With four energetic boys ranging in ages from six to eleven, most couples would consider their family complete. But most couples

aren’t like Kurt and Carmen Sauer. Their house and hearts had room for not one, but two more children. That brings the grand total to six pint-sized Sauers. Six happens to be the exact number you need to form a hockey team, which is very fitting considering the fact that Kurt played in the NHL for seven years.

The story starts three years and 6,500 miles ago. As busy as she already was juggling four children, one who was barely out of diapers, Carmen was swayed by a friend to take a trip to the African nation of Sierra Leone. This wasn’t some sort of quest for adventure or an exotic escape. These ladies were on a mission in support of The Raining Season, an orphanage that is usually filled with children in need of love and nurturing.

The experience at The Raining Season had such an impact on Carmen that soon after returning home, she and Kurt would start sponsoring a special little boy who they now call “KZ” (Kurt Zacharia). The expansion of their family was not easy. International adoption is a lengthy procedure. In fact, soon after starting the process to adopt their son, Kurt and Carmen also decided to adopt a little girl. Her adoption ended up being finalized first, and 22 month-old Kiah officially joined the family in October 2013. It would take a total of three years and four trips around the globe to bring both children home, with KZ arriving in the United States this past summer. Carmen’s advice to others who are embarking on the adoption process is, “Research

your countries, and their adoption processes. This journey will give you a new understanding for the word patience, but it is a journey well worth the wait.”

It’s impossible to imagine what it’s like for a child who’s spent his years in an orphanage to board a plane (actually, three planes) and begin another life filled with all new people, places, and things. The Sauers have been careful not to expose their newest family members to too much too soon. Kiah and KZ are adjusting remarkably well and have grown a great deal physically and emotionally. They also have learned very quickly to love hockey!

It was hockey that originally brought the Sauer family to Grayhawk in 2009, when Kurt was playing for the Coyotes. They felt that this was a great place to raise a family and chose to stay even after Kurt retired due to an injury. What they find especially appealing is the relaxed atmosphere and access to lots of activities. Whether it’s going to church or juggling soccer and hockey schedules, this is a family that is always doing something fun and rewarding together. So if you see a petite woman driving a very large bus-like vehicle down Grayhawk Drive or a gaggle of kids carrying sports equipment and following in line as their dad leads them to the Montevina greenbelt, give a big wave to Team Sauer!

Since we took a month off since our last issue, I thought I would do an update on the current market. Using excerpts from The Cromford

Report by Michael Orr, this should help give everyone an idea of what the market is currently doing. For those who aren’t familiar with Michael, he’s the Director of the Real Estate Center at the W.P. Carey School of Business at Arizona State University and, in my opinion, the most accurate market watcher you will find:

INTRODUCTIONHome sales in June (single-family, townhouse & condo combined) were 4.6% lower than May, with a 3.9% fall in single-family and an 8.6% fall in townhouse/condo sales.Total sales were down 11.0% from June 2013, with single-family down 11.5% and townhouse/condo sales down 7.5%. The gap between 2013 and 2014 sales closed compared with May because we saw a steeper drop off in 2013 between May and June. Thanks to the price rises between June 2013 and June 2014, the total dollars spent on homes only dropped by 3.1% year over year.

• Total dollars spent on single-family homes fell by 2.7% below June 2013.

• Total dollars spent on townhouses and condos fell by 7.2% below June 2013.

In the sections below, we compare June 2014 data for Maricopa and Pinal counties with that for June 2013. We analyze volumes and pricing for eight different transaction types as well as the totals. Individual statistics are also provided in the attached tables by county and city. This report concentrates on single-family homes, but detailed statistics for townhouse/condo properties are shown in the tables.

DEMAND Demand has been much weaker since July 2013 and as yet shows little to no sign of recovery. Activity by first-time home buyers remains stubbornly and unusually low and is not compensating for the large reduction in investor buying that prevailed until July last year. At the top end of the market, sales of single-family homes over $500,000 grew 5% over June 2013. Sales of single-family homes below $150,000 fell 30%. This fall was partly caused by the lack of distressed supply, but mostly by the reduction in demand from investors.

The market over $500,000 recovered from a relatively weak May and this resulted in a sales mix that was heavily biased towards higher end homes. In addition, the market below $150,000 continued to contract. It’s the relatively low volume of low-priced home sales that is causing the monthly median sales price to rise. Luxury homes over $500,000 captured a very strong 26% market share, up from 23% in June 2013. The lowest-priced homes under $150,000 fell from 14% to 10%. The mid-range has maintained its share of spending at 64%. Although supply has been declining for the last three months, it is still adequate to meet the current low level of demand.

Michael’s comments and numbers reflect what Del and I have been experiencing for the past several months: all homes are taking longer to sell and homes that are overpriced are, many times, not selling at all. The increased inventory along with the decrease in Pending sales has given buyers many more options along with increased leverage in negotiations. The good news is for sellers with luxury home you have a very good chance of finding a buyer and some sections of that market actually have a shortage of inventory.
