The quantity surveyors nowadays are different compare to the past. They have more responsible on the construction site. Calculating the cost of a building from beginning until the end, including all the changes made along the construction. They will visit the construction site very often to do some assessment and plan for the future work. Build up and finalize the tender that include cost, quantity and quality of the materials. They always follow the client needs to set up the requirement for particular building.

1.Prepare sample submission for Architect or Consultant approval before the material use on site.

2.During this period project manager or consultant may find out some discrepancy between construction drawings, to rectify the discrepancy architect will issue instruction to according to correct drawing or site condition. The instruction may affect the time and cost, QS will submit a variation order (VO) to claim the cost and notice to claim extension of time.

3.Fortnightly the project team will meeting with consultant team to follow settle technical issue and follow up the status of the project.

4. QS need to submit monthly progress claim and site valuation with the consultant QS and Clerk of Work (Employer’s representative) to evaluate progress claim submitted by Contractor.

5.QS also need to prepare monthly claim to subcontractor.

Inta Bina submit the tender offer RM100Million and successfully secured the job.

Project start:1.QS require to check through the Letter of Acceptance (LOA) from Employer is it according to contract award.

2. After received LOA from Employer, Purchase Insurance (Contractor All Risks & Workmen Compensation) & Performance Bond (by finance department).

3.Prepare material budget to purchasing department for budget control purpose.

4. Get quotation from subcontractor and negotiate price with subcontractor after confirm the price from management issue Letter of Award to subcontractor. Subcontractor start work.

1. When Architect issue Certificate of Practical Completion(CPC). QS will submit claim to consultant QS to release first moiety retention.

2. QS need to compile all necessary document, Architect Instruction, Drawings, VO to prepare Final Account submit to Consultant QS.

3. After Final Account submitted may have few times of discussion for the VO and negotiate the price.

4. When all the VO are confirm, consultant QS will issue Statement of Final Account for all the party to sign and confirm the Final Account.

5. After CPC there is a defect of liability period (DLP) (like warranty period for the building) normally about 24 to 27 months depend on the contract specified.

6. When the DLP is over Architect will issue Certificate of Making Good Defect which mean the warranty is over and QS will submit final claim the release second moiety retention.
