Latest Project: The Village at Paradise Reserve

The Cullum’s latest project is The Village at Paradise Reserve, in the Paradise Valley/Northeast Phoenix/Scottsdale area. It has already garnered local and national recognition, including prestigious awards for environmentally sensitive site development and a Builder of the Year award in Arizona. This guard-gated and private community oers residents a choice of six carefully conceived oor plans, ranging from 3,200 to 5,165 square feet, priced from $1,695,000 with one- and two-level options available. The pace of sales has been phenomenal, with 20 of the 32 available home sites sold since the model homes opened just two years ago.

In an era of national chains and corporations dominating our lives, it is reassuring to know that there is an Arizona-borne design/build rm which received Builder Magazine’s “Fast Track” award, as one of America’s fastest growing custom home rms.

am so grateful for the support the Valley has shown us here at Homes & Lifestyle Media

(H&LM). We have been welcomed into over 50,000 homes throughout the East Valley. I am also happy to announce that H&LM will soon be even more accessible. Homeowners through- out the Valley will be able to pick up complimentary copies at Whole Foods, AJ’s, and participating Safeway’s, Fry’s and Basha’s, resorts, golf clubs and real estate oces.

Some of our readers’ favorite columns are the Makeovers, highlighted by our Editorial Director Denise Meridith. In this issue, you will see how a local designer turned an awkward laundry room into a spectacular wine cellar. I would like to encourage you to send us photos of your luxury makeover. Just email a high-resolution photo of your kitchen, bathroom, entryway, backyard or even closet to [email protected]. Who knows? We may feature your success in a future issue of H&LM or on our website!

Speaking of websites, I invite you to go to our newly updated www.homesandlifestylemedia.com site. There you can see current or past copies of the magazine, new listings and more information on our realtors, designers, builders, lenders, home improvement and other specialists, who can help you make your home design vision a reality.

I hope you enjoy this issue. Whether you want expert advice on how to pick an interior designer, how to light that new original oil painting you bought, or how to stay cool this summer, check out our Ask the Expert columns. We have several special features this month, including a guest column from popular local interior designer Barbara Kaplan, introduction of a new H&LM real estate agent Jason Gold, and our cover story about the beautiful new Veritas townhomes in Scottsdale.

I welcome your comments and suggestions. H&LM wants to continue to be your premier source of inspiration, tips, and trends.

Custom Craftsmanship Shineswith this Local Family Owned BusinessBy Brett Benning

There are very few craftsmen left in Phoenix with the mastery or capability to design and build custom cabinets. Goodall Custom Cabinetry & Millwork is renown as one of the best. Unlike big box stores, which provide factory direct ready made

cabinets built to standard sizes, Goodall will

design cabinetry to custom fi t any space and

or desire, all while being built locally here in

North Phoenix.

The Senior design and sales staff have over 27

years of industry experience and work closely

with customers and ownership of Goodall who

have a “Hands On” reputation. For that very

reason, the company is proudly celebrating

a 10 year anniversary this fall. Along with

their excellent reputation Goodall is often

recognized with the prestigious national Sub-

Zero/Wolf Best Kitchen Award. This year’s

entry won the region and has been entered in

the national contest.

Goodall focuses not only on new construction,

but also on Luxury upscale remodels. Once

contacted, Goodall professionals will meet

with homeowners, designers, builders and

architects to design the project, create CAD

drawings, select materials, and construct/

install the cabinets. While jobs vary in size,

complexity and budget, an average time upon

signing drawings is 4-6 weeks.

Funky Laundry RoomTransformed to Magnifi cent Wine CellarBy Denise Meridith

When the recession hit Phoenix, it forced

Horwitz to seek new markets. That eff ort,

which involved seeking projects (including

commercial and residential) nationwide,

turned out to be one of the factors that have

made Innovative Wine Cellar Designs one of

the most successful in its fi eld. Innovative Wine

Cellar Designs is now a national company,

serving clients in Nevada, Utah, Texas,

California, Florida and other states.

For this makeover project, the Scottsdale

homeowner purchased a home, which had

an oddly located laundry room right near

the front entrance. This turned out to be the

perfect space in the house to convert into a

custom wine cellar to hold the homeowner’s

2500-bottle collection. Innovative Wine Cellar

Designs transformed every inch of the 12’ by 12’

room into the spectacular wine cellar pictured.

It took about 1-½ months to complete.

What makes his company unique is that many

of its designs and materials are contemporary.

These are not your grandfather’s dark, dull

wine cellars. Horwitz says he enjoys meeting

wine enthusiasts from all over the country,

who want to care for their valuable collections

or add a stunning centerpiece to their home,

even though he, himself, does not drink wine!

Visit his website at www.winecellardesigns.biz

and contact him at [email protected]

and 480-389-3039.

Sandy Horwitz was a jewelry manufacturer in New Mexico and South Dakota before he moved to Arizona 13 years ago. After owning a California Closet franchise, he saw a

need and a niche in the desert, which he could fi ll by designing and building wine cellars for the

luxury market. He opened Innovative Wine Cellar Designs in 2001.

Scottsdale Designer Transforms Historic Eldorado Hotel into a Hip & Cool DestinationBy Denise Meridith

Scottsdale interior designer Chris Carroll, owner of Carroll Consulting, gains many accolades with his hip transformation of the historic El Dorado Hotel based in Old Town Scottsdale. Chris started this project by showing the owners what he

could do by transforming one of their bedroom suites. Once the owners

saw his fi rst bedroom suite Makeover they were “hooked” and off ered

Chris the opportunity to transform all their guest rooms, lobby, pool

and outdoor living areas. Once contacted, Chris likes to do a personal

site visit. “I pride myself on my good communication skills and enjoy

developing a strong, personal connection with the customer. I want the

design to not just fi t his/her space, but to be compatible with his or her

lifestyle,” he says. Most of Carroll Consultings work is through referrals,

Surround Yourself With What You Love!By Barbara Kaplan, IFDA, Allied ASID

ou may have received the e-mail quoting George Carlin’s piece titled, “How to Stay Young.” In it he says, “Surround yourself with what you love, whether it’s family, pets, keep-sakes, music, plants and hobbies, whatever. Your home is your refuge.” At the end he adds, “Life is not measured by the breaths we take, but by the moments that take our breath away.”

I was moved by that and couldn’t help but think how we have an opportunity to make this happen every day – surrounding ourselves with what we love. It’s in our home where this comes to life for us to express. Once we decide what makes us happy, we can make it happen. Our home is the only place in which we have that kind of control.

The things we allow into our homes, our most personal spaces, are intimate and revealing. They give us the opportunity to feel alive. These are the possessions that speak to us con-sciously and unconsciously. This is one of the reasons you hear so much about de-cluttering, which allows us to breathe freely. So many of us live with items that have no meaning to us, yet we hold on to them for reasons we excuse.

When I fi rst meet my clients they often tell me about their ideas of what they think they “should” do. My tendency is to ask if money were no object and nothing else had to be considered, what “would” you do? What is your ideal style of living? Many of us live someone else’s expression because we just haven’t taken the time and thought to fi nd our own.

This opens a whole new world. This change in thinking generally results in a diff erent out-come. We hold ourselves back from what we really want because we think we can’t have it; however, when we talk it out, things change. This leads us into a new way of thinking – it gives us the opportunity to think outside the box. And when you do, amazing things can happen.

As an example, a client came to me not knowing how she wanted her new home to be decorated. She was feeling overwhelmed by all the decisions she had to make, knowing she had to live with her choices for a long time.

She wasn’t sure what she wanted to live with. I encouraged her to only make decisions that were essential to moving into the house and

Y

wait several months until she was ready to de-cide how to move forward. After all, her new environment would be fi lled with things she hadn’t experienced before.

Next we discussed the things she was sure about – the things that would satisfy her senses. I asked her:

• What colors are you attracted to? Think about what you like and don’t like.

• What furniture styles do you enjoy - French, Tuscan, contemporary, etc.?

• What type of wood do you prefer – light or dark color; light or heavy grain; laminate or lacquer?

• What metals and fi nishes do you prefer –chrome or brass, shiny or matte?

• What kinds of window coverings serve your needs?

• What fl oor surfaces do you prefer: hard or soft?

• What sounds are important to you: bubbling water from a fountain or music?

• What variety of textures do you desire in fabrics?

These details are the ones that help you feel your spirit in your home, your refuge. When you do, you’ll create an environment that takes your breath away.

And always remember, rooms have no feelings. YOU do!

T ucked along the Greenway-Hayden Loop, Avery Lane could easily be

found among the boutiques dotting the heart of the Saint-Germain-des-Prés neighborhood of Paris, best known for chic classic design, books and home furnishings.

Consign Design Tip Be fearless in mixing it up and break the rules. At Avery Lane, we use a design style known as “Paris Apartment” which entails mixing contemporary with old world for a “collected and well-traveled look”. We’ve paired an original Sergon oil of a Geisha with a red French Heritage console and a mixture of tex-tures and colors in the furniture and accessories.

Avery Lane is showcasing original art on behalf of several prestigious estates (including an original French Belliveaux & a Pletka) – a stroll thru the showroom will feel like you’ve visited a museum.

Unexpected Color Sizzles “She sauntered in dressed in shim-mering red and the room stood still.” is designer desk by Holler & Saunders shares that element of drama to capture every eye. Beauty and functionality com-bine for an added bonus. Take some risks with your furniture and your home will sizzle too.

The Next Monet Nicaraguan-born painter Marcio Diaz paints with the colors of nature’s spectrum in an art form he calls “Bubblism” which is fresh, fun and contemporary. Avery Lane is proud to be the only Arizona location showcas-ing this up and coming star’s original art. Pair his paintings

with a more subdued Marge Carson couch and splashy custom pillows and the look is fresh and totally today. Like everything in life... so much better in person. Come sit a spell at Avery Lane—we’ll pour the champagne.

Why Engaging a Teamof Design Experts Paysfor Itself?By Barbara Kaplan, IFDA, Allied ASIDwith Denise Meridith

Denise: With so much information available on the Internet today, why should homeowners consider hiring design professionals?

Barbara: Designing your home isn’t something you do every day. The thought of making design selections is daunting, when some-one has not done this before. Even with so much available informa-tion, most homeowners do not have the training, experience and deeper understanding about product performance, and how to achieve the look they want within their budgets. Architects, con-tractors and interior designers are experts who have these answers. They guide you through the vast information on the Internet, and bring clarity to personalize your project.

Denise: What are some of the questions homeowners should ask their design professionals?

Barbara: Some of the most-asked questions include: How do I know I will like the end result? How do I get quality work, but stay within my budget? How do my spouse/partner and I reach agreement on choices and decisions? What products are best for my project?

Denise: How do homeowners ensure the professionals listen to them?

Barbara: When decorating, remodeling, or building new, it is critical to surround yourselves with people you trust, people who are experienced, knowledgeable and able to listen to your needs, wants and budgets. Homeowners should feel empowered during the entire process to ensure the end result is an expression of themselves. Only they know how they want to live and feel in their own homes. The homeowner is the true “interior” design, and the room is really the “exterior” design! A collaboration will result in a fi nished project far beyond what a homeowner can accomplish on his/her own. I tell homeowners: “Remember: rooms have no feelings; YOU do!”

CUSTOM NEW BUILD INTERIOR FINISH SELECTIONS

I was only allowed to select three positive attributes for Robyn but that doesn't seem fair in describing her work. She helped two of us building a multi-million dollar spec house and we would have been lost without her expertise. The only thing we should have done was bring her into the process earlier than we did. I can whole-heartedly recommend Robyn to anyone in need of her services.

Keeping Your [Home] CoolBy Rod Cullum, Cullum Homes, with Denise Meridith

Denise: Well, we have hit 100 degrees already. What should homeowners moving to the desert think about when looking for or building a new home?

Rod: A home is just like us in the summer sun. We get hot; so we seek shade. The number one way to keep a home cool starts outside. A homeowner can keep the direct sun off the house by planting trees, or off a door by building a patio, or off windows by putting outside shades on the windows. These features will result in a cooler home.

Denise: What can current homeowners do to help keep their homes cool and save energy costs?

Rod: After having as much shade as possible, the single most important trait of an energy-effi cient home is air tightness. The more one can keep the cool air in and the hot air out, the less a home’s systems will need to work to keep the home cool. Check all doors and windows for air leaks. Leaks waste precious energy. Caulk, Q-lon, or a simple threshold adjustment are often the only things needed. But if all else fails, then new windows or doors may be the best investment to lower utility bills and maximize comfort.

Denise: Every Phoenician’s nightmare is a broken air conditioner. What can a homeowner do to sleep worry-free this summer?

Rod: Every homeowner needs to make sure the air conditioner (AC) is ready for the hot summer days. Filters should be clean and the AC system cor-rectly charged. An AC system that is not getting enough air across the coils

is not only less effi cient, but runs the risk of freezing and causing potential water damage. Finally, the Monsoon season causes AC systems to pull a lot of water out of the air. The water needs to be released though the con-densation lines. So, the AC system condensation lines need to be cleared of debris. If a homeowner maintains the AC systems, he or she can enjoy a comfortable night’s sleep this summer.

Lighting Q&A with One Of Phoenix’s Top ExpertsBy Kevin Flower, owner of Light Control, with Denise Meridith

Denise: Most homeowners now know that CFL and LED lighting are ways to save energy, but are not sure what they are. Can you describe CFL and LED technologies?

Kevin: CFLs (compact fl uorescent lamps) used to be the only energy-saving alternative to the everyday screw-in light bulb. CFLs contain an energized gas mixture that produces ultraviolet light, which stimulates a fl uorescent coating that absorbs energy and produces light. Now LEDs (light emitting diodes), small light sources that become illuminated by the movement of electrons through a semiconductor material, are popular.

Denise: What are the biggest diff erences between them?

Kevin: Price, CRI (color rendering index), CCT (color temperature), and “dimmability.” Homeowners should look for a quality lumen package, with low CCT (warm color), and a high CRI. “DOE Lighting Facts” labels inform the buyer of the Lumens, Wattage, Effi cacy, CRI and CCT of the product he/she is buying.

Denise: What is the hottest lighting trend in the Valley?

Kevin: In custom homes, defi nitely LEDs. Energy codes for new homes now require high-effi cacy lamps.

Denise: What should we be concerned about re: to lighting when we are buying or building a home?

Kevin: You can have a phenomenal art collection; but if it is not optimally illuminated, you will never appreciate what the artist has intended. Hiring a lighting designer certifi ed by the NCQLP is a must for any project.

“I was listening to Jason Mitchell on the radio and decided to give him a call about listing my Arcadia home. Yes, I impressed with his marketing program. However, I was more impressed with how he

handled the sale. It was the first time I sold a home and didn’t ever have to worry if everything was under control. It was seamless.

We were actually so happy we decided to buy our new home with Jason and his team as well. With my highest recommendation.”

also the most intelligent agent I have ever met. From his real estate to financing to investing he has been such a great resource. We do not

MARKET SNAPSHOT | DC Ranch/Silverleaf

Natural Beauty, Privacy, and Active Luxury Livingat its Best!By Jason Gold

W H Y D C R A N C H O R S I LV E R L E A F ?

Anyone considering relocating to Arizona will appreciate the natural beauty, pristine landscapes, and fantastic quality of life off ered within the DC Ranch and Silverleaf communities located in North Scottsdale, just Northeast of the Phoenix Metropolitan area.

The McDowell Mountains create incredible views and lovely landscapes. The charm of this exclusive area is truly perfect for a wide range of homebuyers. Many will appreciate the privacy, luxury, and remarkable home sites only found within DC Ranch and Silverleaf.

There are many wonderful ways to fall in love with these neighbor-hoods. These areas comprise an outdoor paradise with fabulous desert hiking trails, limitless golf challenges, endless shopping excursions, and world-class dining options. There are activities to appeal to passions and interests of all kinds, from horse properties, to yoga, Pilates, and spin studios. Families will appreciate being able to send their children to some of the most sought-after schools in Arizona.

Throughout the year, these areas provide unique and popular sports op-portunities (e.g., spring training baseball, horse shows), world-famous auto exhibits (e.g., Barrett Jackson Car Auction), cultural performances (ballet, jazz, art festivals), and easy access to all of the many great off er-ings in downtown Phoenix (only a short 25-minute drive away). Clear skies, stunning sunsets, and starry nights will provide a comfortable and peaceful lifestyle for the discerning homeowner.

M A R K E T T R E N D S

The market has shifted dramatically into a sellers market. Homeowners, who have been waiting for the market to come around, can fi nally sell their property for a profi t, and will, likely, enjoy multiple off ers in a bidding environment. While there is an increase in new home building within DC Ranch and Silverleaf, buyers looking for resale properties are struggling due to a major lack of inventory. Resale homes have become incredibly scarce, leaving buyers waiting and searching for new listings. With interest rates at all-time lows and borrowing becoming simpler, it is a perfect environment to sell to eager buyers, looking to fi nd homes within these desirable communities.

L O C A L N E W S U P DAT E

With summer approaching, many families will fi nd the DC Ranch Village and Silverleaf great places to spend warm days poolside, or participate in summer camp programs. Golf courses lower tee rates; brave golfers, who can handle the heat, will have options to play the best courses in the Valley at highly reduced rates. There are new home developments underway in DC Ranch, as well as bordering the Golf Club of Scottsdale, which should appeal to many buyers in the area.

Denise: Welcome to the Homes and Lifestyle Media family, Jason. Tell us a little about yourself and your background.

Jason: After spending most of my life in the LA area, I moved to Prescott, Arizona in 1998 and began my love aff air with the desert Southwest. While in Prescott I studied counseling psychology earning a BA degree. I moved to N. Scottsdale almost 7 years ago and it has quickly become my home. Besides my passion for real estate sales, I am a huge foodie, a wine enthusiast, love to cook, explore new restaurants, enjoy hiking with my dogs, working out at the DC Ranch Village, practicing yoga, and have fallen in love with golf.

Denise: How did you get involved in real estate?

Jason: I met a real estate veteran of over 25 years experience — Steve Collins — while living in Prescott who inspired me to become licensed and, eventually, became a mentor. On the very day I received my license, I opened my fi rst escrow, which closed three weeks later. I have been selling real estate now for 10 years, and am proud to be an agent with HomeSmart, which is the fastest growing real estate company in the Valley,

Denise: What do you like best about the real estate business?

Jason: I get to interact with so many interesting people on a daily basis. I love the human connection and relationships that you form working within real estate. Each client I meet has a unique set of needs, goals, and desires — I thrive on being able to help my clients achieve the results they are looking for and fi nding the perfect home for the choosiest of buyers, as well as assisting the most particular sellers. Many of my clients in real estate transactions have become dear friends. Most of all, I love being able to help change people’s lives with the purchase or sale of a home!

Denise: Have you had any notable sales this year?

Jason: I recently listed and sold a one-of-a-kind contemporary master-piece in the Troon area. This sale marked the highest per square foot price in over a year, and sold in just 40 days. My seller was amazed and the cash buyer loves his new home.

Denise: It seems as the market has shifted into a sellers market, is that your experience?

Jason: Yes, you are correct. Sellers are now in control of the market. With inventory levels falling each month, there is a greater demand for housing, and prices will continue to climb. Home-owners are realizing that

they once again have equity in their properties. With housing demands increasing each month, sellers can fi nally list and sell for a signifi cant profi t.

Denise: You mentioned being a golfer, what do you like most about the game?

Jason: It is a love-hate relationship actually. I truly love the game of golf and the incredible challenge it off ers. My favorite part is being outside

in some of the most gorgeous settings. I fi nd that golf off ers so many things — it is a great competitive challenge, time to get away, and is a wonderful arena to conduct business. Having only started playing recently, I am often humbled by the game of golf.

Denise: I hear that philanthropy is a particular passion of yours.

Jason: Yes. I feel that I am blessed with success in my career and I enjoy sharing that good fortune with others. Some of the organizations I have supported include the Wellness Community, AZ Humane Society, Boys & Girls Clubs, Jr. Achievement, First Tee, AZ Children’s Association, and TOPPS for Kids. In 2013, I am committed to donating a percentage of my commissions to the Copper Ridge School from any homes I list and sell within the DC Ranch and Silverleaf area. This donation will be in the name of the clients that I represent in the sale.

Denise: That’s great, Jason! How can people looking to buy or sell a house in the DC Ranch or Silverleaf area get in touch with you?

Jason: Your readers can visit my website at www.jasongoldaz.com and contact me directly at 480-459-8402 and [email protected]
