Subdivision Location

GrandBelizeanEstatesislocated3milesnorthwestofSanPedroTown–15minutesbyboat,andapprox.20minutesbyroadaccess(oncethenewtownroadiscompleted).[Whileitis3milesasthecrowflies,itwillbe4.5to5milesbyroaddependingonwherelotsarelocatedwithinthesubdivision.]

ThedockandbeachesofthewestcoastofAmbergrisCayearelocatedapprox.430yardsfromtheWestSub-divisionEntranceofGrandBelizeanEstates.

Thedesign,planningandconstructionoftheroadhasinvolvedbothhydrologicengineersandcivilengineers,andisbeingdoneinsuchaswayastominimizeanyenvironmentalimpactonthesurroundingareas.Thereisonenavigablewaterwayalongtheentirelengthoftheroad,a25’widecreek,andanengineeredbridgespanisbeingerectedoverthewaterwaysoasnottoimpacttheingressandegressoftidalflow.ThisroadisbeingbuiltbytheSanPedroTownCouncilandconstructioniswellunderway.OnlytheeasternmostsectionofroadremainstobeconstructedanditisexpectedtobecompletedwithroadaccessopentothesesubdivisionsbyFebruary2010.Utilities

Electric:ElectricitydistributionistheresponsibilityofBEL(BelizeElectricityLimited).Thereservicecoveragehasexpandedgreatlyoverthelast4years,extendingtothenorthofSanPedroTownbymorethan12miles.ThepotentialcustomerbasedfroBEListremendousamongthepropertiesinthesubdivisionsofAmbergrisBay,Co-loniaSanDiegoPhaseIandColoniaSanDiegoPhaseII,inadditiontoGrandBelizeanEstates.

Theunderlyingdifferencebetweentheaforementionedsubdivisions,andGrandBelizeanEstates,isthatthedeveloperofGBEisinstallingutilitypolesforthedistributionofservicethroughouttheprimarysubdivisionroadsofGrandBelizeanEstates.NegotiationshavealreadytakenplacewithBELandassoonastheroadaccessto/fromSanPedroallowsforit,thenconstructionvehicleswillinstallutilitypolesalongthelengthoftheroadac-cessleadingintoGrandBelizeanEstates.

Duetothesizeofthesubdivisionandthemanymilesofprimarysubdivisionroads,thequantityofutilitypolesrequiredprovedtobemorethancouldbesourcedlocallyintheMountainPineRidgeforest,soutilitypolesarehavingtobebroughtinfromCanadatoservetheelectricalneedsofthesubdivision.

WhileitisthegoalandplanofthedevelopertohavethenecessaryinfrastructureinplaceforelectricalserviceintoGrandBelizeanEstateswithinthenext6-8months,itisultimatelyatthediscretionofBELastowhentheyturnonelectricityserviceintoagivenareaandthatwillbepredicatedbyconstructionandelectricalconsum-ersrequestingservicewithinthesubdivision.

Septic: Geographically,morethan90%ofthelandareaofAmbergrisCayeislocatedoutsideoftownwaterandsewerservice.Consequently,theACLBA(AmbergrisCayeLocalBuildingAuthority)andtheHealthDept.havespecificguidelinesandrequirementsfortheinstallationofsepticsystemswithanynewconstructiononAmbergrisCaye.

Yourhouse/siteplansarefirstsubmittedtotheHealthDept.forreview.Theseplanswillshowthetypeofsepticsystem,(self-contained,engineered,etc.),itssizeandcapacity,itslocation/placement,andthesquarefoot-ageoftheresidenceaswellasnumberofbathrooms.Dependingonwhatyourbuilderproposes,theHealthDept.mayormaynotconductasiteinspection.Oncetheplanhasbeenreviewedandapproved,theHealthDept.willissueastampofapprovalfortheplans.StampedapprovalfromtheHelathDept.isrequiredbeforeanyplanscanbesubmittedforissuanceofabuildingpermitfromtheACLBA.

Water: BWS(BelizeWaterServices)LimitedsupplieswatertothecentralpartofSanPedroTown,butaswithsewer,morethan90%ofAmbergrisCaye(includingGrandBelizeanEstates)islocatedoutsidetheserviceareaofBWS.

MostofusoutsidethetowncoreprefertodrinkpureBelizean“SkyJuice”(afancytermforrain).Collectioniseasy,andyoucancatchasmuchasyoucanstore.Youwillwanttoplanwithyourbuilderforthesizeandcapacityofcisternrequiredforyourneeds,andthenincorporatetheplanandconstructionofyourcisternintothefoundationitself.Acleanroofingmaterial(notthatch)andguttersleadingtoacisternareallthatyouneed.Whilepre-fabricatedcisternsareavailableandcanbeplacedabovegroundadjacenttostructures,youwillprobablyprefertohaveyourcisternbuiltoutofconcreteblockandincorporatedintothefoundationofthehouseitself.Thechoiceisyours.Waterpurificationfiltersareavailableinmanysizesforthosewaryofdrinkingstraightfromthecistern.

Property Taxes

Propertytaxesontheentire192acresubdivisionhavebeenpaidinfullfromApril2009untilApril2010.Itisesti-mated,basedonpropertytaxesforsimilarvacantlandparcels,thatpropertytaxeswillbeapproximately$50BZ($25US)peryear.

Title

GrandBelizeanEstateshasrecentlybecomeadeclaredareaandparcelnumbershavebeenissuedtothelots.ThismeansthatuponpurchasingpropertyatGrandBelizeanEstates,youwillreceiveafreeholdtitlecalledaLandCertificatewhichcanbeplacedeitherinyournameorinthenameofalocalorforeigncorporation.

FinancingThereare3acceptablemethodsoffinancingthepaymentofyourlot:
