Gardening and horticulture are aboutplanning ahead. Once I see pumpkinsshowing up on doorsteps I know it istime to start planting Paperwhite bulbs.If planted now, these sweetly fragrant,easy-to-grow bulbs will be in bloom intime for Thanksgiving.

Native to the Mediterranean, Paper-white Narcissus (Narcissus papyraceus)bulbs are closely related to daffodils butcannot tolerate freezing temperatures.Although not hardy for growing out-doors in colder regions of the country,Paperwhites are popular as both cutflowers and seasonal houseplants.

One of the easiest bulbs to force intobloom, Paperwhites do not need a peri-od of cooling while their roots form theway spring blooming bulbs do. They al-

so are not fussy about where theyspread their roots. They can be grown ina shallow bowl of pebbles as easily as inpotting soil.

The bulb contains all the energy itneeds to flower and therefore does notneed to be fertilized while it is growing.Its only requirements are water andlight.

In the early fall, Paperwhites willbloom about four to six weeks afterplanting. As the season progresses thetime from planting to blooming will de-crease because the flowers within thebulbs are continually developing as thebulb ages. Bulbs planted in Decemberwill on average take only two to threeweeks to come into flower.

Bulbs can be purchased at most gar-den centers or can be ordered online. Besure to store your bulbs in a cool, darkspace until you are ready to plant them.

Begin by choosing your container. Iprefer to use shallow pots with holes inthe bottom since I pot my bulbs in pot-ting soil, but you can use containerswithout holes just as successfully bysubstituting pebbles for soil.

If you decide to use potting soil foryour bulbs, begin by filling your con-tainer two-thirds from the top with soil.Place the bulbs flat side down on top ofthe soil, with their tips up. Don’t worryif the tips are curving downward or out-ward, they will self-correct when thebulb begins to grow. Pack the bulbs intothe pot tightly so the sides of the bulbsare touching.

Next, cover the bulbs up to the grow-ing tip with gravel, stones, marble chipsor tumbled glass. This helps hold thebulbs in place, keeps soil from spillingwhen watering and helps retain neces-sary moisture around the roots. The ma-terial you use on top of the soil can bewhatever you like, but be sure it is cleanand free from contaminants. I use gravelfrom my driveway, but I have also usedcolored marbles for holiday pots.

Now water your pots well and setthem in a cool but sunny location.Check periodically to make sure the soildoes not dry out. The bulbs shouldshow signs of growth in a few weeks.

If you choose not to use a containerwith drainage holes, fill your containeralmost to the top with crushed stones,pebbles or marbles, and bury the bulbs

flat side down, leaving two thirds of thebulb above the surface. Put water in thecontainer, but be sure the bulbs stayabove the water or they will rot. Onceroots begin to form on the bulbs, theywill grow down into the moist stones.

Once in bloom, paperwhites grownindoors will stay in flower for about aweek to 10 days, depending on the tem-perature of the room they are kept in.A warm room will shorten the bloomtime, and a cool room will extend it.If you plant bulbs in one to two weekintervals, you can enjoy them in yourhome for months.

Dear Helaine and Joe: This Limoges dinner setwas given to me by my grandmother. It’s a servicefor 12, in perfect condition, with a soup tureen andnumerous side dishes. I would like to know howmuch it’s worth. – D. H.

Dear D. H.: We know that many of our more matureclients and readers value the Limoges china they haveinherited. Unfortunately, this kind of dinnerware is notnearly as valuable as many suppose, and in these hardeconomic times, these sets have become harder to sell.Prices have declined dramatically during the past fewyears, largely because younger collectors are not inter-ested and because the pieces are not dishwasher safe.

Limoges is located about 200 miles south of Paris.Nearby is the village of St. Yrieix, where significant de-posits of kaolin – sometimes called “China clay” – w e rediscovered in 1768. The pattern, “Meuse,” was madefor the Wanamaker department store in New York City.The simple design might have been a Wanamaker ex-clusive, but it was transfer rather than hand painted.

This set is probably circa 1920. According to Re-placements.com, a five piece place setting in Meuse isworth a little less than $90, the 11.5 inch platter about$45, the 137/8 inch platter about $56 and the relish dishabout $20. The open vegetable bowl is worth about$70, but there was no mention of a soup tureen beingmade. Despite these prices, if a private individual wereto try to sell this set, we think the set would bring be-tween $300 and $450 at best.

Q: My house was built in 2004and I just refinanced six monthsago. My new loan is a 15-year loanat 4.5 percent. The balance whenI got the loan was$344,000.

I just got an interestrate notification frommy credit union thatthe current interestrate is 3.875 percentfor a 15-year loan, andI’m kicking myself inthe tail for not havingwaited.

My closing costs torefinance would be$2,150. Should I do an-other refinance at this timewith my existing balance of$335,874? Please give me yourexpert advice.

A: Remember, the cost torefinance is not just the $2,150.You also have to add whatever youspent to refinance in March. Also,you have paid down six months’worth of your loan, so by thetime you close, you will havepaid nine months’ worth ofi n t e re s t .

Since your existing balance is$335,874, it might pay to refinancethroughout the long run – or not.You have to do the math.

Your current payment is about$2,631 per month. On a new 15-

year loan, you’d pay $2,463, a sav-ings of about $169 per month. As-suming your closing costs are$2,150, it will take you almost 13

months to save enoughon your loan to make therefinance costs worth-while. But you’ll lose thesix months’ worth of in-terest that you have al-ready paid – or, to say itdifferently, you’ll haveto pay an additional sixmonths’ worth ofinterest at the end ofyour loan.

If you calculate yourloan on a 14-year term

rather than 15 years, your monthlypayments will be $2,593, or a sav-ings of $38 per month. You can seethat it would take a lot longer to payoff the costs of your refinance (al-most 58 months, or more than fouryears). On the other hand, you’resaving an additional six months ofi n t e re s t .

The interest savings is substantial.If you keep your original 4.5 percent15-year loan, you’ll pay a total of$129,683 in interest. If you refi-nance to a new 15-year loan, you’llpay $107,544 in interest, a savingsof about $22,000, which more thancovers the six months of interestyou’ve already paid.

But if you refinance and pay off

the loan on a 14-year term by payingslightly more each month to meetthe 14-year deadline, you’ll only pay$99,832 in interest throughoutthe life of the loan, about $30,000less than the original 15-year mort-gage.

It seems to me that there is a sig-nificant amount of cash you willsave if you refinance, even if it takesyou four or five years to “pay off”the costs of the refinance with yourmonthly savings.

While your current 4.5 percentrate is still a great rate, I think a3.875 percent rate might be a littlebetter, especially if you plan tostay in the house until the loan ispaid off. You have to remember thatif you end up moving in a couple ofyears, you may not get the benefit ofthe lower interest rate on the refi-nancing.

When it comes to refinancing,you have to consider the length oftime you plan to stay in the home,the interest rate and the costs in-volved in refinancing, and whetheryou can pay off the loan on the sameschedule as your current loan.

Normally, I do just about every-thing I can to get out of groceryshopping. Even an empty refriger-ator can’t induce me to go to themarket – that’s why God inventedcarryout, right? But in the fall, Imake an exception. I willingly hitthe food market, not to get stufflike milk and bread, but to prowlfor seasonal decorating toolsmanufactured by Mother Natureherself.

My favorite? Gourds! Thesedays you can find gourds in an ar-ray of colors, from buttery yellowand persimmon orange to ghostlywhite and eerie gray-green. Andthe sizes and shapes are just as in-teresting. I am wild about petitepumpkin-shaped gourds and anygourd that is twisted, gnarled andcovered with knobby warts.

Here are a few ideas for usingglorious gourds in your decorat-ing this fall.

To bring a subdued but sophis-ticated fall touch to a side table,start with a weathered white capi-tal riser. Blanket it with moss andplace a pumpkin-shaped whitegourd on top. Then finish off thelook with a glass cloche.

If you’re having guests over fordinner this fall, make it a “whitepumpkin” affair. Start with ablack-and-white damask or plaidtablecloth. Use silver trays aschargers below gold- or silver-

rimmed china. Place a black ironurn at the table’s center filled withtwigs, gold-misted grape leavesand clusters, and white gourds.Then create an interesting multi-level tableau with mercury glasscandlesticks, clear glass cakeplates and silver trophy cups, alltopped with white gourds.

If you like color, and plenty ofit, pool a mass of vibrant but simi-larly colored gourds in a simplecontainer, like a small concreteurn or cachepot, and you have aninstant eye-catcher to place onyour coffee table, mantel orkitchen island.

I admire the way Mother Na-ture mixes colors willy-nilly. Youcan do the same in fall tableaus bytossing together a variety ofgourds. Create a memorable dis-play on a side table by filling adecorative wheelbarrow with aharvest of green, white, yellow,orange and red pumpkins. Orplace a large pumpkin, gardenstatue or gazing ball in the centerof a mini concrete birdbath andsurround it with assorted gourds.

To add grace to your dining-room buffet or a console table inyour entry, put matching blue-and-white Asian ginger jars oneach end. Fill them with a bou-quet of fall foliage and gourds,resting additional gourds andpumpkins randomly at the base ofeach jar. Freshen up your mantelwith an undulating phalanx of

pumpkins and gourds of differentsizes, shapes and colors. Give afew gourds added height atopcandlesticks or votive cups.

This year at Garrity’s, we’re cre-ating lovely floral arrangements ininexpensive wicker baskets, thentucking in a few pumpkins hereand there for added color and in-terest. Simple and inexpensive,these displays look fabulous incenterpieces or hung on doors orfrom garden gates.

Gourds are so much fun thatthey just scream to be used inquirky, unexpected ways in homedecor. Once I hollowed outgourds to use as soup bowls at afall fete in my garden. To keep thesoup warm in the chilly autumnair, I served the gourd bowls onsmall concrete risers topped withglass cloches.

Hollow out a tall pumpkin andfill it with fresh veggies like as-paragus spears or carrot sticks.Try the same trick with a shortpumpkin, filling it with dip.Shave off the top of a squat pump-kin to make it level, then use it tohold serving trays filled with sea-sonal fruits or cups of steamingcider. Place candles in small, hol-lowed-out gourds or use minipumpkins as place-card holders.

I also like to use faux pump-kins on my dining table to delightguests. How about resting a squatsquash inside a soup tureen to beuncovered by an unsuspecting

diner?

If you’re busy this year anddon’t have a lot of time for sea-sonal decorating, just work agourd or two into your everydaydisplays, and in a matter of min-utes, your home will have a subtlefall ambiance. Place a gourd ontop of a cake plate, candlestick orvase to brighten up a side table.Work one or two in a cluster of

family photos. Or group different-sized pumpkins around a planteryou already have on your frontp o rc h .

Or brighten up an empty cor-ner by putting a faux pumpkin ona riser, then covering it with awire cloche.

Prickly cactus shows off in seasonal splendor

Did the spiky showoff with brilliant pinks, pur-ples and reds catch your eye as it dangled from ahanging pot in the local greenhouse? If you’re theproud owner of a flowering cactus, you’ll findthey’re carefree plants that add color to grey winterdays.

“The three cactus types, Thanksgiving (Schlum-bergera truncata), with pointed “teeth” on thestems, Christmas (Schlumbergera x. buckleyi),with rounded tips, and Easter cactus (Hatioragaertneri), are actually epiphytes. They live in treesin their native Brazil like orchids, but we growthem in pots here,” says Dr. Steve Newman, green-house crops specialist with Colorado State Univer-sity Extension.

Although they’re cacti, they don’t grow dry; wa-ter yours weekly as the top inch of soil gets dry,and provide it with half-strength fertilizer eachtime you water. Every third week, give it clear wa-ter instead. “Because no one likes to stain furnitureor carpeting, most people water without letting itrun out of the bottom, and salts build up in thesoil. Put the pot in the kitchen sink or bathtub ev-ery third watering and let water run though toflush salts out,” Newman says.

Avoid drafty areas for your cactus – chill blastsa re n ’t good for it. “But the challenge for largeChristmas cactus is keeping it out of traffic areas.Sections fall off whenever people brush against

them.”The good news is that these sections are easy to

root by placing them in a glass of water, and whenthe roots come out, pot up the section in sterile, ev-eryday potting soil. While young, the small plantshould be guarded against overwatering, so beforeyou give it a drink, check the soil to be sure it’s notwet.

To have your cactus bloom for Thanksgiving orChristmas next year and each year thereafter, markyour calendar for Sept. 19 as the date to begin thereblooming process. “Living around the 40th paral-lel as we do, that’s the date to start stimulatingplants so they’re blooming in time for Christmas,”says the 25-year veteran of greenhouse growing.“Poinsettias and cactus – two popular floweringplants – are treated this way.”

A combination of cool temperatures and dark-ness is the cue these plants need to bloom, so movethe cactus to a place with cool, 60-degree nightsand only nine hours of sunlight daily. After approx-imately six weeks, Thanksgiving cactus will flower,and after two to three months, Christmas cactusblooms.

The secret to eye-popping color is reducing wa-ter to the plant after flower buds have formed,Newman says. Water weekly until after the flowerbuds begin to swell, then cut back on the waterslightly, letting the cactus dry out between watering

without getting bone dry. Blossom color intensifiesif the plant dries once flowers start, he says. Manygrowers finish flowering plants this way during thelast two to three weeks before they go on sale.

Be aware that too dry will abort the flowers, so toavoid it going too far, get to know your cactus soilby inserting your finger in it up to the first knuck-le, just before watering. Note that moisture level; asyou dry down your cactus, check the soil to gaugewhen it’s a bit drier but not parched. “This is thebest water meter ever invented,” says Newman,holding up his hand and indicating the tip of hisindex finger.

As flowers unfold, move it out into the roomwhere you want to display it, keeping it in bright,indirect light. A cool room is best; too much heatcan cause flowers to fade and drop quickly, and ifthe leaves wrinkle, the plant is too dry or toowarm. There’s no need to feed it during blossom,but after flowering, return the cactus to normalcare of fertilizing at half strength and wateringw e e k l y.

Mortgage rates will remain low, gettinga home loan will continue to take a longtime and refinancers will be tempted byzero-closing cost mortgages.

Those are some of the trends mortgageindustry insiders may see as the year closesout.

Mortgage rates have dipped to modernrecord lows this fall. Back in the spring,economists warned that rates would be ris-ing by now.

At the end of March, the Federal Reservewrapped up an initiative intended to drivedown mortgage rates by buying $1.25 tril-lion worth of mortgage-backed securities.The consensus view throughout the mort-gage industry was that rates would risesteadily through the end of this year.

Instead, mortgage rates fell steadilythrough the summer and into the fall.Now, economists speculate the Fed mightstart buying Treasury securities to drivelong-term interest rates even lower. Thespeculation seems to have put a cap onmortgage rates.

“I see rates low and I see them continu-ing low for a pretty long period,” says PaulAnastos, president of Mortgage Master, alender based in Walpole, Mass.

A.W. Pickel, CEO of LeaderOne Finan-cial, a mortgage bank based in OverlandPark, Kan., says he doesn’t see how ratescould go much lower.

“The mortgage interest rate should beinflation plus cost of funds. That shouldput us in the 4s, which is where it is,” hesays.

Some of the country’s biggest mortgageservicers have suspended foreclosure ac-tions in states where courts oversee fore-closures. The reason: Flawed documentswere filed in court.

Bank of America, Ally Financial, PNCFinancial Services Group and JPMorganChase have halted foreclosure cases whilethey check the truthfulness of court docu-ments filed on the servicers’ behalf. Nowsome of those cases have resumed.

The problem has been legal documentsthat were signed by people who swore thatthey had personal knowledge that the fore-closures were justified. Some signers havetestified that they affixed their signaturesassembly line-style, without reading theunderlying legal documents.

“I don’t know how they got those peopleto sign that,” says Matt Hackett, under-writing manager for Equity Now, a directmortgage lender in New York City. He saysthe issue would never have come to light ifpeople hadn’t signed foreclosure papers

where “the numbers are wrong.”As the scandal unfolded, observers won-

dered about the long-term effects. Will itresult in an enormous overhang of un-sellable houses? Will legal paralysis allowborrowers to remain in their foreclosedhomes indefinitely?

“People are sitting there,” says MichaelMoskowitz, president of Equity Now. “Peo-ple are not paying and sitting and payingand sitting. We’re going to have foreclosureo v e rh a n g . ”

With rates at record lows, borrower frus-tration is at record highs. It seeminglytakes forever to get a home loan, especiallya refinance.

“Underwriting turn times are absolutelyawful across the board right now,” saysDan Green, loan officer for WaterstoneMortgage in Cincinnati. “Many lenders arerecommending 60-day (rate) locks rightnow, just because of volume.”

The process is particularly brutal forhomeowners who have home equity loansor home equity lines of credit. Before theycan refinance, these borrowers have to per-suade their equity lenders to resubordi-nate, or agree to keep the loan in second-banana status.

“People need to realize, if they havehome equity lines of credit, that the subor-dination can take up to 30 days,” says DickLepre, senior loan consultant for Residen-tial Pacific Mortgage in San Francisco.

Because of paperwork backups and sub-ordinations, Mortgage Master’s Anastossays his company recommends locking for75 days, “which means we’re trying toclose those loans in 65 days.”

Mortgage rates have fallen so muchsince last year that it makes sense for a lotof homeowners to apply for zero-cost refi-nances.

The term “zero-cost refi” isn’t complete-ly accurate, because a refinance always car-ries fees. But with a zero-cost refi, the bor-rower accepts a higher rate in exchange fornot having to pay fees out of pocket.

The final rate might be a quarter of apercentage point (or more) than the rategiven to a borrower who pays the fees outof pocket. How do you know you got agood deal on a zero-cost refi? Comparisonshop, Green says. In the last few months,rates on jumbo mortgages (home loans formore than $729,750) have been fallingfaster than rates on other mortgages. Now,rates on jumbos are downright attractive.

That’s quite a turnaround. A year ago,the benchmark jumbo was 1.2 percentagepoints higher than the conforming 30-yearfixed. Lately, it’s been less than three-quar-ters of a percentage point higher.
