Retail may be in a drought, butfor many garden supply stores, it’sbeen a green season in more waysthan one.

We ’re paying a lot more attentionto beautifying our own backyards,perhaps because we’re travelingless. Americans are spending about20 percent more than last year onplanters, benches and outdoor ac-cessories, according to online salestracker CSN.

That’s what often happensduring a recession, apparently.Sharon Acocella, manager ofTo n y ’s Nurseries in Larchmont,N.Y., remembers her old boss say-ing years ago, “Economy’s doingbadly; we’d better buy heavy.” Shereports that while there’s been afalloff in some categories – notablystatuary and fancier items – t h e rehas been vigorous activity on otherf ro n t s .

“Blue and black glazed pots aremore popular than ever,” she says.“We ’ve re-ordered those, and manyof our square and rectangular con-tainers, too.”

Next door at Larchmont Nurs-eries, Gloria DeMatas and DonnaBianco echo the positive assess-ment. They’ve done well with windchimes, window boxes and pottery.“We ’ve sold lots of cobalt blue pots.They’re so eye-catching; they standout nicely in the garden, and allflowers look beautiful in a bluepot,” DeMatas says.

Birdbaths are another brisk sell-e r.

“Right now, people are enjoyingstaying at home,” Bianco says. “In-side and out, they want to sur-round themselves with things thatmake them happy.”

People investing the last of theirdiscretionary cash in their gardensprobably want to enjoy them be-yond the summer.

Pam Brooks, president of onlineretailer Arizona Pottery, likes thedurability of polyresin planters,which resist the stresses of freezeand thaw and are convenientlylightweight.

“They’re crack-proof, weather-proof and will never fade like plas-tic,” Brooks says.

A wide palette of hues, and stylesranging from classical to modern,make these a versatile choice.

For something a little different,Brooks suggests Vietnamese riverclay pots, known for weather hardi-ness.

Terra cotta is often rejected byconsumers as delicate, but Brookssays, “clay’s a natural material that,more than any other, creates a per-fect ecological environment.” Plantroots maintain an even temperaturein clay, which absorbs excess mois-ture. But the pots can dry out, anddo need to be protected in winter.

Try painting the pots inside and

out with an insulating liquid resin.And make sure your plantings arewell “c ro c k e d ” by adding a bottomlayer of pebbles or broken potteryfor drainage. Set saucered contain-ers on pot feet and keep wateringwhenever the soil feels dry. Movepotted perennials to a shelteredspot when the harsher weather ar-rives.

Firebowls and pits are increas-ingly popular in colder climates.Tabletop and floor model propane-fed heaters, long popular in theSouthwest, have found a wider au-dience. There are many versions ofthe firepit, some incorporating acoffee table or at least a ledge tosupport a smores stick.

For something more unusual,consider the chimenea, or chim-neyed outdoor oven; it serves wellin the wind, and channels any ex-cess smoke skyward. Online retail-er Teak, Wicker and More has some

attractive cast-iron designs, whileFirePitsCentral has a huge range ofbowls and heaters.

There are other intriguinggarden accents sturdy enoughto take on the elements. Target’scopper rain chain, an Asian gardenfixture, channels runoff down itslinks from the edge of a structure.Temple bells or laminated woodwind chimes provide soothingtones when the weather turnsg l o o m y.

Ta rg e t ’s also got stepping stonesmade of recycled plastic or frost-re-sistant cast concrete, to mark apath in style.

Nestle one of Chiasso’s stainlesssteel spheres amongst the greeneryand watch how the light plays.

And finally, Castart Studios inBritish Columbia makes a collec-tion of yukima-gata, or snow-view-ing lanterns, which would be lovelyin a winter landscape.

Although the economy is down, morepeople are splurging in their garden withunique additions like fire pits andchimineas, as well as decorative accentsand wind chimes. (AP)

Fall events fun for allAfter months of griping about how

slow the tomatoes have been, the gar-den’s finally gotten underway. Of the 18plants put into the ground, 17 are pro-ducing enough love apples to make mepanic two to three times weekly (onemet a tragic end from earlyblight). Too many tomatoesand not enough time will dothat to a gardener.

But it’s not just the toma-toes, it’s the cucumbers,fruiting so fast that I can’t re-turn from a glance at the gar-den without hauling in an-other green cylinder, stack-ing them like cordwood onthe counter. Raspberriesplump from all of the rainwink at me with ruby tonesevery time I peek in their direction.

The eggplant I can keep up with andthe potatoes store in the crawl space,but now that harvest time is upon us, Iwant to preserve a bit of summer forfrosty winter nights. Yet canning can becomplicated and fruit leather soundslike something I’d find in the latest fallfashions, so I checked with one of mycolleagues, Anne Zander, for advice onfood preservation.

Interest in preserving food has blos-somed along with planting the new vic-tory gardens, Zander says, and peopleare eager to get their goodies in a jar forlater use. She’s offering a three-day se-ries of food preservation classes, Sept.12, 19 and 26, covering the basics offruit and vegetable canning, plus dehy-drating foods. To be held at the Exten-sion office at 9595 Nelson Road inLongmont, the courses will run 9 a.m.to noon. Fee for the class is $20; con-tact the Extension office at 303-678-6238 to register.

First-time home buyers may have spiked salesBy Chris Kissell

Home buying activity is pick-ing up in many U.S. markets,sparking debate about whether afederal tax break deserves kudosfor the modest turnaround.

Last February’s economicstimulus package included a taxcredit for first-time home buyerswho purchase a primary resi-dence before Dec. 1. Eligiblehome buyers can receive a breakof up to $8,000 on their taxes solong as their gross adjusted in-come does not exceed $75,000for singles or $150,000 for mar-ried couples.

Coincidentally or not, housingactivity has rebounded since theintroduction of the credit. Na-tionally, new home sales and ex-isting home sales have recordedgains for four months.

The tax credit is scheduled toexpire Nov. 30, although there iswidespread speculation Congresswill vote to extend the programinto 2010.

David Kuiper, a mortgageplanner at First Place Bank inHolland, Mich., says the credithas been a big spur in sales.

“The first-time buyer tax credithas had a huge impact on our lo-cal market,” Kuiper says. “Thismonth over 80 percent of ourpurchase business was first-timebuyers.”

Mortgage consultant Jim Sah-nger says the tax credit has beenthe largest contributor to re-newed home buyer interest in hisSouth Florida market. The credit“has provided the additional fi-nancial incentives to get buyersoff the fence,” says Sahnger, whoworks for the Palm Beach Finan-cial Network in Stuart, Fla.

Dan Green, a loan officer withWaterstone Mortgage in Cincin-nati, says the buzz surroundingthe tax credit has even piquedthe interest of shoppers who earntoo much to qualify for theb re a k .

“It’s similar to the Cash forClunkers program – just anawareness is enough to affectsales,” says Green, who is alsoauthor of TheMortgageR e p o rt s . c o m .

Brian Peart, president of NexusFinancial Group in Atlanta,agrees. “People do what otherpeople do,” he says. “If the per-ception is that everyone is outpicking up bargains, more peoplewill do it.”

Others are more tempered intheir assessment of the credit’simpact. Jeff Lazerson says first-time home buyer activity is “ver yheated” in Southern California.However, the president of Mort-gage Grader in Laguna Niguel,Calif., flatly states the tax creditis “definitely not” the primaryfactor driving sales. Instead, salesare soaring because “prices aredown some 50 percent for thesestarter homes, to 2002 price lev-els,” he says.

Sue Woodard, business devel-opment consultant for LakelandMortgage in Minneapolis, alsobelieves the tax credit’s impacthas been relatively modest so far.Many home shoppers remain ei-ther unaware of the credit ormisinformed about how it works,she says.

“I don’t think people under-stand clearly that this is a taxcredit – meaning dollars in theirpocket,” she says. “(It’s) not a taxdeduction. (It’s a) totally differ-ent thing.” The credit “just hasn’thad enough time to work,” butcould become a bigger successover time if Congress extends itinto 2010, she says.

Mortgage professionals also arenot shy about suggesting addi-tional housing-related policy ac-tions they’d like to see. Woodardand Kuiper hope the governmentputs the brakes on the Home Val-uation Code of Conduct, whichhas changed the rules regarding

how lenders are allowed tochoose appraisers.

Realtors, mortgage brokers,home sellers and others havecomplained HVCC unnecessarilycomplicates the home appraisalprocess. They accuse it of scut-tling untold numbers of potentialsales. Woodard says HVCC hasbeen “absolutely devastating”since it went into effect in May,and Kuiper says it’s “done moreharm than good.”

A bill introduced in the Houseof Representatives would imple-ment an 18-month moratoriumon HVCC. “It will be coming be-fore Congress in September anddesperately needs to get passed,”Woodard says.

Meanwhile, Lazerson says thegovernment needs to take a moreactive role in securing a pathwayto subprime lending. Althoughsubprime loans are thought to beat the heart of the housing crisis,such lending “is not in and of it-self predatory,” he says.

A government effort to guaran-tee such loans or incentive theprivate sector to fill the breach isgood public policy, Lazersonsays. “Where else can these folksturn?” he asks. “How can thiscountry possibly absorb its hous-ing vacancies otherwise? Wedon’t want to go back to the old-en days of knee-breaking loansharks.”

Sahnger says it’s difficult toidentify a single government pro-gram or policy that could act as“a magic bullet” and spark thehousing market back to life.However, he would like to seethe home buyer tax credit ex-tended and expanded so that allbuyers – first-time or not – re -ceive a $15,000 credit.

He also worries the fragilehousing upturn now under waycould falter if the governmentdoes not extend the first-timehome buyer tax credit and theFederal Reserve sticks to itspledge to stop buying up mort-gage-backed securities at the endof the year. The latter $1.25 tril-lion campaign has been creditedwith driving long-term interestrates – including mortgage rates– l o w e r.

Dear Helaine and Joe: Iinherited a number of box-es of china from my moth-er. It was a wonderful sur-prise when I finally openedthem and saw all thesebeautiful pieces, and Iwould like some more in-formation about them.Thank you. – N.S.

Dear N.S.: Hand-paintedchina from the late 19th andearly 20th century can be at-tractive, but it is also readilyavailable in the marketplace.

The famous L. Hutschen-reuther Porcelain Companyof Selb, Bavaria, made the 8-inch diameter plates. Found-ed in 1857, the company re-mains in business today. TheVictorian Porcelain factory,located in Altrohlau, Bo-hemia, manufactured the 10-

inch plates.

This set is decorated withpink flowers that may bedogwoods, and it was proba-bly made sometime in the1920s. As a set, it has an in-surance value of $300 to$400.

A striking Limoges jar-diniere also inhabited a box,and it deserves mention.

It is amateur-decoratedlike the rest of the pieces inthe collection, and RemyDelinieres and Co. in Limo-ges manufactured the whiteporcelain. The insurance val-ue of this piece alone is $600to $800, but it would havebeen considerably more if ithad been factory-decorated,not home-decorated.

Loan modification process takes longer than expected

Q: I applied for a loan modificationthrough the National Assistance Corpo-ration of America. My loan is servicedby a big box lender, which was boughtby a bigger big box lender during the fi-nancial crisis.

Since I put in my loan modificationapplication, my lender has reported myaccount delinquent to the credit report-ing bureaus. I was told the loan modifi-cation process would take 30 to 90 days.

I had an optional mortgage insurancepayment included with my loan pay-ments, and now that insurance has beencancelled. I have to reapply at 58 yearsof age for insurance but have been un-able to obtain insurance and other cred-itors have dropped my accounts.

The lender stated that they would no-tify me once the loan modification iscomplete. What should I do?

A: President Obama’s Making Home Af-fordable Plan is likely the plan that yourcurrent lender is considering for you foryour loan modification. Unfortunately,lenders are taking way too long to processthe paperwork for their borrowers under

any and all loan modification plans.While you are working with the Neigh-

borhood Assistance Corporation of Ameri-ca, a HUD-approved counseling agency,you may still need to follow up with yourlender to determine the status of your loanmodification application.

Keep a log of each call you make, withthe time and date of the call, the name ofthe person you talk to, their position at thecompany, their representative number, ifthey have one, and the office location youare calling.

Also, write down what you asked andwhat they answered. In some cases, loanmodifications have been lost or misplacedand need to be resent to lenders.

Savvy borrowers who are trying to workon a loan modification under the MakingHome Affordable Plan will closely monitortheir file with the lender and call them ev-ery day or every other day.

Unfortunately, not all lenders are createdequal when it comes to loan modifications,and it’s up to the borrower to be on top ofthe situation. If NACA is doing your leg-work in making sure the loan modification

application is being processed, make sureyou follow up and know exactly where thelender stands. If you don’t get a direct an-swer, or you feel that it has taken too long,call the lender directly.

As for the cancellation of your mortgageinsurance, this isn’t the worst thing thatcould have happened to you. Mortgagecredit insurance is basically an expensivepolicy for a declining liability.
