There is a significant cost increase that is associated with the new dimmable controls and total output reduction that Title 24 requires, however all of that is dependent on a variety of factors. “Additionally, it is further complicated by the fact that some jurisdictions are not educated on the requirements and consequently are not able to provide building owners and managers with guidance on what is required. As 2014 comes to a close and we prepare to spend time with our family and friends celebrating the holidays, I wanted to take a moment to thank each and every one of you for your personal contributions to BOMA Oakland/East Bay. 2014 has been a phenomenal year for BOMA OEB and we could not have done it

without you, our members. All your time, support and hard work have paid off and all of our events, from our seminars and classes to our golf tournaments and other social events, have been extremely successful this year. Everyone makes it all look so easy, but I know a lot of work and time go into planning and executing each event. THANK YOU!

With the end of 2014, I am at the midpoint of my term as President of BOMA OEB. Hard to believe the year has gone by so quickly, but with all the great things we are doing it’s easy to understand. When I began my term, I outlined three goals that I wanted to achieve as president. Those goals were: 1) continued growth in membership, 2) strengthen our advocacy efforts, and 3) finalize our strategic plan for the next three years.

With your help we are on track to achieve these goals by the time my term ends. We have already seen growth in membership for 2015, particularly on the principal member side and specifically with industrial properties, which is a new focus for BOMA International and BOMA Oakland/East Bay. We can further this trend and attract new membership involvement and engagement with your continued support.

Advocacy continues to be an area for improvement, but I am confident that in 2015 we will make huge strides in this area. One of our members, Deanna Drake-Copelan with CBRE, will become president of BOMA CAL and will continue to sit on our Government Affairs Committee. We will also have a new committee chair and vice chair, both of whom have been involved with BOMA for several years and bring new and interesting ideas to our committee. Finally, we have a new board member bringing experience and expertise in government affairs with BOMA San Francisco over to our side of the Bay. It is all very exciting and I look forward to reporting back on our progress.

Finally, our new strategic plan was approved by the Board of Directors earlier this year and we are preparing to execute the plan beginning in January 2015, with some preparations already underway. Our new strategic plan covers the years 2015 through 2017. The plan includes an emphasis on our success and growth in government affairs and the financial growth of the Association. A copy of the new strategic plan is available for any member who is interested in reviewing it. Please reach out to our executive director, Stephen Shepard, for a copy.

As always, it is a great honor and pleasure to serve as president of BOMA OEB, especially during such exciting times. I look forward to the year ahead and wish you all very safe and Happy Holidays and a Happy New Year. See you in 2015!

In his 18 years as an active member of BOMA Oakland/East Bay, Derek Schulze has seen the organization gain influence in Oakland along the 580 and 680 corridors all the way out to Livermore. And as a 30-year sponsor of BOMA, Able has supported BOMA’s development with sponsorships and participation.

Schulze envisions an even more influential BOMA. “I think we need to look at building participation at BOMA-sponsored events that connect members with lawmakers at the local and state level. This for sure increases influence in the political community. BOMA also provides a voice to available resources (legal, public policy, tax expertise, etc.) in an effort to support advocacy efforts. Together BOMA, its owners and partners such as Able can build coalitions to expand BOMA’s outreach and maximize resources. And lastly, together we can raise funds which can be used in the business and political community to advance the efforts of commercial real estate owners and their partners.”

The biggest challenge he foresees for the building industry? “Water… While we and our partners continue to look for ways to assist our customers with conserving water, we need to continue to innovate with the manufacturers to bring more water conser-vation-type devices to the cleaning industry.”

Why is BOMA a valuable network? “Having a good BOMA network gives me the ability to stay on top of all the changes in the industry. And being able to network within BOMA allows me to get help and assistance when I need it and return help and assistance when one of my colleagues, prospects, clients or partners needs it.”

Giving back to the community where we live and do business is important to BOMA OEB members. Our Charity Committee, chaired by Shelly Cox of LBA Realty, coordinates activities that benefit the charities and the community in general and to maximize BOMA’s visibility as a good neighbor.

“This year BOMA members opened their hearts and wallets to benefit those in our community who are in need,” says Cox.

This year, more than $5,000 was raised at our 90th anniver-sary party to benefit 51Oakland, an organization that is work-ing to ensure that all Oakland Public School students have equal access to art and music education.

In August, BOMA collected more than 2,200 pounds of pet food for AARF (Animal Adoption and Rescue Foundation).

A toy drive in December will benefit both Children’s Hospital and Shelter, Inc. In 2015 the Charity Committee will work on an event to support Free of Violence Work Day Event, where BOMA volunteers will paint, replace flooring, add shelving and much more. “We are looking for sponsorships and volun-teers,”adds Cox.
