Question: Our 1920scolonial has a stone foun-dation with some sort ofcement coating on theinterior. Much of thecoating has flaked off,exposing the mortarjoints, which are disin-tegrating.
We recently had a
sump pump and Frenchdrain installed in thebasement, which willeliminate much of thedampness fromminorwater leaks.
What would be thebest process to recoat theinterior walls of the foun-dation?
Answer: It’s nostalgiatime and to answer thequestion, I return to the
basement of another ofmy houses, which had astone foundation andsomething that perpetu-ally flaked off the walls.
When the builders ofhouses in the late 19thand early 20th centurieswanted to do somethingcost-effective with theclay soil excavated fromdigging a home’s founda-tion, they had the work-
ers mix it with lime andused it to plaster theinside basement walls.
These constructionmaterials must havebegun turning to reddishpowder in a matter ofyears, and gathering onthe edges of the insidewalls — at least, that’swhere I was sweeping itup in the house I onceowned that was built in
1904.In the mid-1990s, I
helped a church’s youthgroup that spent severalmonths of the year pre-paring to work on thePine Ridge Reservationin South Dakota.
To gain experience,we rehabbed houses withsoon-to-be homeownersfor Habitat for Human-ity, and every house weworked on had thesecrumbling basementwalls. That’s when theHabitat people intro-duced some of the teen-agers to pargeting.
Pargeting comes froma French word meaning“to coat a surface withplaster.” The technique iseasily learned.
What we were toldwas that the soil-limeinterior coating had beendesigned to be replace-able, since its purposewas to shift when theexterior stone expandedand contracted duringnormal freeze-and-thawcycles.
No one bothered topass on the informationto subsequent genera-tions of owners, andthese interior walls start-ed to flake off.
This isn’t a flaw; thisis the way the coatingwas designed. To fix, ourinstructors told us:
Check the pointing on
the stone on the exteriorwall. If it is loose or miss-ing, it needs to be re-placed because moisturewill cause havoc with theinterior walls.
The interior wallsshould first be cleanedwith a wire brush to getall the loose material offso that the new coatingwill adhere to it.
Then, mix one partPortland cement, three-quarters part limestone,and an amount of sand noless than 2.5 times and nomore than four timesgreater than the amountof cement. (For 10pounds of cement, thatworks out to 7.5 poundsof limestone and 25 to 40pounds of sand.) Addwater until the mixture isthe consistency of pan-cake batter.
Wet the surface of thewall, and spread the mix-ture on— not too thick —with a trowel. If it doesn'tbond to the surface, therecould be too much water.
Never mix more thanyou can use in 30 min-utes.

Spring is in the air, and you may be considering whether to put your home on the marketor wait until the summer. The main thing is not necessarily the time of year, but that yourhome is actually ready to be sold. Many people rush to get their house on the market,but they forget about the general appearance and condition of their home.To begin, consider a home inspection. This will save you aggravation once you get acontract from a potential buyer. It also gives you an overall perspective of the conditionof your home and what you need to get repaired or replaced prior to listing. There are many other things to consider. You should start from the street and work your way inside. Doesthe curb appeal bring you to the front door of your home? Is the landscaping appealing? Does the front ofthe house feel warm and inviting? Is there painting or trimming that needs to be done? Are the exterior lightfixtures in good condition? What does the front door look like? If it is rough looking, refinish or replace it.If you can get buyers to the front door, how are you going to get them to come inside? Think of yourhome as a model home. Start decluttering and depersonalizing. Pack things away that don’t need to beon display. Consider painting over bold colors with a lighter, neutral color to make the rooms feel larger.Get rid of the bulky furniture, drapery, wall art, and anything else that closes the room in.Kitchens and baths are the most important areas when selling the home. What’s the condition of yourappliances, countertops, walls, floors, and the overall space? Bedrooms need to be decluttered, as well.Consider replacing the bedding; a fresh comforter will give the room a better feel and a new look.If you don’t feel you can handle these tasks by yourself, hire a professional stager to assist you. Design Professionals Can Make Your Home More LiveableThere are a number of reasons that Tallahassee-area families might want to
make better use of the space they have in their current or new home. As a familygrows, their lifestyle changes, and space for storing toys or doing homework isat a premium. Multigenerational living, where elderly parents, grown children orother relatives all live under the same roof has become common. Or it may justbe cosmetic, and the best way to keep clutter at a minimum.
Home builders and remodelers are responding to the demand by maximizingthe utility of living spaces without sacrificing visual appeal. With creative storageand built-in features, dining rooms can become home offices or game rooms inminutes, living rooms can be used for family meals, and foyers can store muchmore than coats and umbrellas.
In new home construction, smaller-scale, walkable communities have becomepopular. To accommodate the size constraints of a skinny lot, homes are beingdesigned with features like stacked garages where two cars can be housedtrunk to hood instead of side by side. Using flexible walls, attractive flooringmaterial and a roofless interior garage space, the area can easily be convertedto a patio for entertaining.
Improved energy efficiency of windows and doors means homes now featuremore indoor-outdoor connectivity. Moveable walls and outdoor spaces tuckedwithin the home’s floor plan provide for better flexible use of the space, as wellas improved privacy in densely populated areas.
The often-unused space under a stairwell can be engineered to accommodatefiling cabinets or drawers, or even to create a sanctuary for the family petcomplete with a bed and gates to close it off. Drawers built into stair risersare a great place to store small items such as gloves and hats or art supplies.
The trend extends to home furnishings as well. Murphy beds, where a pieceof furniture conceals a bed that can be set up for sleeping in few minutes,have been around for many years. Modern Murphy beds are hidden not only inarmoires or bookcases, but new designs feature beds that lower from the ceilingelectronically at the touch of a button, or fold out from inside a desk or counter.
Other creative, multi-purpose furniture designs include dining tables thatconvert to a billiard table, bookcases that contain fold-down chairs for whenyou’re entertaining more than the usual number of friends and family, and cocktailtables with trays that pull out for eating in front of the television.

sources.It’s a lifestyle that was
popular in the 1960s and’70s. Today a natural foodmovement has re-emerged as the nation’secology and health forceus to tally things beinglost to convenience.
Nutrients and fuel usecan be tradeoffs whenfoods travel long dis-tances to reach us. Pesti-
cides and food waste alsotake a toll.
As measures of thepros and cons continue,many people are goingoff-grid for food. Othersare puttering in the soilfor the joy — and theflavor — of a home-basedharvest.
“There is a newawareness of the value ofhomegrown food,” said
Damrosch, co-author ofthe newly released “FourSeason Farm Gardener’sCookbook.” “We’re tryingto make it easier forpeople to get out thereand grow their ownfood.”
Damrosch’s husband,Eliot Coleman, has beenfarming in Maine formore than 45 years. Cole-man, 74, started what is
now Four Season Farm in1968.
Today, the operationoccupies less than 2acres, but providesenough food for a farmstand that is open in Junethrough September, amobile stand for farmersmarkets, as well as ayear-round wholesalebusiness.
He shares his ex-pertise at extending thegrowing season withhome cooks, chefs andvarious TV audiences, sothey can have access tolocal food for more of theyear, as he does.
Damrosch, 70, came tothe farm in 1991, the yearshe married Coleman.She has emerged as achampion of gardeningas a central part of fam-ily and community life,even as big corporatefarms grew and over-shadowed small, localagriculture such astheirs.
Their family garden isa showcase of the plantdiversity that is consid-ered vital to a healthyecosystem, but frightful-ly lacking in large-scaleagriculture. They growold, heirloom varietiesalongside newer hybrids.
The couple’s new book(Workman Publishing)includes pictures of theirgardens, growing tipsand recipes that Dam-rosch created with pro-duce from their fields.
“The deep green ofthe spinach and bluishcast of the broccolileaves tell us we’ve fedthese plants well, andthat they will feed uswell in return,” the cou-ple write in the book.
In her weekly columnfor The Washington Post,called “A Cook’s Gar-den,” Damrosch sharespictures of her home-grown vegetables andfruits with the pride of aparent posting her ba-bies’ pictures.
At a time when digitalautomation makes somany chores seem ef-
fortless, the prerequisiteof toiling for weeks ormonths to grow one’sown food seems too cost-ly for many people, espe-cially when a supermar-ket is on the way home.
Damrosch says thateven the smallest plotcan be an abundantsource of food for muchof the year. The bookincludes tips for makinggardening manageableand efficient, even forthose with limited time.
For Damrosch, thegarden is a path to betterflavor, better nutritionand perhaps hope thatmore of our great-grand-children will want toknow the magical flavorof food grown in thebackyard.
The transformation ofpretty herbs and toma-toes to food for the table,as illustrated in the book,is perhaps the best argu-ment that we are missingsomething special whenwe don’t harvest fromour land or at least buyfrom a neighboring farm.
“People are lookingfor stuff that’s real andnot diluted with chem-icals,” Damrosch said.“It doesn’t taste thesame.”

PREVENTING FLOOD DAMAGEby Harry Anthony Heist, Attorney at Law
Each year millions of dollars are spent repairing water damage due to bursting toilet, dishwasher, sink, andice maker supply lines, and washing machine hoses. The washing machine hose alone is one of the topfive causes of water damage losses in a home, Oftentimes these losses are not covered by insurance andcost the property owner a significant amount of money in damage repair, and increase the possibility ofmoisture related problems such as mold and mildew. While there is little we can do about floods and waterdamage caused by acts of God, there is something we can do right now to minimize the possibility of damagedue to the bursting of supply lines and washing machine hoses. The solution is a simple and inexpensivereplacement of the cheap worn out supply line and hoses with steel reinforced flexible hoses.
Current practicesThe typical toilet supply line is either metal or plastic. The metal supply lines, while initially workable wheninstalled, are usually made of thin brass tubing that is subject to corrosion over time. These cheaply madepipes are installed at the initial construction of the premises or when a toilet is replaced. Since toilets canlast a significant amount of time with only the replacement of the “innards” necessary, the supply line canbe extremely old and subject to failure. Due to the corrosion of these lines, they are often not replaced on aregular basis, as removal of the lines will result in a situation in which the valve must be replaced in additionto the lines. The corrosion often welds the cheap valve to the cheap supply line. The other common supplyline is the cheap white or translucent plastic/rubber hose which has a fitting attached to each end that entersthe valve and the tank. Over time these hoses deteriorate and eventually can fail. In addition to toilets, thesecheap supply lines are also used for sinks and faucets, due to the ease of using a flexible line rather thansoldering pipes in place. A typical wash tub type of sink will most likely have the plastic/rubber line, and mostfaucets now are made for the flexible hose, while in the past, they were made for the pipes to be solderedinto place.
Washing machine hoses are almost always the standard black rubber type with a fitting on each end. Leftuntouched, they can last a long time. Some though will deteriorate, harden, or bubble out, and the fittingscan corrode on each end. Often a washing machine is owned by the tenant, purchased, used or moved fromanother location. In the process of cleaning or repair, the washing machine is pulled out from and pushedinto the location, causing potentially damaging stress on the hose and fittings. In some cases the washingmachine hose is a touch too short and is stretched to its maximum when attached.
A recipe for disasterThe bottom line is that the high pressure pipes in a house, condo or apartment all feed the weak links, thosebeing the supply lines and washing machine hoses. A supply line or hose failure can and often does occur,with the potential to cause massive damage to the premises. If the problem is not detected immediately,the water will continue to run, cascading down the front steps or into the unit below, until such time as it isnoticed. By that time it is simply too late.
Liability IssuesCan the tenant be held liable in the event of a bursting supply line? In the case of the tenant-owned washingmachine, the tenant would most likely be held liable. With that said, can you really collect from the tenant?Will the tenant be able to pay potentially thousands of dollars to repair the premises? It is extremely doubtful.
If the tenant has renter’s insurance with liability coverage for property damage, there may be some coverage,but the chances of having a covered tenant is slim. Liability to the landlord can be significant. In the event ofdamage to other premises owned by other parties, the landlord could be held liable, even though there is noreal “fault” involved. The interior plumbing, such as supply lines, are owned by the landlord, and therefore thelandlord can be responsible for any damage caused to others when that plumbing is faulty.
Renter’s insurance and the tenant’s personal propertyWhile it is not clear that we can “require” a tenant to purchase renter’s insurance, the landlord should dowhatever is possible to encourage the tenant to get covered. While most leases contain a clause that statesthat the landlord is not responsible for damage to the tenant’s personal property, this clause may not protectthe landlord. The implied warranty of habitability can trump all of this, and it can be argued successfully that atenant is entitled to live in a place where the pipes do not break, creating that unwanted swimming pool insidethe premises. Landlords should never depend solely on a property damage disclaimer clause in the lease, butrather use it as a tool to encourage the renter’s insurance purchase.
Vacant homes and Insurance coverageMany owners would be surprised to find out that a typical homeowner’s insurance policy has a clause statingthat in the event a rental property is vacant for a certain period of time, there will be no coverage. The largestamount of damage will usually occur in the unoccupied home. Due to the high vacancy rates we are currentlyexperiencing, it is imperative that policies are checked for this type of clause. Many owners are shocked tofind out that their insurance did not cover the losses to their vacant property, and in the event of a supply lineor washing machine hose failure, the damages will be extensive in a vacant home.
Two action items
1. Reinforced hosesAs of this writing, a reinforced supply line for a toilet at your local building supply store retails at about $5.00.A washing machine hose, for which you will need two, run around $13.00 each. This is a small price to pay forthe peace of mind and increased protection you will receive. Buy and install them now. It should be noted thata reinforced steel braided hose can fail and can be made cheaply as well. Other products are on the marketthat are even stronger but cost more.
2. Turn off the water!If the rental premises are vacant, the water should be shut off. It is the landlord’s and property managers’ dutyto protect the premises, but often the water is left on. Many municipalities do not shut off the water whenthe tenant vacates, and this poses a great danger to the home. Unfortunately, with homes where there arepools or irrigation systems, turning off the water is really not a viable option; but, whenever you can, makesure the water is shut off.
We would urge every landlord and property manager to take action immediately. Inspections of all hoses area must. Locating a washing machine at least 4 inches away from a wall can help avoid stress on the hose.Knowing where the shut off valve for the premises is located, and showing the tenant the location can preventa lot of damage. There are further steps which can be taken, such as the installation of electronic waterdetection systems which alert the tenant and/or shut off the water supplies in the event of a flooding situation,but at the bare minimum, replace those hoses and supply lines today with some quality hoses!!!

Let’s start with the oldreal estate adage, “loca-tion, location, location.”Where do youwant to be?Townhouses are amain-stay of the higher educa-tion community in Talla-hassee, but it goes be-yond that. Whether youstudy, teach or work atone of our colleges oruniversities, there aretownhouses close by thatare an easy commute byfoot or bus, saving youmoney on your vehiclemaintenance or eliminat-ing the need for one en-tirely.
Ormaybe you are abig college football fan,or know people who onlycome to town for game
days. How great would itbe to tailgate withouthaving to worry aboutwhere to park your car orhow to get to the game? Ifsomeone is spending a lotofmoney on hotel roomsand eating out, it mightmake financial sense inthe long run to get atownhouse instead oftraveling back and forthto games.
