A design with rhythmGreat design has to have rhythm to make it a visual feast for the

eyes. This was never more evident to me than during a recent pro-ject for clients Stephen and Dale, who wanted to spice up theirboudoir as a 25th-wedding-anniversary present to one another.The couple, who live in an otherwise beautiful home, had a bleak

master bedroom. The L-shaped room, with its matching bedroomsuite and beige carpeting, was boxy and boring. It wasdefinitely missing the element of rhythm and, as a re-sult, felt awkward and uninviting.Stephen and Dale are vibrant people and they desired

a room that reflected their 25 years together. I wanted togive them an eclectic and diverse space, so I set out toutilize the principle of design rhythm: the visual repeti-tion of elements such as pattern, shape and color.I kicked off the project by deciding on the elements I

would use to create the rhythm, including a palette ofcharcoal, red and white; materials like wood, Lucite andmirror; and a range of geometrical patterns.I then divided the L-shaped room into two areas: a

bedroom and a lounge. I painted most of the space lightlinen except for a stunning feature wall that was painted in a boldcurrant red. Against this wall I placed a king-sized bed with a strik-ing carved headboard of white plaster panels. For the linens, Ichose a charcoal and white duvet with a geometrical pattern, acreamy bed skirt and a heap of red, white and charcoal pillows. Be-neath the bed, I used a creamy, patterned area rug.Because I made this bed the room’s focal point, my challenge was

to make everything else in the space relate back to it.I flanked the bed with two mismatched but complementary end

tables: an oak vanity table/desk with a black baroque mirror on oneside, and a mirrored table on the other. Next to the bed, I created asitting area with a charcoal armchair and a metal side table. Thesesit along a wall of windows, and the whole look is softened bycream-and-currant drapes.

I then introduced an eclectic mix of traditional and contempo-rary furniture: a black-and-white armoire in African ma-hogany; a black modern console/dresser with a TV, andone-of-a-kind artisanal pieces.

I continued the gorgeous visual rhythm from the bed-room through to the adjoining lounge area by bringingin a dove-colored, textured sectional sofa, a light woodgeometrical side table and a large wall mirror. I also putup a picture gallery consisting of framed photos andcolored paper that picks up on the bedroom’s colorscheme.

To brighten up the space, I chose some striking woodand Lucite lamps, and a spectacular geometrical clear-glass fixture adds flare to the sitting area. Accents andaccessories such as metal vases, wooden baskets and

patterned pillows serve to complete the look.

The room now speaks a little language of its own, with all of therhythmic elements unifying an otherwise eclectic space. It’s surelythe ideal place to showcase the couple’s tastes as they head intoanother 25 years of wedded bliss.

Watch for signs of fire blightThere’s a thug lurking in your neighborhood,

taking every opportunity to attack your pre-cious tree fruit. With oozing droplets and ahoard of unwitting helpers, it moves from treeto tree, torching twigs and branches until thetree looks scorched. Evidence of the infectionbecomes more obvious as we headinto June.Fire blight is a bacterial disease

that affects certain plants in the rosefamily. It is especially destructive toapple, pear, quince and crabapple. Itattacks in spring when temperaturesreach 65 degrees. frequent rain oc-curs and then bacteria overwinteredin cankers on the tree and resumesactivity, multiplying rapidly.Though the good news is that

we’ve had some rain and humidity,the bad news is: the recent weathercreated good conditions for thisdamaging disease. This is when masses of bacte-ria are forced through cracks and bark pores tothe bark surface, where they form a sweet, gum-my exudate called bacterial ooze.Insects such as bees, ants, flies, aphids and

beetles are attracted to this ooze, pick up thebacteria on their bodies, and inadvertently carrythe bacteria to opening blossoms. Bacterial oozesplashed by rain also can spread the disease.Young branch tips can be infected through air

openings on leaves, called stomata, air openingson branches, called lenticels, or, more common-ly, through wounds created by pruning, insectsor hail storms.Droplets of ooze can form on these infected

twigs within three days and fruit may be infect-ed through insect feeding wounds. Girdlingcankers – areas of disease on the wood – even-tually develop from branch or blossom infec-tions. Leaves wilt, darken and curl to form a

shepherd’s crook. This gives the tree a fire-scorched appearance, thus the name “fireblight.”

There is no cure for this disease, so preven-tion is the best solution. Fire blight controlmethods include use of resistant varieties, cul-

tural practices, pruning and spray-ing. Using resistant varieties is themost effective prevention method,but keep in mind that resistancedoesn’t mean immunity.

Remove and destroy newly infect-ed young twigs as soon as possible,so that your tree doesn’t become themother ship for disease in the neigh-borhood. Do this when no rain ispredicted for at least two weeks. Itmay be best to leave pruning untilwinter when the bacteria are not ac-tive. This reduces infection on thetree and the number of bacteria

available to infect healthy blossoms and shoots.

In young twigs, make cuts at least 12 inchesbelow the dark, visible edge of infection toavoid slicing into the bacteria. Remove allblighted twigs and cankered branches. Prunelarger limbs about 6 to 12 inches below the edgeof visible infection.

After each cut, surface sterilize all tools usedin pruning. Spray tools with Lysol or dip toolsin 70 percent ethyl alcohol, or a 10 percentbleach solution. Bleach can rust tools so if youuse this to sterilize your pruners wash them af-ter you’re done and apply a light tool oil to keepthem rust-free.

Principal part ofmortgage paymentnot deductibleLast week, I answered a question from a reader who is renting

out a single-family home (his former primary residence) that istoo big for him. He is now renting a different property and hadsome questions about whether the income from the rental proper-ty could be deducted somehow from the rent he is paying on hisrental home.In the column, I wrote that you cannot write off the income

from the rental property against the rent paid to another landlordfor a primary residence. Those are separate transactions.I then wrote that the rent you receive from the rental property

can be offset by the expenses of owning the investment property.“For example, let’s assume your mortgage on the investmentproperty is $1,000, and your maintenanceand upkeep and taxes are an additional$500 per month. The costs of the propertyare $1,500 per month. If you are receiving$2,000 in income per month from theproperty, you can offset all but $500. That’s$6,000 in income you’ll have to report tothe IRS.”As Phil Bertolo, a certified public ac-

countant based in Florham Park, N.J., putit: “A couple of my clients have contactedme about your most recent Real EstateMatters question regarding deductible ex-penses when renting investment property.Your answer says the owner of the property may offset their mort-gage payments and overhead expenses against the rental income.People take things literally and as it reads, they believe the pay-ment, including the principal, is deductible instead of just themortgage interest.”But that is not the case. Only the mortgage interest part of the

payment is deductible. In other words, if your rental propertymortgage payment is interest only, then you can write off the en-tire payment. If your payment consists of principal and interest,you can only write off the portion that is the interest payment.According to the IRS, the expenses of renting your property, in-

cluding maintenance, insurance, taxes and interest can be deduct-ed in the year that the expenses are incurred. But you may also beable to deduct the following: advertising, cleaning and mainte-nance, commissions, depreciation, insurance, mortgage interest,legal fees, local transportation expenses, management fees, othertypes of interest, points (a point is one percent of the loanamount), rental payments, repairs, tax return preparation fees, re-al estate property taxes (excluding the portion that is “local prop-erty benefit,” which may be added to your cost basis), travel ex-penses and utilities.Let’s say that there are some expenses that your tenant pays you

on his or her behalf. If, for example, you pay heat and your tenantpays you to pay the energy bill, the amount you’re paid is rentalincome. However, because you are including this amount in in-come, the IRS says you can also deduct the expenses if they aredeductible rental expenses.Finally, if you’re paid a year’s worth of rent up front, the IRS

requires you to declare that rental income entirely in the year inwhich you receive it.For more details and additional information on what deduc-

One of the hottest hues right now is wonderful, sunny yellow.From edgy citron to happy marigold to whisper-soft pale yellow,designers are showing yellow in a big way this season. If you’dlike to add just a drop of yellow to your decor, or let the sunshine in and flood your rooms with this happy color, here aresome tips for making room for yellow.In the mood for a complete room makeover? You can’t go

wrong with a palette of yellow and gray. At Nell Hill’s, we’vepicked gray as our favorite new neutral. I added a velvety shadeof deep gray to my custom paint line, Abbey Steps, and it has be-come one of our hottest sellers because it’s dramatic yet soothing,classic yet hip. The secret to pulling off a gray-toned room with-out it feeling dreary is to mix together a lot of shades of gray, thenbrighten it up with a pop of color, like yellow.When working with a palette of yellow and gray, I’d suggest

you take one of two paths. The first is to paint your walls a darkshade of gray. To contrast the darker walls, paint the trim whiteor light cream.Then fill the room with furnishings that reflect lighter tones of

gray, creams or whites, and shades of yellow. For instance, youmight cover your sofa in a pale gray linen fabric, then pop it upwith an array of yellow accent pillows. If you love traditional fur-nishings, pick a timeless toile pattern. If you are looking forsomething more contemporary, try one of today’s sharp geomet-ric prints. Or mix the toile and geometric pillows together.I really like to use contemporary fabrics when I decorate with

yellow and gray because they are so clean and simple. Try cover-ing an ottoman or side chair in a graphic pattern in charcoal grayand yellow or light gray and white.A second approach is to paint your walls a soft gray or buttery

yellow, then go with darker yellow and gray fabrics on your fur-nishings. Try upholstering a sofa in a charcoal mohair gray fabricor a menswear herringbone. Pick an area rug for the grouping ina graphic pattern.For years decorating magazines, catalogues and designers

treated us to lovely light palettes of whites and creams. If yourhome, like mine, centers around these light neutrals, considertossing in a few bits of yellow to brighten things up. Add an ac-cent pillow or two in yellow. Upholster your sofa in a soft yellowstripe, floral or solid. Your room will still feel soothing and calm,but the little addition of yellow will also make it warmer and co-zier.Yellow looks smashing with so many tones, from orange and

pink to blue and green, that you will have a lot to choose from inyour color-soaked room.

Building up the fertility of the soil is one of the most importantaspects of gardening. Synthetic fertilizers are manufactured prod-ucts, while organic fertilizers are derived from plants, animals ornaturally occurring minerals. While both can go through a manu-facturing process, there are advantages to using an organic fertiliz-er that’s in a form close to its natural source.

The Advantage of OrganicsThe purest form of organic fertilizer is a plant-, animal- or min-

eral-based fertilizer that is applied to the garden without any pro-cessing. Good examples of these are green manures, animal ma-nures and wood ashes. The advantage is that not only are mainnutrients added to the soil, but organic matter and humus, as well.Organic matter improves soil structure, moisture retention,drainage and the microbial life of the soil. An adequate amount oforganic matter in the soil can help ensure that nutrients are avail-able to plants on a steady basis and that the soil structure en-hances root growth. Organic fertilizers dole out the nutrients moreslowly than chemical fertilizers, so plant roots are less likely to beburned by getting too high a dose.The best way to use organic fertilizers is to apply a combination

of raw materials high in organic matter, such as manure, alongwith specific organic fertilizers to target crop needs.

Animal manuresThe nutrient composition of animal manures varies based on

the animal, the bedding and method of manure storage. Aged ma-nure is better than fresh, and cow is better than horse (high inweed seeds). Cow manure is the manure most commonly foundbagged in garden centers. While nutrient content is low, the plantscan absorb them moderately quickly. Manure from sea birds,chickens and bats is rich in nutrients, especially nitrogen. Highlysoluble and quickly available nutrients are useful early in the sea-son to stimulate vegetative growth. A simple paint project is an easy way to add apop of color and upgrade your home decor. Andwhile choosing the latest color trends may be themost exciting part of painting a room, it isn’t themost important step in the process. The way youprep the room can affect the final result of theDIY project.“Prepping the job determines how well the

paint will adhere to walls and trim,” says profes-sional painter Dan Brady. “Preparation is themost important part of the job and there arethree critical steps you should always follow.”

CleaningStart your paint project by removing all win-

dow treatments, light fixtures and electrical out-let plates. The first step in properly preppingyour room is to clean and degrease all surfaces.You want to make sure the surface is free of dust,dirt and fingerprints. Applying a coat of paintover dirt or residue left on the walls can leaveyour job looking unprofessional. A simplehousehold cleaner will do the trick for minorcleaning. If you are painting in the kitchen ofyour home, Brady recommends using a mixtureof vinegar and water to clean grease and foodstains.

RepairingNormal wear and tear such as moving furni-

ture, hanging pictures with nails or even dentsfrom a doorknob can damage your drywall. Thenext step in the paint prep process is to makeany needed repairs to drywall and then sand thesurface. Sanding the surface ensures that the dry-wall repairs are level and even with the wall sur-face.Patching minor dents and damage to drywall

is fairly simple. Fix small holes by filling themwith minimal amounts of drywall compoundand smoothing it with a drywall knife. Once thecompound dries, lightly sand it with sandpaper.For larger damage, such as dents, start by sand-ing the area to remove excess debris. Fill thedent with drywall compound, level it with a dry-wall knife and sand until you have a frictionlesssurface. In both cases, follow the manufacturer’s

directions for dry time, and then be sure to wipedown walls and trim with rags to remove any re-maining dust and loose particles. Followingthese steps will give you a smooth palette onwhich to paint.

TapingThe third and final step in the paint prep pro-

cess – applying painter’s tape – also lets you getcreative. It is important to select the right gradeand level of adhesion before you start taping.Delicate surfaces such as fresh paint, wallpaperor faux finishes require a tape with a lower adhe-sion to prevent surface damage. For commonsurfaces, like cured painted walls, wood trim,glass and metal, you can use a tape with a medi-um adhesion. “I recommend using FrogTapebrand painter’s tape, which comes in both a deli-cate surface and multi-surface technology to ac-commodate almost every painting situation,”Brady says. “This tape is ideal for paintingstripes, checkerboards or other designs that re-quire crisp, sharp lines. Straight lines separate aprofessional looking paint job from a mediocreone,” he says. “FrogTape is the only painter’stape treated with PaintBlock Technology – a su-per absorbent polymer that reacts with latexpaint and instantly gels to form a barrier thatprevents paint bleed.”

When masking the surface, adhere the tape inshort sections to avoid stretching the tape. Bradysuggests using a putty knife to press the tapefirmly to the edges. Once the tape is applied inthe desired pattern along the edges of the wall,you’re ready to begin painting. If painting morethan one coat, make sure to reapply fresh tapefor each paint application to obtain optimal re-sults.

The way you remove the painting tape alsocontributes to the professionalism of your job.To prevent paint from bridging over the edgesand tearing, Brady says you should remove thetape immediately after painting. The tape shouldbe removed slowly at a 180-degree angle. If thepaint becomes rubbery and begins to pull withthe tape, gently score the edges with a razorblade.

The final step in the paint prep process is applyingpainter’s tape. Straight lines separate a professionallooking paint job from a mediocre one.

To prevent paint from bridging over the edges andtearing, remove the tape immediately after painting.
