3.5 Lateral thinking

Utilising excellent communication channels and a real sense

of inquiry within a project means that the team are able to

think laterally and draw on past experience, contacts and

ideas to provide effective, often highly innovative solutions

– implementing them often before a problem arises.

04 Project Expertise

An Urgent Operational Requirement (UOR) necessitated the return of a key vehicle workshop building back to operational capability as soon as possible. The pre-war building had been left vacant for several years and had fallen into considerable disrepair, the brief therefore was to refurbish as economically as possible the key areas to enable the building to become operational with minimal delay.

The works included roof repairs, fire protection works, upgrading of existing mechanical, electrical and fire alarm systems and a general internal upgrade. A key factor was to get the workshop area operational first; a solution proposed for the problematic asbestos roof involved not removal but encapsulation in a Kemper roofing system. This enabled weather tightness to be achieved in a little over 8 weeks

on all 8,500m² of roofing. The military vehicles rolled in straightaway, instantly increasing operational capability by 40%, thus ensuring as many vehicles as possible were being prepared for operations in theatre.

4.1 Building 18, DSDA Ashchurch, Debut Services SW, £1.4m

4.2 New HQ Building, Brize Norton, Airbus Military, £600,000

Integral Build were appointed as Principal Contractor for the fitting out of the new offices for Airbus to be used for the facilitation of sales of new aircraft to global customers.

The building features a very high specification throughout with cellular offices, open plan areas, meeting rooms, conference/client suite with the very latest AV and ICT equipment, secure frame room, lab space, kitchen, showers and WC facilities.

Works included complex fit-out of requirements within a very secure commercial environment; all aspects of the build had to meet not just the highly specified design of the innovative architect involved but also the practical needs of the client.

Essential elements of delivery included close collaboration on site, management of complex installations and an absolute adherence to all aspects of a fast-track, secure defence related environment.

The partnership approach developed with Airbus on this project has continued post project completion with the maintenance and cleaning teams demonstrating the same level of flexibility and customer focus as they begin to deliver post installation service contracts.

The objective of Project SLAM is to progressively upgrade the worst Single Living Accommodation to Grade 1 physical condition, in order to provide service men and women with a living environment fit for purpose, making them feel valued and supported. At Integral we are responsible for the on-going Mechanical, Electrical and Fabric maintenance working in partnership with Debut Services, who manage the FM, to deliver a seamless service for the MOD, in the transfer from build through to maintenance.

4.3 Project SLAM, RAF Brize Norton, Debut Services SW / MOD, £300,000

We manage all planned and reactive works within the SLAM buildings which are always new build constructions. Once these buildings have been handed over from the construction team Integral & Debut’s remit is to maintain these properties for a seven year period, after which these buildings are handed back to the MOD to manage. This is a fully comprehensive contract, looking after 18 SLAM Buildings at Brize Norton which equates to over 2,000 bedrooms. Last year Integral

received 825 reactive calls which were dealt with by the onsite team as well as by specialist contractors.

The success of this contract is due to communication and close collaboration with both Debut Services and the MOD, the management of onsite resident engineers and an absolute adherence to working in a secure defence related environment.
