Key advantages of the site are its size, availability, geographically close to the primary road network, proximity of the site to industry, no immediate sensitive receptors (except for Southfield School), proximity to major sources of waste arisings, and has good access onto Southfield Way. The existing road network will be able to cope with additional traffic movements. The site is also well screened and there are no significant constraints in terms of national or international nature conservation designations.
The site has no intrinsic open nature which would be lost, and any EIA should fully address any concerns that could impact upon neighbouring residential areas.
