    Cleanup can be a green experienceMany homeowners are looking for natural cleaning products, but you can make many in your own kitchen

    When it comes to the cleaning products in Jill Doucettes home she has one basic

    rule she should be able to eat or drink all ingredients in small quantities.

    Doucette, founder of Victorias Synergy Enterprises, doesnt use conventional cleaning products, which often contain chemicals and toxins; she uses household items like baking powder and white vinegar.

    There is a huge amount of packaging waste with store-bought cleaners, she says. Many of these are also predilut-ed to the right ratio and quantity, which means the consumer is buying mostly water and access-ible plastic.

    With a greater focus on green and natural cleaning products, both for the good of the environ-ment and for personal health, more homeowners are looking for alternatives, which can often be found in their cupboards.

    Melissa Maker, Toronto clean-ing expert with Cleanmyspace.com, says homeowners have a great arsenal of green cleaners in their homes.

    They just need to learn how to use them.

    There are lots of little things you can do, she says.

    Its good to know that upon research you can figure out different recipes for cleaning products.

    Great cleaners can include everything from run-of-the-mill dish soap to white vinegar, bak-ing soda, coarse or kosher salt, lemon, cream of tartar and even vodka.

    Maker says dish soap can be used in a variety of ways.

    When combined with water, it can be used as an all-purpose cleaner.

    To create an all-purpose disin-fecting cleaner, she recommends combining 250 millilitres (one cup) of water, 125 ml (1/2 cup) of rubbing alcohol and a couple squirts of dish soap.

    To polish stainless-steel appli-ances, Maker says a combina-tion of one part rubbing alcohol and one part water used with a microfibre cloth will effortlessly remove fingerprints.

    A drawback to making your own cleaners is often they dont have the fragrances many people enjoy, but Katie Pearse, co-owner of Edmontons Green Clean Squad, says introducing essen-tial oils to your homemade clean-ers adds natural scents.

    In general I think youll find

    cleaning is more enjoyable when you arent using poisonous prod-ucts, she says.

    It smells better too, and I actually have a lot of fun eco-friendly cleaning because the products are quite beautiful and they smell so good because they are using essential oils.

    Even though there are many options for creating green clean-ers at home, there are also sev-eral products on grocery store shelves that embrace greener, eco-friendly values.

    According to Pearse, people should exercise caution when buying products because there is a lot of green washing when it comes to household cleaners.

    She says companies are using green washing to cash in on the trend toward green without meeting eco-friendly standards set by regulators.

    There are certification pro-grams, one is called the Eco Logo program, and that is basically a third party that will approve things that are truly eco-friend-

    ly, she says. There is a lot of green washing out there. We kind of laugh at some of what wesee on the shelves that obviously dont meet what our definition of what eco-friendly green cleaning is. There are quite a lot of good green products.

    If you do a little bit of research and look at the labels you can see the Eco Logo stamp of approval on quite a few prod-ucts. You really dont have to go out of your way to get those products.

    Clear debrisOne of the best things you can do for

    your garden as winter winds down is to clear it of debris. Winter can be especially harsh on a landscape, and gardens left to the elements are often filled with debris once spring arrives. Dead leaves, fallen branches, rocks that surfaced during the winter frost, and even garbage that might have blown about in winter winds can all pile up in a garden over a typical winter. Clearing such debris likely wont take long, but its a great first step toward restoring the garden before the time comes to plant and grow the garden once again.

    a garden thrives or struggles. Examining the soil before the season starts can help gardeners address any issues before they plant.     Another way to examine the soil is less complex but can shed light on when would be a good time to get back to work. Reach into the soil and dig out a hand-ful. If the soil quickly crumbles, you can start preparing for gardening seasoning. But if the soil is still clumped together, it needs more time to dry out before you can begin your prep work.

    Initiate edgingEdging is another task gardeners can

    begin as they get ready for the season. Edge plant and flower beds, but be sure to use a spade with a flat blade or an edger designed to edge flower beds. Such tools will cut deep enough so grass roots that may eventually grow into the flower bed are severed. Depending on how large a garden is, edging can be a time-consum-ing task, so getting a head start allows homeowners to spend more time planting and tending to their gardens once the season hits full swing.

    Fight weedsThough weeds likely have not survived

    the winter, that does not mean they wont return once the weather starts to heat up. But as inevitable as weeds may seem, homeowners can take steps to prevent them from turning beautiful gardens into battlegrounds where plants, flowers and vegetables are pitted against unsightly and potentially harmful weeds. Spring is a good time to apply a pre-emergent weed preventer, which can stop weeds before they grow. Though such solutions are not always foolproof, they can drastically reduce the likelihood of weed growth.

    Though gardeners might not be able to start planting their gardens in late winter or early spring, they can still get outside and take steps to ensure their gardens thrive once planting season begins.

    Nancy and Thomas James Dana Point, Calif., home has expansive ocean views, four bed-rooms, a wide deck for entertain-ing, solar paneling even an elevator. But until recently, the 3,258-square foot house now on the market for $2.29 million lacked something basic. It had just one bedroom closet.

    That setup had suited the Jam-eses just fine. Over the years, the couple tore out closets to repur-pose bedrooms they werent using. Thomas and Nancy James, both chiropractors, werent focused on whether that could be a stumbling block to a sale someday.

    Without closets, though, the rooms could not be counted as bedrooms, prompting their list-ing agent to observe, You do realize this is a really expensive one-bedroom home?

    A house thats outside the norm for a neighbourhood can hobble the owners when its time to sell. Some real estate agents and appraisers, however, say many sellers these days feel too much pressure to remodel even standard homes, whether its because of popular TV shows and flashy home design websites, or because friends or agents rec-

    ommend it when its not really needed.

    In the case of most homes being readied for sale, You shouldnt remodel the home, said Mac Mackenzie, an agent at Coldwell Banker Residential Brokerage in Irvine, Calif. People (looking to sell) are paying too much atten-tion to television, and theyre not getting the proper evaluation.

    The value of real estate depends on the location, market segment and cycle, said apprais-er Steven R. Smith of Redlands, Calif., who has conducted appraisals of homes in the Los Angeles area and throughout the

    U.S. over his more than 30-year career.

    The exact same (remodeling) money spend in the wrong loca-tion or market segment may not be recaptured, while in the right location or market segment it may be more than recaptured, said Smith, who has evaluated such homes as a 249-acre Rancho Mirage, Calif., estate with an 18,400-square-foot main house and its own 19-hole golf course. Software billionaire Larry Elli-son snapped it up three years ago for just under $43 million.

    Many houses about to go on the market could use clean windows

    and perhaps carpet and paint. Maybe a new roof and some other repairs.

    Even contractors find them-selves pushing back on home sellers urge to upgrade.

    Paul Paniagua, owner of All Pro Builders in Fullerton, Calif., said hes persuaded people about to put their homes up for sale not to remodel, even if their agent suggested it.

    I try to talk them out of it, Paniagua said. He tells home-owners, Why dont you put the house up on the market for what youre asking for and see what type of offers you get? If youre absolutely being low-balled and truly believe its the kitchen, we can talk about some things we can do.

    He added, Some people can just throw a countertop on and thats night and day.

    Often times, homebuyers are looking for the total package a home with modest upgrades throughout, said Ryan Lun-dquist, a Sacramento, Calif., appraiser who writes about the housing market. A gleaming new kitchen certainly can help sell a home, he said. However, a kitchen remodel is also one of the most expensive remodels and ... the resale market may not be willing to pay that much.

    The layout of the house,

    though, matters greatly though, too, and has to be right, he said. Otherwise a (new) kitchen that comes with the rest of a house that does not work is really not all that desirable.

    Making unnecessary re-dos before a sale can sabotage it in another way, Mackenzie said.

    While youre in the middle of aremodel you probably shouldnt be doing, you could lose the sale of your home to someone who comes and buys one around the corner, he said. In most cases, its not worth the risk.

    The Jameses recently finished restoring three-bedroom closets and they did so at Mackenzies suggestion. The home was an exception to the advice he usu-ally gives about remodeling right before a sale. But without enough bedrooms, the residence wouldnt sell for the best price.

    The restoration was among the latest remodeling changes that the couple, who have two grown children, made to the house through the years.

    All along, said Nancy James, We were upgrading for us and for selling the home. Her rule of thumb for those who want to make changes with an eye toward an eventual resale: Dont be afraid to go in and fix itup. Get a little unique. But dont go crazy.

    Expensive homes torn down for fresh startPETE CAREY SAN JOSE MERCURY NEWS

    Imagine paying $1 million or more for a home and then destroying it.

    Thats whats happening in some upscale San Francisco Bay Area communities as home-owners and wealthy buyers have no interest in upgrading aging houses but instead want to start from scratch and build all-new custom homes stocked with the latest features.

    While the demolition and rebuilding trend is heaviest on the Peninsula and the most afflu-ent parts of Santa Clara County, it extends to East Bay com-munities as well anywhere it makes more sense financially to tear down the existing structure and start fresh. That includes sought-after neighbourhoods with no vacant lots, where prices of small, aging 1950s-era houses have soared.

    Interviews with architects, con-tractors and homeowners make clear that tear-downs are becom-ing more common. Were wreck-ing 3,000-square-foot houses and erecting 14,000-foot houses, said Hal Nelson of O. Nelson & Son excavating and demolition com-pany in Woodside, Calif. He said he has 20 tear-downs scheduled in nearby cities. Business was up 20 percent last year, and up 15 per cent in 2012, he said.

    Last week, Nelson supervised the destruction of a 2,600-square-foot suburban rancher in Menlo Park, Calif., as owners James and Teresa Bergeron and their four children watched from across the street. As an excavators demolition claw bit into the roof, the Bergeron kids cheered. In the new house, theyll each have their own bedroom.

    It started as a remodel, Ter-esa Bergeron said. We were going to add one more bedroom.

    They lived in the house for two years trying to make it work. But after finding major termite damage even after a $5,000 tent-ing, problems with heating and plumbing, and a persistent tobac-

    co smell from a previous owner, they decided to tear it down.

    A full-blown remodeling job with a second story would have been just over $1 million, and it wouldnt have been their dream home.

    Their new 3,551-square-foot home will have four bedrooms and a 1,884-square-foot basement. James Bergeron declined to say how much it will cost.

    For just a little bit more, you get everything new, Teresa Ber-geron said.

    families. If you build a brand-new house you can build 9 1/2- to 10-foot ceilings. You get the phys-ical and emotional spaciousness that I think our generation is looking for.

    Along the Interstate 680 cor-ridor in the East Bay, buyers of homes in upper-end towns are pretty much razing them and building larger homes, said Eric Icay of AAA All in One Removal in Lafayette. It picked up in the last year or so.

    Demolition is booming, said Zali Lorincz of ZL Construction in Walnut Creek, Calif., a family-owned company that tears down houses and rips out swimming pools. It seems to be easier now-adays to completely eliminate a house rather than remodel.

    But Palo Alto may be the epi-center of the trend.

    For the past three years, 50 to 100 homes a year have been razed to make way for new houses in Palo Alto, according to associate city planner Scott McKay. It seemed like things slowed down a few years back, but its been going up again.

    The city granted more than 80 demolition permits for single-family homes in 2013.

    In many ways, the city is built out, McKay said. But, he said, some existing houses are ripe for

    replacement. The homes built in the 50s and 60s werent built to last like the homes built with old-growth redwood at the turn of the century, he said.

    Even old, elegant homes fall short of expectations for many people. Living has really changed from the 1930s until now, said Palo Alto architect John Northway.

    A lot of the rooms are pretty small and relatively dark, even in wonderful old Palo Alto houses. Now people want to have bath-rooms for each bedroom. A lot of times, both mother and father work at home and each have an office. The audiovisual stuff is in another family room. All this drives reasons to tear them down and rebuild them.

    Thats what Maxine Loh, a retired computer programmer from Washington, D.C., learned when she tried to remodel a house in Palo Altos midtown dis-trict that she and her husband, a retired engineer, had purchased in 2009. Her original goal was to add on a room and a wheelchair-accessible bathroom and raise the ceilings. But it would have involved knocking out several interior walls and removing the roof. Loh was advised to tear the whole house down.

    All I had left for my remodel was the slab foundation, she said.

    Consumer groups nationwide are warn-ing of another Wall Street-driven real estate wreck propelled by a new invest-ment strategy.

    Hedge funds and corporate titans began buying single-family homes in 2012, form-ing a nascent industry of rental proper-ties overseen by mega-management firms rather than mom-and-pop landlords.

    But the Blackstone Group, which is renting houses under its offshoot Invita-tion Homes, took the venture a step fur-ther in November when it bundled cash flows from 3,200 leased homes nation-wide into a $479.1 million rental-backed bond.

    That move, in addition to concerns about community disintegration and long-term fallout if the venture fails, motivated 80 organizations to ask federal regulators last week for immediate intervention to protect neighborhoods and stave off the next financial crisis.

    The seven-page letter followed a Jan. 23 request by Rep. Mark Takano, D-Calif., to the House Financial Services panel chairman to conduct hearings examining the issues related to institu-tional buyers.

    Were trying to raise the alarm and say, Something significant is happen-ing thats changing neighbourhoods, said Kevin Stein, associate director of the California Reinvestment Coalition, which wrote the letter signed by 80 con-sumer groups.

    We dont see sufficient oversight and what were saying is: Lets put on the brakes, be thoughtful about this, and develop policies where they are needed.

    House Financial Services Committee member Rep. Patrick Murphy, D-Fla., said this week that as with any new financial services product, he is eager to conduct comprehensive oversight to protect consumers and the housing market.

    American Homes 4 Rent, which owns 21,300 homes nationwide, said in Novem-ber it intends to follow Blackstones lead with a rent-backed bond this year.

    Starwood Property Trust, which buys under the name SRP SUB LLC and rents under Waypoint Homes, announced last week a $144 million purchase of 707 single-family homes.

    These homes were individually select-ed using Waypoints proprietary technol-

    ogy and are strategically located in tar-get markets with excellent total return prospects, said Gary Beasley, co-chief executive officer of Starwood Waypoint Residential Trust.

    Financial analysts have given mixed reviews of the new business born from the collapse of the housing market.

    In December, a report from the Federal Reserve noted that investor purchases of single-family homes increased nation-wide from less than one per cent in 2004 to more than six per cent by the end of 2012.

    While the purchases aided the housing recovery by clearing the inventory of distressed homes and boosting prices, neighbourhoods may suffer if an investor cant manage the rentals, Fed economists Raven Molloy and Rebecca Zarutskie wrote in the report.

    Standard & Poors Rating Services is also wary of the new business and didnt rate the Blackstone securitization. Last month, its analysts said cash flows depend on the management of large numbers of single-family homes, which are often geographically dispersed and uniquely constructed.

    The properties require ongoing main-tenance that cant be implemented with a one-size-fits-all approach, Standard & Poors said in a market commentary.

    Morningstar was more optimistic. Despite a dip in monthly rent income from Blackstone Groups securitization portfolio of 7.6 per cent from November to January, analysts Becky Cao and Brian Grow said rental demand is high and vacancies caused by expired leases are expected to fill up.

    The institutional buyers are generally economically rational, Grow said.

    The demand for rentals is high, and part of that is because people cant get loans or dont have down payments.

    Morningstar and Moodys Investors Service gave top triple-A ratings to the largest portion of Blackstones deal.

    Still, Stein of the California Reinvest-ment Coalition said there needs to be transparency to the rental securitiza-tions so they dont follow the same path as mortgage-backed securities that were filled with toxic home loans.

    Wall Street tends to be ahead of the game, Stein said.

    We need to know whats happening so investors dont unwittingly finance the next economic bust.
