On the cover:

See a new perspective of the South with Avida’s South Park District in Muntinlupa City.

Chris MaglanocPresident Avida Land Corp.

Inspired by the abundance of optimism for the country’s bright future, Avida is poised to reach all-new heights as it sets its sights on bigger and bolder goals this 2013.

This year, we are powering up our efforts as we aim to launch numerous projects in different areas across the country. Indeed, it is expected to be another banner year for Avida given the positive indicators in the real estate sector and Philippine economy.

In the first quarter of the year alone, we have successfully launched many ‘firsts’ for Avida - Avida’s first large-scale, masterplanned mixed-use community, South Park District in Muntinlupa City and our first vacation home development, Avida Tagaytay. These mixed-use developments are just the beginning of bigger product offerings that will be unveiled in the coming months as we develop new product lines catering to the growing needs of our fellow Filipinos. Much-anticipated projects in Quezon City and Iloilo City are also worth looking forward to.

Coming from the success of our corporate campaign last year, we are strengthening our reach to the younger market with a more aggressive corporate campaign, driving home the message that their dreams of owning an Avida home is possible. We have also empowered our sales channels with the tools and incentives for selling activities both here and abroad. With our multiple roadshows in Asia and Europe, we have beefed up our international presence to reach out to more overseas Filipinos.

I am confident that the Avidan’s remarkable fighting spirit and combined efforts will propel us to another outstanding performance in our segment and within the Ayala Land family.

I invite everyone to read through the pages of our latest issue to know more about Avida’s upcoming projects and see a glimpse of what we have in store for you. I look forward to another exciting year for Avida!

Up and Rising

Such laid-back, rustic lifestyle can be more than just a getaway now as Avida Land opens the doors of its first vacation home development.

Named after silong, the Tagalog word that means “to take shelter,” Avida Tagaytay is a mixed-use, integrated residential development that offers homeowners a second home with the city’s breathtaking view of the Taal Lake and Volcano, cool breeze, and fresh greens and flora for company.

Buildings are kept to a number that’s just right to allow every resident the complete, uninterruptible

Cool, calm, and fresh are only some of the adjectives that best describe one of the country’s most sought-after destinations, Tagaytay City. Not known as the Philippines’ 2nd summer capital for nothing, Tagaytay is constantly sought by locals as much as tourists for its cool climate, scenic views, the blue skies that go on

forever, and all its freshness. On weekends and holidays in particular, several hundreds flock to Tagaytay to wind down, away from the fast-paced city life.

urban area developments. Also unlike its urban counterparts, Avida Tagaytay’s many, thoughtfully-designed balconies offer breathtaking views and a refreshing atmosphere.

Apart from its easygoing residential facets, Avida Tagaytay boasts of a Retail Area that’s unique from the usual mall, with locally themed courtyards and a showcase of the products that Tagaytay is most well-known for. Still in keeping with its vacation setting, the Amenity Area reflects the colorful range of hues in the Tagaytay environment. Avida Tagaytay is a sure treat for anyone eyeing a good swim or a walk about the garden and open spaces, or an hour or two’s literary escape by the lake or aloft in hammocks.

Not only does Avida Tagaytay offer the Filipino family an affordable vacation home, it does so in an environmentally uncompromising way. Overall, the development’s architecture and design is consistent with the natural setting on which it is built around – preserving a landscape that’s natural and beautiful to begin with.

“The architectural design, materials, finishing, and the landscaping are designed to be more reflective and reminiscent of the old Tagaytay—a bit rustic but also contemporary,” says Luna.

Location-wise, Avida Tagaytay is a prime choice for homeowners, sellers, and lessors alike for its proximity to Metro Manila and the Greater Metro Manila area. The development is strategically built close to two major national highways, at the crossroads of the Tagaytay National and the Aguinaldo Highway, as well as being very near to the famous Tagaytay Rotonda, churches, schools, hospitals, and places of business.

Rustic yet contemporary and accessible, Avida Tagaytay provides the perfect backdrop for the perfect weekend, holiday, or just about every day – an uncompromising complement to the natural, the cool, and the fresh that can only be found in the country’s 2nd summer capital.

rustic experience – undisturbed views and fresh breeze.

“Corridors are designed to have breezeways and there’s ample space between buildings to allow better cross-ventilation. The roofs are pitched so there is a particular character that is appropriate to Tagaytay,” says Joel Luna, Vice President and Chief Architect, Innovation and Design Group, Ayala Land Inc.

In its two mid-rise residential towers and one low-rise building, units in Avida Tagaytay are considerably more spacious than those offered in

People dream of retiring by the countryside, content to sit out the rest of their days with

a light breeze, warm sunshine, enveloped by a gentle feeling of peace and quiet. Urban dwellers, most especially, fantasize about living in quiet harmony with nature, away from the chaos of the city.

Right in San Pascual, Batangas a municipality just a few kilometers away from the City’s Provincial Capital, the newest development to provide affordable yet quality living for the Filipino and his family rises – this time offering, more than just quality, experiential living that’s sure to be a hit.

Above the OrdinaryEnjoy the best of Mother Nature and the convenience of city living at Avida Woodhill Settings NUVALI.

While dad fixes stuff in the garage, mom cooks everybody’s favorite merienda over in the kitchen. Sister reads a book while brother plays sipa in the garden, the baby watches her favorite show on television.

Not exclusive to weekends and holidays, life is just the way it should be at Avida Settings Batangas. The whole development is thoughtfully designed – from the landscapes to the amenities, and down to each home – providing every resident a comfortable, fun, and interactive living experience, but each suited to his and the family’s own needs.

Be it a Celena, a Maia, or a Thea, this is a dream home patterned after the newest designs, but still homey; quaint, and just right for the family. It’s the perfect setting to life’s most photograph-and-frame worthy moments – baby’s first birthday, sister’s first paycheck, brother’s graduation.

A few blocks away from home, the azure waters of swimming pools await, inviting kids and adults alike to jump into their cool, relaxing translucence. On the other end of the spectrum, in more ways than one, is the Children’s Play Area, a rainbow of colors

and shapes doing anything but relaxing the kids, or anyone who finds himself there for that matter.

Then there’s the Basketball Court, a favorite among fathers and sons and their friends. And who would ever miss the Multi-purpose Hall and Clubhouse, a favorite venue for gatherings, big and small?

Avida Settings Batangas’ vast gardens and open spaces, offering a respite from the humdrum and heat of the city, comes naturally as the development is surrounded by an abundance of thriving and lush greens.

And then there are the schools, churches, medical facilities, restaurants, and recreational centers, to name a few – easily accessible and conveniently nearby.

The location is set, ready for future residents, to take their places. And as they do – milestones are celebrated, occasions are made more special, and every day is like a page from a book or a film. If this were really either, we might as well say that at the Avida Settings Batangas, new chapters are beginning.

Competition last December 2012. The competition was organized following the success of the first one held in 2011.

Artists with amateur and professional experience, and even students, in groups of four to seven translated their thoughts and ideas of “Pasko Natin: Ang Diwa Ng Pasko Sa Pilipinas” at the site of the Avida Towers Centera in Mandaluyong City.

“Christmas is a time for homecoming, hope, peace, and unity throughout the country,” said Tess Tatco, Marketing Head of Avida Land. She added that this was the kind of spirit they wished to capture these 3-D street paintings.

The entries were first screened and shortlisted by a panel of judges appointed by Avida. Artists of chosen entries were given the chance to translate their designs on the streets as their canvass. All winners took home a glass trophy and cash prizes.

Christmas in 3D

All over the world, Filipinos are best known for their talents, love of art, and strong sense of family and unity, among more than a few of their very distinct traits. Filipinos are also unparalleled

when it comes to celebrating the longest and happiest Christmas season in the world.

Perhaps it is during this season that the Filipino spirit shines most brightly — when lanterns and ornaments of all shapes and sizes, which are testament to the Filipino creativity, adorn homes and line the streets; when families flock to the church to hear mass at dawn together; when suddenly time is made to catch up with everyone and everything, and company is enjoyed the only way a Pinoy can.

In keeping with this very spirit, Avida Land held its 2nd annual Christmas 3D Street Painting

Avida Land received two awards from the Myproperty.ph Real Estate Awards 2012: the “Development of the Year” for Avida Towers Centera along Edsa in Mandaluyong; and “Best Lifestyle Community” for Avida Towers Riala in Cebu.

Awarding took place last November 15 at the Oakwood Premiere Joy-Nostalg Center in Manila. The panel of judges consisted of Ms. Marissa del Mar, National President of the National Real Estate Association; Mr. Christopher de la Cruz, President of the Green Building Council; and Mr. Noel Cariño, Executive Vice President of the Chamber of Real Estate and Builders Association, Inc.

“We are honored to be the recipient of these awards. We see this recognition as an affirmation of the high quality of Avida projects. These awards also inspire us to continue giving only the best to our buyers and homeowners,” said Tess Tatco, Avida Marketing Manager.

VivaPit Senyor

Hala BiraIloiloHot on the heels of the 2013 Sinulog Festival is the 2013 Dinagyang Festival, of which Avida is a proud sponsor.

Held every third Sunday of January, the Dinagyang Festival is

arguably one of Iloilo’s biggest and most important events. Similar to the Sinulog Festival, the crux of this celebration is to honor the Sto. Niño.

Two of Sinulog’s biggest highlights were the Fluvial Procession of the Miraculous Image of Sto. Niño, wherein the statue of Sto. Niño was carried from Mandaue City to Cebu City via a boat decked out with flowers and candles; and the Sinulog Grand Parade, held the day after the Fluvial Procession, which began with a dawn Mañanita Mass at Basilica del Sto. Niño.

But there was another special reason to celebrate and highlight this year’s festival: the canonization of the Philippines’ second saint — Cebu’s very own San Pedro Calungsod.

Avida joined in the festivities by being one of the major sponsors of SkyCable’s Pit Senyor event last January 19. Avida also sponsored a Sinulog Booth for Avida Towers Riala last January 20.

Avida Towers Riala is located within Cebu Park District, the premier business, lifestyle, and leisure destination in the Queen City of the South. It is Avida’s second residential condominium in Cebu, following the success of its flagship Cebu project, Avida Towers Cebu.

No doubt about it — the Sinulog Festival is one of the biggest annual events of Cebu. Held every third week of January, Sinulog is all

about honoring the miraculous image of the Santo Niño via a dance ritual.

Though the Sinulog Festival usually lasts for nine days, last year’s version started a bit earlier - on December 1, 2012, in fact, when the Sinulog Street Fair on Osmeña Boulevard kicked off, followed by the Sinulog 2013 Fun Run, the 3rd Sinulog Softball Cup (in cooperation with the Cebu City Sports Commission), and the Opening Salvo: Walk with Jesus.

This year’s Sinulog Festival formally began last January 11, a jam-packed day filled with activities such as the launch of Balik Cebu booth at the Ayala Activity Center, a solemn mass held at the Basilica del Sto. Niño, the launching parade (which started from the Basilica del Sto. Niño and ended at Cebu City Sports Center), the opening and launch of Fuente Osmeña, the Sinulog Idol contest (held at the Fuente Osmeña Circle), ending with performances of various street party bands to add to the already festive atmosphere.

Since its inception, the Dinagyang Festival committee has striven to make the event bigger, better, and merrier in its goal of celebrating Iloilo folk culture and demonstrating its devotion to the Sto. Niño. The Fluvial and Foot Procession, which signals the start of the festival, represents the Dinagyang’s religious aspect: a statue of the Sto. Niño makes its way from the mouth of the Iloilo River at Fort San Pedro to Aduana House via an

elaborately decorated banca, then onward to the San Jose Parish at the Plaza Libertad by foot.

Colorful, exotic, warrior-like costumes adorn Iloilo natives dancing to the catchy, tribal beat of drums during the Ati-Ati Grand Parade and Competition (also known as the Dinagyang Dance Showdown and Street Dancing Competition). Other highlights of the Dinagyang are: the Kasadyahan sa Dinagyang, a cultural dance parade where participants sport the most outrageous outfits and show off their superb dance interpretation skills; Sadsad, wherein devotees pledge their commitment to Sto. Niño and place their petitions through dancing; and the Concelebrated High Masses, which officially kick off the Dinagyang Dance Competition.

For this year’s Dinagyang Festival, Avida has chosen to partake in the festivities by being one of the tribe sponsors, through its Iloilo properties — Avida Village Iloilo and ATRIA.

Banners bearing the trademark Avida logo were seen during the Dinagyang Dance Parade and Competition, signifying Avida’s dedication to uphold and celebrate Iloilo folk culture, as well as to honor the revered Sto. Niño.

Whether your loved one is miles away or in a room next to you, the spirit of giving is ingrained in the Filipino culture. For OFWs, love takes in the

form of letters, chocolates, and canned goods –all carefully arranged in a big box. The symbolic balikbayan box becomes a proof of their love and sacrifice.

Last December, Avida Land roused the holiday cheer among our OFWs and their families through an online gifts promo application on its Facebook page, “Avida Global Pinoy Pasalubong Project”.

OFWs and their loved ones chose from four packages: 1) Food Box containing food items worth P20,000; 2) Gadgets Box containing an iPad 2; 3) Kiddie Box containing an X-Box 360; an iPod Shuffle and Nokia phone; and 4) Perfume Box containing a set of perfume for men and women worth P20,000. Four OFW winners were drawn electronically and their families received their chosen packages.

Indeed, giving knows no time zones or distance with Avida’s Pasalubong App promo.

Avida Land Corp. held a successful Red Letter Day last March 10, 2013 at the Avida Towers Centera

Grounds. The home fair event, titled “HOMEPOSSIBLE”, was primarily aimed to address common property purchasing misconceptions through the recently launched “Are You Ready To Own A Condo” Facebook App, as well as provide a festive and fun-filled environment for prospective home buyers and their families.

The HOMEPOSSIBLE event proved to be a great opportunity for Avida to promote its Facebook App and showcase Avida’s easy-to-own-home schemes that were offered that day. Moreover, special deals and discounts were offered through BPI Home Loan and BPI Amore Card. An infographics panel that answered purchasing hesitations was also set up within the area. Laptop stations were provided so guests could easily access the app through Avida’s Facebook page.

During the event, families also enjoyed the different activities prepared by different Avida properties’ booths, which were divided per area. Guests were treated to a relaxing massage courtesy of the Avida BGC, Alabang, and Sucat cluster. The Avida Quezon City and Mandaluyong

booths taught kids and parents the basics of Origami — the Japanese art of paper folding. Visitors of Avida Batangas, Laguna, Tagaytay, and Cavite booths were served coffee and pastries, while the Avida Manila and Pasay booths filled their guests’ tummies with burgers and hotdogs. Kids enjoyed free face painting sessions, and a photo booth station was also provided so that families could take home pictures and memories they can cherish.

It was indeed another successful event for Avida. Through the Facebook App and the HOMEPOSSIBLE event, Avida was able to highlight how easy it is even for younger people to get a unit and make their dreams of having their own homes a reality.

The trend these days is having a well-balanced lifestyle —

enough (if not equal) time for one’s family, friends, work, and personal growth through sports, interests, and hobbies. As technology becomes more advanced and people find more ways to juggle the many slices of their “life pie”, the need to have a home that complements a work-life balance becomes proportionately vital as well.

For those who put a premium on leading a well-balanced life, check out Avida Land’s newest development in the Metro South — the South Park District. A 6.6-hectare development in Alabang, South Park District will be Avida’s first ever large-scale, master-planned, mixed-use development, as part of its continuing expansion in the South and in other key areas across the country. Expanding the Avida Community in the SouthSouth Park District, which promises to be another “residential masterpiece,” will be a welcome addition to Ayala Land, Inc.’s (ALI) roster of developments in the area, such as Ayala Alabang Village, Madrigal Business Park, Alabang Town Center, Ayala Southvale, and Avida Towers Alabang. It is set to stand on the former site of a Nestlé factory along Alabang’s National Road in Muntinlupa.

This brilliant creation will bring together an eclectic yet seamless mix of residential condos, a regional mall, and office buildings anchored by a central park. The District will be a venue for convergence on this side of Muntinlupa that embraces

a uniquely Southern experience, bringing life to its concept of “Part City. Part Nature. Pure South.”

A Harmonious Mix For sure, residents, workers, and visitors will not find a reason to be bored once they set foot inside South Park District. It will be home to a regional mall — set to open in the latter part of 2015 — that will feature local and international shops and commercial establishments. It will also house a number of BPO companies, embodying the live-work-play environment of the project. This mall is expected to house 400 shops while the BPO office is expected to generate 16,000 jobs.

What’s more, residents and employees alike will not find commuting and transportation in general to be a problem, as South Park District’s mall is expected to have its own public transport terminal, a dedicated taxi bay, and a lay-by area for public utility buses and jeepneys. For the more active denizens, visitors, mallers, and workers, there are covered walkways and waiting areas for their convenience. South Park District can definitely claim bragging rights for having a strategic location, thanks to its proximity to nearby schools, churches, hospitals (Asian Hospital and Ospital ng Muntinlupa), and malls such as Festival Mall, Star Mall, and the popular Alabang Town Center. This prime piece of property is easily accessible via the Alabang and Filinvest exits of the SLEX.

The maiden residential condo project, Avida Towers Altura, has already launched its first tower last December, boasting 433 studio, one-bedroom, and two-bedroom units. Six more residential towers are expected over the District’s 10-year development plan.

Confidently Striding Into the FutureSouth Park District is indeed a big step forward for Avida and for ALI. “South Park District will just be the first of major projects that we are launching this year. With the upbeat macroeconomic environment, low interest rates, and growing middle class, we will continue with our expansion into new geographies and new products that cater to our target market of middle class home buyers,” says Christopher Maglanoc, Avida Land President.

Ayala Land, Inc. President and CEO Tony T. Aquino, meanwhile, adds, “Avida upholds the Ayala Land commitment to improve the Filipino’s quality of living. South Park District expands our footprint in the Muntinlupa area and builds on Ayala Land’s long tradition of building exceptional integrated mixed-use communities.”

Up the Ladder to Success

A vida Land has held fast and tight to its commitment to providing the Filipino and his family worry-free, and safe and

secure living. Today the company is established yet continuously growing, helped in part by its initiatives to constantly reinforce the brand’s thrust and spirit.

Through such initiatives, not only do team members get a chance to refresh their commitment to the Avida standard, they imbibe goals that have been set for the year as well. Just as in Avida Power Up 2013, the year’s sales promo launch event. Apart from describing Avida’s overall sales target for 2013, the so aptly dubbed affair also summed up the department’s focus for the year – that is, leveling up performance by encouraging sellers to meet their sales targets, with prizes and incentives to recognize achievements.

Held at the NBC Tent last January 13, the event opened with a powerful performance by the celebrated UP Pep Squad. The year’s promising promos were launched at the event. Sellers can look forward to: foremost – a P20,000 cash incentive and an iPad Mini, then a selection of global trips: to EL Nido, Palawan for 4 in the first quarter of the year; Asian trip for 2 in the second; Australian trip for 2 in the third; and both and Asian and European trip in the fourth.

In addition to looking forward to this year’s achievements, the event also served as a venue for looking back at those past. Part of the program was the awarding ceremony of the President’s Cup 2012, a competition between Avida’s Sales Operations Group (SOG) and Avida Sales Corp (ASC) sales channels. Ultimately, Avida Land President Christopher Maglanoc awarded the trophy to SOG for achieving 52 percent of Avida’s sales for 2012.

Mr. Maglanoc was later joined by ALI RBG Head Bobby Dy and Tom Mirasol to award grand draw winners of the past year’s Heat It Up promo. Mary Ann Benitez of ASC and Vincent Quinto of SOG each received 2 million pesos worth of Avida property; while Nelson Enriquez of ASC and Jocelyn Dalisay of SOG each received a Toyota Innova.

In between announcements and prize-giving, guests were treated to performances by Gary V and Gab Valenciano, and surprised by a flash mob dance performance consisting of members from the Marketing and Sales groups.

Gearing up for 2013, Avida sellers reveal their “secret weapons” to take giant strides toward success: metaphorically aligning itself with various gadgets and hand-held technology —to be faster, more efficient and ever more reliable to maintain and surpass its current position in the market.

During the “Power In Your Hands” contract signing held last February 19, various Avida sales channels epitomized state-of-the-art hand-held technological tools that will let success land at the palm of their hands and hit the P30 Billion RS target for the year.

Working Hand in Hand with TechnologyVisMin channel head Myr Eridani proudly stated that her team’s function is similar to Bluetooth technology: “We will specialize in connectivity and manage the fast transfer of data and entry of sales within the range of the Visayas and Mindanao

Region.” VisMin manager Jay Sebastian added, “We will be charged up and empowered as we hit this year’s targets” — both in Reservation Sales (RS) and Booked Sales (BS).

For the International Sales team, channel head Cielo Flores declared that it will serve as a Global Positioning System or GPS for Avida. “We will target sales prospects and provide market information from anywhere and anytime in the world. We are committed to pinpointing all lucrative areas for sales and paving the way to chart regions previously untapped so that the growth of our OFW sales is guaranteed.”

Meanwhile, the Corporate Sales Group will commit to a wide range and seamless service to all their varied clients, according to Sebastian. “We will be like WiFi because we promise to be able to connect easily with a wide range of gadgets and their even more numerous models. Our service will be seamless and access will be both easy and client-friendly,” he shared.

Devices for SuccessNot to be left in the dust are Avida’s Broker Operations Group. The Broker Associates team, headed by Rhoanne Linga, claims to be the “sound

recorder and player” for the Broker Operations Group. “Our sensitive pick up of different sounds from different areas of the Metro will be recorded and analyzed to design the best quality approach and we will be able to playback sales and targets that will be really music to Avida Sales’ ears,” said Linga. The Core Brokers Group is poised to be the “mega-pixel camera” of the BOG. Revealed channel head Riza Bangalando, “For Core, we have a passion for ‘capturing’ the big picture and formulating the right points of view and save for a colorful presentation for everyone.” Core representative Jenny Trinidad from B&C Realty enthuses about the surprise the group has up its sleeve: “Feast your eyes and marvel at the grand panoramic display that we will have for you at the end of the year.”

Channel head of the Lead Brokers Group, Hazzelle Garcia, likened her team to a “high-resolution video camera,” which will “save and store both audio and video with sophistication and clarity brought about by years of experience backed up by a consistent memory bank of satisfied clients.”

Programmed to ProsperThe Avida Sales Corp. (ASC) took on the winning metaphor of hard-hitting software. ASC-North channel head Ricky Guevarra volunteered his team to represent the “applications and utilities of the North.” “We take pride in having gigabytes of different sales strategies not only to meet our operational targets, but also to deliver functionalities far beyond the expectations of all our users… The question of hitting targets is not a matter of chance, but only a matter of time.”

For ASC-South, channel head Trina Borgonia says that her team is symbolic of “the advanced and sophisticated voice-recognition software, the feature that makes it easier for all to hit sales targets.” She adds, “ASC-South analyzes your voice and translates it to precision commands to run the intuitive processes that make an incredible amount of sales to come in. We power up selling several levels higher as we translate directives and the customer-voice into soaring sales numbers and impeccable service.”

With the combined efforts of Avida’s sales channels, there is no doubt that 2013 will once again prove to be a tremendous year for Avida.

Powered up and positively charged. These words describe the attendees of the SOG UnMASKed Annual Awards Night at Metro Tent, Ortigas last February 8.

Themed as masquerade, the event was filled with beautiful women clad in elegant dresses and intriguing men wearing classy, masculine masks. Special awards were given before the final revelation of the list of awardees for the Top Sales Operations Associate and Loyalty awards. Richelle Gutierrez was hailed as the Top Sales Operations

Avida held international roadshows in Singapore, Jakarta and Europe for Filipinos living abroad. The roadshows brought together Filipinos with group presentations and small

gatherings. The roadshows, which lasted a couple of days, were filled with fun, laughter and Filipino camaraderie.

Keeping ties close to home

rene deunida has been living in Vienna for 5 years and works for United Nations. He is now Avida’s marketing partner, covering Vienna, Salzburg, Linz and the rest of Austria. He also runs a BPO company that serves European countries and has a 350-seat call center in the Philippines.

au adriano worked at PNB Austria for 20 years and is now planning to run a remittance company of her own. She was a former BPI employee back in the Philippines. She is also the Finance Officer of the Couples for Christ Foundation for Family and Life in Vienna and covers Oslo and Stockholm in Sweden. Both partners are also proud owners of Ayala properties.

The roadshows not only connected Filipinos abroad but also kept them updated with Avida’s latest project news and developments.

Avida President Chris Maglanoc, PSMG Head Pol Tanco, Sales & Marketing Head Bing Gumboc, and Avida sales managers also attended general assemblies held in Rome and Milan last March 2013.

A Place for Everything

And so you just moved in to your new home and it is absolutely gorgeous! What’s not so gorgeous are the piles and piles of unpacked

boxes hogging your living room—and you know that you’ve got to go through each and every box, unwrap and clean up each and every item inside before you can put your feet up the couch and confidently say, “We’re home!”

Organize your storage options. Before you do any unpacking, make sure that you have your storage options organized. Is the pantry clean? Have the kitchen shelves and drawers been decked out with shelf liners? Where will your entertainment system go? Do you have a multimedia organizer? Does each bedroom have storage space for the occupant’s clothes, shoes, toys, books, and other thingamajigs? Does the bathroom have space for toiletries? Where we will you store your linens? Would each bedroom have a drawer for linens or would all your linens go into one cabinet that’s accessible to everybody? Where will you keep your jewelry and other prized possessions?

Rationalize your storage solutions. Yes, it’s kind of nerve-racking to be confronted with all these questions, especially when you’ve just moved in to your new residence. However, you have to figure out and rationalize your storage solutions even before you unpack one box. This would make unpacking easier and faster as you would only need to transfer items from the box to their proper containers.

Provide proper storage. Of course, we are operating on the idea here that every room of the house is already equipped with the proper storage system. If not, then you might have to drive yourself to your favorite home depot and get yourself some do-it-yourself shelves, wardrobe closets, and plastic bins. If you start unpacking without the proper storage system waiting, then you will just produce clutter in your home. You wouldn’t want your jewelry just lying on the floor, would you?

Allot the proper amount time to unpack. The best way to go about unpacking is to allot a big chunk of time, maybe three or four days, to it. Take a leave from work and hire a babysitter to look after your kids. Enlist the help of family and friends. The sooner you get your house organized, the sooner your new life can begin.

Unpack one room at a time. Boxes for the kitchen should be the first ones unraveled as it has all sorts of stuff from pots and pans to crystals and china. Have each member of the family unpack their own bedroom boxes. Bathroom items should go next. Garage paraphernalia and patio items should be the last ones unpacked. These items you can pack at leisure.

Plot out the furnishings. As you unpack each box, start arranging the furniture as well, figuring out which piece goes where, and then freeing the appropriate items from their boxes onto their place in your new home.

You just got for yourself a new home—and boy, it is pretty!! You walk around the halls, marveling at the beauty of it all and then ask yourself, “Now what?”

Well, now comes the hard part. Now you have to do everything in your power to make sure your home stays nice and pretty while you go about the business of everyday living. Tough call!

Study your home’s electrical system. It’s your home. You can’t rely on your landlord anymore to know which switch goes where. Figure out how much electrical load each circuit can take.

Get your documents in order. Holding title is irrefutable evidence that you own the digs that you’re living in. Make sure that you have all the necessary documents pertaining to ownership of your home. Keep them in a safe place. Keep track of your bills. Utility companies are not forgiving.

Once your electricity, cable, or water bill becomes overdue, you’ll get disconnected. You cannot reason with the system; everything’s automatic. So keep track of when your utility bills are due for payment. This wouldn’t be difficult as due dates usually fall on a regular schedule. Enrol in online payment systems to save yourself the hassle of falling in line at payment centers.

Master some 15-minute recipes. You can’t always eat out or order in, so now that you’re on your own, it’s best to learn some quick, easy-to-prepare recipes of dishes that you are fond of. Get yourself some recipe books or cooking magazines. Or better yet, park yourself in front of the tube with Jaime Oliver or Nigella Lawson to keep you company.

Make a cleaning schedule. This is an absolute must. Your beautiful home can easily turn into a dumpsite if you’re not careful. Allot a time on the weekends to give your home a thorough cleaning. Pay particular attention to the kitchen and bathroom.

Keep an eye out for water. Yes, you got that right, water. A lot of homeowners’ woes have to do something with water: water leaking from the faucet, seeping into walls, and dampening floors. Check your house for any sort of water damage on a regular basis. Look for leaks in bathrooms, laundry rooms, and kitchens and have them fixed right away. Clean your gutter system regularly.

Mind the roof over your head. Have your roof checked on a regular basis. If you’re no adept climber, ask a professional to do the inspecting for you. You don’t want to get into any untoward accident now.

Interior Design Trends to StealDoing a bit of decorating? Whether you’re designing a room from scratch or giving a much beloved space a bit of updating, you’ll do well if you take note of the latest trends in interior design. This way, you’d have a more contemporary vibe in your swanky abode. Here’s how:

Working with EmeraldOf course, everyone knows by now that emerald, more specifically Pantone 17-5641, has been declared color of the year. And indeed, it is one color that can instantly liven up any piece of space. Emerald is the perfect complement to neutral colors; just a vibrant emerald pair of throw pillows with a lush texture can instantly add drama to a black, beige, or white couch. Another idea: paint one wall in dazzling emerald to give a room an instant lift. Make the room more interesting by mixing in shades of eggplant or burnt orange in the form of vases, candle holders, or sculptural pieces.

Playing with Polka DotsThis is a fun trend that you can easily incorporate into your burning desire to design. Polka dots can play a supporting role in your bedroom; just purchase a set of linens with a polka dot theme. If you love these playful dots, then grab a couple of rolls of wallpaper with a spunky polka dot design, and proceed to give your walls a dotty revival. Too much for you? Then might we suggest purchasing just one roll of polka dot paper and then having it framed to craft your own version of a quirky piece of artwork.

Guys Get Into the Design MixYes, men have become more involved in the design process: suggesting pieces here and there, coming up with décor inspiration all on their own. That’s why we’re seeing a lot of cool multimedia rooms equipped with the latest gadgets, home offices with lots of leather, sophisticated barbeque and teriyaki grills, and gorgeous-looking wine rooms. Satisfy your man’s longings. If you don’t have a budget for an adequate wine cellar, get a more manageable wine cooler. If you can’t devote one entire room for all his gadgets, install a shelving system on one wall to satisfy his playtime cravings.

Art AttackLastly, make room for art in your home. Manila has been experiencing a renewed interest in contemporary art recently, and so this is the best time to start a collection of your own.

Vintage KitchensWhile we love the convenience that modern kitchen gadgets and appliances bring, there has been a marked return to the homey, cozy kitchens of yore in terms of ambiance and decoration. Alongside double ovens and intelligent refrigerators, we’ll be seeing a lot of slate floors, weathered wooden surfaces, and natural crackle-glazed tiles. It’s easy enough to achieve this look. Ask your carpenter to put a distressed finish on your wooden shelves and cabinets. Purchase a couple of vintage-looking kitchen tools or appliances. Start a collection of turn of the century glassware. Going through the flea markets of Dapitan or Bangkal will unearth for you many fabulous finds.

Page 28: Homeground

26

BedThis is one of the first items that you should aim for. If you’re living in a studio, then perhaps a sofa bed is more appropriate. By day, it’s a sofa, allowing you to entertain family and friends. By night, you just flip it out and it transforms into a bed. There are many sofa bed options at Mandaue Foam. If you’re fortunate enough to have gotten a one- or two-bedroom unit, then a stand-alone bed is necessary. Check out the options at Dimensione (www.dimensione.com.ph).

RefrigeratorYou won’t be dining out all the time, so it’s best to invest in an energy-efficient refrigerator to keep your favorite foods safe and fresh. There are many options available at Samsung (www.samsung.com/ph) and LG electronics (www.lg.com/ph). Examine the features, paying particular attention to those that save energy.

Couch At the end of a long day, you’d want nothing more than to flop down on your sofa, and just dream the rest of the day away. Dimensione’s models are more trendy and sophisticated, and a tad more expensive. If you want a more modern, kitschy take on the sofa, drop by Heima (www.heimastore.com). The store offers loads of brightly colored furniture and furnishings including couches, chairs, tables, and desks. Another must-visit store is Space Encounters (www.spaceencounters.net), that is if you’re looking for out-of-the-box pieces.

Kitchen Stuff Of course, you cannot cook without pots and pans, and you cannot eat with plates and silverware. Taste Central (www.tastecentral.com) takes the guesswork out of kitchen shopping by offering a variety of curated items. Some of the items that you might want to fill your kitchen shelves with include Tools of the Trade 12-piece starter cookware set, Gibson Soho Lounge 16-piece dinnerware set, and even an Illy Coffee Machine Duo.

Microwave OvenNuking meat, chicken, and fish is one of the fastest ways to prepare a meal. Going for a gas burner might be too cumbersome for a person living alone. But if you’d like to cook with fire, La Germania offers several models from single burners to four burners with oven. If you prefer a microwave, opt for GE.

Home Essentials for the YuppiePart of the fun of living alone is filling up your home with stuff that you absolutely love. Take your time. You don’t need to go shopping in one marvelous spree. The best way to go about this exciting endeavor is to go around home stores and specialty boutiques that you like, compare models and prices, and then envision how each piece would fit into your home.

Here are the essential pieces that would get you going:

Make your PadParty Ready

Party size. Are you throwing a fondue dinner for six or free-for-all cocktails for 30? Your answer will help you map out your guest list as well as come up with a menu for food and drinks. Give due consideration to the size of your abode. Can it comfortably hold 30 people? Are there areas of the house that you’d like to keep private? Put your thinking cap on!

Make like a gourmet. It’s easy enough to fake being a master in the kitchen. If you’re going for a romantic dinner, call up your favorite Italian restaurant and order up your favorite dishes. Delicious cocktail hors d’oeuvres? You can make those easy. Just get a couple of bottled pesto, slice up a whole batch of tomatoes into tiny bits, and spread onto sliced up baguettes. You may also grab some fancy cheeses and cold cuts from your favorite delicatessen to come up with an attractive platter. Don’t forget to add some grapes and crackers.

Set the mood with music. Make sure, however, that your party music doesn’t take away from the good conversation, which is why your guests went to your place anyway. Before guests start coming in, do a sound check. If you can’t hear yourself talking above the music, then you’ve turned up the volume too high.

Check the temperature. Make sure your guests are comfortably cool all the time. You don’t want them to be too cold to want to put on a cardigan on or too hot to be sweating like crazy. Always be conscious of the temperature. As more guests come in, you might have to turn your air-conditioning up.

° C | ° F

Keep your stash of party paraphernalia on hand: bottle opener, corkscrew, lighter, matches, paper towels, extra plates and cutlery, garbage bags, numbers of your favorite pizza place as well a dependable taxi service.

Spruce up your space.

Okay, you don’t have

to go on full decorator

mode here. After all, it’s

not a children’s party

you’re throwing where

you’ve got to hang

a couple of colorful

buntings. Keep the

party décor classy and sophisticated. Scent the

room with whiffs of citrus and spice. Place pretty

centerpieces on tabletops, or decorate the

length of it with a lovely green garland. Hurricane

candles, strategically placed in quite corners, will

Out and About

Cool, calm, and fresh are only some of the adjectives that best describe one of the country’s most sought after

destinations, Tagaytay City. Not known as the Philippines’ 2nd summer capital for nothing, Tagaytay is constantly sought by locals as much as tourists for its cool climate, scenic views, the blue skies that seem to go on forever, and all its freshness. On weekends and holidays in particular, several hundreds flock to Tagaytay to wind down, away from the fast-paced city life.

Such laid-back, rustic lifestyle can be more than just a getaway now as Avida Land opens the doors of its first vacation home development. Residents of Avida Tagaytay can look forward to a fresh and breezy lifestyle in spacious homes that also open to a variety of destinations in and around the cool city.

Picnic GroveA visit to Tagaytay is never complete without a stopover at the Picnic Grove. The vast park features huts and tables for family picnics, stables with horses available for rides around the vicinity, a restaurant, and an eco-trail boardwalk, to name a few. More recently, it has been the subject of much hype for the newest attractions added to its already enjoyable roster – a zipline and cable cars that soar above the best views of Tagaytay, including the Taal Volcano.

One DestinationFor night owls and foodies, there’s One Destination, the newest nightlife and grub hotspot in the sky city. A collection of establishments from fancy restaurants, quaint café’s, and bustling bars, are arranged on this strip - Cafe Lupe, Junzi Oriental Cuisine, and The Grill by Antonio’s, to name a few – offering different types of cuisine for different tastes.

Besides the food, visitors flock to this Destination for the view – nothing like sipping a hot cup of cocoa by the charmingly cool, foggy lake.

Antonio’sAnother popular destination in the city of cool is a restaurant which made The Miele’ Guide’s “Top 20 Restaurants in Asia” list. Visitors keep coming back to Antonio’s, which is known for its fresh and savory cooking and relaxed ambiance. The hacienda theme of the restaurant is perfect for a romantic date or an intimate family gathering.

Bag of BeansBag of Beans started out as a quaint café serving great-tasting coffee with English pies and desserts. A few years and thousands of patrons later, it has expanded to become a well-known, complete garden restaurant with a wide menu of comfort food, served in an al fresco setting.

It is a favorite stopover for regular visitors to Tagaytay – one, for the food and coffee; and two, because of its easy accessibility, being located along the main highway.

Ilog MariaA must-visit and see for every tree-hugger and hippie at heart. Ilog Maria is considered one of the best bee farms in the country – from its buzzing honeybee farm come effective health products that have built a following. More than honey, they sell lip balm, insect repellants, soaps, and more products made from the honeybees’ hard work.

Chapels All AroundTagaytay owes its quiet, relaxing charm partly to the different chapels found around the city.

Whether at the beginning or at the close of a day of adventure, a trip to one of its famous chapels is a surefire way to get inspired and pumped for the rest of the day and your trip.

Next time you’re in this city close to the skies, check out where the angels hang. Some of it’s more well-known chapels include the Little Souls Chapel, Pink Sisters Chapel, and the Chapel on the Hill.

To mark Avida Land’s 22nd anniversary last October 19, volunteer employees ditched their party frocks and gamely donned hard hats and carried shovels to work side by side with Habitat for

Humanity, a US-based non-profit organization that established its footing in the Philippines in 1988. Under Habitat’s “Rebuild” program, which aims to provide shelter to families whose homes were damaged or destroyed by Typhoon Pedring in September 2011, Avida Land employees devoted one entire day to literally creating a new haven for families in a reclaimed settlement area of Barangay Tanza, Navotas. (These families are currently taking refuge in basketball courts as their main evacuation centers in Navotas.)

This act of goodwill — excavating, layering, and hauling bricks — was deeply appreciated by Habitat for Humanity.

“Avida is one of the leading real estate developers in the country today,” says Agnes Silva, a representative for Habitat for Humanity. “So it’s very fitting for the employees to personally experience house construction and be able to appreciate more the value of the quality product they seek to offer to the market.”

This volunteer work is the perfect endeavor to underscore Avida’s CSR (corporate social responsibility) efforts. Says Roxanne Vasquez, head of the HR department and leader of the volunteer work, “This event is a way of showing our employees the heart of Avida. We’re not just a company that is into business. We’re also a company that provides opportunities to our employees to be more significant outside Avida.” She adds that Avida’s tie-up with Habitat was actually the company’s CSR project for 2012, under the “Avida Wellness Program” for employees.

Avida’s volunteer employees were divided into ten teams, taking on the challenge to help Habitat with the construction of 22 new homes (the number 22 being a key number as it coincides with Avida’s 22nd anniversary). Despite the heat and hard labor, the camaraderie among the employees was evident, as work was punctuated with laughter, jokes, smiles, and even spontaneous photo-ops.

It was certainly one of the rare times when business and pleasure mingled comfortably with each other, because at the end of the day, the ten teams were able to triumphantly boast more than 22.5 units worth of output, based on a tally of the bags of concrete excavated, and bricks hauled and laid.

Chris Maglanoc, president of Avida Land, congratulated all the employees who shared their time and effort for the Navotas families. “With the success of this partnership with Habitat, we are looking forward to carrying out more CSR activities that will help make a difference and uplift the lives of Filipino communities,” he added.

Now this is the way a celebration should be done — by sharing one’s time, effort, and blessings with others.

Come TogetherAvida mingles with its sister companies at the ALI Safari Joint Christmas Party.

Avida joins “Run for 10” fun run

Harmony and happiness were evident last December 5 at the ALI Safari Joint Christmas Party, which marked the first ever joint Christmas party of Ayala Land Inc. and its subsidiaries.

Held at The Circuit Makati, Ayala Land’s 21-hectare integrated, mixed-use development, the party was attended by the five brands of Ayala Land Inc.: Ayala Land Premier (ALP), Alveo, Avida, Amaia, and Bellavita. Also present were members of support company Amicassa Process Solutions, Inc. (APSI).

The highlight of the Christmas party was the New Hires Presentation. ALI was also declared the winner of the 2012 New Hires Presentation competition.

To further hype up the event, celebrity performers were invited to wow the partygoers. Known celebrities such as Sam Milby, Nikki Gil, Yam Concepcion, and Cristine Reyes joined the Christmas game; while party performers DJ Nina and Class of Six Band handled and managed by former Retrospect Band provided the right music and ambiance to amp the party atmosphere.

Avida, along with other Ayala Group and Ayala Land subsidiaries, participated in the “Run for 10” fun run held at Ayala Triangle Makati last January 13.The “Run for 10” fun run is a project organized by The Entire Nation (TEN) Moves!, a social

mobilization campaign that seeks to raise funds for the construction of 10,000 classrooms nationwide. The Ayala Foundation served as the secretariat office for this special running event.

Around 2,500 runners participated in the nationwide run for the benefit of Filipino public school children in need of classrooms, with 20 runners hailing from Avida and a hundred more from various Ayala Land subsidiaries.

Spotted at the run were known international pop superstar and rapper, apl.de.ap of The Black Eyed Peas, and celebrities as such Derek Ramsay and Dingdong Dantes.

Avida Land celebrated the most wonderful time of the year the best way it knew how. Before the season got busy, the company stopped, looked,

and gave back.

‘Tis the season to be jolly in Avida. Last Christmas, team members from different departments across Avida Land came together to share their glad tidings and joy with the children of the Little Angels Home, Inc. (LAHI) in Tagaytay City.

The LAHI foundation is a non-stock, non-government charitable organization of laymen, sisters, and trained caregivers providing shelter, love, and care to orphaned children aged 0 to 11. It is run by the Handmaids of the Risen Christ Monastic Community headed by Sister Mary Pauline A. Cortez.

On December 1, 2012, a total of twenty-eight employees from the Finance, Accounting, Marketing and Sales, Customer Care, and Human Resource Development Departments, to name a few, made the trip down South for an early Christmas celebration with the thirty-two children currently being provided and cared for by the Foundation.

The Avida Land team members traded their work hats to play big brothers and sisters for the day to the kids who, very heartily, joined in on the program, participated in all games, as well as welcomed, danced and played with the mascot – a special guest from Jollibee.

Later on in the day, the Little Angels received their gifts – stuff to fill their pantries and stomachs: supplies of basic necessities such as milk, rice, sugar, canned goods, juice, vitamins, toiletries, towels; and, of course, stuff to keep them entertained and happy, comfortable and healthy: toys, baby cribs, blankets and pillows, and more of the like.

The team members prepared for the full day’s program for the children through their purchase of the “Little Angels Christmas Donation Candles.” All proceeds went to the party program – from decorations to treats, prizes to beats.

The Share-a-Smile program was part of Avida Land’s outreach efforts in 2012. It also marked the 5th

year of the company’s partnership with Little Angels Homes, Inc.

Needless to say, December 1 was an auspicious day for both the children of the LAHI foundation and the team members of Avida Land. Through it we see the truth in French writer Pierre Corneille’s quip from his book “Le Menteur” exemplified: “The manner of giving is worth more than the gift.”

Sure, gifts were given that day. There was an abundance of goodies, supplies, and toys. But in the true spirit of Christmas, beyond these gifts, more had been shared – the time and experience that these children of the Little Angels Homes, Inc. so very well deserved.
