Looking for your first home on a slim budget? This is the time to set priorities. Do you want ahome for just the two of you? Then that extra room may not be important. Do you plan to increaseyour family size soon? Then the playroom or the extra bedroom may be critical.

Even on a budget, there are new construction homes with all the bells & whistles, from granitecounter tops to flat screen TVs to jetted tubs in your luxurious master bath. They are generallydesigned with smaller spaces in mind and for the buyer who will spend the largest portion of theirday at work. They are for people who want to come home to a finished nest and enjoy what timethey have there.

But (there’s always a but) if you dream of larger lots and more roaming room on that slim budget, there are olderhomes in settled communities waiting for you. They may require some “sweat-equity” to make them shine. Nothingsays “my home” like something you have re-created. Older homes have a personality all their own that will growwith you, and with luck and imagination you may be creating a “forever home” instead of a “first home.”

Sitting in the office area of my 40-something-year-old home, I am grateful not to need to make that decision. Everytime I tour the new homes I rush back to talk to my husband about the beautiful counter tops or the total energyefficiency found there, then I look around me and decide I love my comfortable old house. But if I could somehowpare down to just what I need, I would really love one of the new, sparkling gems.

Our Jan. 11 entryabout a hairline crack ina countertop broughtsome expert advice andmore questions, provingonce more that oneshould never take any-thing for granite.

The hairline crack un-der discussion was about

22 inches long, andwas infront of the sink.

The countertops arefive years old, and the in-staller is out of business.

Marty Jensen of BlueBell spent 44 years in thegranite business and,though retired, trouble-shoots for trade organi-zations.

He said the crackmaybe the result of a natural

fissure or could be apressure crack causedby themethodof installa-tion.

To repair the crack,the homeowner wouldneed a good mechanic toapply epoxy, colored tomatch the granite, andthen polish it to matchthe surrounding areas,Jensen said.

“This can be done,” he

said. “It’s just amatter oflocating a reputablefirm, of which there aremany.”

Coincidentally, anoth-er reader wrote in to askabout a chemical builduparound the faucets on hisgranite countertops.

“It’s most predomi-nant on the hot waterside,” he said. “What canwe do to correct this

problemand toprevent itfromhappening in the fu-ture?”

Jensenagainprovidedan answer.

“That buildup is due toproperties in the waterand not a result of gran-ite countertops,” he said.“A plumbing condition.Most likely hard water.”

Robert Marcovitz ofAmbler says he isn’t anexpert, but he, too, had acrack appear in front ofthe sink.

He said he was luckythe installer was still inbusiness and stood by hiswork.

First, the installerfilled the crack with ad-hesive and buffed it out.But another year passed,and the crack spread,opening up again.

“They said under thesection of granite was ametal bar placed forreinforcing that narrowsection,” Marcovitz said.“This bar can rust as a re-sult of water seeping un-der the granite; and thenit gradually expands,creating a crack.”

Newer constructionuses a reinforcing barmade of a composite ma-terial, according to theinstaller.

“Ultimately, theymatched and replacedthe section of granite andonly charged me for thegranite, not the labor,”Marcovitz said, adding,“this is a reason to use aquality installer who hasbeen in business for agood length of time.”

Excellent point. Thereis a time for saving mon-ey, but quality of installa-tion on an expensivepiece of material such asgranite is not the place.

This is what she de-scribed as a cost-effec-tive cure.

“We had an under-mounted sink. The in-staller came in and cut

out the sink and crack.Luckily, it did not crum-ble during cutting butthat is always a possibil-ity,” she said.

Susan purchased anewdrop-in sink thatwas33 inches by 66 inches --large enough to drop inthe new cutout in thecounter.

“If this is not possible,use a piece of granitefrom the center island ordesk tomake the repair,”she said, adding thatyou’ll need to check themeasurements. The cen-ter island or desk canthen be replaced with adifferent granite.

“It’s the ‘in’ thing nownot to be so matchy-matchy – treat it as apiece of furniture,” Su-san said.

Markers and paint

The popular craft-swapping website Pinter-

est is full of plate-decorat-ing projects that tap intothe “magic” of magicmarkers.

Nicholson, whose blogis “angel in the north”

(www.angelinthenorth.com ), uses Sharpies topersonalize vintage floralplates. In one set, sheadorned each plate with aletter in the word “EAT,”

to display in the kitchen.In another, she used fourplatestospellouttheword“HOME.”

She prints her own let-ter cutouts, using the fontBodoni MT, onto thick pa-per or cardstock. Shetraces around the lettersonto the old plates with apen, then goes over theoutlinewith a Sharpie andfills it in.

“This is an easy pro-ject, but you do need asteady hand,” she says.

Others take the Sharp-ie ideatoanotherleveland— if the dishes are oven-proof — bake the markeron to make it permanent.Many crafting blogs callfor drawing with a Sharp-ie and baking the oven-proof dish at 350 degreesfor 30minutes.

Christine Dinsmore,based in Portland, Ore.,has used the Sharpiemethod for free-handingoriginal drawings. On herblog, The Plumed Nest(www.theplumednest.com ), she shows how shedrew original monsterpictures onto plates forher children.

“I would often see cutelittle dishes for childrenbut they were usuallymadeoutofplastic,”Dins-moresays.Shehastriedtorid her kitchen of plastic“and didn’t want to pur-chase anymore.”

That’s when she got in-spired to draw her ownkid-friendly characters.

Dinsmore advises us-ing non-toxic Sharpiepaint pens, found at mostcraft stores and online.Also, she recommendscleaning plates gently,never with an abrasivesponge or dishwasher.

Other bloggers sug-gest ceramic or glasspaint if the dish will havefrequent contact withfood.

Course Teaches How to Help Adults Age in Place

Dr. Terry Ward will teach the eight-hourCAPS I course on February 15, 2013 inTallahassee.

Five years ago it madesense to be leery of pur-chasing real estate. In theaftermath of falling homevalues, record bank fail-ures, and the breakneckspeed of governmentallegislation and regula-tions to stabilize a marketoutofcontrol, nobodycon-sidered our American tra-ditionofhomeownershipadream — nobody, exceptthose who understand thebasics of real estate in-vestment.

“Homebuying and in-vestment is a long-termstrategy, not a short-terminvestment,” says FrankMcClean, president of theTallahasseeBoardofReal-tors and sales associatewithCommunityPropertyManagement Inc.

McCleanaddedthatthevalue of a neighborhood isdetermined by homeown-ers who live, raise theirfamilies and invest theirlives in the proper use andupkeep of the communityin which they live.

“For most Americans,homeownership has al-ways been about familyvalues and the AmericanDream,” he said.

Traditionally, “afford-able housing” is thatwhich is within reach fi-nancially of thosewith themedian household incomein a given area.

For instance, in theTal-lahasseemetropolitan sta-tistical area (MSA), whichincludes Leon, JeffersonandGadsden counties, themedian household incomeis $60,000.

The index for housingaffordability would there-fore be based upon a 31-percent housing-to-in-come ratio ($60,000 divid-ed by12 times 31percent),which translates into anestimated monthly hous-ing budget of around$1,500.

In Wakulla County, themedian income is slightlyhigher at $67,900, whichtranslates into a housing

affordability index of$1,754 permonth.

Other factors tobecon-sidered which may affectyour buying power in-clude monthly taxes andhazard/homeowner insur-ance escrows, which maybe required by your lend-er, existing debt load, con-do/homeowners/commu-nity association fees (ifany), and mortgage insur-ance if purchasing FHA.

“Ithinkit isreallyafan-tastic time to buy,” saysDanaCummins, presidentof the Mortgage BankersAssociationofTallahasseeandmortgage loan officerfor BB&T.

According to Cum-mins, a $1,500 payment in-cluding taxes, homeown-ers insurance, and mort-gageinsurancecostsonanFHAloanata3.25-percentinterest rate with a 30-year term would yield anestimated $230,000 loanamount. However, Cum-mins does encourage ho-mebuyers to live withintheir individualmeans.

“It is recommendedthat prospective home-buyers do a personal bud-get and gowith a paymentamount that their budgetcan truly afford,” Cum-mins added.

In addition to afford-able interest rates andhome prices, there arealso down payment assis-tance and alternative fi-nancing programs avail-able that provide educa-tion, support and accessfor new homeowners.

Although these pro-grams usually target ho-mebuyers at 80 percentand below of area medianincome, qualificationranges vary based uponhousehold size. Local non-profit housing agencies,such as the TallahasseeLenders’ Consortium(TLC), administer downpayment assistance forhomepurchaseswithin in-corporated areas of Talla-hassee.

TLC,alongwiththeTal-lahassee Urban League,provides homebuyer edu-

cation certification forhomeowners seeking toqualify for purchase pro-grams.

Other options for ho-mebuyersincludefundingavailable from regionalprograms, such as the Es-cambia County HousingFinance Corp., state hous-ing initiative partnership(SHIP) bond loans, anddown payment assistance

administered through theFlorida Housing FinanceCorp. There is federalmortgagefundingforpur-chasing in rural areas ofLeon and surround coun-ties via the USDA DirectLoan program, as well asloan guarantee programsavailable for veteransthrough the Veterans Ad-ministration .

Greg Lane, a local real

estateappraiserwithTim-berlane Appraisal Asso-ciates, believes there is anurgency for homebuyers.

Citing the recent down-ward trend of unemploy-ment in our local market,rising rental rates, the sta-bilizationoftheareamedi-an price of homes, and thediversity of financing anddown payment assistanceoptions, Lane believes the

homebuyersmust act nowto get the best deals.

“Homeownership isstill the AmericanDream,and there is no better cli-mate to pursue it than ourcurrent market,” he add-ed.

So, if not for price,whychoose luxury vinyl?

Again, the appearanceis one reason. The tile-lookproduct canbegrout-ed, to make it look morelike ceramic or stone. The

wood-look planks featurerich colors and textures.Hughes said that the tech-nology responsible forsuch looks is helping todrive the popularity.

It’s softer under footthan tile, and stands up tospills and large pets bet-ter than hardwood, Fallonsaid.

Hughes said one hugeadvantage for luxury vi-nyl is that it isn’t damagedby moisture. “You cansoak it in the bathtub andit won’t swell or buckle,”he said. “There’s no woodinside.”

Hughes still likes thehigh-end laminates, butmanufacturers have nev-er been able to fully elim-inate thatdistinctive–andsometimes objectionable

– clicking sound when it’swalked on.

Luxuryvinyl has a cou-ple of advantages for re-modeling projects.

These floors can beglueddown,or theycanbe“floated.” Individual tilesand planks can be clickedtogether and then in-stalled without glue, tofloat on special underlay-ment. Floating floors cancover upminor imperfec-tions in the subfloor dur-ing a renovation.

Luxury vinyl is thinnerthan hardwood, and thin-ner than stone or ceramictile installed on the re-quired underlayment.Whenremodeling, it’seas-ier to match a thinnerproduct to the level of thesurrounding existing

floors.Which leads to the one

complaint Fallon andHughes share about luxu-ry vinyl.

There are few good-looking options for theedge, or transition, whereluxury vinyl abuts anoth-er type of flooring or afloor that’s a slightly dif-ferent level.

“They don't make atransition,” Fallon said. “Isometimes have to usewood, and stain it tomatch. They make metal,like you’d use on an old vi-nyl floor. But it doesn’tlook good.”

“They definitely needto make better trimpieces,” Hughes agreed.“It’s just less attractivewith metal.”

“I couldn’t bear tothrow away the beautifulpieces, so I decided tostart making them intouseful items,” says Hack-shaw, of Palm Desert,Calif.

Her answer: keychains.

Once you find a pieceyou like, themain job is todrill a hole andsmooth theedges. You can use ahousehold drill, using acarbide drill bit to makethe hole, and sandpaper

and steel wool for theedges.

Make sure towear pro-tective eyewear and dipthe piece in water to keepit cool, Hackshaw says.

Or you can use a rotarytool and attachment set,she says.

Then, just thread a keyring through the hole, andyou have a meaningfuland practical new use foran old chunk of china.

“One of my favoritegifts I’ve ever receivedwas a keychain from myaunt that was made fromone of my great-grand-mother’s old silverwarepieces,” Hackshaw says.“I knew it was somethingthat I would keep foreverand hand down to mydaughter, and hopefullyone day she would do thesame. Although nothing sol-id has been announced,there are signs that anew hotel could be on theway.

Santa Rosa Countycommissioners hosted apublic hearing Thursdayto discuss rezoning theformer Holiday Innproperty to make it con-sistent with the county’slatest LandDevelopment

Code and correct a pastoversight.

However, much of thetalk focused on renewedplans to build a hotel onthe parcel.

Commissioner JimMelvin has been in con-tact with Marilyn Hess,who owns the lease forthe property, and saidplans are in the works tobring a new hotel to Na-varre Beach.

“We are on the cusp ofgetting the hotel back onNavarre Beach,” Melvinsaid. “It was the heart ofNavarre Beach. It’s whatbuilt the entire commu-nity and it’s sorely need-ed.

“I’m not at liberty todisclose what the ownerintends to do, but I cantell you they plan to builda first-class hotel withsome other related ame-nities just like you see inother high-end (hotels)you see up and down thestate,” Melvin added.“It’s going to be a tre-mendous asset for thiscommunity.”

Beckie Faulkenberry,the county’s planning di-rector, said under the ex-isting Land Develop-ment Code, the new hotelcould be 16 stories andhave one more story forparking.

Melvin said the pro-

ject could end up beingseveral buildings – alarge hotel surroundedby several smaller build-ings that could house res-taurants, clothing storesand other retailers.

Several residents atThursday’s meetingspoke in favor of a newhotel on Navarre Beach.

“We truly look for-ward to a hotel,” saidCaroline Mays, vicepresident of the board ofdirectors at NavarreTowers. “I’ve probablyspent more money overat the Holiday Inn at thatlittle gift shop than myhusband will probablyever forgive me for. And

I look forward to doingthat again.”

Commissioners votedin March 2012 for theirstaff to develop an incen-tive package to help per-suade a developer tobuild a new hotel on Na-varre Beach.

No time frame hasbeen announced on whenplans for a new hotel willcome to the County Com-mission for approval, letalone when somethingwill be shown to the pub-lic or when constructioncould start.

“It’s important to keepin mind that we have aproperty owner who isvery, very interested in

investing $18 to $20 mil-lion in SantaRosaCountyon the beach to give usback what we all agreewas the greatest thingthat ever happened onNavarre Beach,” Melvinsaid.

“Mrs. Hess is intend-ing to rebuild,” he added.“She has made no com-mitment to the brandname. It probably will bea Holiday Inn and it willhave some out buildingson the back side thatwould provide restau-rant, lounge, shopping,outdoor seating... All ofthe ordinary things youfind up and down Floridain a nice hotel.”

QUESTION: At a recent fam-ily get-together, my 24-year-oldnephew asked me about buyingversus renting. We talked abouta few things, but can you dis-cuss in more detail the factorsthat go into making that deci-sion?

ANSWER: Owning a homebrings with it pride, equity and

tax advantages – all very impor-tant considerations. Still, thereare good reasons to rent insteadof buy.

When you rent, you have lit-tle to worry about in terms ofmaintenance. The dishwashersuddenly doesn’t wash dishes?Just call the landlord.When yourent, the lawnseems tocut itselfand the weeds magically disap-pear.

Contrast that to a typical

homeowner’s ongoing war withdollar weed and the need tomake repairs — sometimes tosuch big-ticket items as the roofand air conditioner.

There are significant closingcosts in buying a home, so it’smore economical to rent if youdon’t plan on sticking aroundfor more than five years. Con-sider that mortgages are front-loaded in favor of the bank, andyou spend most of the first 10

years paying upfront interestand making little headway inpaying down the loan.

If buying a homewill depleteyour savings account, better tohold off until you have the extracash to weather the costs ofownership. While a beautifulhome is a wonderful thing, be-ing “house poor” and not able togo out on Friday night can be adrag.
