Second place is not necessarily just the first place loser. . . to re-quote the late, great Dale Earnhardt.

The Tulsa metro housing market is starting to heat up after a chilly start. There is no question the harsh winter weather we’ve endured has had a significant impact on early year housing starts. However, if you look back at the past several years, 2014 is still off to a great start. The numbers for both January and February this year are the second best we’ve seen since 2008. Hopefully, you are now experiencing the effects of this pent-up demand as the temperatures begin to rise. Our growing economy, competitive mortgage rates, and affordable housing should put Tulsa on an upward trajectory for 2014.

The 2014 Greater Tulsa Home and Garden Show took place March 6-9. Attendance was the second highest in the past nine years. I would like to personally congratulate the chairman, Zelda Garrison with Arvest Bank, and vice chair, Mark Priess with HUB International CFR, as well as the numerous committee members and volunteers on another wildly successful show. This special event continues to have a significant financial impact on our association as well as producing numerous quality leads for our exhibitors. If you are considering a booth for next year’s show, please contact Jenni King as planning for the 2015 Greater Tulsa Home and Garden Show is already underway.

The 2014 Greater Tulsa Parade of Homes is scheduled for June 21-29. For the second year in a row we will have more than 150 new homes on tour ranging in price from $120,000 to more than $1,000,000. The Parade will also feature four subdivisions with early bird or twilight tours. Thank you to Jeff Smith for coming out of retirement to help with the co-chairman duties of this event.

Finally, if you see Cahn Wiggs or Erin DeWeese, please take a second to thank them for co-chairing our new 40Below group. 40Below is the cool new place for hot, young (under the age of forty), building industry professionals. The 40Below group is already hard at work in 2014 with networking events, professional development projects, and philanthropic efforts such as the Brush with Kindness Habitat for Humanity volunteer project. Onward and upward young leaders of tomorrow!

In the past 12 months, the Tulsa HBA has hired four new employees. Last summer, Jenni King started as our new Special Events Director. Jenni came to us with an impressive background in event planning. She hit the ground running by overseeing the Remodeled Tulsa Tour and the Installation Gala. But she really earned her stripes by her handling of the 2014 Greater Tulsa Home & Garden Show. Our Show this year was sold out of exhibit space and had the second highest attendance in the past nine years. Jenni’s hard-working, matter-of-fact approach makes her a real asset to the team.

Council Coordinator, Jaime Christensen, started with us in March. It didn’t take any time at all for Jaime to learn the ropes and fit right in. Jaime will be assisting our councils and chapters, and will also help maintain our membership database. By taking on these two roles, she will free up two of our existing staff members to broaden their service to HBA. Stacey bayles, Director of Association Issues, will now take on a more substantial role in our governmental affairs efforts. She will become the ever-important eyes, ears and, at times, the voice of HBA in the community. Stacey will also spearhead our education offerings; upping the game for those members who wish to increase their professional development.

Jaime Christensen’s assistance with membership database maintenance will also enable Membership Director, nikki Pauly to get out of the office and interact with members. Nikki will be out in the field, meeting with members in their office or their worksites, discussing the value of membership, and listening to the concerns and needs of the members. We believe that enabling Nikki to do this will raise the membership value proposition.

The third of our new hires is rodrigo Cardozo, our janitor and custodian. This is a type of role which is often “invisible” and low profile. However, almost from his first

day of work, Rodrigo’s great work ethic, attention to detail and pleasant demeanor made him an instant favorite.

The newest member of the team is melissa Stromblad, Public Relations Director. Melissa comes to us from St. Louis, where she was a founder and a partner in the firm The Creative Word. Melissa also

had worked as the Public Relations Director for an organization which provided marketing support to nonprofits. Melissa is hard working and has a contagious smile. We are glad to have her as a member of the team. We know she will do a great job.

The two other members of our staff who I haven’t mentioned yet are our longest lasting. Pam fanning, our bookkeeper and marlena turley, our receptionist and office manager, have both been with us for over ten years. Marlena is the pleasant voice you hear when calling the HBA, and the first face you see when you walk in the front door. Marlena’s smiling face and kind disposition make her the perfect choice for the front office. Pam has kept our financial affairs in top shape for years. Not only is Pam’s expertise with handling of HBA funds impressive, but her dedication to the HBA serves a role model for all of us on the staff.

Our team is as strong as ever. We will take advantage of the new ideas and energy that our new employees bring to the table. At the same time, our veteran employees will ensure that we retain our character as a staff that truly cares about its members. One thing you can rest assured will never change: the level of service and benefit we provide to our members and to the HBA will always be the best it can be.

2014 greater tulsa home & garden Show: Where Dreams Take Flight!


HBA is all about rising to the occasion and announces the 2014 Greater Tulsa Home & Garden Show: Where Dreams Take Flight! was a great success. Dubbed the home improvement event of the year, it showcased more than 500 exhibitors and a special Garden Showcase and How-To Stage featuring The Mole Hunter. Stationed at River Spirit Expo at Expo Square, more than 100 volunteers teamed up and the association is grateful for all of their hard work. HBA would also like to thank the 2014 Home & Garden Show sponsors for their generous support. HBA applauds the committee and all who attended and participated this year. $15,000 in plant material used to landscape the Show entrances and features was donated to the City of Collinsville. Check out more charitable highlights from the Show in the Philanthropy section of this issue. A Tulsa Tradition since 1949, the experience is still a hot topic throughout the community.

HBA presents its annual Parade of Homes June 21-29 from 1-7p.m. daily. The Official Guide for the 2014 Greater Tulsa Parade of Homes will be available Friday, June 20 at Tulsa-area QuikTrip locations for the duration of the event. The Guide contains home descriptions and floor plan information, along with a map to all the home sites.

Extended hours are also available during Twilight Tours from 6-9p.m. on Tuesday, June 24 in Jenks featuring Yorktown subdivisions and Thursday, June 26 in Owasso featuring Stone Canyon subdivisions. The Parade of Homes Committee is also bringing back an Early Bird Tour from 10 a.m. – 1 p.m. on Saturday, June 28 at Forest Ridge.

An app will be offered this year throughout the Parade. Participants will be able to search homes, filter the ones that meet their desired criteria, browse photo galleries, get directions, interact with builders, realtors and vendors and save favorites. There is also a one-touch connection to Facebook and Twitter.

THE LITTLE LIGHTHOUSE Wayne and Ryan Farabough of Perfection Homes built a playhouse for The Little Light House’s annual Garden Party auction, held Saturday, April 20, 2013. The playhouse was a big hit and sold for a record $53,000. Other HBA members who contributed to the playhouse were Frametek, M & M Lumber, A-Best Roofing, CetraPro Painters, Renaissance Wood Floors, Mill Creek Lumber, and Home Hardware.

HABITAT FOR HUMANITYHBA’s young professional group, 40Below, completed a Brush with Kindness project for Tulsa Habitat for Humanity. A Brush with Kindness is an exterior home preservation program that offers painting, landscaping and minor repair services to eligible homeowners so they can continue to live in safe, decent homes for years to come. The 40Below team cleared brush and debris from the property, replaced floor joists, repaired flooring in the laundry room and rear deck. They also trimmed trees and did some additional clean up around the home in the Pearl District.

HBA also donated $5000 to the cause.

FOOD FOR KIDSHBA partnered with Reasor’s and News On 6 during the 2014 Tulsa Home & Garden Show. Reasor’s floral department was onsite throughout the event and donated 100 percent of bouquet sales to the Community Food Bank of Eastern Oklahoma’s Food for Kids program. HBA presented a check for $9,000. Reasor’s donated another thousand, bringing the grand total to a $10,000 donation to the organization.

Most professional remodelers understand that home owners will do some of their own home repairs or small renovations. After repairing many a DIY gone awry they overwhelmingly believe that many jobs should be left to the pros.

The desire among home owners to tackle repair and remodeling projects has risen with the popularity of Pinterest and design blogs and the prevalence of home improvement stores. Before attempting to recreate the gorgeous bathroom from your Pinterest board in your own home, consider the following before sinking your resources into the project.

SafetyWithout the proper training and preparation, a DIYer can and has landed in the emergency room. Unfamiliarity with new tools and techniques can lead to life-threatening accidents. Follow product directions and safety procedures and always use proper safety equipment.

A good rule of thumb for any home owner is to avoid projects that require a license. Veteran remodelers advise against doing electrical or plumbing work on your own and avoid making structural changes to walls, roofs and floors. You run the risk of compromising the structural integrity of your home and having a large hole

in your roof or floor. Leave this work in the hands of professionals with the proper training.

Even projects that appear simple like laying floor tile can result in you stubbing your toes every time you are in that room if improperly installed.

TimeDIYers often tackle larger projects than they can handle before the holidays so that visiting family can enjoy the updates. But when something goes wrong, there is no one to hold to the deadline. Hiring a professional will ensure that you have a contract with a completion date and that the remodeler will bring in whatever help is necessary to get the job finished on time.

Even professional remodelers sometimes need extra time on projects when they find surprises behind walls. Troubleshooting these issues often takes more time and expertise than originally planned. If timing is a priority for your weekend warrior, call a professional remodeler to get your project completed.

CostPurchasing new tools is exciting but consider the price of all the specialty tools used for a one-time project when they are sitting untouched in your garage for a few years.

Additionally, many of the products purchased for the DIY market, although designated by a name brand, are not always the same quality available to contractors. It is also important to verify the terms of the product warranty. Many warranties become void by improper installation.

“Does it really make sense to do the job twice when you can pay a professional to do it once?” said Weldon Bowman of W Design and Remodelers Council President, The Home Builders Association of Greater Tulsa.

There are some home projects that professional remodelers believe can be tackled by determined DIYers such as hanging pictures, interior painting, caulking, changing door knobs and cabinet pulls, and some aesthetic work (depending on skill level) such as installing crown molding. Just consider the safety risks, time and cost involved in a DIY project of any size.

Still think you can tackle a big remodeling project? Just remember, DIY projects should be fun and suit your skill level. If they’re not, then consider hiring a professional.

homes. May is National Home Remodeling Month, and HBA encourages you

to trust plans for your home to a qualified professional remodeler.

The winning teams were announced during the Awards Gala at the Great Plains Low Impact Development (LID) Innovation Symposium, held at the Hard Rock Conference Center in Catoosa, OK on April 3, 2014.

The goal of the LID competition is to increase the familiarity of LID as an approach to land development (or re-development) that works with nature to manage stormwater as close to its source as possible, and to now carry on the discussion with public and private entities. Benefits of LID include potential reduced development cost, decreased flood risk, improved water quality, more urban green space, improved urban habitat, and, in many cases, increased property values.

There were three categories of professional winners: Elm Ridge in Broken Arrow (Mixed use Development), 6th Street and Peoria area in the Pearl District in Tulsa (Commercial Green Street), and Barnard Trace at 17th and Lewis in Tulsa (Urban Residential Development). Each of the three category winners were presented with a $10,000 “big check” to split amongst their hardworking team members.

“This was a great event for development in the Tulsa Metro area,” according to Jason Vogel, the Executive Director of the Green Country Sustainability Forum and an assistant professor in the Biosystems and Agricultural Engineering at Oklahoma State University. “We hope that this is only the beginning of a new paradigm in economical and sustainable development in the region.”

The winning team for the Mixed Use Development category was comprised of employees from the following companies: W Design, LLC; CH2M Hill, and LandPlan Consultants.

The winning team for the Commercial Green Street category was comprised of employees from the following

companies: DRM Design Group, Sanders Engineering, Inc; and 1 Architecture.

The winning team for the Urban Residential Development category was represented by employees and individuals as follows: Howell & Vancuren, Inc; Flanagan & Associates, LLC; Jeff Dalton, AIA; and Keithline Engineering.

The judging consisted of Expert judging by a panel of experts that counted for 80 percent of the final score in advance of the Awards presentation, and onsite Jury judging which counted for the remaining 20 percent of the scoring.

There was also a student poster contest. The 1st place winner was Elizabeth Hickman, OSU Biosystems and Agricultural Engineering and there was a tie for 2nd place: Jessica Lay, OSU Biosystems and Agricultural Engineering and Saroj Kandel, OSU Biosystems and Agricultural Engineering.

March 2014 housing start numbers reflected the strongest March in seven years. In fact, March 2014 was over 16 percent better than March 2013. Tulsa area builders obtained permits on 308 new homes, bringing the year-to-date total to 710. An unusually strong March was expected after the somewhat weaker start to the year. The first two months of 2014 were down slightly from the same period in 2013; but most attributed the lower numbers to the unusually harsh winter experienced in this area. Many believed that the numbers would bounce back once the weather improved. The March 2014 numbers proved this to be true.

“While it was no surprise that the March numbers came in so strong, it was certainly a relief,” said Brandon T. Jackson, President of the Home Builders Association of Greater Tulsa. “We knew that the weather curtailed a lot of activity in January and February. But if the March numbers hadn’t looked so good, we might have suspected something else was going on.”

Looking ahead into the next three quarters of 2014, the Home Builders Association anticipates that the new housing market will continue to flourish. Paul Kane, Executive Vice President/CEO of the association said that barring additional bad weather or other unforeseen circumstances, 2014 should be every bit as good as 2013; if not better.

A growing economy, pent-up demand, competitive mortgage rates and affordable home prices will keep housing on an upward trajectory through 2015. However, several obstacles including tight consumer credit, shortages of lots and labor and rising materials prices are hindering a more robust recovery, according to economists who participated in the National Association of Home Builders (NAHB) 2014 Spring Construction Forecast Webinar.

“Housing needs an improved economy,” said NAHB Chief Economist David Crowe, adding that the economy is expected to respond as payroll employment continues to grow and the unemployment rate slowly recedes from 6.7 percent in the first quarter of this year to 6.2 percent by the fourth quarter of 2015.

Consumer confidence is back to pre-recession levels and the purchase of motor vehicles and home furnishings are on the rise, indicating that consumers are increasingly willing to buy big ticket items such as houses.

Reflecting an increase in credit demand and economic growth, mortgage interest rates are projected to rise to 5 percent by the end of 2014 and 6 percent by the end of next year. Noting that these rates are still low by historical standards, Crowe said this would “not be a significant deterrent to expansion in the housing market.”

With new-home sales averaging just 8.8 percent of total home sales, barely half the historical average of 16.1 percent, Crowe observed that “this is another reason to believe that the

new-home market will have to make up existing ground.”

However, he cautioned that builders continue to face a number of headwinds.

“Supply constraints related to lots and labor and rising lumber, gypsum and OSB (oriented strand board) prices are hurting the ability of builders to meet demand,” he said. “Moreover, creditworthy borrowers, particularly younger families and first-time home buyers, are having difficulties in getting home loans.”

Remodeling, Sales and Starts on the RiseThe NAHB Remodeling Index, which averages ratings of current remodeling activity with indicators of future activity, stands at 53 in the first quarter of 2014 and has been above 50 for six of the past seven quarters. A reading above 50 indicates that more remodelers report market activity is higher (compared to the prior quarter) than report it is lower.

NAHB is forecasting that residential remodeling will post a 3.8 percent increase in 2014 over last year and rise an additional 2.4 percent in 2015.

New-home sales are expected to climb 29 percent from 431,000 in 2013 to 557,000 this year.

Single-family housing production is projected to increase 22 percent from 621,000 last year to 760,000 in 2014 and surge an additional 55 percent to 1.18 million units in 2015.

On the multifamily side, production is expected to rise 8 percent from

308,000 in 2013 to 331,000 this year, reaching what is considered a normal level of production.

Banks Awash in CashAgreeing that the economy is on an upward trajectory, Maury Harris, managing director and chief U.S. economist at UBS, said that financial lending institutions are sitting on a mountain of cash.

“Banks have over $2 trillion of excess reserves. That’s with a ‘t,’” he said. “Banks would like to put that money to work and increase lending, which will help the economy.”

In the aftermath of the Great Recession, Harris said that normal household formations have fallen short by about 2.5 million as graduating college students were forced to move back in with their parents and young adults were doubling up in apartments.

“As unemployment comes down and credit availability eases, Millennials (the 25-34 age group) will feel better about their economic circumstances,” said Harris. “I think we will see the shared household rate come down, less doubling up and a pickup in household formations.”

Harris is forecasting 1.15 million housing starts this year (700,000 single-family and 450,000 multifamily) and 1.35 million next year (900,000 single-family and 450,000 multifamily).

NAHB’s assistant vice president for forecasting and analysis, cited a range of differences among the states in the amount of distress suffered during the recession and the progress that is being made in recovering.

Housing production nationwide bottomed out at an average of 27 percent in early 2009 and reached 45 percent in the first quarter of 2014.

In the worst hit states, housing fell to 10 to 15 percent of normal production while production only fell by half in other states with a better underlying economy.

“The hardest hit states were the bubble states—Arizona, Florida, California and Nevada—along with the industrial Midwest, which struggles with challenges in the auto industry and a declining manufacturing sector,” said Denk.

Where individual states stand now has a lot to do with how far they fell when the Great Recession hit, Denk added.

Fueled by a booming energy sector that is producing solid job and economic growth, Texas, Louisiana, Oklahoma, Wyoming, North Dakota and Montana are at the forefront of

the housing recovery, with North Dakota now the first state to surpass its normal level of housing production.

On a national basis, single-family housing starts are projected to get back to 70 percent of normal production by the end of this year and 93 percent of normal by the end of 2015, Denk said.

In another way of looking at the long road back to normal, by the end of 2015 the top 40 percent of states will be back to normal production levels, compared to the bottom 20 percent, which will still be below 80 percent.
